Apartments for sale in Casares

172 properties for sale in Casares · € 200,000 to € 4,500,000 · median € 4,353/m²

Casares is the municipality immediately west of Estepona, and it is where the Costa del Sol quietly becomes affordable again without becoming dull. Apartments are what it mostly sells — they outnumber houses here by a wide margin — and they carry one of the lowest figures per square metre on the whole western stretch, at € 4,353 against € 5,267 for the coast as a whole. The list runs from € 200,000 to € 4,500,000, with the middle of it at € 489,000.

Why apartments for sale in Casares cost less, and what that actually means

There is no mystery to the pricing here and no catch hidden in it either. The whole premium structure of this coast is built on minutes from Puerto Banús, and Casares is further from Puerto Banús than Estepona is. That is the entire explanation. Everything else — the beach, the climate, the golf, the airport road — is the same coast it has always been.

The arithmetic of being one exit further west

Drive west along the motorway and the price per square metre falls in a smooth line, roughly a few per cent for every exit. Nothing about the sea changes, nothing about the weather changes, and the drive to Málaga grows by a quarter of an hour. For a buyer who intends to use the property rather than show it off, that is one of the better trades available on this coast, and it is why so many second-time buyers on the Costa del Sol end up looking here after starting further east.

What you are not giving up

Sand, for a start: the municipality has a long open beach with far fewer people on it than anything east of Estepona. Three golf courses within the municipal boundary. A promenade that has been steadily extended. Supermarkets, a health centre, schools, and Sotogrande a few minutes down the road for anyone who needs a marina and a polo field. The infrastructure caught up here years ago; the prices have not caught up with the infrastructure, which is the opportunity.

What you are giving up

Depth of market, mostly. Fewer restaurants open in January than in Marbella, fewer flights of fancy in the architecture, and a resale market that moves more slowly because there are simply fewer buyers circling. If you need to be able to sell in a fortnight, buy somewhere busier. If you are buying for ten years, the slower market is a feature rather than a fault — it keeps the silly prices out.

The two Casares, and they are nothing alike

One name, two completely different places, and a buyer who confuses them wastes a trip. The municipality stretches from the shoreline up into the mountains behind it, and almost nothing we list sits in between.

The village on the rock

Inland and upward, a white village stacked against a cliff beneath a Moorish castle, routinely photographed and genuinely lived in. It is one of the most striking places in Andalucía and it is not where the apartment market is: what sells up there is village houses, and very few of them. Lovely to visit, fifteen minutes of hairpins from the coast, and worth the drive on your viewing day for the perspective it gives you on everything else.

The coastal strip

Down on the shoreline, the municipality owns a few kilometres of coast between Estepona and Manilva, and essentially the entire apartment market lives there. Low-rise schemes, planted gardens, communal pools, a mix of handovers from the early two-thousands and from last year. This is the part people mean when they talk about buying in Casares, and it has its own list under apartments in Casares Playa.

The country in between

Between the two sits open hill country: cork oak, pine, the Genal foothills and a handful of rural tracks that walkers find and property hunters rarely do. It has almost no apartment stock, but it has a bearing on the ones below it. The hills are why the municipality stays cool at night in high summer, why the light in the late afternoon comes down the valley instead of flattening out, and why nobody will ever be able to build a second ring of towers behind the beach strip. A protected backdrop is worth something to a flat in front of it, even when no listing mentions it.

Where the apartments in Casares actually are

Four clusters cover almost everything, and they divide neatly by which side of the motorway they sit on.

Casares Playa and Casares Costa

The beach side. Schemes here sit between the road and the sand, which means the promenade is a walk rather than a drive and some blocks look straight out over open water. This is where the holiday rental demand is, where the summer life is, and where the premium within this municipality sits. It is still cheaper per square metre than almost anything comparable in Estepona.

