Apartments for sale in Benahavís

Benahavís is the mountain municipality wedged in behind Marbella and Estepona, and it does not behave like either of them. Its land touches the sea along one narrow corridor and then climbs hard into the foothills of the Serranía de Ronda, which is why apartments for sale in Benahavís sell on height, air and floor area rather than on how near the water is. The average built area here, 149 square metres, is the largest of any municipality on this coast, and the asking prices run from € 107,000 to € 3,500,000.

Why apartments for sale in Benahavís are not coastal apartments

Everywhere else on this coast, the question a buyer asks first is which side of the motorway a scheme sits on. Here the question is which contour line. The municipality was never laid out along a promenade, because for most of its length it has none; it was laid out along a river valley and the golf courses that were cut into it, and the buildings stepped up the slopes afterwards. Everything that follows from that shapes the market.

The hillside does most of the work

Put a four-storey block on flat ground and the top flat has the view. Put the same block on a slope and every single flat has one, because the land falls away in front of it. That is the quiet advantage of this municipality and the reason its schemes feel more generous than their square-metre figures suggest: terraces face outward into open valley instead of across a car park at the building opposite. It also means the usual rules about floors bend here, which is worth knowing before you filter a search by them.

Space instead of frontage

Land away from the beach is cheaper land, and developers here spent the difference on the inside. Rooms are wider, hallways are real hallways, kitchens were drawn to be cooked in and the terraces are deep enough to put a table on sideways. If you have been looking along the front and feeling the walls close in, this is the correction. The trade is simple and you should make it with your eyes open: you are swapping a walk to the sand for roughly half as much house again.

The one strip that does reach the sea

There is an exception, and it is a famous one. A thin wedge of the municipality runs all the way down to the water between Marbella and Estepona, and that is where the resort hotels and the showpiece schemes sit. It is the only part of this market where you can have a Benahavís address and still walk to a beach, and it is priced accordingly. You will find it under beachfront property and, more precisely, in the Los Flamingos section further down this page.

Where the apartments in Benahavís actually sit

Four or five distinct places carry almost the whole market, and they have very little in common beyond the postcode. Knowing which of them you are looking at turns a confusing list into an easy decision.

La Quinta

The largest and best known of them: a long, planted hillside above Puerto Banús with its own golf course, its own hotel and a road system that was built before the schemes rather than after. The views from the upper terraces take in the whole bay, and the coast of Africa on a clear winter morning. Buildings range from the eighties through to recent handovers, which means the same urbanisation offers both the cheapest way in and some of the dearest flats in the municipality. Everything there is on property in La Quinta.

Los Arqueros

Further west, straddling the Ronda road, and the most liveable of the golf addresses for anyone who intends to be here all year. The course is a Ballesteros design, the clubhouse actually serves food in February, and the schemes on the lower slopes are close enough to the village and to San Pedro to make daily life workable. Values here are steadier than at the headline addresses and the communities tend to be well run, which over a decade matters more than the brochure did.

Los Flamingos and the lower corridor

This is the coastal wedge: three golf courses stacked up a valley behind a landmark hotel, with gated schemes threaded between them and the sea in full view from almost every terrace. It is the glossiest part of the municipality and the part least like the rest of it. Buyers come here for the services as much as the property — spa, restaurants, a concierge culture — and they pay a premium for the one thing the hills cannot offer, which is sea and golf in the same frame.

The village itself

Up the gorge, white, steep and genuinely Spanish, with more restaurants per resident than anywhere else in Andalucía and a reputation for food that long predates the property boom. Flats in and immediately around the village are the least expensive on this list and the most interesting to live in: you can leave the car, walk to dinner and hear nothing at night but the river. What you give up is the view down to the coast, because the village faces inland into its own valley.

La Alquería and the western slopes

The quietest corner, on the Estepona side, where the municipality runs into the golf country around El Paraíso. Low density, mostly low rise, heavily planted, and the best value per square metre of anywhere carrying a Benahavís address. It suits buyers who want the space and the calm but have no interest in paying for a famous gate. Compare it against what the same money does in Estepona next door before you decide.

