49 properties for sale in Estepona and the western Costa del Sol · € 269,000 to € 4,500,000 · median € 4,943/m²
A finca is a country property: a house on agricultural land rather than in an urbanisation, usually with olives or cork oak around it and a track leading to it. Fincas for sale in Estepona and across this coast run from € 269,000 to € 4,500,000, with the middle of the list at € 995,000 and an average house of 273 square metres. The figure that distinguishes this page from every other list we keep is the land: the average plot here is 26,916 square metres, roughly nine times what a villa sits on.
What fincas for sale in Estepona actually are
In Spanish the word simply means a property or an estate, which is why it appears on paperwork for a flat as readily as for a farm. On this coast, in ordinary speech and in listings, it has come to mean something specific: a dwelling on rural land, with enough ground around it to grow something or graze something, reached by a track rather than a street.
Rural land, not building land
This is the distinction everything else follows from. A villa stands on urban land inside a planned development with services at the boundary and a town hall that has already decided what may be built. A finca stands on land classified as not developable, where building is restricted, services may be absent and the rules are set by regional law as much as by the municipality. Two properties that look similar in photographs can therefore be completely different purchases.
What you get in exchange
Space, silence and permanence. Nobody will build next to you because nobody is allowed to. The nearest neighbour is a field away, the sky at night is genuinely dark, and the land itself — terraces of olives, almonds, cork oak, grazing, sometimes vines — is yours rather than a communal garden you pay a quota towards. For buyers who find the coast crowded, there is no substitute.
What it asks of you
Self-reliance. Water may come from a borehole you maintain, power may arrive down a long private line or from panels on the roof, the track is yours to repair, and the fire break around the house is your responsibility every spring. None of this is exotic and plenty of people manage it comfortably, but a finca is a working relationship with a piece of land rather than a holiday let with a view.
Where the fincas for sale in Estepona are
The countryside behind this coast rises quickly, and each municipality's hinterland has its own character.
The Estepona hinterland
Behind the town the land climbs toward the mountains in a series of valleys, with cork oak, pine and old terraces of olives and almonds. It is the closest genuine countryside to a working town anywhere on this coast — a finca up there can be twenty minutes from a supermarket and feel an hour from anywhere. The whole municipality's property is on houses for sale in Estepona.
Casares
Rural land on a scale nothing else on this coast offers, in open country between the shoreline and the mountains, with the white village above and old cortijos scattered through the valleys. If you want hectares rather than a garden, this is the first place to look: fincas in Casares.
Manilva
Vine country. This is the one municipality on the Costa del Sol with a serious winemaking tradition, and the terraced moscatel slopes above the coast are unlike anything else in the region. The market is tiny and the properties are distinctive: fincas in Manilva.
Benahavís and Marbella
Both municipalities are mostly mountain, but in both the land was largely absorbed into gated estates and golf, so rural property is scarce. When a finca does appear in either, it tends to be remarkable and expensive. See Benahavís and Marbella.
What the money buys among fincas for sale in Estepona
At the lower end
A simple country house on several hectares, habitable but dated, with a well, a track and terraces that have not been worked in years. These are the properties people fall in love with on a spring morning, and they are a genuine opportunity for anyone who can read a planning file and take renovation advice before making an offer rather than after.
Around the middle
A restored cortijo with a pool, a proper kitchen, mains or solar power, a registered water supply and land that is maintained rather than abandoned. In this band you are buying somebody else's completed project, which is usually cheaper than doing it yourself and always quicker. The thing to verify is that the completion was licensed.
At the top
Country estates: a substantial main house, guest accommodation, stabling or a working grove, and land measured in tens of hectares. Supply is minimal, buyers are often people who already live on this coast and want out of the urbanisations, and much of it trades by word of mouth. These are the properties where the land carries most of the value.
The land itself, and what is growing on it
Walk it before you look at the kitchen. Old terraces of olives and almonds that have been pruned recently are an asset and a pleasure; the same terraces left for a decade are a serious amount of work to bring back, and the retaining walls that hold them up are the first thing to check after a few wet winters. Cork oak is harvested on a long cycle and can produce a modest income. Grazing land needs either animals or cutting. Ask what has been worked, what has been abandoned and who has been doing it, because an absent owner's land tells you exactly what you will be taking on in your first year.
Why none of this is new build
There is no new construction on this list and there will not be. Building a house on rural land in Andalucía is tightly restricted, generally requires a substantial minimum plot and in most cases a genuine agricultural justification, and the permission is neither quick nor certain. Everything here is therefore an existing building, which is why the condition of the house and the quality of its paperwork carry so much weight on this page compared with any other list we keep.
What to check before you buy fincas for sale in Estepona
The due diligence on rural property is not the same as on a villa, and the differences are the reason buyers get into trouble. None of it is difficult; all of it has to be done before an offer rather than after.
Whether the house is legal, and what that means out here
A great many rural houses in Andalucía were built without a licence, and the region has a procedure for recognising those that are old enough to be beyond enforcement. A recognised building is not the same as a fully licensed one: it can usually be lived in, sold and insured, but what may be extended, rebuilt or connected is limited. Establish which category the house falls into in writing, because it governs everything you might later want to do.
Water, and whether the right is registered
Ask where the water comes from, see the pump and the tank, and ask for the registration of the well or borehole with the river basin authority. An unregistered source is common, it is sometimes regularisable and it is always a reduction in value. Then ask the same question about August in a dry year, which is when a borehole either holds up or does not.
Access, written down
Find out whether the track to the house is a public road, a private road with a shared maintenance arrangement, or a right of way across a neighbour's land — and if it is the last, whether that right appears in the land registry. An unrecorded right of way is the single most common defect in country property here and the hardest to fix once you own the house.
