9 properties for sale in Sotogrande · € 549,000 to € 2,200,000 · median € 4,827/m²
Property for sale in Sotogrande on our books starts at € 549,000 and runs to € 2,200,000, with the middle of the list at € 950,000 and a figure of € 4,827 per square metre. One thing about this page is unlike every other municipality we cover: every property on it is a new build from a development we represent directly, and not one is a resale.
That is worth saying at the top rather than burying it, because it changes what the page is for. Everywhere else on this site you are looking at the open market. Here you are looking at what is being built, and the questions that matter are different ones — guarantees, stage payments and the licence that lets you move in.
Where property for sale in Sotogrande actually is
At the far western end of the coast, past Estepona and Manilva, close to where Andalusia runs out.
The town hall is in San Roque
Sotogrande is not a municipality. It is a large planned resort inside the municipality of San Roque, which sits in the province of Cádiz rather than Málaga — a boundary most buyers never notice and every lawyer does. We group it under its own name here because that is the name people use and search for, but the licences, the local property tax and the planning rules come from San Roque.
What the provincial boundary changes
Less than people fear and more than nothing. Andalusia sets the regional taxes, so the purchase arithmetic is the same as in Málaga province. What differs is which town hall holds the file, which registry records the deed and which provincial offices you deal with afterwards. Any professional working on a purchase here needs to be comfortable on that side of the line.
Far from Málaga, close to Gibraltar
Málaga airport is a long drive; Gibraltar is a short one. That single fact shapes who buys here and how they travel, and it is the most practical difference between this address and anything in Estepona. For buyers from Britain the Gibraltar connection is an advantage; for those flying from elsewhere it is a consideration rather than a problem.
What property for sale in Sotogrande looks like on our books
Three products, all of them within gated developments.
Townhouses at the entry level
Four-bedroom houses of a practical size, arranged over two floors with generous terraces, in gated schemes where the streets are quiet and the neighbours are permanent. These sit at the bottom of the range here and are the closest thing on this page to an ordinary family house. The wider market is at townhouses.
Apartments in the upper part of the resort
Flats of unusual size — well over a hundred square metres even at one bedroom — with underfloor heating, large glazed terraces and communal pools. The specification is residential rather than holiday, which tells you what they were built for. See apartments.
And detached villas
Three and four bedrooms on their own ground, with gardens the terraces open directly onto, inside the same gated communities. The top of our range here is a villa rather than a penthouse, which is the reverse of most addresses on this coast. Those are at detached villas.
Why there are no resales on this page
Not because none exist, but because of where we stand in this market.
What we actually represent here
Our books in Sotogrande are developments we work with directly rather than the general resale pool, which is how the figures on this page come to start where they do. The resale market in the resort is large, old and mostly traded by firms based inside it. We are honest about that rather than pretending to a coverage we do not have.
What a new build gives a buyer
Current insulation and glazing, underfloor heating as standard rather than an upgrade, parking included, statutory construction warranties that still have years to run, and a building nobody has had to repair yet. Against a twenty-year-old resale at the same figure, those are substantial and mostly invisible advantages.
And what it asks in return
Patience, paperwork and a tolerance for a community that has no history. A resale shows you three years of accounts; a new development shows you a forecast. The sections below are about managing exactly that.
Buying off plan, and the four documents that matter
None of these is optional, and the first two are law rather than custom.
The bank guarantee on your deposits
Spanish law requires that money paid before completion is secured by a bank guarantee or an insurance policy in the buyer's favour. Ask for it by name, read who issued it, check that it covers the amount you are actually paying, and do not release a stage payment without it in hand.
The licence of first occupation
A building is not finished when it looks finished. The municipal licence is what makes it legally habitable, insurable and connectable to services. Completion should be tied to that licence rather than to a promised date, and a developer who treats the distinction as a formality is telling you something useful.
The schedule of materials
Brochures describe specifications as adjectives. Get the schedule as a document, item by item, and establish which items are included and which are upgrades. It is the difference between two apparently identical homes at different prices, and it is the commonest source of disappointment at handover.
And the structural warranty
Spanish construction carries statutory cover on structure, weathertightness and finishes, each for a different period counted from completion. Find out who insures it, because that cover is worth real money, it transfers if you sell, and it expires quietly.
What living here is like
Quieter than the Costa del Sol people picture, and built for residents.
Houses designed for winter
Underfloor heating appears across these properties as standard, which on this coast is a statement rather than a convenience. It is what gets specified when the builder expects people to be in the house in January, and it is a reliable signal about who a development was built for.
A village feel inside a gate
The developments here are laid out as streets rather than blocks, with permanent neighbours, a bakery run and a market rather than a strip of bars. That is the texture residents describe first, and it is unlike the seasonal rhythm of the beach urbanisations further east.
And it is a driving address
The resort is large, spread out and designed around cars. There is no promenade of restaurants at the end of the street and no town centre within walking distance of most of it. That is the trade the place has always made, and it is the reason the streets are quiet: nothing passes through them because there is nowhere to pass through to. Residents who like it describe the same thing the critics do, and simply weigh it differently. Anybody who wants to walk out to dinner should be looking at a town, and the nearest of those on our books is Estepona Old Town.
What property for sale in Sotogrande costs against the coast east of it
A fair comparison, because many buyers weigh exactly this.
