Houses for sale in Manilva

59 properties for sale in Manilva · € 170,000 to € 3,700,000 · median € 3,650/m²

Houses for sale in Manilva are the cheapest on the Costa del Sol: € 3,650 per square metre against € 5,222 for the same category across the coast, and an entry price of € 170,000, which is less than a modest flat costs in the fashionable municipalities. There are 59 of them, reaching € 3,700,000 at the top, with the middle of the list at € 580,000, buildings averaging 232 square metres and plots 3,184.

What that entry figure actually buys

It is worth being concrete, because a number that low invites suspicion. At the bottom of this list is a habitable terraced house with its own front door, two or three bedrooms over two or three floors, somewhere to park and either a patio or a share of a communal pool, within a few minutes of a beach that is wider and emptier than anything east of here. Not a ruin, not a remote shepherd's hut — an ordinary house in an ordinary street.

Why it costs what it costs

Prices on this coast are a function of distance from Puerto Banús, and this is the last municipality before the province ends. Half an hour of motorway separates this shoreline from the fashionable one, and that half hour is priced into every property here. The climate is identical, the sea is identical, the golf is minutes away and the airport is an hour instead of forty minutes.

What you are not getting

Depth of market and speed of resale. Fifty-five houses is a short list, buyers are fewer, and a sale here takes patience in both directions. You are also not getting the year-round social machinery of Marbella — the restaurants that stay open all winter, the international schools, the clinics on every corner. Some of that exists in the town below; the rest is twenty minutes east.

The kinds of houses for sale in Manilva

The town house in Sabinillas

This is the category that almost nobody outside Spain looks at and it is the best value on this entire coast. In the grid of streets behind the promenade there are ordinary Spanish town houses: narrow, three floors, a roof terrace, no garden and no community charge, with a baker on the corner, a market on Sundays and the sea at the end of the road. You can live here without a car. Nothing else on this coast offers that at this price.

Townhouses in the urbanisations

Terraced houses inside gated schemes on the slopes and near the marina, with a garage below, a patio behind, bedrooms above and a share of a communal pool and gardens that somebody else maintains. For a property used a few weeks a year this is the practical choice, and the category across the coast is at townhouses.

Semi-detached and detached houses

Up the hillsides above the town and around the golf, houses with gardens and private pools looking over the rooftops to open water. These are the family houses of the municipality and they cost what a two-bedroom flat costs in Marbella. The detached end of it has its own page at detached villas in Manilva.

Houses on the vineyard terraces

Inland and upward, among the moscatel slopes, a small number of houses sit on agricultural land with hectares around them. These carry the plot sizes that lift the average on this page, and they come with their own legal questions about water, access and what may be rebuilt. They are covered at fincas in Manilva.

Choosing between them

The walkability question, which is unusual here

On most of this coast you will own a car whatever you buy. In this municipality there is a genuine alternative, because the town behind the promenade functions as a town: shops, a clinic, schools, a market, bars where the clientele is local. If being able to walk to a loaf of bread matters to you — and for many retired buyers it matters more than a view — then the choice is between a town house here and nothing else on the western Costa del Sol.

How long you will be here each year

A house inside a community looks after itself while you are away. A detached house on a hillside plot does not: the garden needs water, the pool needs servicing, the walls need looking at after a storm and somebody needs to run the taps. For four weeks a year the first is right; for six months the second starts to earn its keep. Decide the calendar before the category.

What you want to look at

From the town you see streets and, from a roof terrace, the sea over the rooftops. From the hillsides you see the whole bay with the Rock at the far side of it. From the vineyard slopes you see terraces of vines and the coast below. These are three different pleasures and the price order between them is not what a newcomer expects, because the town houses are the cheapest and the most useful.

What a budget buys among houses for sale in Manilva

At the entry level

A town house in Sabinillas needing cosmetic work, or a terraced house in a coastal urbanisation with a patio and a communal pool. Both are sound, both are usable immediately, and both cost less than the stamp duty on a house in parts of northern Europe. For a first purchase abroad it is difficult to find a safer place to make the mistakes.

Around the middle

A semi-detached or detached house with its own pool and garden on the slopes above the town, with the sea in front and the vineyards behind. This is the deepest part of the list and what most buyers reading this page want: a proper family house in good condition, at a figure that would not secure a parking space in central Marbella.

At the top

Large houses on the headland and the best positions on the hillside, with substantial plots, private pools and nothing between them and the water. The ceiling in this municipality is modest by coastal standards, which is the point: the finest house here is reachable on an ordinary budget.

Where in the municipality the houses are

The town and the promenade

The streets behind the paseo hold the town houses, and the further back from the water you go the cheaper they get and the less the sea features. One street in from the front is usually the sweet spot: quiet at night, a minute from the promenade, and no premium for a view you would only see from a roof terrace anyway. This is also the only part of the municipality where a house comes without a community charge attached, which over twenty years is a real sum.

The slopes and the golf

Above the town and behind the marina, the gated schemes and individual houses climb the hillside with the bay in front of them. The higher you go the wider the view and the longer the drive, and the course above the port means spring and autumn demand for anything let. This is where the detached houses and most of the private pools are.

The marina, the fortress and the coves

Around the port there are houses within walking distance of restaurants and boats; beside the old fortress a handful sit above an open beach with very little built around them; and out toward the rocky coast, plots get larger and neighbours scarcer. Each of these is a different week in August, and a viewing day that takes in all three answers more than any description can.

