Beachfront properties for sale in Estepona

387 properties for sale in Estepona and the western Costa del Sol · € 189,000 to € 24,000,000 · median € 7,449/m²

This is everything on the front line between Marbella and the Gibraltar border: 387 properties, from € 189,000 to € 24,000,000, with the middle of the list at € 1,100,000 and an average built area of 254 square metres. Beachfront properties for sale in Estepona and along this coast work out at € 7,449 per square metre, against € 5,268 for an ordinary apartment inland of the road. That gap is the entire subject of this page.

What beachfront properties for sale in Estepona actually means

The word is used loosely by nearly everybody, which is a problem, because the difference between the real thing and the approximation is a great deal of money. It is worth being precise before you start looking, so that you can tell in ten seconds whether a listing is describing what you want.

First line, properly defined

Front line means nothing stands between the building and the beach. You step off the terrace, cross the community garden, cross the promenade, and you are on sand. No road, no second row of blocks, no strip of somebody else's land. In Spanish the term is primera línea de playa, and when it is true it is unmistakable the moment you walk in, because the sound of the sea is in the room.

The phrase as listings use it

In practice a lot of advertising stretches it. Second line with a gap between the buildings, a flat across a quiet road, a top floor four rows back with water visible over the rooftops — and each of those gets called beachfront by somebody. None of them is a bad property and several are better value than the real thing, but they are a different purchase with a different resale behaviour, and they should not be shortlisted against each other by accident.

Why we keep the list honest

The properties on this page are the ones where the position is genuine, because a list that quietly includes near-misses is useless for exactly the buyer who needs it. If you want the wider selection with sea views but not necessarily sand, the ordinary municipal lists are the better starting point — the whole coast sits on apartments and houses.

Why beachfront properties for sale in Estepona cannot be built any more

This is the single most important fact about the market on this page, and it explains a premium that otherwise looks irrational.

The coastal law and the line it drew

Spain's Ley de Costas, passed in 1988, defined the public maritime-terrestrial domain and imposed a protection strip behind it — a hundred metres in open country, reduced to twenty where land was already urbanised. Inside that strip new residential construction is effectively impossible. Everything already standing on the front was grandfathered in; nothing new joins it. The supply of genuine front-line homes on this coast was therefore fixed, in law, nearly four decades ago.

What a fixed supply does to a price

It makes the premium structural rather than fashionable. When the market rises, front line rises with it; when the market falls, front line falls less and recovers first, because the thing in short supply stays in short supply through the cycle. Buyers who have watched this coast for twenty years know it, which is why these properties change hands quietly and often without ever reaching a portal.

The one exception: replacement, not addition

Occasionally an old building on the front is demolished and rebuilt within its existing footprint, and that is where the handful of genuinely new frontline homes come from. They are rare, they are expensive, and they sell before the scaffolding comes down. Anything currently under construction is on new developments.

Where the beachfront properties for sale in Estepona are, stretch by stretch

The coast here is not uniform, and each stretch sells a different version of the same idea.

Estepona town and Playa del Cristo

The town has the longest promenade on the coast and it keeps extending it, so the front here is a genuinely urban one: you can walk from a terrace to a restaurant, a market or the old town in minutes. Playa del Cristo on the western side is the sheltered cove with the marina behind it, and the schemes above it are among the most sought-after addresses in the municipality because the water there is calm enough to swim in year-round.

The New Golden Mile and Costalita

East of the town, the long run toward Marbella carries the greatest concentration of frontline schemes on this coast. Costalita and the neighbouring urbanisations put large low-rise blocks directly on the sand with mature gardens between them and the water, which is a combination that modern planning rules would no longer allow anyone to build. This stretch is the heart of the market on this page.

Bahía Dorada, Punta Plata and the western beaches

West of the town the coast opens up and empties out. Bahía Dorada, Punta Plata and their neighbours are gated, planted and quiet, with far fewer people on the sand in August and prices below the eastern stretch. For a buyer who wants the position without the crowd, this is where the value is.