Power, and the cost of the last kilometre
Some fincas are on the grid, some run on solar with a generator for backup, and some are a long way from a supply point. Ask what the current arrangement is, what it costs to run, and — if a connection is wanted — get a quotation from the utility before you buy. Bringing power down a private track is charged by the metre and the figure surprises people.
The boundaries and the land register
Rural boundaries drift. Walk them against the registry plan and the cadastral map rather than against the fences, and check whether the registered area matches the measured one, because on old rural titles the two frequently differ. Our agents on the ground will obtain the registry entry, the cadastral record and the planning position before you travel.
Living on a finca
The practical rhythm
You will drive for everything, you will keep a chest freezer, and you will learn which track washes out after heavy rain. In exchange the mornings are quiet, the summer nights are cooler than on the coast, and the property is genuinely yours to do as you like with inside the planning rules. Most people who make the move do not go back to an urbanisation.
Fire, water and the spring jobs
Andalusian law requires land around a dwelling to be kept clear, and in this climate that is sensible as well as obligatory: scrub cut back, access kept passable for a fire engine, gutters and water tanks checked before the autumn rains. It is a weekend of work a year on a small finca and a contractor on a large one, and it is the price of the silence.
What it costs to keep
Rural council tax is low, there is no community quota, and insurance is modest. Against that go the borehole pump, the track, the fire break, the land maintenance and the fact that everything from a plumber to a parcel involves a journey. The net annual figure is usually lower than a villa in an urbanisation, which surprises people who expect the opposite.
Letting, financing and selling again
Rural letting has its own rules
Holiday letting a country property in Andalucía falls under a different regime from an apartment on the coast, with its own registration and its own requirements. It can work very well — there is real demand for a quiet house with a pool and a view — but the permission must be confirmed for the specific property rather than assumed. Our rental service will tell you honestly whether a given finca qualifies.
Borrowing against rural property
Spanish banks are noticeably more cautious here than on urban property: expect a lower proportion, a shorter term and more questions, particularly where the house is recognised rather than licensed. Establish the position with a lender before making an offer, because the valuation on a finca is where mortgage applications stall.
Reselling
This is a small market with a specific buyer, so a finca takes longer to sell than a flat and the price depends heavily on the paperwork. A property with a licensed house, a registered water source and a recorded right of way sells to anyone; the same property without those papers sells only to someone prepared to take the risk, at a discount. Sorting the documents is therefore an investment rather than a chore.
Fincas for sale in Estepona — where to go next
By municipality: Casares, Manilva, Benahavís and Marbella.
If the land matters more than the house, look at land and plots, where the same countryside appears without a building on it. If the countryside turns out not to suit you, the nearest equivalent in comfort is a detached house on a large plot inside an urbanisation: detached villas, with townhouses and houses for the rest. Because country property appears rarely and sells to whoever is paying attention, the property alarm is the right way to watch this list.
Answers about fincas in Estepona
What do fincas for sale in Estepona cost?
The fincas for sale in Estepona run from € 269,000 to € 4,500,000, with the middle of the list at € 995,000 for 273 square metres built — on an average plot of 26,916 square metres. That is the whole point of a finca: the house is secondary, the land is the purchase. 49 are with us at a time, almost never anything newly built, and 36 have a pool. The figures per square metre in the table on this page are counted fresh each morning, but on a finca they say less than usual — the land does not enter them. All the house types are on houses in Estepona.
What exactly are the fincas for sale in Estepona?
A country property, and the fincas for sale in Estepona are exactly that: a house on agricultural or rustic land, usually with outbuildings, often with a well, sometimes with olives or avocados still in production. The feed files them as Finca - Cortijo. What they are not is a villa with a big garden — the land is classified differently, and that classification decides what you may build, extend or let. If what you want is a large house on a residential plot, that is detached villas in Estepona.
What is the catch with rustic land?
The rules, and they are stricter than most buyers expect. On rustic land the permitted building volume is small, extensions need regional as well as municipal consent, and a holiday let may not be allowed at all. Some older fincas carry houses that were built before the current rules and are tolerated rather than licensed — which is a different legal position from licensed, and matters on resale and for a mortgage. Establish the classification and the status of every building before you offer; our agents on the ground will get both from the register and the town hall.
Where are the fincas for sale in Estepona?
29 of the 49 in the Estepona municipal area — the valleys behind the town, towards Jubrique and the Genal — plus two in El Padrón and one in Cancelada. It is inland by definition: a finca on the coast would be building land, and priced as such. For land without a house, see plots in Estepona.
What comes on top of the asking price of fincas for sale in Estepona?
On fincas for sale in Estepona, between 10 and 13 per cent for transfer tax, notary, registry and legal fees, reckoned on the price you agree. Then the running costs of land: access track, well and pump, fencing, firebreaks, and the garden or grove itself, which does not look after itself. Budget a car and a longer drive to everything. In the neighbouring municipality, fincas in Casares are the comparable market; if nothing fits yet, our property alarm will mail you when it does.

Counted from our own listings every morning. Fincas and cortijos in Estepona run at a median of 5,040 € per square metre across 32 comparable listings, against 5,218 € for a detached villa and 4,471 € for houses in the municipality as a whole. On a rural property the rate says less than usual: the land, the water and the legal status of what already stands there move the price more than the built square metres do.
How to read the tables
The first table is the address premium across all house types in a district — a split by district and subtype together would leave most rows too thin to publish. The second is the spread between the types themselves in Estepona. The last column of each matters as much as the first: it says how much choice you actually have.