What to check before buying houses for sale in Manilva

The age of the building, and the glazing

Almost everything here is resale, much of it from the nineties and the early two-thousands, and single glazing with minimal insulation is common. So is a house with no heating beyond an air-conditioning unit and a fireplace, which is fine in May and a question in January. Both are routine jobs at predictable local prices, and both belong in the offer rather than in a surprise the first winter.

Urban or rustic classification

Inside a town or an urbanisation this is straightforward. On the vineyard slopes and the headland it is not, and the classification governs what may be rebuilt, extended or regularised — sometimes differently from what the current owner believes. The town hall will confirm it in writing and a Spanish lawyer should be instructed to ask before an offer.

Licences, the register and what was added

Ask for the building licence, the first occupation certificate and the energy certificate, then set the registry description against the house in front of you. Enclosed porches, converted garages, added bedrooms, roof-terrace rooms and undeclared pools are widespread in stock of this vintage, and anything undeclared is money the next buyer will want taken off.

Water, drainage and the slope

Establish where the water comes from and whether the supply is metered and registered, and on a hillside follow the route rainwater takes off the plot. Look at the retaining structures above and below the building and ask whether an engineer was involved. A heavy autumn here moves a great deal of water quickly, and a failed wall is the most expensive thing that happens to houses on this coast.

The community, where there is one

Terraced and semi-detached houses in the schemes sit inside a community responsible for roads, lighting, gardens and the pool, with a charge that does not pause in winter. Ask what the quota is, what the community has put aside, and what the last two general meetings decided — the minutes are the only document that tells you what has been put off. Our agents on the ground will assemble the registry entry, the classification and the accounts before you travel.

Owning a house at this end of the coast

The cheapest running costs on the coast

Council tax here is calculated on the lowest cadastral values we deal with, and rubbish, insurance and utilities follow the same pattern. Add the community quota where it applies, the pool service and the gardener on a detached house, and the annual figure is a fraction of what the same house costs to hold in Marbella. For a retired buyer that is frequently the deciding argument rather than the purchase price.

Letting

Families book houses with pools, and they book them for longer than couples book flats. The golf course above the marina fills spring and autumn, the beaches fill the summer, and northern European long lets cover part of the winter. A tourist licence is required and the rules differ between urban and rural land, so confirm the position before buying on the strength of a projection; the licence, the calendar and the filings are what our rental service takes on.

The honest view on resale

This is a small, slow market. That keeps the speculative prices out, which is why the figures on this page are what they are, and it also means a sale takes time. Buy here for ten years and the low cost of holding the house makes the wait cheap. Buy here intending to be out again within two and the arithmetic is less kind.

Answers about houses in Manilva

What do houses for sale in Manilva cost?

Less per square metre than in any other municipality we count. The current medians by type are in the table on this page and recounted with every feed run; the range runs from townhouses in coastal schemes to villas on the hillsides and the occasional finca inland. Use the filters at the top of the list to compare like with like rather than reading the municipal average — and note that houses for sale in Manilva divide into a coastal and an inland market. Everything in the municipality is on property for sale in Manilva.

Why do townhouses cost more per square metre than villas here?

Position, not quality. The townhouses sit mostly in coastal schemes near Sabinillas and the marina, where the walk to the sea does the pricing; a good share of the villas are inland and on the hillsides, with generous plots and a longer drive. On most of this coast the order is reversed, so it is worth knowing before you assume that houses for sale in Manilva follow the usual pattern — compare against houses in Casares next door.

Are there country properties among the houses for sale in Manilva?

A few, among the vineyards inland — this is moscatel country and the grape is still part of the local economy. They are older than the coastal stock and come with their own questions, starting with the legal status of what actually stands on the land, which in Andalusia is not always what the deeds describe. Treat that as a lawyer's question before it is a price question. It applies to most of the rural houses for sale in Manilva, and building land is listed separately under plots in Manilva.

What should I check before buying houses for sale in Manilva?

On anything rural: the legal status of the building, and access, water and drainage as registered rather than as practised. On a townhouse in a scheme: the community accounts — quota, reserve and the last two sets of minutes. And in both cases the winter, which at this end of the coast is quieter than anywhere else we cover. Our agents on the ground will chase the paperwork with you.

How far is everything from here?

Estepona is about twenty-five minutes east, Sotogrande ten west, Gibraltar roughly twenty-five minutes and Málaga airport an hour and a half. For anyone flying from the UK, Gibraltar is the practical airport — which makes this end of the coast better connected than its distance from Málaga suggests. The next municipality east is Casares, which sits between Manilva and Estepona in price as well as in place.

What houses for sale in Manilva cost in November 2026

Counted from our own listings every morning: houses in Manilva sit at a median of 3,784 € per square metre across 47 comparable listings. Casares next door is at 3,811 €, Estepona at 4,470 €.

Townhouses above villas

Townhouses here run at 3,785 € per square metre and detached villas at 3,999 € — the reverse of most of this coast. The townhouses sit near the sea, a good share of the villas inland, and in a market this size the map matters more than the type.

How to read the table

It splits the municipality by house type rather than by district, because the individual places here are too thin for a publishable median. Use it for the type premium, then the filters at the top of this page for the property itself.
