The table is counted fresh each morning from our Marbella listings. It covers all house types per district, because splitting by district and subtype would leave most rows with three or four listings.
The address moves the price more than the house does
Two villas of the same age and the same size, one above the coast road in the golf valley and one in a beachside estate, are not comparable purchases at all. The table reads the districts rather than the buildings, which is the right way round here: the gate sets the level and the floor area adjusts it.
Size and layout
Built area includes garage, basement and covered terraces — on a Marbella villa often a third of the total. A 500-square-metre villa with a 150-metre basement is a different house from one with 500 of living space. Ask for the distribution and read the plan before the photographs.
What the plot is actually doing for you
The plot decides the privacy, the view and how much garden anybody can use. On a terraced hillside the flat ground is only as wide as the walls holding it up, so the figure in the particulars and the piece of lawn you could put a table on are rarely the same impression. The slope is the reason, and it is best seen on foot.
| Area | Typical | Range | Listings |
|---|---|---|---|
| Puerto Banús | 8,159 € | 6,315 – 9,430 € | 16 |
| Guadalmina Baja | 6,881 € | 6,477 – 10,225 € | 26 |
| Río Real | 6,867 € | 5,248 – 8,476 € | 15 |

| Guadalmina Alta | 5,566 € | 4,375 – 9,359 € | 21 |
| Elviria | 5,269 € | 4,156 – 7,753 € | 52 |
| San Pedro de Alcántara | 5,088 € | 3,988 – 6,462 € | 48 |
| Cabopino | 4,823 € | 4,502 – 6,639 € | 15 |
| Marbella | 4,713 € | 3,634 – 7,325 € | 148 |
These are asking prices, not achieved sale prices. Use the table to see where the address premium sits, then the filters above to pin the type. Districts with fewer than ten listings are left out.
What you are paying for in detached villas for sale in Marbella
Marbella has the most famous villa addresses in Spain and the deepest market for them. Detached villas for sale in Marbella begin at € 599,000 and reach € 12,000,000, with the middle of the list at € 3,000,000 for a house of 489 square metres standing on 1,490. That works out at € 6,867 the square metre, more than villas anywhere else we list, while the plots they stand on are tighter than anything the hills offer — which is the whole municipality explained in two figures.
Compare the figures on this page with the hill municipalities and something odd appears: the houses cost considerably more per square metre and sit on less ground. That is not an anomaly, it is the whole market. In Marbella the premium is paid for an address, not for acreage — a named gate, a particular slope, a short walk down to the sand — and the ground was the thing surrendered in exchange.
Position over acreage
The addresses that command the highest prices in this municipality are measured in walking distance, not hectares. A small plot on the right hillside outranks a large one twenty minutes inland, because a position of that kind cannot be reproduced anywhere else on the coast. Where ground matters more than the name of the street, the hills one municipality inland hold several times as much of it for the same money.
The year-round town behind it
This is the practical half of the premium and it is rarely spelled out. Enough people live here all year to keep the town trading in January — restaurants, clinics, gyms, international schools and shops — which large stretches of this coast cannot say. A villa is a house you live in rather than visit, and one in a town that keeps working through the winter is worth more than its twin in a place that shutters.
Liquidity, which matters at this level
No other address in southern Spain has as many buyers standing behind it, and they arrive from every direction rather than from one or two countries. A broad buyer pool is what you are buying when you buy this postcode, and at this level it is worth paying for: it decides whether a sale takes a season or a year of waiting for the one household that wants exactly this house.
The addresses: where the detached villas for sale in Marbella are
The municipality divides into a handful of villa territories, each with its own character and its own price level. Two or three districts are a search; the whole municipality is a year of driving, and the names below are the ones worth walking before anything is shortlisted.
The hillsides above the town
Behind Marbella the land rises into gated enclaves with the bay laid out below them — Sierra Blanca, Nagüeles, Altos Reales and their neighbours. This is the dearest residential ground in the municipality after the beachside estates: manned gates, mature gardens, large contemporary houses and a view that reaches from Gibraltar round to the east. The hillside enclaves are where most of the rebuilding happens, so the street you buy into is unlikely to look the same in ten years.
The beachside estates and the Golden Mile
Between the town and Puerto Banús, a run of low-density estates sits behind the hotels on plots laid out when nobody counted square metres. These are the oldest and tightest-held villa addresses on the coast, and a house there changes hands perhaps once a generation. The frontline properties among them are on beachfront in Marbella and the upper end on luxury property.
Nueva Andalucía and the golf valley
Behind the marina, the valley holds several courses and a great many villas on sloping plots, from substantial family houses to serious contemporary builds. It is the deepest part of this list and the one where the widest range of budgets finds something, because the valley was developed over four decades rather than in one phase. See Nueva Andalucía and golf property in Marbella.
