Sell your property in Estepona
If you are deciding whether to sell, the first useful thing is to know what you are selling into. There are 3,997 properties on our books across five municipalities of the western Costa del Sol at the moment, from € 79,000 to € 24,000,000, with the middle of the list at € 750,000, an average built area of 247 square metres and a median of € 5,147 per square metre — and those are the figures your buyer will be looking at too.
What decides whether you sell your property in Estepona this year
Whether you sell your property in Estepona this season comes down to the price, and almost nothing else. Everything an agency does — photography, portals, partner agents, the multiple-listing systems — widens the audience for a property. None of it persuades anybody to pay a figure that the comparable listings around yours contradict. An owner who gets the price right sells in a season; an owner who does not spends a year discovering the same number the slow way.
How to find out what the figure actually is
Not from a valuation certificate and not from what the neighbour is asking. The figure at which you can sell your property in Estepona is readable from the market itself. Look at the live middle of your own type in your own district — every district page on this site carries it, counted when the page loads — and then at the handful of genuinely comparable listings standing against yours right now. Where you sit among those is your answer, and it is the same information the buyer has.
Asking is not achieved, and it cuts both ways
Nobody on this coast publishes achieved sale prices, because the figure sits with the notary. So the comparable listings you are measuring against are asking prices with room in them, and so is yours. The practical consequence is that the headline figure matters less than where you are willing to end up, and an owner who has decided that in advance negotiates from a much better position.
Why an over-ambitious price costs more than it looks
A new listing gets its attention in the first fortnight, from everybody already watching that page and from every standing search that matches it. Priced wrongly, it spends that fortnight being dismissed, and the audience does not come back. Three months later the reduction arrives and reaches an audience that has already seen and rejected the property once. That is the real cost, and it is why we will argue about the number before we take the instruction rather than afterwards.
How we sell your property in Estepona, and what it costs you
Commission on completion, nothing before it
Photography, floor plans, the documents, the portal placements, the multiple-listing entries and the viewings are ours to pay for. Our fee arrives when the property completes. That is worth checking with any agency you speak to on this coast, because the alternative arrangement — the owner paying for marketing up front — means the agency has been paid whether or not your property ever sells.
Where the property gets published
This site and our sister sites for the neighbouring municipalities, realMarbella.net and realBenahavis.com. Two separate multiple-listing systems, Resales and Inmobilia, which puts it in front of the other agencies working this coast. And the portals buyers actually use: Idealista, Kyero and thinkSpain internationally, ImmoScout24, Immowelt and Immobilien.de for the German-speaking market, and JamesEdition at the top end.
Why we share it with our competitors
Because the buyer for your house may well walk into somebody else office first, and an instruction kept to one agency is an instruction that misses them. We work with partner agents across the coast and split the fee rather than the market. See our premium partners.
And what we will tell you that you may not enjoy
Which attributes of your property will cost you money in the negotiation. A north-facing terrace, a flat on the third floor with no lift, a kitchen from the nineteen-nineties, an extension that never reached the register. A listing that only mentions the good points is a listing being prepared for a price reduction in the spring, and we would rather have the conversation now.
What it costs to sell your property in Estepona
These are the costs that come out of the price rather than on top of it, and an owner who has not totalled them before agreeing a figure can be unpleasantly surprised at the notary. The exact amounts depend on the property and on your own tax position, so treat this as the list of questions for your lawyer rather than as a calculation.
The municipal land value tax
Known locally as the plusvalía, charged by the town hall on the increase in the rateable value of the land during your ownership, and paid by the seller. It is calculated from the cadastral value and the years held rather than from your actual gain, which means it is payable even where you are selling at a loss. The town hall will quote it in advance.
Capital gains, and the retention if you are not resident
Tax on the difference between what you paid and what you receive, after allowable costs. If you are not resident in Spain, the buyer is required to retain three per cent of the price and pay it to the tax authority on account of that liability — which means a non-resident seller receives three per cent less at the notary and reclaims any excess afterwards. Build that into the cash flow rather than discovering it on the day.
The documents you have to produce
An energy performance certificate, a certificate from the community confirming the quota is paid up, the last utility bills, the land registry extract and, where one exists, the licence of first occupation. On a mortgaged property there is also the cost of cancelling the charge at the registry. None of these is expensive. All of them take longer than expected and any one of them can hold up a completion.