Casares Playa and Manilva

Further west again, the strips belonging to the two westernmost municipalities carry the cheapest genuine front line on the Costa del Sol — a walkable beach at a figure per square metre that the eastern stretches passed twenty years ago. See beachfront in Casares and beachfront in Manilva.

Marbella, the Golden Mile and the east

At the other end of the price range, the Marbella front line is the most tightly held stock on the coast: the Golden Mile estates, the schemes around Puerto Banús, and the beachside urbanisations running east through Los Monteros and Elviria. Supply there is minute and the premium is the largest anywhere. The list is at beachfront in Marbella, and the very top of it under luxury property.

What you can actually buy on the front

Apartments, which are most of it

The overwhelming majority of front-line stock is flats, because frontline land was always too valuable to spend on single houses. What you get is a scheme of three to six storeys with gardens and a pool between the building and the beach, and the differences that matter are the floor, the aspect and whether the block sits square to the sea or at an angle to it. An angled block gives half its flats a side view and prices them accordingly.

Penthouses and the solarium premium

A roof terrace on the front line is the most expensive square metre on this coast and the easiest to justify: it is the only part of a finished building that can never be added later, and it is what every subsequent buyer will want too. These are also the properties that let at the highest weekly rate in high summer by a wide margin.

Ground floors that open onto sand

On the front, the usual logic about ground floors becomes extreme. A ground floor whose garden gate opens onto the promenade is effectively a beach house, and it is priced above the flats stacked over it. The trade is privacy — the promenade belongs to everybody, and in July everybody uses it — so look at the planting and the level change before you decide whether it works for you.

The few frontline villas

They exist, mostly on the older estates east of Estepona and in Marbella, and they almost never come to a public list. When one does, it goes quickly and at a number that reflects the scarcity of the plot rather than the condition of the house. The relevant lists are detached villas and houses.

What a budget buys among beachfront properties for sale in Estepona

The lower end

At the bottom of this list you are looking west — a two-bedroom flat in an older scheme in Manilva or on the Casares strip, on the sand, with a pool and a terrace. It costs what an ordinary inland flat costs in Marbella, and it is the single best-value front-line entry on the Spanish Mediterranean. The buildings are older and the communities need reading carefully, which is the whole of the catch.

The middle

Around the middle of this market you are in the Estepona stretches: a well-sized flat in a mature frontline scheme with proper gardens, a promenade at the gate and the old town a short drive away. This is the deepest part of the list and the one that suits most buyers, because the position is genuine, the town works all year and the price has not yet reached Marbella arithmetic.

The top

Penthouses on the Golden Mile, duplexes in the Banús schemes, the handful of rebuilt frontline villas. Supply is measured in single figures at any moment, buyers are international, and the prices have no relationship to the rest of this page. If this is the search, start from luxury property and expect to move quickly when something appears.

What to check before you buy beachfront properties for sale in Estepona

The coastal boundary, which is a document

Ask for the deslinde — the official demarcation of where the public coastal domain ends. On the oldest buildings a terrace, a garden or occasionally part of the structure can sit inside the protection strip or on land held under a concession rather than owned outright, and that changes what you are buying and what you can alter. Any competent Spanish lawyer will check it; make sure yours is asked to.

Salt, and the maintenance record

Nothing ages a building faster than standing on a beach. Salt works on render, railings, window frames, lift machinery and the steel inside concrete balconies, and front-line maintenance costs are higher than anywhere else for exactly that reason. Ask when the façade, the balustrades and the roof waterproofing were last renewed, and ask for the invoices rather than the reassurance.

The community reserve fund

Quota, reserve fund, and the minutes of the last two general meetings. On the front, communities also carry costs nobody inland has: sea walls, sand retention, storm damage, pool plant that corrodes. A frontline scheme with a healthy fund is worth paying more for than one with an immaculate lobby and nothing in the bank.

Storms and the winter sea

This coast gets easterly storms in autumn and spring, and they move sand, flood beach bars and occasionally reach the lowest terraces. It is worth asking the community what the last bad one did and what was spent afterwards. A building that has been through several and has the repairs documented is a known quantity, which is better than a pretty unknown.

