Special properties in Estepona and along this coast

Three lists on this site cut across every district and every property type, because they sort by the thing that actually holds value rather than by an address: 368 properties on the beachfront list at a median of € 7,456 per square metre, 833 on the golf property list at € 5,000, and 897 on the pure luxury list at € 7,500 — against € 5,147 for all 3,997 properties we hold.

Why search by attribute instead of by place

Because the special properties in Estepona worth having are not defined by a postcode. Most buyers start with a district name they half know from a conversation, and the name is the least reliable thing about a property on this coast. A single district can run from a flat beside a motorway to a villa on a fairway, and two districts with wildly different reputations can sell the same building at the same price. What does not vary is the attribute: a plot either adjoins the course or it does not, and the sand is either in front of the gate or it is not.

The attributes that cannot be added later

This is the whole principle behind the special properties in Estepona lists. A kitchen can be replaced, a bathroom dates and gets renewed, a garden can be replanted and a terrace can be glazed. The front line was built once. The parcels beside a fairway were sold once. A view over something that cannot be built on is either in the deeds and the planning file or it is not. Everything on these three lists is an attribute of that kind.

What the comparison above actually shows

Something that surprises people: the golf list is by far the largest of the three and it is also the cheapest per square metre — cheaper than our stock as a whole. The beachfront list is a fraction of its size at roughly half again the metre. On this coast golf is not the premium that the word suggests, and water is.

And why that is worth knowing before you choose a district

Because a buyer with a fixed budget who wants space, a pool, a garden and a view will get substantially more of all four beside a fairway than beside the sand, and a buyer who wants to walk onto a beach should stop comparing the two on price per metre and accept what the front line costs. These are different purchases that happen to be sold in the same brochures.

Beachfront: the special properties in Estepona nobody can build more of

The front line and the row behind it: properties where the sea is the purchase rather than a feature of it. It is the smallest of the three lists and the one where the supply genuinely cannot grow, because the ground between a building and the water is either already built on, protected, or neither — and the third case barely exists any more.

What beachfront means and what it does not

At its strictest it means nothing stands between the property and the sand: no road, no second row, no plot belonging to somebody else. Beachside is a looser word and covers a walk of several minutes with a crossing in it. Both are legitimate descriptions and they are not the same thing, so establish which one a listing is using before comparing its price with another.

What to check on anything in the front row

What the land in front of the building is classified as and how far the coastal law reaches inland, because that answer decides whether the view and the access are permanent or merely current. Then the building itself: salt air is hard on railings, window frames, lift machinery and pool plant, and the community accounts should show real money spent on the façade rather than on the gardens.

Where the front line is

East of Marbella the beachside complexes at Los Monteros carry the dearest square metre in that municipality. West of the towns the shore is quieter and cheaper the further you go, through the Estepona strips and into Manilva and Casares. The municipal lists are beachfront in Marbella and Benahavís.

Golf: the largest and cheapest of the special properties in Estepona

The largest of the three by a wide margin, which is a fact about this coast rather than about our books: the western Costa del Sol has one of the densest concentrations of courses in Europe, and whole districts were drawn around them. It is also the list where the entry prices are lowest, which is why it deserves a careful look from buyers who did not come here to play.

Frontline golf, and which hole

A frontline position means the plot adjoins the course with nothing in between. Before offering on one, establish the direction of play: a garden short and to the left of a tee collects golf balls, a position level with the middle of a straight fairway collects very few. Look for netting, check the render and the pool surround, ask the neighbours, and stand outside for twenty minutes on a busy morning.

The course is a business, not a park

The permanent green in front of a house belongs to somebody, and businesses change hands, redesign layouts and occasionally fail. Ask who holds the club, what state its accounts are in, and how the land it occupies is zoned. In a district where the whole premium rests on one course, nothing else you ask reaches as far.

And living beside one is not playing on one

A frontline plot buys the outlook, the quiet and the green belt. Playing is a separate contract with its own annual cost and, at some clubs here, a waiting list. Ask what the current terms are for residents rather than assuming the two arrive together — it is the most common misunderstanding on this coast and the easiest to settle in advance.

