99 properties for sale in Manilva · € 120,000 to € 1,400,000 · median € 3,558/m²
Manilva is the last municipality of the Costa del Sol before the province ends, and the figure per square metre here is the gentlest on this coast: € 3,558, against € 5,267 for the coast as a whole. Apartments for sale in Manilva begin at € 120,000, run to € 1,400,000 and sit in the middle at € 345,000. The sea is the same sea, the beaches are wider and emptier than anything east of here, and the difference in price is roughly a third.
Why apartments for sale in Manilva are the cheapest on this coast
Prices on the Costa del Sol are a function of distance from Puerto Banús, and Manilva is as far from Puerto Banús as this coast gets. That is the whole mechanism. Nothing is wrong with the municipality, nothing is missing from it that a buyer actually needs, and nobody has discounted anything out of desperation — it simply sits at the quiet end of a price gradient that runs along the motorway.
The end of the line, and what that saves you
The airport is about an hour away instead of forty minutes. Puerto Banús is half an hour instead of ten minutes. Those two sentences cost a third of the purchase price at every level of the market, which is the largest single saving available to anyone buying on this coast. If you are flying in four times a year and driving to dinner locally, you will never notice the difference you paid for.
What stays the same
Sun, climate, Mediterranean, wide sand, a promenade, three golf courses within a short drive, supermarkets, a health centre, schools, a weekly market and restaurants that stay open in winter. Gibraltar and its airport are twenty-odd minutes down the road, which is genuinely useful: flights to the United Kingdom land there all year and the drive home takes less time than clearing Málaga.
Who this suits, and who it does not
It suits buyers who want to use a property rather than display it: retirees, families, anyone working remotely, anyone who wants a second home that does not consume the whole budget. It does not suit a buyer who needs a famous address or a market deep enough to resell inside a month. Be honest about which you are before you book the flight, because that is the only real question this municipality asks.
The four Manilvas, and they are not alike
The municipality runs from the shoreline up into vineyards, and the places along the way have surprisingly little to do with one another.
San Luis de Sabinillas
The working town: a grid of streets behind a long promenade, with shops that open in February, a market on Sundays, a health centre, a school, and bars where the clientele is local rather than seasonal. This is where a flat makes sense as a permanent home rather than a holiday one, and it is where most of the year-round residents of the municipality actually live. You can get by here without a car, which is true of almost nowhere else at this price.
Puerto de la Duquesa
The marina: pontoons, a ring of restaurants and bars around the water, boats going out in the morning and coming back at dusk. The schemes immediately around it are the most holiday-flavoured part of the municipality and the easiest to let in summer, because guests can land, park and never start the car again. It is lively in August and quiet in January, and you should see it in both months before deciding.
Castillo de la Duquesa and the vineyard slopes
Behind the marina sits a genuine eighteenth-century fortress with a small square and a Roman villa beside it, and behind that the land climbs into the only serious vineyards on the Costa del Sol. Manilva grows moscatel, has done for centuries, and the terraced slopes give the inland schemes here a backdrop that no other coastal municipality can offer. Flats on the lower slopes see the sea over the rooftops and cost less than the ones that do not.
The village and the hills behind it
The old village of Manilva itself is a few kilometres inland and upward, white, compact, and almost entirely Spanish. There is very little apartment stock there, but it is worth the drive on a viewing day: from the top the whole coast lays out below you, Gibraltar on one side and Estepona on the other, and the sulphur baths the Romans built are a short track away. People who buy in this municipality tend to end up spending their Sundays up here.
Chullera and the western headland
At the far western edge, where Málaga province meets Cádiz, the coast turns into a rocky headland with small coves between the outcrops and a handful of low-density schemes above them. It is the quietest corner of the municipality, the water is clearest here, and Sotogrande begins on the other side of the boundary. The trade is that everything is a drive, including bread.