Against Estepona
For the same money you get more land and more quiet here, and you give up the beach promenade, the choice of resales and the shorter airport run. Our Estepona books are far deeper, which is itself an argument: more stock means more chance of the right house. Those start at Estepona East.
Against Casares and Manilva
Those two municipalities sit between here and Estepona and hold the lowest entry prices on this coast. Sotogrande asks more and delivers a different thing: a planned resort with a long reputation rather than a stretch of coast with golf on it. They are at Casares and Manilva.
And against Marbella
Not really comparable. Marbella sells proximity, nightlife and an address; this end of the coast sells space, discretion and sport. Buyers rarely hesitate between the two once they have seen both. The Marbella end is at Golden Mile.
Letting property for sale in Sotogrande
Possible, and shaped by the kind of place it is.
The licence and the community
Short letting in Andalusia requires a registration, and in a new development the community's rules on it may not be settled until the owners have met and voted. That is a genuine uncertainty rather than a technicality, and a developer's assurance is not the same as a statute. Ask what the proposed rules say and who will decide them.
Who rents here
Families and groups taking a whole house for a week or more, drawn by sport and space rather than by a beach bar. Rates are good and the calendar is thinner than a seafront flat's, which suits an owner wanting a return rather than constant turnover. Our part in running a let house is described at rental services.
And the season follows the sport
Spring and autumn work here in a way they do not on a purely coastal address, because the draw is golf and the climate for playing it. Whatever is left after management and costs is taxable whether or not you live in Spain.
Who property for sale in Sotogrande suits
Two buyers very clearly, and one who will be restless.
The buyer who wants space and discretion
Large plots, wide streets, permanent neighbours and no crowd. For somebody who found Marbella exhausting and Estepona busy, this end of the coast is the answer, and it has been the answer for sixty years The resort was planned as a whole rather than assembled plot by plot, which is why the streets curve, the services are buried and the mature trees are where they are. That planning is the difference between this and a stretch of coast that simply filled up, and it is not something a newer development can acquire at any price.
The buyer whose week involves sport
The resort was built around golf and has kept that character, with the clubs, courses and facilities that come with a long-established sporting address. For a household that plays several times a week, nothing further east offers quite the same concentration at this level of quiet.
Not the buyer who wants to walk to the sea
Most of the resort is inland of the beach, the distances are real, and a car is required for everything. Buyers whose first requirement is sand at the end of the street belong on the front line, which is at beachfront property.
Before you offer on property for sale in Sotogrande
Four checks, and three of them exist because everything here is new.
Confirm the municipality and the registry
San Roque, province of Cádiz. Establish that your lawyer and your surveyor work routinely on that side of the provincial line, because the offices, the registry and the town hall are not the ones that handle Estepona purchases.
Tie completion to the licence
Not to a date in a brochure. The licence of first occupation is the only thing that makes the building legally habitable, and every utility connection and insurance policy follows from it.
Read the guarantee before you pay a stage
Bank guarantee or insurance policy, in your favour, covering the amount you are actually transferring. This is the single protection Spanish law gives an off-plan buyer and it only works if you have the document.
And drive the journey you will actually make
From the airport you will really use, at the time of day you will really arrive. The distances here are the honest drawback of the address, and they are better understood before a purchase than after one. Our people can have the licence position, the guarantee and the schedule of materials ready before you fly: our estate agents in Estepona, and new arrivals come by property alarm.
Questions about property for sale in Sotogrande
Is Sotogrande its own municipality?
No, and it matters for the paperwork. It is a large planned resort inside the municipality of San Roque, which lies in the province of Cádiz rather than Málaga. We group property for sale in Sotogrande under its own name because that is what people call it and search for, but the building licences, the local property tax and the planning rules all come from San Roque, and the deed is recorded in a Cádiz registry. The nearest municipality on our books is Manilva.
Why is all the property for sale in Sotogrande new build?
Because our books of property for sale in Sotogrande are developments we represent directly rather than the general resale pool. The resale market inside the resort is large and old, and it is mostly traded by firms based there — we would rather say that plainly than imply a coverage we do not have. What a new build does give you is current insulation and glazing, underfloor heating as standard, parking included and statutory warranties with years left on them. See also Estepona East for the open resale market nearby.
What does property for sale in Sotogrande cost?
On our books it runs from four-bedroom townhouses at the entry level to detached villas at the top, with apartments of unusual size in between — well over a hundred square metres even at one bedroom. The figures are at the head of this page. Against Estepona the same money buys more land and more quiet and gives up the promenade, the choice of resales and the shorter airport run. The cheapest stretch of this coast is at Casares.
What do I need to check when buying off plan?
Four documents, and they apply to any property for sale in Sotogrande bought before completion. The bank guarantee or insurance policy securing any money paid before completion, which Spanish law requires in the buyer's favour — read who issued it and what amount it covers. The municipal licence of first occupation, to which completion should be tied rather than to a promised date. The schedule of materials item by item, so you know what is included and what is an upgrade. And the structural warranty, with the insurer named and the periods counted from completion. See new developments.
What should I check before buying property for sale in Sotogrande?
Four things before you offer on property for sale in Sotogrande. That your lawyer and surveyor work routinely in San Roque and the province of Cádiz, because the registry and the town hall are not the ones handling Estepona purchases. Completion tied to the licence of first occupation rather than a brochure date. The bank guarantee in hand before you release any stage payment. And the drive from the airport you will actually use, made at the hour you will actually arrive — the distances are the honest drawback here. Our part is our estate agents in Estepona.