Where the golf country is

Behind Puerto Banús in the valley of courses, on the hillsides of Benahavís above it, along the New Golden Mile, and west of Estepona toward the Casares boundary. The municipal lists are golf property in Marbella, Benahavís, Casares and Manilva, and two districts worth seeing on the same day are Guadalmina Alta, where over half the stock fronts a fairway, and Estepona Golf.

The pure luxury list

A threshold rather than an attribute, and we would rather say so than dress it up: this list collects the top of the market by price and by price per square metre. What it is useful for is seeing the whole upper band of five municipalities in one place, because at that level buyers compare across districts rather than within them.

What the figures at the top are made of

Land, position and aspect, in that order, and very little else. At this level the building is frequently the second thing being bought and sometimes the thing a buyer intends to replace. That is why a parcel of ground with nothing on it can stand near the head of the list, and why a per-square-metre figure says less here than anywhere else on this site.

Why a square-metre figure stops working

Because a plot of several thousand square metres with a mature garden, a frontage and an outlook cannot be expressed through the floor area of the house standing on it. Two properties with the same built area and the same price can be entirely different purchases. Use the figure to spot an outlier and then look at the ground.

Where the upper band sits

The municipal lists are pure luxury in Marbella and Benahavís, which between them hold most of it — the largest houses and the longest views are on the mountain, and the dearest square metre of any home we list is beside the harbour at Puerto Banús.

Using the special properties in Estepona lists together

Two attributes at once, which is where it gets interesting

A property can be on more than one of these lists, and the ones that are tend to be the most durable purchases on the coast: a house with the sand in front and a course behind, or a plot in the upper band that also fronts a fairway. Those combinations are rare enough that they are worth a standing search rather than a browse.

Crossing an attribute with a type

Decide the attribute first and then the type, not the other way round. A front-line apartment and a front-line villa are both on the beachfront list and they are different markets; the same is true beside a fairway. The type lists are apartments, houses and plots, each with their own sub-lists.

And crossing it with new build

Anything still being constructed is on new developments, and it is a different transaction rather than a newer version of the same one: a contract, a bank guarantee on the stage payments and a handover date instead of a building with a history. Where a new scheme sits on one of these three lists, the attribute is worth confirming in the planning file rather than in the brochure.

What these lists leave out

Three attributes decide a great deal on this coast but not everything, and it is worth saying what a cross-cutting list cannot sort for. Each of these is a real buying criterion and each one has to be settled property by property rather than from a page.

Orientation

Which way the terrace faces decides how usable a property is in winter and how bearable it is in August, and on a slope the hill behind takes the low sun earlier than flat ground does. A south-west terrace holds the afternoon into December; one tucked under a ridge can lose it by the middle of the afternoon. No list sorts for that, and a photograph taken in June will not show it.

The community you are joining

On anything inside a scheme, the quota, the reserve fund and the last two sets of general meeting minutes tell you more about the next ten years than the floor plan does. Two identical flats in neighbouring blocks can be a sound purchase and an expensive one depending on what their communities have decided about the roof, the lift and the façade.

And whether the register matches the building

Glazed terraces, converted garages, added rooms, guest annexes and pools built after the house are ordinary on this coast, and anything that never reached the land registry has to be legalised before a sale completes cleanly. It is the commonest cause of delay in a purchase here, it is invisible on every list on this site, and it is the first thing a lawyer should be asked to check rather than the last.

Before you travel to see special properties in Estepona

What to settle on paper first

Which of the three attributes actually decides your purchase, what you will not accept, and where the ceiling is once tax and fees are added. A buying trip is short and expensive, and the hours lost to it are the hours spent discovering on a terrace what could have been read in a document a fortnight earlier.

What we will get for you in advance

On anything from these lists: the land registry entry, the community statutes and accounts, the last two sets of general meeting minutes, and on a plot the planning parameters from the town hall in writing. Our agents in Estepona do that before a viewing trip rather than during it.

And if nothing on the lists fits today

Which is normal, because the properties worth having on these three lists appear a handful of times a year each. Set a standing search with the attribute, the type and the district in it, and our property alarm writes to you the morning something matching arrives — before the page it lands on has been seen by everybody else watching it.
