We publish no median per square metre for land, because a parcel inside an urbanisation takes its figure from its street rather than from its surface. The useful number is what the finished houses around it are worth — counted from our own listings each morning.
The street sets the figure
Two parcels of the same size, one beside a fairway in the valley and one on the inland edge of the same urbanisation, are a long way apart. Aspect, gradient and the houses either side move the number more than the area does.
Four districts, four levels
San Pedro and Guadalmina in the west, the golf valley behind Puerto Banús, the hillside enclaves above the town, and the pine-wood estates of Marbella East. The order has held for years: the two ends mild, the middle busy, the slopes above the town at the top.
Slope, pines and the walk to sand
The valley floor barely moves, the hillsides fall a storey across a single parcel, and the eastern plain is nearly level under standing pines. Only in the east is a beach still a few minutes on foot from an urban parcel.
| Area | Typical | Range | Listings |
|---|---|---|---|
| Puerto Banús | 8,159 € | 6,315 – 9,430 € | 16 |
| Guadalmina Baja | 6,881 € | 6,477 – 10,225 € | 26 |
| Río Real | 6,867 € | 5,248 – 8,476 € | 15 |
| Nueva Andalucía | 6,348 € | 4,812 – 9,217 € | 199 |
| El Rosario | 5,813 € | 4,164 – 7,806 € | 33 |
| Guadalmina Alta | 5,566 € | 4,375 – 9,359 € | 21 |

What a residential plot for sale in Marbella looks like on the ground
There are 59 residential plots for sale in Marbella on our books. The entry figure is € 243,000 and the top of the range € 12,000,000, with € 980,000 at the halfway mark, parcels averaging 2,594 square metres and a built figure of 836. This is ground inside a finished street rather than open country, and that single fact separates it from everything else sold by the hectare on this coast.
Almost every parcel on this page is a gap in a street that was finished around it. Walking one is less like walking a field than like standing in a garden whose house has not arrived yet.
A marked garden between finished houses
Boundary pegs or a low wall, a neighbour's hedge on one side and a wall on the other, a flat pad where the earth was pushed level years ago and a crop of wild oats over the top of it. You can usually see both neighbours from the middle of the parcel, which tells you more about the future view than any drawing will.
A street that already has kerbs and lamp posts
Tarmac up to the boundary, a kerb, street lighting, a bin at the corner and wheelie tracks where somebody parks. The infrastructure here arrived with the urbanisation, decades before the parcel came to market, which is what makes these the shortest kind of purchase in the municipality.
A corner the urbanisation drew and never sold
Many of these parcels are simply the awkward ones from the original layout: triangular, on the outside of a bend, steeper than their neighbours, or facing the wrong way for the taste of the decade in which they were drawn. Tastes moved, and a plot nobody wanted in the eighties can be the obvious one now.
Where the residential plots for sale in Marbella are
They are not spread evenly. Four parts of the municipality account for nearly all of them, and each part produces a different kind of parcel at a different level.
The golf valley
The valley behind Puerto Banús grew in stages from the seventies to the nineties and the stages never quite met, so loose parcels survive between its urbanisations. The valley floor and its lower slopes are the gentlest urban ground in Marbella, and the neighbours are gated schemes with lawns, palms and a course beyond them. See Nueva Andalucía.
Marbella East
Between the town and the municipal boundary the estates were laid out widely among umbrella pines, so a parcel there is bigger, greener and further from a boom gate than one in the valley. The eastern estates produce the largest private gardens in the municipality. Start from Elviria, Las Chapas, El Rosario and Artola.
San Pedro and Guadalmina
At the western end the streets are flat, laid out on a grid, and close to a town with a market, a church and a boulevard instead of a marina. This is the mildest level in the municipality for ground inside an urbanisation, and the part most used by people who live here all year. See San Pedro de Alcántara and Guadalmina Alta.
The hillsides and the beachside estates
Above the town the gated enclaves climb toward the Sierra Blanca, and below it the old estates run west along the shore past the famous hotels. Parcels appear there rarely and never quietly. Ground above the town and ground behind the beach are the two addresses that set the ceiling, and the finished equivalent is luxury property in Marbella.
What gets built on residential plots for sale in Marbella
Walk any of these streets and the answer is uniform enough to predict. The urbanisations were drawn for one kind of building, and the planning codes of each estate kept them that way.
A detached house with a pool, nearly without exception
Two or three bedrooms at the modest end, six or seven at the top, a pool in the garden and parking for several cars. Nothing on these parcels is built to be shared: flats and townhouses went up on larger sites assembled by developers, which is a different market from this page.