What a budget buys among apartments for sale in Benahavís

The spread between the cheapest and the dearest flat here is wider than in any coastal town, because the municipality contains both a working village and a resort. Three broad bands cover it.

At the bottom of the range

Two bedrooms in a gated scheme with a pool, in the village, on the western slopes or on the lower reaches of a golf urbanisation. These are the flats people underestimate. They are larger than their coastal equivalents, they cost less to run than a house, they let well through the season and they are the easiest thing in the municipality to sell again, because they are what most buyers can actually afford. Nothing about this band is a compromise except the altitude of the view.

Around the middle

Here the choice opens up and the question changes from what you can afford to what you want. A large three-bedroom in La Quinta with the bay in front of it. A ground floor with a walled garden in Los Arqueros. A recent handover on the western side with underfloor heating and a sealed terrace. This is the deepest part of the market, it moves the fastest, and it is where a good agent earns their keep by telling you which of three similar-looking schemes has money in the bank.

At the top

Penthouses with roof terraces, duplexes cut into the slope, and the frontline schemes in the coastal corridor. What you are paying for at this level cannot be retrofitted: the roof, the aspect, the horizon that no future planning permission can build out. That is also why these flats hold their value through a soft market better than anything below them, and why they are usually the last to come onto a list and the first to leave it.

Choosing a floor in apartments for sale in Benahavís

On a hillside the standard logic inverts, and buyers who filter by floor out of habit often filter out the best flat in the building.

Ground floors, which here are not the cheap option

A ground floor on a slope can sit above the treeline of whatever is below it, which means private garden and full view at once. That combination is scarce and the market knows it, so expect to pay a premium per square metre rather than a discount. For families, and for anyone with a dog, this is the band to start in. The list is at ground floor apartments.

Middle floors

Still the most efficient purchase in any scheme: identical pool, identical gardens, identical service charge, lower entry price. In a stepped building the middle floor frequently has the same outlook as the top one, and you will have paid considerably less for it. If you are buying to let, this is where the numbers work hardest. See middle floor apartments.

Top floors and penthouses

Light from more than one side, nobody overhead, and in the penthouses a roof terrace that doubles the outdoor space. Up here the mountain air does something the coast cannot: the evenings are cooler, which in August is not a small thing. Browse top floor apartments and penthouses.

What to check before you buy apartments for sale in Benahavís

The due diligence here is not the same as on the front, and three of these four questions exist only because the buildings stand on a slope.

The quota, and what a hillside community really costs

A gated urbanisation on a mountainside maintains terraced gardens, pumped irrigation, retaining walls, lifts, lighting, security and often its own roads. None of that gets cheaper in winter. Ask for the reserve fund and the minutes of the last two general meetings, and read the minutes rather than the summary: they tell you what has been postponed, and postponed work becomes your bill the day you sign.

The road up

Drive it yourself, in your own car, and drive it twice. A steep private approach that is charming in May is a different proposition in a February downpour, and whether the community or the town hall is responsible for resurfacing it is a question with a figure attached. Ask also where the bins are and whether a delivery van can turn round.

The register entry and the glazed terrace

Check charges first, then check that the flat on the register is the flat you are standing in. Enclosed terraces, merged bedrooms and converted storerooms are common throughout this municipality and frequently unlicensed, which is a nuisance at resale and occasionally worse. It takes an afternoon to establish and it saves an argument years later.

Water, winter and the orientation

South and west terraces get the long evenings; a north-facing one on a steep plot can lose the sun entirely in December. Ask about heating, because up here you will use it, and ask how the scheme handles water pressure on the upper floors. These are the details that decide whether a holiday flat ever becomes a home.

What life is like in the Benahavís apartments once they are yours

The car question, answered honestly

You will need one. There is no promenade to stroll to, the bus service is thin and the nearest full-sized supermarket is usually a drive. Against that: the motorway is minutes away, San Pedro and Puerto Banús are a quarter of an hour, and the airport is under an hour in normal traffic. If you want to live without a car, buy on the coast. If you are happy to drive, you are buying twice the terrace.

Letting through the season

Golf and summer both let well here, and the golf months are the useful ones, because they fill the shoulder season when coastal flats sit empty. You will need a tourist licence and you will need to confirm that the community permits short lets, as some of the quieter schemes do not. Our rental service handles the licensing, the changeovers and the tax filings for owners who would rather have the income than the paperwork.