And the thing that actually delays sales here
An alteration that never reached the register. Enclosed terraces, converted garages, added bedrooms, guest annexes and pools built after the house are common on this coast, and a buyer lawyer will find the discrepancy. Legalising it afterwards, under time pressure, with a buyer waiting, is the worst moment to do it. If you know there is something, start it before you go to market.
Getting ready to sell your property in Estepona
Fix what a survey finds, not what a decorator suggests
The money that comes back is spent on the roof, the rising mains, the electrical board, the drainage and the pool plant — the things a buyer surveyor will list and price. A new worktop photographs well and changes nothing in the negotiation, because the buyer intends to choose their own. Spend where a report would otherwise give the buyer a reason to reduce.
Empty, clean and light
Less furniture rather than more, no personal photographs, every lamp working, the terrace swept and planted. This is the cheapest work in the whole process and it has a measurable effect on the number of viewings that lead anywhere. If the property has been let, do it before the photographs rather than before the first visit.
Have the paperwork in a folder before the first viewing
Register extract, licences, energy certificate, community accounts and statutes, the last two sets of general meeting minutes, the utility bills and the quota statement. A buyer who can see all of it on day one makes a firmer offer than one who has to wait a fortnight, and a property whose file is in order renegotiates far less at the end.
And decide the letting question
A property with a tourist licence, a letting history and clean filings is worth more than the same property without them, and the figures belong in front of the buyer. If yours is let, decide whether it is being sold with the bookings in place or vacant, because the two attract different buyers. See rental services.
Questions owners ask before deciding to sell your property in Estepona
Exclusive, or open to several agencies
Either works. An exclusive instruction justifies more investment in preparation and gives one agency a reason to push hard; an open one spreads the net but tends to produce less preparation from anybody. What matters more than the choice is that the property reaches the shared systems, because that is what puts it in front of the agency holding your buyer.
Who the buyer is likely to be
It is worth picturing them, because it changes how a property is presented. On this coast the buyer is usually not Spanish and frequently not resident: British, German, Scandinavian, Dutch, increasingly Polish and American, buying a second home or a move in retirement, often with a budget set in another currency and a decision made across two short visits. That means the photographs and the document file are doing more of the work than they would in a domestic market, because the buyer may see the property twice before committing. It also means a property whose paperwork is complete and whose figures are legible has an advantage that has nothing to do with its decoration.
How long it takes
Finding the buyer is the unpredictable part and the price is what governs it. Once an offer is accepted, a resale normally runs six to ten weeks to the notary, longer where something has to be legalised or a mortgage cancelled. Anybody who promises a date for the first half of that is guessing.
Whether to sell furnished
On an apartment in a letting district, usually yes, and it is worth putting a value on the contents in the contract. On a villa, usually not, because the buyer at that level has their own ideas and the furniture becomes a clearance cost. Either way, list what stays and what goes in writing before the deposit contract.
When not to sell
If the figure you need is well above where the comparable listings sit, and you are not obliged to move, then letting the property for a year is often the better decision than standing in the market at the wrong price and reducing twice. We will say so where we think it, and we would rather lose the instruction than take it on a number we do not believe.
Where to read the process in order
This page is about the decision and the strategy. The sequence itself — valuation, documents, marketing, viewings, offer, reservation, deposit contract, notary — is set out step by step under selling property in Estepona, and our agents in Estepona will go through it with you before you commit to anything.
What your buyer is looking at
The same figures you are
Every list and district page on this site carries its own live middle, range and median per square metre, so a buyer can see in a minute whether your property is in line with its neighbours. That transparency works for an honestly priced property and against an optimistic one, which is the whole point of publishing it.
The lists your property sits in
By type: apartments, houses and plots, each with their own sub-lists. By place: Marbella, Benahavís, Casares and Manilva, with the unqualified lists covering Estepona itself. Knowing which pages your property appears on tells you exactly who you are competing with.
And the attributes that hold value
Position first, then the aspect, then the plot. The lists that cut across the districts are the ones buyers search on: beachfront, golf property and pure luxury. If your property belongs on one of them, it should be on it — and if a buyer has a standing search running through our property alarm, that is how they will hear about yours on the first morning.