Guadalmina and the west
Beyond San Pedro the municipality ends in golf country, with Guadalmina Baja on the sea side — quiet, mature, almost entirely houses — and the slopes above the road behind it. It is the calmest villa territory in Marbella and the one that feels least like a resort, which for a certain buyer is the entire appeal.
Marbella East, from Los Monteros to Cabopino
East of the town the coast opens into pine woods and wide beaches, and the estates there hold the family villas of the municipality: larger gardens, more trees, the international schools a few minutes inland. The eastern estates buy the largest garden the money will stretch to, which is why relocating households with children end up out here rather than above the town. Start from Los Monteros, Río Real, El Rosario, Elviria, Las Chapas, Artola and Cabopino.
The rebuild market, which is particular to Marbella
Nowhere else on this coast does this happen at the same scale, and a buyer who does not know about it will misread half the listings on this page.
Why houses here get demolished
The finest plots went under the earliest houses, between the sixties and the eighties, and those houses were drawn for a way of living that no longer commands these prices. On this ground the plot is worth a multiple of what stands on it, so the usual answer is to take the old house down and build again within the same footprint. A substantial share of the dated villas on this list change hands with exactly that in mind.
What that means for a buyer who wants to move in
It means an older house on a good plot is being priced as land, and you will be bidding against developers who have run the numbers. It also means a tired villa in a prime enclave is not a bargain in the way it looks — but a tired villa in a good-but-not-prime position, where a rebuild does not quite pay, often genuinely is. That gap is where the sensible purchases on this page live.
What a rebuild looks like from the road
On the hillsides above the town there is always a house down to its frame somewhere in the street, and the sequence is visible from the gate: the roof goes first, the walls follow, an excavator takes another level out of the slope for the basement, and a season or two later a white cube stands where a nineties villa was. Whole streets above the town have turned over this way, which is why one road can hold four decades of architecture and no two neighbours look alike.
What a budget buys among detached villas for sale in Marbella
The entry level, and where it exists
It is at the eastern end and in the inland parts of the golf valley: a conventional family house with a pool on a modest plot, probably from the eighties or nineties, probably wanting a kitchen and bathrooms. These are overlooked because the photographs are poor, and for a buyer who wants to live in Marbella rather than show it off, they are the best value on the page.
Around the middle
A proper house in a good established position: four or five bedrooms, a decent pool, a garden with shade in it, a garage, and a view of either the sea or a golf course. The middle of this market is deep and moves steadily, and at this level the questions are condition, aspect and privacy rather than whether you can reach it.
The upper market
Houses drawn by named architects on the upper slopes and inside the manned enclaves: a lift between floors, underfloor heating, a gym, a cinema room, a separate wing for guests and a pool whose far edge disappears. A specification like this costs a fortune to reproduce, and the position cannot be reproduced at any price — that pairing is what carries these houses through a flat market.
The top, which is its own world
The estates along the shore and the private compounds on the hillsides, where the plot, the position and the drawings were settled together. Business is done quietly and through people rather than portals, with much of it never reaching a listing at all. The entrance to that part of the municipality is luxury property in Marbella.
Which way the house faces
On a hillside in this municipality the aspect decides how much of the year the house is actually pleasant, and it is the one thing no budget can change afterwards. South and south-west terraces take the long evenings and keep a pool usable into late October; a plot that faces east behind a ridge loses the sun in mid-afternoon through the winter. The same applies to the sea view: from the hillsides it is the angle rather than the altitude that determines whether you look at open water or at the roofs of the row below. Stand on the terrace at the hour you would actually use it, not at midday on a viewing tour.
What the slope does to detached villas for sale in Marbella
Almost every villa here stands on ground that falls away
Between the coast road and the mountain the land climbs several hundred metres in the space of a couple of kilometres, and the plots were cut into it as terraces. A level garden on a Marbella hillside was built rather than found: walls hold it up, and the flat part of a plot is exactly as large as somebody once paid for it to be. The drop decides where the pool went, where the mature trees stand, and how much of the garden a child can actually run across.
Rain, not sun, is why these hillsides are engineered
The dry months here are long and the wet ones are short and heavy, and a single autumn night can deliver what a northern European month would. The water comes off the mountain in channels that were there before the estates were, and every terrace, wall and culvert on these slopes exists to steer it past the houses. On a hillside plot the walls are part of the building, and the oldest estates have been renewing them for two generations.
The sea opens out about a hundred metres above the road
Down on the coastal strip a villa sees the water only from the front row. Climb a little and the rooftops of everything below drop out of the way, and the view runs from the bay round to Gibraltar on a clear morning. Height, not distance from the sand, is what puts the sea in a window here — which is why the enclaves above the town and the upper levels of the golf valley cost what they do.
