19 properties for sale in Manilva · € 205,000 to € 8,500,000 · median € 4,922/m²
This is the front line of the westernmost municipality of the Costa del Sol, the last stretch of shore before the provincial boundary. There are 19 properties on it, running from € 205,000 all the way to € 8,500,000 — the widest spread on any single front line we keep, because this shore holds both plain apartment blocks and a handful of extraordinary houses on headland plots. The middle of the list sits at € 550,000 and the average works out at € 4,922 per square metre, against € 7,411 for a front-line position on the coast as a whole.
Where the Costa del Sol front line ends
Follow the coast west from Málaga and it runs out here. A few kilometres further on, the province changes, the name Costa del Sol gives way to the Campo de Gibraltar, and the character of the shore changes with it. Everything on this page sits in that last stretch, which gives it a geography no other municipality on this coast can offer.
The last stretch before the boundary
Being at the end of something has consequences a buyer can use. Nobody passes through on the way to anywhere, so the beaches are the emptiest on the coast. The price gradient that runs along the motorway from Puerto Banús bottoms out here, so the same position costs less than it does anywhere east. And because the municipality is hemmed in by a boundary on one side and protected hills on the other, the amount of shoreline available is not going to increase.
Sand, then rock
The shore here does something it does nowhere else on this coast: halfway along the municipality the long dark beaches give way to a rocky headland with small coves set between the outcrops. That changes what is on offer completely. East of the change you are buying a promenade and a wide beach; west of it you are buying a cove, clear water over rock, and privacy that the sandy stretches cannot provide at any price.
What the westward aspect gives you
This is the only part of the Costa del Sol where the coast swings far enough round for the sun to set over the water with the Rock of Gibraltar and the mountains of Morocco in the frame. From a west-facing terrace here the evening is the main event of the day for eight months of the year. It is not a detail that shows up in a specification, and it is the thing owners mention first when asked why they bought.
The stretches of beachfront properties for sale in Manilva
Five distinct pieces of shoreline, and they attract genuinely different buyers.
Sabinillas and its promenade
The town stretch: a long, wide, flat paseo with a working Andalusian town immediately behind it, so the front-line flats here have shops, pharmacies, bars and a Sunday market within a few minutes on foot. This is the one part of the strip where you could live without owning a car, and for retired buyers it is almost always the right answer. The promenade is busiest on winter afternoons, which tells you who lives here all year.
Puerto de la Duquesa
The marina stretch: pontoons, a ring of restaurants and bars around the water, boats going out at dawn. The frontline properties here look at masts rather than open sea in some cases and at both in others, and they are the easiest things on this page to let in summer, because a guest can park once and walk to everything. Lively in August, quiet in February, and worth seeing in both.
Castillo de la Duquesa and the beach below it
Between the marina and the open beaches stands a genuine eighteenth-century fortress with a small square beside it and the remains of a Roman settlement next door. The shoreline below it is sandy, open and much less built up than the stretches either side, and the frontline properties there are the quietest with a real beach in front of them. It is the most characterful address in the municipality.
Bahía Las Rocas and the coves
Where the shore turns rocky, low-density schemes sit above small coves reached by steps. The water is clear over rock rather than clouded by sand, which makes the swimming and the snorkelling the best in the municipality by a wide margin. The trade is that a cove is not a beach: there is less of it, nothing is level, and a towel needs choosing carefully.
Punta Chullera and the boundary
The final headland, where Málaga province ends and Sotogrande begins on the other side of the line. The plots here are the most generous along this coast and some of them carry houses of a scale that has no equivalent nearby — which is the explanation for the top of the price range. It is remote in feel if not in distance, and everything including bread is a drive.
What the beachfront properties for sale in Manilva are
Flats in the older blocks
Most of this page is apartments in buildings that went up during the nineties and the first years of the two-thousands, when this end of the coast was the frontier of development. They were built generously because land was cheap: real corridors, separate kitchens, deep terraces, and communal gardens that have now had twenty-five years to mature. What they need is a careful read of the repair history, and a well-maintained one is the best value on this shoreline.
