Apartments for sale in Estepona

2,443 properties for sale in Estepona and the western Costa del Sol · € 107,000 to € 24,000,000 · median € 5,268/m²

This is every apartment we hold between Marbella and the Gibraltar border, in one list. Estepona and its districts, Marbella with Nueva Andalucía and Puerto Banús, Benahavís in the hills, Casares and Manilva to the west. Ground floors with gardens, middle floors in gated schemes, top floors with the light, penthouses with the roof. If you already know which town you want, the lists further down will be quicker — but if you are still deciding, this is the page to start on, because the whole coast is here at once.

What the apartments for sale in Estepona and this coast actually are

Almost everything on this list is a flat in a scheme: three to six storeys, communal pool, gardens, parking, a gate. That is how this coast was built and how it still builds. The tower blocks belong to other parts of Spain; here the normal thing is a low-rise urbanisation with planting between the buildings, and the differences that matter to a buyer are the floor, the aspect and the quality of the community behind it.

The floor changes more than the price

A ground floor comes with a private garden, and the garden never appears in the built-area figure, which is why comparing floors by the square metre tells you almost nothing. A middle floor is the cheapest way into a given address, with the same pool and the same quota as its neighbours. The top floor buys light and quiet. And the penthouse buys the one thing a finished building cannot be given afterwards: a roof terrace. What separates them is outside space and position, not price per metre.

Each floor has its own list

If you already know which you want, start there instead: ground floor apartments, middle floor apartments, top floor apartments and penthouses. Each of those pages carries its own live figures, so you can see what the floor is worth rather than guess at it.

Where the apartments for sale in Estepona are, town by town

Estepona itself

The deepest apartment market in the region and, for many buyers, the best value on the coast. An old town that was restored rather than rebuilt, a promenade that runs for kilometres, a working marina, and schemes from the seventies through to this year's handover. Everything in the municipality sits on this page, with the districts broken out below it.

Marbella and the Golf Valley

Dearer, deeper, and the busiest resale market on the coast. Apartments in Marbella covers the municipality; within it, Nueva Andalucía is the single biggest district we list anywhere, and Puerto Banús is the one address where you pay for the walk rather than the floor.

Benahavís in the hills

Inland, higher, quieter, and the place where the same budget buys the most floor area of any municipality we cover. The trade is that nothing is in walking distance. See apartments in Benahavís.

Casares and Manilva to the west

The cheapest per square metre on this coast, with a first line that is still affordable. Casares and Manilva are where buyers go when the budget is fixed and the beach is not negotiable.

What a budget actually buys among apartments for sale in Estepona

Under the middle of the market

Two bedrooms in a scheme with a pool, a few minutes from a beach, in Estepona, Casares or Manilva. Nothing about that is a compromise: these are the flats that let well, run cheaply and sell again without drama. The compromise comes if you insist on Marbella at the same number — there the money buys a smaller flat in a worse scheme, and the address does not make up for it.

Around the middle

The widest choice on the coast. A larger flat in Estepona on or near the front, a good middle floor in Nueva Andalucía, a ground floor with a garden in a Benahavís urbanisation. At this level the question stops being what you can afford and becomes what you actually want, which is a better problem to have.

Above it

Penthouses, first-line schemes and the newest handovers. Here the premium is for things that cannot be added later — the roof terrace, the frontline position, the view that no future building can take. That is also why they hold value best when the market turns.

New build or resale among apartments for sale in Estepona

What new build gives you

Insulation, glazing, layouts designed this decade, underground parking and a ten-year structural guarantee. Also a staged payment plan, a handover date that may move, and a community that does not exist yet — which means nobody can show you minutes or a reserve fund. Everything currently building is on new developments.

What resale gives you

A finished thing you can stand in. Mature gardens, trees that cast shade, neighbours you can ask, accounts you can read, and a price that is not a brochure. Most of this list is resale, and for most buyers it is the right answer.

How the tax differs

A resale pays transfer tax; a new build pays 21 per cent VAT plus stamp duty. On the same asking price the total cost differs, and it is worth doing that sum before you decide the two are comparable.