Above the highest gate the mountain is protected ground
The ridge that stands over the town carries a protection order and no building on it, and the same is true of the high ground behind the golf valley. For a house on the slopes below, that is the most valuable fact in its particulars: the hillside above it will look the same in twenty years. On a coast where the usual worry is what goes up next door, a villa with the mountain behind it has that question settled.
The gardens around detached villas for sale in Marbella
Fifty years of planting is what the old estates are really selling
On the mature estates the jacarandas, cypresses, olives and bougainvillea went in when the roads were cut, and they now shade a terrace at four in the afternoon. A grown garden is the one thing a new house cannot be given, and it is a large part of why an unremarkable building on a planted plot in the beachside estates holds its price against something far newer up the hill.
A newly built villa hands over a garden that has not happened yet
Contemporary houses here are delivered with young palms, clipped hedges, gravel, architectural grasses and a lawn laid in strips, all of it on a timer and all of it two or three summers away from looking like anything. That is not a fault, it is a stage. The compensation is that the planting was designed around the house rather than grown around it, so nothing is in the wrong place.
Water is scarce here, and the planting shows it
Rain falls in a few weeks of the year and the rest is irrigation, which is why the gardens that look effortless on these slopes are the ones planted for the climate: olive, carob, oleander, rosemary, agave and gravel in place of grass. A lawn in this municipality is a decision with a monthly consequence, and the newer gardens here are being designed with much less of it.
The trades that keep these gardens are local and deep
Gardeners, pool engineers, tree surgeons, irrigation fitters and the people who look in on a closed house in February all work in numbers here that an inland town cannot support, because there are enough houses of this kind in a few kilometres to keep them busy all year. That depth is part of what the address is worth. The season, the calendar and the changeovers, for anybody letting the house out, are what our rental service carries.
Detached villas for sale in Marbella — where to go next
Within the municipality: houses as a whole, townhouses, semi-detached houses, apartments, fincas in the countryside, plots to build on and luxury property, with everything together on property for sale in Marbella.
Where the figures here run beyond what you had in mind, a drive of a few minutes west puts a considerably larger house within the same budget: detached villas in Benahavís for the hills and the plots, Casares and Manilva for the lowest figures on the coast, and the whole western Costa del Sol at detached villas. New construction is on new developments. When something looks right, our agents on the ground will have walked the plot and the street before you fly in, and the property alarm will mail you the morning the next one appears.
Answers about detached villas in Marbella
What do detached villas for sale in Marbella cost?
From € 599,000 to € 12,000,000, with the middle of the list at € 3,000,000 for 489 square metres built on 1,490 square metres of plot. 415 are with us at a time — the deepest villa market on this coast — and 41 of them are new build. Note the plot: a quarter of the Estepona average, because land this close to the sea was divided decades ago. The figures per square metre in the table on this page are counted fresh each morning; inland, see detached villas in Benahavís. The detached villas for sale in Marbella in the list above are what the network holds today, plot sizes and build years included.
Where are the detached villas for sale in Marbella?
Nueva Andalucía leads with 131 in the golf valley, Marbella itself follows with 122 along the Golden Mile and behind the old town. Then Elviria with 44, El Rosario with 32, San Pedro de Alcántara with 30, and Guadalmina Baja and Guadalmina Alta with about fifteen each. Each of those is its own market with its own price level.
Why is the plot smaller than in Estepona or Benahavís?
Because Marbella built out first. The villa plots here were laid out from the sixties onwards and divided as the town grew, so 1,490 square metres is a normal Marbella plot where Benahavís averages 2,311 and the coastal list 2,920. What you pay for instead is the position: 357 of the 415 have a pool, and most sit inside a gated urbanisation with gardens, security and private roads. If land is the point, residential plots in Marbella or Benahavís are the better place to look.
Which detached villas for sale in Marbella have a view of the sea?
Height decides it rather than distance from the sand. On the coastal strip only the front row looks at open water, because the roofs of everything in between are in the way; a hundred metres up the slope those roofs drop out of the picture and the view runs from the bay round towards Gibraltar. That puts the sea views in the enclaves above the town, on the upper levels of the golf valley behind Puerto Banús and on the eastern slopes, while the beachside estates trade the panorama for the walk to the water. The frontline houses are on beachfront in Marbella, the hillside valley on Nueva Andalucía, and the aspect of each of the detached villas for sale in Marbella is in its own listing.
Are the detached villas for sale in Marbella old houses or new ones?
Both, and the mix is unusual: of 415 listings 41 are new build, and the rest run from the sixties to last decade. What makes this municipality different is that the two keep swapping places. The earliest houses took the best ground, and on the upper slopes a dated villa is frequently bought to be replaced, so one street can carry four decades of architecture with a building site between them. An older house on a planted plot and a new cube with a young garden are therefore both on offer at a similar figure. realEstepona.com shows the build year on every one of the detached villas for sale in Marbella, and everything currently under construction sits on new developments.