What the apartments in Manilva are actually like
The vintage of the stock
Most of it went up during the nineties and the first half of the two-thousands, when this end of the coast was the frontier of development and land was still cheap enough to build generously on. The practical consequences are good ones: large communal gardens, mature planting, parking that was not an afterthought, and floor plans with corridors and separate kitchens rather than one open space doing every job at once.
Size, and the one figure to watch
Average built areas here are smaller than in the hill municipalities, because the market this stock was built for wanted a holiday flat rather than a residence. That matters if you intend to live here all year: the difference between a two-bedroom designed for August and one designed for January is storage, a utility space and somewhere to put a desk. Both exist on this list at similar money, and only one of them will still suit you in the second winter.
The newer schemes
A reasonable share of what we list was finished recently or is finishing now, because developers ran out of affordable land further east and came here. Those flats bring current insulation, double or triple glazing, underfloor heating in the bathrooms, underground parking and a structural guarantee, at prices that would buy a tired resale in Marbella. Everything still under construction is on new developments.
What a budget buys among apartments for sale in Manilva
At the bottom
This is the cheapest genuine coastal entry point in the province. A one or two-bedroom flat in a gated scheme with a pool, within walking distance of a beach, for less than the price of a parking space in central London. Nothing about it is derelict and nothing about it is remote — it is simply at the far end of a coast where the near end is fashionable. For a first purchase abroad it is hard to argue with.
In the middle
Three bedrooms, or two in a much better position: a ground floor with a garden in Sabinillas, a flat on the marina with the water in front of it, a newer build on the vineyard side with the sea beyond the rooftops. In the middle of this market you are buying what a far larger sum buys in the eastern municipalities, and the specification is frequently better because the building is newer.
At the top
Penthouses with solariums, duplexes, and the few frontline positions where nothing stands between the terrace and the water. The ceiling here is modest by Costa del Sol standards, which is exactly the appeal: the best apartment in the municipality is within reach of a normal budget, and that is not true anywhere east of Casares. See penthouses in Manilva and beachfront in Manilva.
Floors in apartments for sale in Manilva
Ground floors
On flat coastal ground the ground floor carries a private garden, and the garden is what the market pays for — expect a premium per square metre rather than a discount. It is the right choice with children, with a dog, or with any intention of eating outside at a proper table. It is also the band that sells again the fastest when the time comes.
Middle floors
The efficient purchase: identical pool, identical gardens, identical service charge, lower entry price, and in a four-storey block an outlook barely distinguishable from the floor above. If the flat has to pay for itself through letting, the arithmetic works best here.
Top floors and penthouses
Light from two or three sides, nobody walking about overhead, and in the penthouses a roof terrace with the whole bay in it. At this end of the coast a solarium frequently looks west toward Gibraltar, which means the sunsets are the main event rather than a side effect. These are the flats that hold value through a soft market.
What to check before you buy apartments for sale in Manilva
The age of the building
A scheme from the nineties has had thirty summers of salt air working on its render, its railings and its flat roof. That is no reason to avoid it — some of the best-planned flats in the municipality are exactly that age — but it is a reason to ask when the façade, the roof membrane and the pool plant were last renewed, and to ask for the invoices.
The community accounts and the special levy
Quota, reserve fund, and the minutes of the last two general meetings, which are the only document that tells you what has been postponed. In stock of this vintage a deferred façade or a failing lift is the realistic risk, and it arrives as a special levy charged to whoever owns the flat on the day the vote passes. Reading twenty pages beforehand is the cheapest insurance in Spanish conveyancing.
The walk to the sea, done on foot
Measure it with your legs, not with a map. The motorway runs close to the shore along this stretch and the crossings are not evenly spaced, so two schemes the same distance from the sand can be a three-minute stroll and a fifteen-minute detour. Do it once in each direction before you decide what the position is worth.