The newer frontline schemes
A handful of recent buildings sit along the shore, and on a salt-exposed coast their advantages are more than cosmetic: current insulation, sealed glazing, lifts to the garage and a structural guarantee that still has years to run. They carry higher service charges because the installations need maintaining, and they are the easiest properties here to let at a premium rate. Anything still being built is on new developments.
The exceptional houses
At the western end a small number of very large houses occupy headland and cove plots, and they are the reason the average built area on this page is several times the coastal norm. These are irreplaceable positions: the plots could not be created today and the coastal protection rules mean nothing further will be added beside them. They rarely reach a public list, and when they do they go to buyers who were already watching. See also detached villas in Manilva.
The widest price range on any front line we list
The bottom
A two-bedroom flat in an older block, on the paseo, with a pool and a terrace, at a figure that in much of northern Europe would buy a garage. It is the cheapest genuine front-line entry on the Spanish Mediterranean and there is nothing wrong with it beyond the half hour of motorway between here and the fashionable stretches. It is also the most liquid property on this page.
The middle
Three bedrooms, or two in a markedly better position: square to the open sea, a ground floor with a garden gate onto the promenade, a flat above one of the coves with steps down to clear water. Around the middle of this list you are buying outright what a second-row flat costs in Marbella, and the beach in front of you is wider and almost empty.
The top
The headland houses, and the occasional penthouse with a solarium facing the sunset. Supply at this level is measured in single figures and the buyers are international, so the prices bear no relation to the rest of the page. If that is the search, the relevant lists are luxury property and penthouses in Manilva, and the realistic approach is to be ready before a listing appears rather than after.
What to check before you buy beachfront properties for sale in Manilva
The demarcation, which matters more on a rocky shore
Ask for the official coastal demarcation showing where the public maritime domain ends. On a rocky coast the line follows the shape of the land rather than a straight beach, so terraces, steps down to a cove, pools and boundary walls can sit inside the protection strip or on land held under concession rather than owned. It changes what you may alter and occasionally what you own. Instruct a Spanish lawyer to obtain it in writing.
Salt and the repair record
Nothing on this coast is harder on a building than a west-facing position in an exposed spot: the poniente carries salt straight at the façade for days at a time. Ask when the render, the balustrades, the window frames and the roof membrane were last renewed, and ask to see the invoices. A thirty-year-old building with a documented history is a sounder purchase than a newer one with none.
The reserve fund
Quota, reserve fund, and the minutes of the last two general meetings, which are the only papers that say what the community has postponed. Frontline schemes here carry costs that inland ones never see — sand retention, storm repairs, corroded pool plant, sometimes a sea wall or a flight of steps down to the water. Read the minutes; the brochure will not mention any of it.
Access down to the water
On the sandy stretches this means the nearest crossing of the coast road, and the distances between crossings are uneven enough to matter daily. On the rocky stretches it means a staircase, and a staircase is a community asset that corrodes, needs rebuilding and occasionally gets closed. Walk down and back up before you decide what a cove position is worth to you.
Letting and living among the beachfront properties for sale in Manilva
The season
Summer fills itself on the promenade and around the marina, and the courses inland pull bookings through spring and autumn, which keeps a flat earning in the months that empty beach lets further east. Northern European long-lets fill part of the winter on top of that. A tourist licence is required and some communities restrict short stays, so establish both before committing. Owners who would rather have the income than the correspondence hand the whole thing to our rental service, which carries the licence application, the calendar, the cleaning between guests and the tax returns that follow.
Winter, and what stays open
More than newcomers expect. The town behind the promenade functions all year because most of its residents live here permanently, so the shops, the clinic and a good number of restaurants simply carry on. Parts of the marina and some of the holiday schemes do empty out, and whether that reads as peace or as desolation is purely a matter of temperament. A weekend in January settles it better than any amount of reading.