Casares del Sol and Bahía de Casares

Larger planned urbanisations just inland of the beach strip, built with the generous communal areas that were fashionable when they went up: big pools, lawns, gated entries, underground parking. They offer the most flat for the money in the municipality and they suit families, because there is room for children to be outside without crossing a road. The sea is a short walk or a very short drive.

Doña Julia and Casares Golf

The golf side, inland and gently uphill, where the schemes overlook fairways rather than water and the season runs longer because golfers come in the months when sunbathers do not. Flats here are generally newer, frequently larger, and the views are green and open with the sea visible beyond. If golf is the reason you are buying, start from golf property in Casares.

Marina de Casares and Hacienda Casares

Smaller pockets with their own character — closer to the Manilva border, more compact, and often the best entry prices on the whole list. They reward a buyer who is prepared to look at a scheme rather than a postcode, and they are where a careful purchase at the bottom of this market usually happens.

What a budget buys among apartments for sale in Casares

Because the whole municipality sits low in the coastal price range, each band buys noticeably more here than the same money does further east.

The entry level

Two bedrooms, two bathrooms, a terrace, a communal pool and a walk or short drive to the beach. On this coast that combination normally costs considerably more, and it is the single strongest argument for the municipality. These flats let through the summer, run cheaply all year, and are what a first purchase on the Costa del Sol should probably look like.

The middle

Three bedrooms, or two with a far better position: a ground floor with a proper garden, a corner flat with two aspects, a top floor on the golf side with the fairway below and the sea on the horizon. Around the middle of this market you are buying what would be an expensive flat in Marbella, and you are buying it with the service charge of a modest one.

The top of this market

Penthouses with solariums, duplexes, and the few genuinely frontline positions on the beach strip. The ceiling here is far lower than in the eastern municipalities, which cuts both ways: you cannot spend a fortune, and the best thing in the municipality is within reach of an ordinary budget. For the frontline, see beachfront in Casares.

New build and resale among apartments for sale in Casares

This municipality has an unusual amount of recent construction for its price level, which gives a buyer a real choice rather than a theoretical one.

Why there is so much new build here

Land was still available and still affordable when developers ran out of room further east, so a good share of what we list was finished in the last few years or is finishing now. That means current insulation, current glazing, sealed terraces, underground parking and a structural guarantee — specification you would be paying a premium for in Marbella. Everything under construction is on new developments.

What resale offers instead

Mature gardens and trees that actually cast shade, a community with accounts you can read and minutes you can check, neighbours you can ask, and a price that reflects a finished building rather than a brochure. Most of the stock here is resale and for most buyers it remains the better answer, particularly where the earlier schemes took the bigger plots.

The tax difference

A resale carries transfer tax; a new build carries value added tax plus stamp duty, and the second combination is the heavier one. Two flats with the same asking price therefore do not cost the same to buy, and the gap is large enough to change a shortlist. Work it out before you compare them, not after.

What to check before you buy apartments for sale in Casares

The checks here are the standard Spanish ones plus one that is specific to this stretch of coast.

The community accounts

Quota, reserve fund, and the minutes of the last two general meetings. Several of the larger urbanisations here have expansive communal grounds, and expansive grounds cost money to keep. A scheme that looks immaculate may be spending properly or may be deferring a façade — the minutes say which, and nothing else does.

Which side of the motorway

This matters more here than anywhere else on the coast, because the strip is narrow and the road runs close to the sea. Beach side means you walk; inland side means you drive, even when the map suggests otherwise. Listings are frequently vague about it. Establish it before you travel, and if you can, walk the actual route from the door to the sand.

Completion, licences and the paperwork

On a recent build, ask for the first occupation licence and the structural guarantee, and confirm that the terrace and any glazing on it appear on the register. On an older flat, check for charges, confirm the boundaries of the garden, and ask when the roof and the pool plant were last renewed. Our agents on the ground will pull all of it before you book a flight.