January
Come in winter if you plan to live here in winter. Sabinillas carries on more or less as normal, the village above never stops, but parts of the marina and some of the holiday schemes genuinely empty out, and that is either peace or desolation depending entirely on temperament. Nobody can answer it for you and a January weekend answers it completely.
Living and letting in the far west
Day to day, with Sotogrande and Gibraltar next door
Sotogrande is minutes away for a marina, polo and the better supermarket runs; Gibraltar is a short drive for an airport, an English chemist and a Sunday roast if that is what you miss. Estepona old town is twenty minutes east for an evening out, and Málaga is an hour for everything else. The distances here are shorter than the map suggests because the traffic that clogs the eastern coast never reaches this far.
The letting season
Summer fills itself near the beach and the marina, and the golf courses pull in spring and autumn bookings that keep a flat earning when coastal lets elsewhere go dark. A tourist licence is required and not every community allows short lets, so establish both before you commit. Our rental service handles licensing, bookings, changeovers and the quarterly returns.
Apartments for sale in Manilva — where to go next
By position: beachfront, golf and, at the top, penthouses. Everything else in the municipality is on property for sale in Manilva, with the houses under houses, the villas under detached villas, the country property under fincas and the land under plots.
One municipality east, Casares is the obvious comparison and costs a little more; further east again, Estepona and the whole coast. When something looks right, our agents here will pull the register entry and the community accounts before you travel, and if nothing fits this morning the property alarm will mail you when it does.
Answers about apartments in Manilva
Why are apartments for sale in Manilva the cheapest on this coast?
Because this is the western end of Málaga province — beyond it the coast becomes Cádiz. The median per square metre here is the lowest of any municipality we count, roughly a third below Estepona and clearly below Casares next door. Nothing about the beaches or the buildings explains it; what you are paying less for is the distance to everything that is not the sea. That is the whole case for apartments for sale in Manilva. See apartments in Casares for the next step up.
Where should I look inside the municipality?
Three clusters, genuinely different. San Luis de Sabinillas is a working town with a promenade, a market and shops open in February — the sensible choice for a permanent home. Puerto de la Duquesa is the marina, with restaurants on the doorstep and a holiday rhythm. The hillsides west and inland are quieter again, with views and a car for everything. The whole municipality sits together on property for sale in Manilva.
How old are the apartments for sale in Manilva?
Mostly from the 1990s and 2000s, built when this end of the coast was the frontier of development. That buys generous floor plans and communal gardens that have had twenty years to grow, and it brings buildings now at the age where roofs, façades and pool plant come up for renewal. Ask for the quota, the reserve fund and the minutes of the last two general meetings before you sign — on apartments for sale in Manilva of that vintage it is the single most useful document. Our agents on the ground will read it with you.
Are apartments for sale in Manilva a sensible place to live all year?
In Sabinillas, yes: apartments for sale in Manilva there sit in a town rather than an urbanisation, and it functions in February. In the holiday schemes it is a different question, because some of them empty out in winter. That is the one visit most buyers skip and the one that decides it: see the place in January as well as in August. The whole municipality, houses included, is on property for sale in Manilva.
What should I check before buying?
The community accounts. How far the sea actually is, walked rather than measured on a map. And which of the three clusters the property is in, because they behave differently in winter and on resale. Our agents on the ground will go through all three with you before you make an offer.

Counted from our own listings every morning: apartments in Manilva sit at a median of 3,338 € per square metre across 73 comparable listings. Casares next door is at 4,118 €, Estepona at 4,836 €.
The lowest figure we publish
No municipality we count sits lower. For a buyer that is the entire argument for this end of the coast — and the cost is the drive to everything that is not the beach.
How to read the table
It splits the municipality by apartment type rather than by district, because the individual places here are too thin for a publishable median. Use it for the type premium, then the filters at the top of this page for the property itself.
| Type | Typical | Range | Listings |
|---|---|---|---|
| Penthouse | 3,409 € | 2,935 – 4,364 € | 12 |