Single storey on the flat, split level on the slope
Where the ground is level the houses spread sideways around a courtyard or a pool terrace. Where it falls, they step down it, with the entrance arriving at the top floor and the living space a level below. On a hillside the front door is usually the highest room in the house, and the garden starts under it.
Flat roofs, white render and glass on the new ones
Anything built on this coast in the last decade or so is white, cubic, flat-roofed and heavily glazed toward the view, with a lap pool along one side. The older houses either side carry tiled roofs, arched loggias and rough-plastered walls from the decades when that was the local manner.
And the estate decides which of the two
Some urbanisations here keep a visual rulebook of their own about roof forms, colours and boundary walls, so the street reads as one piece rather than as a sample book. The style of a street in Marbella is usually the estate's choice rather than the owner's, and it is visible from the pavement before anybody explains it.
How steep the residential plots for sale in Marbella are
Gradient is the thing a photograph hides and a visit cannot. The municipality rises from the water to the mountain within a few kilometres, and every parcel sits somewhere on that ramp.
The valley floor is gentle
Across most of the golf valley the fall over a parcel is a metre or two, no more than a garden takes up in a couple of terraces. Gentle ground is why the valley built out faster than anywhere above it, and why its gardens are wide rather than stacked.
The hillside terraces fall away behind the gate
On the slopes above the town a parcel can drop a full storey between its road boundary and its lower one. The usable part is then a cut terrace with a bank above and a wall below, and the view from it is the reason anybody accepts the arrangement.
The eastern estates are nearly level
East of the town the coastal plain widens and the estates among the pines sit on ground that barely moves. Level ground, standing pines and a wide garden are what the east offers instead of altitude, and for a family that is frequently the better trade.
How the residential plots for sale in Marbella sit to the sea and the sun
Aspect and distance to water decide how a house on one of these parcels will feel to live in, and both were settled when the street was laid out rather than when the plot came up for sale.
South-west is the aspect the streets were drawn for
The coast here faces broadly south, so the sun crosses the garden through the afternoon and sets over the sea rather than behind the mountain. A terrace facing south-west is usable for eleven months of the year here, and one facing the hill behind is in shadow by teatime in winter.
A sea view begins above the first ridge
Below the coast road there is no height to see from; above it the roofs below start to fall away and the water appears over them. Higher again, on the enclaves under the mountain, the view takes in the bay, Gibraltar on a clear day and the African coast behind it.
The short walk to sand is an eastern thing
Only in the eastern estates do urban parcels still sit within a few minutes on foot of a beach, because the plain there is wide and the streets run down to it. Everywhere else in Marbella the beach is a drive rather than a walk, whatever the map suggests about the distance.
What the residential plots for sale in Marbella cost by district
There is no sensible rate per square metre of soil here, because two parcels of the same surface in two districts are not the same purchase. The order of the districts, though, is stable and worth knowing before you start.
The western end and the east are the mild levels
San Pedro, Guadalmina Alta and the inland parts of the eastern estates sit lowest, with the largest parcels and the flattest ground. The two ends of the municipality hold the ground an ordinary household can buy, and they are where most private buyers end up looking.
The golf valley is the middle, and the busiest
More ground changes hands in the valley than in the rest of Marbella together, which makes it the district where the going level is actually set. Inside it the spread by street is wide: a parcel beside a fairway and one on the inland edge are a long way apart.
Above the town and behind the hotels is the ceiling
In the hillside enclaves and the beachside estates the bare ground on its own matches the price of a completed villa further along this coast. Up there the garden is worth more than the house that will stand in it, and that is what stretches the range quoted above.
And the finished house next door is the measure
Whatever the district, the figure that gives a parcel here its meaning is what the completed houses in the same street are asking, since that is the building the ground is drawn for. Those are listed at detached villas in Marbella.
What is within reach of the residential plots for sale in Marbella
A parcel is bought for a daily routine as much as for a view, and in this municipality the routine changes noticeably between the western end and the eastern one.
The international schools sit in the east
The schools teaching in English, German and Spanish are clustered between the town and the eastern boundary, which is why relocating families concentrate their search there. Families pick the school before the street in Marbella, and the parcels follow from that decision rather than the other way round.
Golf is the near neighbour in the valley
In the valley behind the marina the courses are woven between the urbanisations, so a parcel there frequently backs onto fairway or looks across one. The same pattern repeats at Guadalmina in the west and at Río Real in the east: see golf property in Marbella.
Shops, clinics and a market in the two towns
Marbella town and San Pedro both carry a full working centre — market, pharmacies, public hospital, private clinics, schools and shops that trade through the winter. Most of this municipality lives year-round rather than in season, and from any parcel on this page one of those two centres is a short drive away.