What to check before you buy apartments for sale in Estepona

The community accounts, always

Quota, reserve fund and the minutes of the last two general meetings. The minutes are the document that matters: they say what has been spent and what has been postponed. A façade, a lift or pool plant that is overdue becomes your bill the day you sign, and no survey of the flat itself will warn you.

The register entry

Charges first, then whether the flat on the register is the flat you are standing in. Glazed terraces, merged rooms and converted storerooms are common on this coast and frequently unlicensed. It is a small check and it prevents a large problem at resale.

The building's age

Anything built before the nineties has had thirty summers of salt air at its render and its metalwork. That is not a reason to avoid it — many of the best addresses here are exactly that old — but it is a reason to ask when the façade, the roof and the installations were last renewed, and to ask for invoices rather than recollections.

The side of the road

On this coast the A-7 runs between the hills and the sea, and which side a scheme sits on decides whether the beach is a walk or a drive. Listings are not always clear about it. Establish it before you travel rather than after.

Living with an apartment on this coast

What the quota pays for

Gardeners, pool plant, lifts, lighting, insurance, often security and sometimes the roads. It is the running cost buyers underestimate most, and the difference between two schemes that look identical from the street. A good community is worth paying for; a neglected one is a bill waiting to be shared out.

Letting, if that is the plan

Short lets need a tourist licence, and not every scheme permits them. The rules are easier to check than to change, so check them before you buy. For owners who want the income but not the phone calls, our rental service takes the whole thing off the desk.

The other annual costs

IBI, rubbish, water and electricity, and the non-resident income tax if you do not live here. None of them is large on its own, and together they are worth knowing before you budget rather than after.

Which town suits which buyer

If you want a town you can live in without a car

Estepona itself, and it is not close. An old town with streets people actually use, a market, a health centre, schools, a promenade that runs for kilometres and a marina at the end of it. Marbella has the same in parts, at roughly double the price per square metre. Most of the rest of this coast is urbanisations, and urbanisations need a car.

If you are buying for golf

The valley behind Puerto Banús, where three courses sit within minutes of each other, or the New Golden Mile west of Estepona, where there are more courses than most people realise and prices are markedly lower. The whole category is collected under golf property.

If the sea has to be at the door

Then the question is only how far west you are willing to go. First-line schemes exist the whole way along this coast, and the price per square metre falls steadily from Marbella to Manilva without the sea getting any worse. The list is beachfront property.

If you want the most floor for the money

Inland. Benahavís builds the roomiest flats on this stretch of coast, and the hill villages behind Estepona are not far behind. You will drive to everything, and in exchange you get space, quiet and views that the coast cannot sell at the same price.

Buying an apartment here as a foreigner

What you need

An NIE number, a Spanish bank account and a lawyer who acts for you and not for the seller. Nationality is irrelevant to ownership; from reservation to the notary the usual run is six to ten weeks. The right to stay in Spain is a separate matter and belongs to a lawyer, not to a property website.

What it costs beyond the price

Between 10 and 13 per cent for transfer tax, notary, land registry and legal fees on a resale, reckoned on the price you actually agree. A new build is taxed differently — 21 per cent VAT and stamp duty in place of transfer tax. Mortgage costs, if you need one, come on top, and non-resident lending terms differ from resident ones.

What usually goes wrong, and how to avoid it

Three things, in order of frequency. A buyer falls for a flat before reading the community accounts. A buyer assumes a glazed terrace or a converted storeroom is licensed because it looks finished. And a buyer books one trip, sees eleven flats in two days, and decides on the plane home. None of those is a Spanish problem; all three are avoidable with a week's preparation and somebody local doing the paperwork first.

How the search usually goes, and how to make it shorter

The first trip is for ruling places out

Buyers who come with a shortlist of twelve flats across four towns go home exhausted and no clearer. The useful first trip looks at two or three towns rather than at twelve apartments: drive the coast road once at the hour you would actually drive it, walk the old town in the evening, see how long the hill to the shops really is. The flats can wait for the second trip, when you know where you want to be.