Letting and living on the front line

The season

Front line lets longer and at a higher rate than anything else on this coast, because the one thing a holiday booking cannot fake is a walk to the sea. A tourist licence is required, and some of the older communities restrict short lets, so settle both questions before you sign. Our rental service takes the licence, the bookings, the changeovers and the quarterly returns off your hands.

Day to day

Living on a promenade is a particular pleasure and a particular compromise: you will walk every evening and you will never need a car to swim, and in August there will be people outside your gate until late. Most owners decide the trade is obvious. Visit once in July and once in January, and you will know which sort you are.

Beachfront properties for sale in Estepona — where to go next

By municipality: Marbella, Benahavís, Casares, Manilva, and the Casares strip in detail at Casares Playa.

If the front line is out of reach, the next row back is frequently the better purchase: see apartments, penthouses and houses across the whole coast, or the sea-view urbanisations at Costalita, Benamara and Bahía Dorada. When something genuine appears, our agents here will have the demarcation, the accounts and the register entry ready before you travel — and because this stock moves fast, the property alarm is worth setting up before you start looking rather than after.

Answers about beachfront property in Estepona

What do beachfront properties for sale in Estepona cost?

From € 189,000 to € 24,000,000, with the middle of the list at € 1,100,000 for 254 square metres built. 387 carry the beachfront category at a time, 23 of them new build. It is a mixed list by design: 149 middle floor apartments, 72 ground floors, 38 detached villas, 40 penthouses, 28 townhouses and 20 penthouse duplexes. The figures per square metre in the table on this page are counted fresh each morning, and the first line sits above them — apartments in Estepona shows the wider market for comparison. The beachfront properties for sale in Estepona in the list above are the complete first line we currently hold, and no more of it is being made.

What does beachfront actually mean here?

It is the category the feed carries, and it means first line rather than literally on the sand: a scheme between the promenade and the A-7, with the beach in front of it. The practical test is which side of the road the building sits on, and that is worth establishing before you travel — a listing can be two hundred metres from the water and still be across a dual carriageway from it. Everything else on the coast is on houses and apartments.

Where are the beachfront properties for sale in Estepona?

168 of the listings are in Estepona itself — the paseo, the marina and the schemes either side of the town. Then Costalita with seventeen, and a handful each in Estepona Playa, Bahía Dorada, Bahía del Velerín, Cabo Bermejo and Selwo. Estepona has some twenty kilometres of coast, which is why this list is deeper than Marbella's despite the lower prices.

What should I check before buying beachfront properties for sale in Estepona?

Three things, and the first is legal. Whether the title is freehold or a coastal concession — a few first-line buildings on this coast sit under a concession rather than outright ownership, and a lawyer establishes which. What salt has done: ask what the last façade and pool works cost, when they were done and what the reserve fund holds, because sea air works on metal, glazing and render faster than anywhere inland. And the view in writing: an empty plot in front of a building is not a guarantee. Our agents on the ground will go through the papers. That goes for each of the beachfront properties for sale in Estepona we show.

What comes on top of the asking price of beachfront properties for sale in Estepona?

On beachfront properties for sale in Estepona, between 10 and 13 per cent for transfer tax, notary, registry and legal fees, reckoned on the price you agree. The quota on the first line is higher than inland for the same size, because the building fights the sea every year. For the same category elsewhere, see beachfront in Marbella at € 1,300,000 in the middle, or Casares and Manilva below a million; if nothing fits yet, our property alarm will mail you when it does.

What beachfront property in Estepona costs in October 2026

We publish no separate median for the first line. Beachfront is a position, not a property type, and the sample that is genuinely on the front row is too small to carry a rate of its own without misleading. What the tables do give is the level it sits on: apartments in Estepona run at a median of 4,829 € per square metre across 764 comparable listings.

How to read the tables

The first table is Estepona district by district, the second the same type across the municipalities of the western Costa del Sol. Both cover all apartments rather than only those on the front line, so read the beachfront premium as sitting on top of these figures rather than inside them. The coastal districts carry it already in part.

Straight to a municipality

By municipality we list beachfront in Marbella and beachfront in Benahavís. The whole Estepona stock is under apartments and houses and villas, and if nothing on the front row fits today, our property alarm mails you when it does.
