Plots for sale in Marbella

Discover the best plots for sale in Marbella — your complete guide

Plots for sale in Marbella are the scarcest thing in the municipality, and the numbers say so plainly: around eighty plots for sale in Marbella at any time, against more than three thousand built properties. Asking prices run from about 240,000 euros to 23 million, with the average near 2.16 million and the average parcel around 3,400 square metres.

Every Marbella plot for sale that reaches us through the Resales network appears above, refreshed with every feed run — residential plots, commercial plots and larger parcels of land together. The filters narrow it; the guide below explains what actually sets the price, because with land it is not the area.

Why buy plots for sale in Marbella?

Three reasons to buy plots in Marbella for sale, and the first is the only one that survives arithmetic.

To get exactly the house you want

Buying land here rarely saves money. Plot plus construction plus licences plus the VAT on the build usually lands near or above the price of an equivalent existing villa. People buy plots in Marbella for sale to build the house that does not exist on the market, not to economise.

Because the supply cannot grow

Marbella has been developing continuously since the sixties, and what is left is the awkward ground: hillsides, infill parcels, the edges of urbanisations. That scarcity is the structural reason the land market holds its level even when built property slows.

And because an old villa is sometimes a plot

A significant part of the trade here is not land at all: an older villa on a good plot bought to be demolished and rebuilt. That is why streets in Nueva Andalucía hold houses from 1975 and 2024 side by side — and why you should compare plots against tired villas as well as against each other.

Where the plots for sale in Marbella are

The supply of plots for sale in Marbella is small enough that the geography changes from month to month, but the pattern is stable.

The hillsides above the coast road

Where most of what is left sits. Views in exchange for retaining walls, deeper foundations and an access road that is part of the build cost rather than a detail.

Infill: the simplest plots for sale in Marbella to build on

Single parcels left over in Nueva Andalucía, Elviria and the eastern urbanisations. Services are usually at the boundary and the parameters are clear, which makes these the simplest plots for sale in Marbella to buy and build on.

And the larger parcels of land

A handful at any time, averaging well above the residential-plot price and reaching 23 million in our current list. These are development propositions rather than house sites, and they are bought by people who already know the planning position.

What plots for sale in Marbella cost

We publish no median per square metre for land. A plot is priced by what may be built on it, not by its area, so a rate per square metre would mislead rather than inform. What does help is knowing what the finished house is worth — the table below is counted from our own listings each morning.

Read it the other way round from usual: if a district's houses sell around a given rate, the land plus the build has to come in under that for the project to make sense. Districts with fewer than ten comparable listings are left out.

Budget

Transfer tax if the seller is a private individual, 21 per cent VAT plus stamp duty if the seller is a business — a substantial difference that depends on the seller rather than the land. Then notary, registry and legal fees, and on the build, ten per cent VAT.

Buildability, not area

Every plot carries parameters: buildable area, height, setbacks, occupancy. A 2,000-square-metre plot at a coefficient of 0.3 gives 600 square metres of house. Two plots of identical size with different coefficients are different properties at the same price.

Slope, services and access

Slope decides the construction cost — retaining walls and deep foundations can add a third. Services at the boundary are the difference between a straightforward build and a long one. And the access road is a cost, not a detail, on any hillside parcel.

Factors to consider with plots for sale in Marbella

Three things decide whether one of the plots for sale in Marbella is worth its price. The parameters, which are the property in a way the soil is not. The boundaries, because the registry and the fence disagree more often on land than on houses. And the timetable: licence plus construction is typically two to three years from purchase to keys, and the licence is the part that varies.

Legalities and ownership costs

Have a lawyer with planning experience check classification and parameters, boundaries, charges, services, access, and whether a previous licence lapsed. On land the legal check is not a formality — it is the purchase.

Financing a plot and a build

Spanish banks lend less readily on land than on built property, and a self-build loan is a separate product released in stages against progress. Arrange both before you commit to either.

Tips for finding plots for sale in Marbella

Eighty Marbella plots for sale across three very different categories is not much choice, so the method matters.

Ask for the parameters before the photographs

A plot with a view and a bad coefficient is a worse buy than a dull plot with a good one. The parameters are a document, not an opinion, and any serious seller has them.

Price the build before you price the land

Two local builders, a price per square metre at your standard, plus architect, licences and VAT. Only then does a plot's asking price mean anything.