Golf, if that is the reason you came

Few places in Europe put this many good courses inside a ten-minute radius. That is why the municipality exists in its present form, and it is why a flat here is easier to let in October than one on the beach. If the course is the point of the purchase rather than a bonus, start from golf property, which lists what is actually on a fairway.

Apartments for sale in Benahavís — where to look next

By floor: ground floor, middle floor, top floor, penthouses. By everything else in the municipality: property for sale in Benahavís, houses and villas, plots to build on.

If the hills turn out not to be for you, the obvious comparisons are apartments in Marbella on one side and the whole western coast on the other, which sits under every apartment we hold. When something looks right, our agents here will pull the community accounts, the reserve fund and the register entry before you book a flight — and if the flat you want is not on the list this morning, the property alarm will tell you the day it arrives.

Answers about apartments in Benahavís

What do apartments for sale in Benahavís cost?

From € 107,000 to € 3,500,000, with the middle of the list at € 675,000 — and an average built area of 149 square metres — the sort of floor area a hillside plot allows and a seafront block cannot. That is the point of Benahavís: the same money buys more floor than it does on the coast, and the schemes were built for space rather than for frontage. The figures per square metre in the table on this page are counted fresh each morning. On the coast, compare apartments in Marbella. The apartments for sale in Benahavís in the list above are counted from our own active listings, not from an archive.

Benahavís has no coast — what am I buying instead?

Height, quiet and golf. The municipality starts seven kilometres inland and climbs; what you get is a view over the valley to the sea rather than the sea itself, and a drive of ten to twenty minutes to the nearest beach. Most of the apartments sit in golf urbanisations — La Quinta, Los Arqueros, Los Flamingos — and the rest in and around the white village. If the first line is what you are after, look at beachfront on this coast instead.

Which floors are on the market here?

Of 188 listings, 65 are middle floors and 51 ground floors with a garden — an unusually even split, because on sloping ground a lower flat can have the better view rather than the worse one. The top is strong too: 27 penthouse duplexes and 21 penthouses, a higher share than on the coast. The floors have their own lists — ground floor, middle floor, top floor and penthouses.

What should I check before buying apartments for sale in Benahavís?

The quota above all. A golf urbanisation on a hillside maintains gardens, pools, security, lifts and its own roads, and the bill for that does not shrink in winter. Ask for the reserve fund and the minutes of the last two general meetings. Then the access: a steep private road is charming in May and a question in February, so drive it yourself. And the register entry for charges and boundaries. Our agents on the ground will pull the papers for you. That goes for any of the apartments for sale in Benahavís you ask us about.

What comes on top of the asking price of apartments for sale in Benahavís?

On apartments for sale in Benahavís, between 10 and 13 per cent for transfer tax, notary, registry and legal fees, reckoned on the price you agree. Then the quota, IBI and rubbish, and, because nothing here is in walking distance, a car. Against that stands the floor area: 149 square metres on average, where the coast gives you 132. Everything in the municipality is on property for sale in Benahavís, the houses under houses; if nothing fits yet, our property alarm will mail you when it does.

What apartments cost in November 2026, by type

Benahavís is a single place rather than a string of urbanisations, so the useful comparison is not between areas but between types of apartment.

What you are buying into

Most apartments in Benahavís belong to a gated community with a pool, maintained gardens and a service charge to match. The upside is that the property looks after itself when you are not there, which matters for a second home. The trade-off is the car: there is a village with restaurants and a school, but no promenade and no beach. If you want to walk to the sea, look at the coastal municipalities instead.

How Benahavís compares

Prices here sit between the coast and the villa quarters above Puerto Banús. Our apartments in Estepona have a median of 4,836 € per square metre across 774 listings. Marbella runs at 5,911 €. If the view is the reason you are looking here, our houses and villas in Benahavís are where that view is widest.

These are asking prices from our own active listings, not recorded sale prices, and the range column shows where the middle half of the listings sit. Types with fewer than ten comparable listings are left out, because a median over a handful of flats describes those flats and not the market.