The neighbours over the boundary
Sotogrande starts a few minutes west, which puts a world-class marina, polo grounds and serious golf within a short drive of the cheapest front line on the coast — an arbitrage that this municipality has quietly offered for years. Gibraltar and its airport are not much further, and the drive home from a flight there is shorter than the drive from Málaga. Estepona is twenty minutes the other way for an evening out.
Beachfront properties for sale in Manilva — where to go next
Everything else in the municipality is on property for sale in Manilva: the flats under apartments, the houses under houses, the villas under detached villas, the country property under fincas, the golf-side schemes under golf property and the land under plots.
The front line continues eastward with more choice at every step: Casares next door, Casares Playa in detail, Marbella at the far end, and the whole front line on beachfront property. When something here looks right, our agents on the ground will have the demarcation, the community accounts and the register entry before you book a flight, and the property alarm will mail you the morning the next one arrives.
Answers about beachfront property in Manilva
What do beachfront properties for sale in Manilva cost?
From € 205,000 for a flat at Sabinillas to € 8,500,000 for a first-line plot at Chullera, with the middle of the 19 listings at € 550,000. Per square metre, the municipality is the gentlest on this coast — the figures above are recounted with every feed run and sit below Casares and well below Estepona. Use the filters at the top of this page to narrow the range to your own budget.
Where exactly is the beachfront in Manilva?
Along roughly eight kilometres between the Casares border and the province of Cádiz: San Luis de Sabinillas with its promenade, the marina at Puerto de la Duquesa, and the low-density headland at La Chullera looking towards Gibraltar. The village of Manilva itself sits inland and uphill, so nothing there is first line however a listing is worded. All the beachfront properties for sale in Manilva are in the single list above; the whole municipality is on property for sale in Manilva.
Sabinillas or Duquesa — which should I choose?
Sabinillas is a town that works in winter: shops, a market, bars that stay open in February, and the lowest first-line prices in the municipality. Duquesa is a marina, tighter and more resort-like, scarcer on the first line and dearer, and it holds value better when the market slows. Both appear among the beachfront properties for sale in Manilva above, and the honest answer is to spend an evening in each in January. The stock behind the first line is under apartments in Manilva.
Is there land among the beachfront properties for sale in Manilva?
Occasionally, and that is unusual among beachfront properties for sale in Manilva — the plots at the Chullera end are why the top of the range on this page is land rather than a house. They come with the full set of questions: the coastal protection zone, the municipal planning status, and what a licence will actually permit. Current plots and land in the municipality are under plots in Manilva, and our agents on the ground will check the planning file before you commit.
What should I check before buying beachfront properties for sale in Manilva?
Whether the title is freehold or a coastal concession, which a lawyer establishes and which is not a formality here. What the last façade and pool works cost and what the reserve fund holds, because on buildings of this age salt has already had thirty years to work and a thin reserve means a special levy is coming. And the season: at this end of the coast the gap between January and August is larger than it is in Marbella, so visit in both before you decide. Our agents on the ground will pull the community accounts and the register entry before you offer.

The table beside is counted fresh each morning from our Manilva apartment listings — most of the first-line stock is apartments and townhouses, so this is the closest honest reference.
Budget
Add 10 to 13 per cent for transfer tax, notary, registry and legal fees. On a 350,000-euro apartment that is 35,000 to 45,500 euros.
Read the premium as sitting above the table
These are asking prices across all apartments in the municipality, not only those on the sand. The first line commands more than the figures shown — and unlike the stock behind it, nobody can build more of it.
The lowest base on this coast
Manilva sits below Casares, which sits below Estepona. That is the whole proposition of this end of the coast, and it is the reason a first-line townhouse here costs what a second-line flat costs twenty-five minutes east.
