What a square metre costs in Marbella right now

Two numbers before the detail, both counted from our own listings on 9 October 2026: apartments sit at a median of 6,000 € per square metre across 419 comparable listings, houses at 5,263 € across 277.

That houses come out below apartments per square metre surprises most people. It is not a discount — it is that a villa counts its garage, its basement and its generous circulation into the built area, while a 90 m² apartment on the beachfront counts almost nothing but living space. Compare whole prices, not just the rate, and compare within a district rather than across the municipality.

The districts, and why the address decides the price

In Marbella the address matters more than the property type. The table below is counted fresh each morning from our own listings, so it moves with the market.

These are asking prices, not recorded sale prices. Districts with fewer than ten comparable listings are left out, because a median over eight houses says more about those eight than about the district. The same table for apartments sits on our Marbella apartments page.

Nueva Andalucía, the valley behind Puerto Banús, is the busiest part of our Marbella list after Marbella town itself — villas on generous plots, golf on three sides, and a steady supply because it was built out over decades. San Pedro de Alcántara to the west is the municipality's second town and the one that still feels like one, with a daily market and ordinary shops. East along the coast the character changes again: Elviria, Las Chapas and Cabopino are beachside urbanisations with pine woods behind them, quieter in winter and noticeably cheaper per square metre than the Golden Mile.

If you already know the shape of what you want, start from the type instead of the map: houses and villas in Marbella or apartments in Marbella. Worth comparing with Benahavís

Marbella's inland neighbour runs on different numbers, and the difference is big enough to be worth ten minutes. Apartments in Benahavís have a median of 4,910 € per square metre — below Marbella, for a municipality that is almost entirely new and well built. Houses there run at 5,847 €, above the Marbella figure, because what is on offer is mostly hillside villas with long views rather than town houses. The two municipalities touch; from most of Benahavís you are in Puerto Banús in twenty minutes.

The number moves daily, because the list is rebuilt from the Resales network with every feed run rather than maintained by hand. Which districts count as Marbella?

The municipality reaches from San Pedro de Alcántara and Guadalmina in the west, through Puerto Banús and Nueva Andalucía, Marbella town and the Golden Mile, out to Los Monteros, El Rosario, Elviria, Las Chapas, Artola and Cabopino in the east. All of them are in the list above; the district filter separates them.

Why are houses in Marbella cheaper per square metre than apartments?

Because the built area of a villa includes garage, basement, terraces and circulation, while an apartment counts little but living space. The rate per square metre is a useful way to compare like with like inside one district, and a misleading way to compare a villa with a beachfront flat. Look at the whole price and at what you actually get to live in.

Are these asking prices or sale prices?

Asking prices, from the listings themselves. Spain has no public register of achieved sale prices that is usable in this way, so nobody can show you verified sale prices for a district. Take the medians as a starting point for a conversation, not as a valuation.

Can I buy in Marbella as a non-resident?

Yes. You need a Spanish tax number (NIE) and a Spanish bank account; both can be arranged within a few weeks, and a lawyer can do most of it with a power of attorney. Budget roughly 10–13 % on top of the purchase price for transfer tax, notary, registry and legal fees.