And both airports are an easy run from either end
One airport sits east of the municipality at Málaga and the other west of it at Gibraltar, both reached along the coast or over the toll motorway behind the town. The eastern estates are the nearer end for one and San Pedro the nearer end for the other. The run to an airport is the least important of the distances here, because it happens a few times a year rather than every morning, and it is the one buyers weigh first.
Residential plots for sale in Marbella — where to go next
Elsewhere in the municipality: plots in Marbella for the whole picture including the commercial and rural categories, land for the larger unserviced parcels and fincas for countryside with a building already on it.
The finished alternatives are detached villas, houses and apartments, with every type in the municipality side by side on property for sale in Marbella, and what is under construction on new developments. For a wider choice of building ground, look west: residential plots in Benahavís are the largest on this coast, with the coast-wide lists at residential plots and plots for sale in Estepona. Because parcels here move quickly and often privately, the property alarm is worth setting up well before you are ready to buy.
Answers about residential plots in Marbella
What do residential plots for sale in Marbella cost?
From € 243,000 to € 12,000,000, with the middle of the list at € 980,000 on an average parcel of 2,594 square metres. 59 are with us at a time. The spread is wide because the district decides far more than the surface does: the mildest levels are at the two ends of the municipality, in San Pedro and Guadalmina Alta in the west and on the inland side of the eastern estates, while the gated enclaves on the slopes above Marbella town and the old estates behind the beach hotels set the ceiling. The golf valley behind Puerto Banús sits between the two and is where most ground changes hands. Residential plots for sale in Marbella are ground inside a finished street, with tarmac and lighting at the boundary; the open country sold by the hectare is a separate list, land in Marbella, and everything together is on plots in Marbella.
Where are the residential plots for sale in Marbella?
In four parts of the municipality, and each produces a different kind of parcel. The golf valley behind Puerto Banús grew in stages from the seventies to the nineties and the stages never quite met, so loose parcels survive between its urbanisations on gentle ground: Nueva Andalucía. Between the town and the eastern boundary the estates were laid out widely among umbrella pines, which is where the largest private gardens are — Elviria, Las Chapas, El Rosario and Artola. At the western end the streets are flat and gridded behind a working town: San Pedro de Alcántara and Guadalmina Alta. And above the town the enclaves climb toward the Sierra Blanca, where parcels appear rarely. The district filter above separates the residential plots for sale in Marbella by all of them.
What kind of house is built on residential plots for sale in Marbella?
A detached house with a pool, nearly without exception. The urbanisations here were drawn for one building per parcel, and most estates keep a visual rulebook about roof forms, colours and boundary walls, so the streets read as one piece. At the modest end that means two or three bedrooms and parking for a couple of cars; at the top, six or seven bedrooms, a lap pool and a garage under the house. Where the ground is level the houses spread sideways around a courtyard; where it falls, they step down it, and the front door arrives at what is effectively the top floor. Anything finished in the last decade is white, cubic, flat-roofed and glazed toward the view, while the older neighbours carry tiled roofs and arched loggias. Nothing on the residential plots for sale in Marbella is built to be shared: flats and townhouses went up on larger sites assembled by developers, which is a different market. The completed version of the same thing is detached villas in Marbella, and realEstepona.com lists both side by side.
How big is a plot in Marbella, and how steep is the ground?
It depends on how far from the water it sits, because size and gradient move together here. Between the coast road and the first ridge a parcel is sized for one house, a pool and a strip of garden. Above the ridge they widen, because the enclaves were laid out with space between houses and a slope needs horizontal distance to give a level terrace — on those hillsides the ground can fall a full storey between the road boundary and the lower one, and the view is the reason people accept it. East of the town the coastal plain widens and the estates among the pines sit on ground that barely moves, which is where the widest gardens are. The average across this list is 2,594 square metres; the larger unserviced parcels are on land in Marbella.
What is the difference between a residential plot and land in Marbella?
Where it is, and what is already around it. A residential parcel sits inside an urbanisation: neighbours built on both sides, tarmac and a kerb at the boundary, street lighting, a bin at the corner, and a garden-sized surface that was pushed level years ago. Land sits behind the built-up coast — slopes and river valleys inland, measured in hectares, reached by a track, with olive terraces, carob trees and dry stone walls on it and nothing else. The two are priced on completely different scales, which is why a holding of several hectares in the hinterland can ask less than a marked-out garden in the golf valley. Both appear together on plots in Marbella, and the open country on its own is at land in Marbella; building ground in Benahavís is the wider choice further west.