Then narrow by floor, not by photograph

Once the town is settled, the floor does most of the remaining work. Garden or roof terrace, light or shade, lift or stairs, quiet or street. Decide that before you look again and the list stops being thousands of apartments and starts being a few dozen — which is a number a person can actually hold in their head.

And see them at the right hour

Four in the afternoon tells you more about a terrace than any photograph taken at noon. A scheme that is silent on a Tuesday in February can be a different place in August. If you cannot be here twice, say so: it is exactly the sort of thing we check on a buyer's behalf, and it costs nothing to ask.

Answers about apartments in Estepona

What do apartments for sale in Estepona cost?

From € 107,000 for a small middle floor flat inland to € 24,000,000 on the first line, with the middle of the list at € 599,000 and an average built area of 133 square metres. Those figures are counted when you load this page, from our own active listings — not from an archive and not from a yearly average. Per square metre the table on this page shows the same thing by place and type. For the contrast, the same type in Marbella sits markedly higher. 2,443 apartments for sale in Estepona and along this coast are on the list above right now.

Ground floor, middle floor or penthouse — what is the difference worth?

Middle floors are the bulk of the market, 1,084 of our 2,443 flats, and the cheapest way into a given urbanisation. A ground floor carries a private garden, and because a garden is not built area, the figure per square metre understates it — the two bands sit close together across this coast and the difference between them is the outside space, not the price. The top is its own category: a roof terrace cannot be added to a building afterwards, and penthouses reach the highest figures of the four. Each floor has its own list — ground floor (562), middle floor, top floor (107) and penthouses.

What should I check before buying apartments for sale in Estepona?

Three documents, in this order. The community accounts — quota, reserve fund and the minutes of the last two general meetings; they say what the building has spent and what it has postponed. The technical inspection, on anything built before the nineties, because salt has had thirty years at the render and the metalwork. And the register entry: charges, boundaries, and whether a glazed terrace was ever licensed. Our agents on the ground will pull all three before you commit. That goes for any of the apartments for sale in Estepona you ask us about.

Where are the apartments for sale in Estepona?

747 of the 2,443 sit in Estepona itself — the old town, the marina and the blocks along the paseo. The rest are spread east and west along the coast: Nueva Andalucía with 297, Puerto Banús with 144, Selwo with 83, El Paraíso with 52, then Atalaya, Cancelada, Bel Air, Benamara and Costalita. Which side of the A-7 a scheme sits on decides whether the beach is a walk or a drive, so establish that before you travel rather than after.

What comes on top of the asking price of apartments for sale in Estepona?

On apartments for sale in Estepona, between 10 and 13 per cent for transfer tax, notary, registry and legal fees — reckoned on the price you actually agree, not on the asking price. A new build is taxed differently from a resale, with 21 per cent VAT and stamp duty in place of transfer tax, so it matters which of the two you are looking at: 334 of the current listings are new build, the other 2,109 have changed hands before. Then the running costs: community quota, IBI, rubbish, and a tourist licence if you intend to let. If nothing on the list fits yet, our property alarm will mail you when it does.

What apartments for sale in Estepona cost in October 2026

These figures are counted from our own listings every morning. Apartments in Estepona run at a median of 4,829 € per square metre across 764 comparable listings. The floor matters more than most buyers expect: ground floor apartments at 4,605 €, middle floor at 4,866 €, top floor at 4,524 € and penthouses at 5,612 €.

How to read the table

The price per square metre tells you what the address costs, not what the apartment is worth to you. A flat in Manilva at the bottom of the table may be larger and newer than one in Nueva Andalucía at the top, and a ground floor apartment with a garden is a different product from a penthouse in the same building. The last column matters as much as the first: it tells you how much choice you actually have in each area.

Straight to a municipality

Our place-specific lists are the faster route if the town is already decided: apartments in Marbella and apartments in Benahavís. By floor we list penthouses, ground floor, middle floor and top floor apartments. And if you want a plot of your own, see our houses and villas.
