The City Council processes the building permit for the construction of 117 subsidized housing units in Camino de Cortes Sur.

The Vimpyca Foundation has applied to the Consistory for the license that will allow it to build 84 homes on one plot and 33 on a second plot of land in this suburban area.

The Estepona City Council reports that the Vimpyca Foundation has applied for a building permit to start the construction of 117 subsidized housing units (VPO) on two plots located in Camino de Cortes Sur.

The deputy mayor of the area of Development, Infrastructure and Tourism (FIT), Ana Velasco, explained that the municipal technicians are already working on this file with the aim that the Consistory can, as soon as possible, grant authorizations so that the works can begin.

In 2023, the City Council sold these municipal lands to promote the construction of subsidized housing in the city. The plots were then acquired by the Vimpyca Foundation, a non-profit construction charity whose objective is the promotion of subsidized housing, and which has several developments underway in other parts of the province of Malaga.

On the first plot, with a surface area of 5,882 square meters, 84 homes will be built, while on the second, which has 2,418 square meters, 33 properties will be built.

In addition to this project, the government team continues to work on the preparation of a bidding process for two other municipal plots where 199 subsidized housing units will be built in Camino de Cortes Norte.

This tender will have two legal particularities that will make it possible for these plots of land to be acquired at zero cost by the developers, which would result in a lower final price for the homes. In this regard, note that the plots for VPO will go out to tender with a maximum price set by the City Council itself, so that those interested in building will have the opportunity to offer a lower amount for the same. In addition, the companies bidding to build these VPOs will obtain a higher score by the contracting table when they offer a lower final price to the buyers of these homes.

On the other hand, it should be noted that the Consistory gave the green light in the Plenary last November to the initial approval of the modification of a partial plan for the urban development of a plot of 655,250 square meters in the area of Arroyo Vaquero, where 683 free income housing units may be built, which must be accompanied by another 518 subsidized housing units.

Likewise, the City Council continues to work on other urban development projects that will allow the construction of 300 subsidized housing units in Camino de Monterroso and another 800 in the Guadalobón and Arroyo Vaquero areas.

In addition to these actions, the Consistory approved in the last February Plenary Session the compatibility of use for a total of 36 municipal plots that can be used for the construction of subsidized housing. This has been possible thanks to the adhesion of the City Council to the Decree-Law 1/2025 of urgent measures on housing, approved by the Junta de Andalucía, to promote the construction of VPO. Based on the parameters set out in the General Urban Development Plan (PGOU) of Estepona, a total of 738 homes could be built on the aforementioned land, which is distributed throughout the municipality.

Finally, Ana Velasco has indicated that the City Council of Estepona will propose in the ordinary plenary session this Thursday that six municipal plots are made available to the central government with capacity for the construction of 109 social housing. These are soils with uses compatible with social housing projects located in areas such as Casas del Padrón, Llanos de la Boladilla and Camino de Cortes. The municipal proposal responds to the announcement recently made by the Government of Spain to mobilize up to 23,000 million euros public and private to boost the supply of housing, and finance the construction of 15,000 units per year in Spain through the fund ‘Spain Grows’.