Living in Casares, and letting the apartments for sale in Casares

Day to day

Quieter than Estepona and much quieter than Marbella, with everything you need within a few minutes and nothing you do not. The beaches stay usable in August, which anyone who has queued for a parking space in Banús will appreciate. You will want a car, but the distances are short and the motorway junction is immediate. Sotogrande and Gibraltar are a short run west; Estepona old town is a quarter of an hour east.

The letting season

Summer fills itself on the beach side, and the golf side fills the spring and autumn, which is the half of the year that empties coastal flats elsewhere. Short lets need a tourist licence and not every community allows them, so confirm both before you commit. Our rental service runs the whole season for owners who want the return without the administration.

What it costs to keep

The service charge is the number that varies most between two schemes that look alike from the gate, and it is worth asking for before you fall in love with a terrace. On top of it come the council tax, the rubbish charge, water and electricity, building insurance and, if you are not resident in Spain, an annual non-resident return even in a year when you have let nothing. None of these is large on its own and together they are entirely manageable, but they belong in the budget at the start rather than as a surprise in the second spring.

Apartments for sale in Casares — where to go next

By position: beachfront, golf and the coastal strip itself at Casares Playa. At the top of the market, penthouses. Everything else in the municipality is on property for sale in Casares, with the houses under houses, the villas under detached villas and the land under plots.

The natural comparisons are the municipality next door to the west, Manilva, which is cheaper still, and the one to the east, Estepona, which is busier and dearer. If nothing on the list suits you this morning, the property alarm will mail you the day something does.

Answers about apartments in Casares

What do apartments for sale in Casares cost?

The median for apartments for sale in Casares is shown in the figures above and recounted with every feed run, and on a coast that was built later and thinner than its neighbour it sits well below the Estepona figure for the same type. The range runs from small coastal flats to penthouses beside the golf courses, so treat the median as the middle of a wide field rather than as a price. Use the filters at the top of this page to narrow it to your own budget and size.

Where exactly are the apartments for sale in Casares?

In two groups. The coastal schemes at Casares Playa and Casares Costa, between the A-7 and the sand — three or four storeys, communal pool, parking, a walk to the beach. And the golf-side schemes inland of the road, lower in density, with larger gardens and a longer season. They are different purchases at different prices, and all the apartments for sale in Casares sit in one list above; the whole municipality is on property for sale in Casares.

Why do ground floor flats cost more than middle floor ones here?

Because on flat ground near a beach or a fairway the ground floor carries a private garden, and the garden is what the market pays for. It is the opposite of the hillside districts further east, where the floor is the view and the ground floor is the cheapest thing in the building. The exception at the top: penthouses lead again, because a roof terrace cannot be added to a scheme later. The same reversal shows up in the apartments for sale in Casares on the golf side as on the coast — see the type table on this page, or apartments in Estepona for the contrast.

Is the beach walkable?

From the coastal schemes, yes. From the golf-side ones, no — that is a drive of a few minutes. Which side of the A-7 a property sits on is therefore the first question to settle, and it is worth walking the route yourself rather than measuring it on a map. Further west, apartments in Manilva offer the same question at an even lower price level.

What should I check before buying apartments for sale in Casares?

The community accounts — quota, reserve fund and the minutes of the last two general meetings, because schemes of this age reach the point where façades and pool plant need renewing. Which side of the road you are on. And the season: visit in January as well as in August, because at this end of the coast the difference between the two is larger than it is in Marbella. Our agents on the ground will go through the paperwork with you.

What apartments for sale in Casares cost in November 2026

Counted from our own listings every morning: apartments in Casares sit at a median of 4,118 € per square metre across 127 comparable listings. Estepona, fifteen minutes east, sits at 4,836 €; Manilva, to the west, at 3,338 €.

The ground floor is not the cheap option here

It runs above the middle floor, because on flat ground a ground floor carries a private garden. The top floor leads again, for the roof terrace. The table beside gives the figure for each.

How to read it

It splits the municipality by apartment type rather than by district, because outside the two coastal areas the individual places are too thin for a publishable median. Use it for the type premium, then the filters at the top of this page for the property itself.
