Benahavís is the smallest of the three municipalities we cover closely and the one with the clearest character. A white village at the head of a gorge, a municipal area that runs down to the coast between Marbella and Estepona, and in between the golf valley — Los Arqueros, La Quinta, El Higueral — plus the gated estates on the ridges above it. What a square metre costs in Benahavís right now

Counted from our own listings on 9 October 2026: houses sit at a median of 5,847 € per square metre across 137 comparable listings, apartments at 4,910 € across 159.

Benahavís is the one place on this coast where houses cost more per square metre than apartments, and the reason is what is actually for sale. The houses here are hillside villas on large plots with long views to the sea and to Gibraltar; the apartments are mostly golf-side developments of the last two decades, well built and well equipped but without the position premium. In Marbella, twenty minutes away, the relationship is the other way round.

These are asking prices, not recorded sale prices, and anything with fewer than ten comparable listings is left out rather than shown as a number nobody should rely on. Plots are a real part of this municipality in a way they are not in Marbella: building land still comes up here, in the golf valley and on the slopes, and our plots and land list filters the whole coast on that.

What living here is actually like

The village itself has around 9,000 registered inhabitants and a reputation for restaurants out of all proportion to its size — it is the reason people drive up from the coast on a Friday evening. The road from San Pedro takes about fifteen minutes to the village and the golf valley is closer still; Puerto Banús is twenty minutes, Málaga airport about an hour. What you trade for the views and the quiet is the walk to the beach: nothing in Benahavís is beachfront, and the municipality's short stretch of coast is largely built up with developments that face the sea from behind the dual carriageway.

Worth comparing with Marbella and Estepona

Benahavís borders both, and the numbers differ enough to be worth a look before you settle on a municipality. Houses in Marbella have a median of 5,263 € per square metre, below the Benahavís figure, because that market includes town houses and beachside apartments' smaller plots as well as villas. In Estepona houses run at 4,445 €, with a far larger supply near the sea. If the view matters more than the beach, Benahavís usually wins; if the beach matters more, it usually does not.

Where exactly is Benahavís?

Inland between Marbella and Estepona, about seven kilometres up from the coast road at San Pedro de Alcántara. The municipal area is large and reaches down to the sea between the two neighbours, which is why some addresses that feel coastal are administratively Benahavís. Puerto Banús is roughly twenty minutes away, Málaga airport about an hour.

Why do houses here cost more per square metre than apartments?

Because of what is on the market. The houses are hillside villas on large plots with long sea views, where the position carries much of the price; the apartments are mostly golf-side developments without that premium. On the coast itself the relationship is usually reversed, because beachfront apartments pay for their position in the same way.

Is La Zagaleta part of Benahavís?

Yes. The gated estates on the ridges above the village — La Zagaleta, El Madroñal and their neighbours — lie in the municipality of Benahavís. Properties there appear in the list above when they are offered through the Resales network; many of the largest are sold privately and never reach any public listing.