Compare Marbella with Estepona and Benahavís

Plots for sale in Benahavís average nearly four times the Marbella parcel size at a lower average price, because that municipality still has hillside land. Estepona sits between the two in price with the largest average parcels of all three, thanks to the rural land behind the town. And if nothing fits today, our property alarm mails you when it does. For the categories see residential plots in Marbella, commercial plots in Marbella and land in Marbella, or the whole municipality on our Marbella page.

How many plots are for sale in Marbella?

Around eighty at any time, across residential plots, commercial plots and larger parcels of land. That is a small number for a municipality of this size, and it is the whole story of the Marbella land market in one figure.

How much does a plot in Marbella cost?

Our current listings run from about 240,000 euros to 23 million, with the average close to 2.16 million. The spread is wider than for any built property type, because a plot's price is set almost entirely by what may be built on it and where.

How large is a typical plot?

The average across our Marbella plot listings is around 3,400 square metres — far smaller than in Benahavís, where the average is nearly four times that. Marbella's land is subdivided; the big parcels went long ago.

What is the difference between a residential plot, a commercial plot and land?

A residential plot is urban land classified for housing, with its parameters set by the municipal plan. A commercial plot is urban land for business use. "Land" in our listings usually means a larger parcel, often rural or partly so, where what may be built is a question rather than a given.

Can I build whatever I want on a plot in Marbella?

No. Every plot carries parameters — buildable area, height, setbacks, occupancy — set by the municipal plan for that specific zone. Those parameters, not the plot size, decide what the land is worth. Get them in writing before you offer.

What is the buildability coefficient?

The ratio that tells you how many square metres you may build per square metre of plot. A 2,000-square-metre plot at 0.3 gives 600 square metres of built area. Two plots of identical size with different coefficients are entirely different properties.

Which districts have plots for sale in Marbella?

Mostly the hillside and inland edges of the municipality, where the urbanisations have not yet closed up. The district filter above the text shows where today's listings sit — it changes more than for any other property type, because the supply is small.

Is buying a plot cheaper than buying a villa?

Rarely, once you finish. Land plus construction plus licences plus VAT on the build usually lands near or above the price of an equivalent existing villa. People buy plots to get exactly the house they want, not to save money.

What does construction cost in Marbella?

It depends on the standard and the slope, and anyone quoting a single figure is guessing. Ask two local builders for a price per square metre at your standard, and add the architect, the licences and the ten per cent VAT that applies to new construction.

How long does a build take?

Licence plus construction is typically two to three years from purchase to keys in this municipality, and the licence is the part that varies most. Plan the financing around that, not around the building schedule alone.

What taxes apply when buying a plot?

A plot sold by a private individual carries transfer tax; one sold by a business carries VAT at 21 per cent plus stamp duty. The difference is substantial, and it depends on the seller rather than on the land. Establish which applies before you negotiate.

Are there services on the plot?

On an urban plot in an established urbanisation, usually yes — water, electricity and drainage at the boundary. On rural land, often not, and bringing them in can cost more than the plot. Ask for the connection points and their distance.

What about the slope?

In Marbella it decides the cost of the build. A steep plot needs retaining walls and deeper foundations, which can add a third to the construction budget. A flat plot at the same price per square metre is a different proposition entirely.

Can I buy a plot with a mortgage?

Spanish banks lend less readily on land than on built property, typically at lower percentages, and a self-build loan is a separate product released in stages. Arrange both before you commit.

How long does it take to sell a plot in Marbella?

Longer than a built property. The buyer group is small, every purchaser does their own planning checks, and those take weeks. Six months to a year is normal.

Should I look at Benahavís instead?

If you want size, yes. Plots in Benahavís average nearly four times the Marbella area at a lower average price, because the municipality still has hillside land. What you give up is the beach and the Marbella address.

What should my lawyer check?

The classification and parameters, the registered boundaries against the ground, any charges on the land, the services, the access, and whether any previous licence lapsed. On land, the legal check is the purchase.

Is there a time limit to build?

Urban plots can carry an obligation to build within a period, and licences themselves expire. Both are specific to the plot and the municipality, and both are the lawyer's job to establish.

Are these asking prices or sale prices?

Asking prices, from the listings themselves. We publish no median per square metre for plots: land is priced by buildability rather than by area, so a rate per square metre would mislead rather than inform.

How do I find a reputable agent for land in Marbella?

Look for one who talks about parameters before potential, works from the shared network rather than a handful of own listings, and refers you to an independent lawyer with planning experience.
