In Marbella the address moves the price more than the property does. The table is counted from our own listings each morning, so it follows the market rather than the date this page was written.
And what the floor is worth
Within one urbanisation the floor is the second lever. A penthouse buys the view and the roof terrace; a ground floor apartment buys the garden and the short way to the pool.
Where to start looking
Puerto Banús and Nueva Andalucía are the addresses most international buyers name first, and the prices show it. If the budget matters more than the postcode, the eastern urbanisations — Elviria, Cabopino, Las Chapas — give you the same coast at a different level, and San Pedro de Alcántara is a working town with a beach rather than a resort. Use the filters above this text to narrow by area, floor, bedrooms and price.
Worth comparing with the neighbouring municipalities
The differences are large enough to change what a budget buys. Our apartments in Estepona have a median of 4,836 € per square metre across 774 listings. Benahavís sits at 4,976 €, inland and quieter. And if you want a plot of your own, see our houses and villas in Marbella.

Why the choice of apartments for sale in Marbella is bigger than anywhere else
Marbella is the deepest apartment market on the Costa del Sol and one of the deepest in Spain. Apartments for sale in Marbella run from € 183,000 to € 24,000,000 — a spread no other municipality on this coast comes close to — and the middle of that range stands at € 695,000, on 141 square metres of built area on average. At € 5,990 per square metre Marbella is the dearest address on this coast, and the reason is not mysterious: everything else here is priced by its distance from it.
The municipality has been building continuously since the nineteen-fifties, through at least four distinct eras of taste, and Marbella has demolished almost nothing it ever built. The result is a market with more genuine variety than anywhere else on the coast: low beach schemes from the sixties standing in gardens nobody would be granted now, blocks of flats from the eighties along the shore road, gated golf developments from the nineties, and this year's handovers in glass and stone, every one of them on the market at once and all inside a few kilometres.
One municipality, five towns
Nobody who lives here thinks of Marbella as one place. It is a chain of settlements strung along nearly thirty kilometres of coast, each with its own centre, its own character and its own price level, and the single most useful thing a buyer can do is work out which of them they are actually shopping in. Get that right and the list below stops being overwhelming.
The widest price range on this coast
At the bottom of this list is a modest flat in a working neighbourhood; at the top is a duplex with a sea view that costs more than every property in some entire municipalities put together. Both are honestly described as apartments in Marbella, which is why filtering carefully matters more here than anywhere else. The figures at the head of this page are counted fresh every morning, so the range you see is today's range rather than last year's.
The shops and the clinics here stay open through the winter
This is the practical argument for paying the Marbella premium and it is rarely made properly. The town has enough permanent residents to keep its restaurants, gyms, clinics, schools and shops trading all year, which large parts of this coast simply do not. If you intend to spend winters here, or to let to people who do, the year-round economy is the thing you are buying, and no amount of money buys it further out.
The five Marbellas, from west to east
San Pedro de Alcántara
A real Andalusian town that happens to sit inside the municipality: a proper centre with a church and a market, a long new boulevard where the bypass used to be, a wide beach and a promenade, and prices meaningfully below everything to the east of it. This is where local families live, and San Pedro gives you the most usable floor area per euro in the municipality. Everything there is on property in San Pedro de Alcántara.
Nueva Andalucía and Puerto Banús
The golf valley behind the marina, and the marina itself. Nueva Andalucía is the deepest single district on this coast and the natural first stop for an apartment buyer: hundreds of gated schemes on sloping ground, pools everywhere, five golf courses in the valley, and a price range running from modest to extraordinary. Puerto Banús next door is the one address where you are paying for the walk rather than the floor. See apartments in Nueva Andalucía and Puerto Banús.
Marbella town and the Golden Mile
The old town kept its street plan, its squares and its daily trade intact, and it is the one centre on this coast that still works entirely on foot. West of it the Golden Mile runs toward Banús past the famous hotels, with mature beachside estates on one side of the road and Sierra Blanca climbing on the other. Flats here carry the highest prices per square metre in the municipality and the strongest resale record, because the supply is fixed and nothing further can be built on the sand.
Marbella East, from Los Monteros to Cabopino
Past the town the shoreline widens into the stretch that relocating families keep choosing: wide beaches, pine woods, the international schools, and large low-density schemes with gardens big enough to lose children in. Los Monteros and Río Real sit closest to town; Elviria and Las Chapas form the middle; Cabopino at the far end has a small marina and a dune reserve beside it. Start from Elviria, Los Monteros, Río Real or Cabopino.
Guadalmina and the western edge
Beyond San Pedro the municipality ends in golf country: Guadalmina Baja on the sea side, quiet and expensive and almost entirely houses, and Guadalmina Alta above the road, where the apartment schemes sit among fairways within walking distance of a small commercial centre. It is the calmest corner of Marbella and the one that feels least like a resort. See Guadalmina Baja and Guadalmina Alta.
What a budget buys among apartments for sale in Marbella
The entry level, and where it actually exists
It exists, but not everywhere. The entry level is in San Pedro, on the inland edges of Nueva Andalucía and in the older eastern schemes, along with parts of Marbella town away from the sea where a flat still needs work. At that level you are buying into the best-serviced municipality on this coast for what a quieter one would ask for the same rooms. What you do not get at this level is a sea view, so decide early whether that matters.
Around the middle
The deepest and fastest-moving part of the market. A three-bedroom in a well-run Nueva Andalucía scheme with the valley in front of it. A ground floor with a garden in Elviria, ten minutes from a school. A refurbished flat in the old town with a roof terrace. At this level the constraint stops being money and becomes patience, because the right one appears every few weeks rather than every few months.
The upper market
Here you are buying into addresses rather than buildings: the Golden Mile, the beachside estates east of town, the frontline schemes in Banús, the newest handovers in Sierra Blanca. The flats are larger, the communities employ concierges and run gyms and spas, and the service charges reflect all of it. It is also where most new construction goes up, since only land at these values carries that level of finish.
The top, which has no real ceiling
Penthouses and duplexes in a handful of schemes where the terrace is bigger than most apartments and the view is the entire bay. Supply is tiny, buyers are international, and the prices at the top bear no relation to the rest of this list. If that is the search, begin at luxury property in Marbella rather than here.
Floors and positions in apartments for sale in Marbella
Ground floors
A private garden opening onto communal lawn, which in this municipality often means mature trees and a lot of it. These sell fastest, and a ground floor carries a premium over the identical flat upstairs, because outside space is the one thing this market never has enough of. Browse ground floor apartments.
Middle floors
The sensible purchase in any scheme: the same pool and the same gardens as the neighbours, reached from a cheaper front door. In Marbella the saving is large in absolute terms simply because the prices are high, and on sloping ground in Nueva Andalucía a middle floor frequently has the identical view to the top one. See middle floor apartments.
Top floors and penthouses
Light, quiet, and in the penthouses the solarium: a roof terrace is the one thing a finished building cannot gain, and the feature that holds its value most stubbornly when the market cools. Lists at top floor apartments and penthouses.
First line, and what it really means
The phrase gets used loosely. Genuine first line means nothing stands between the building and the beach, and in Marbella that stock is finite, old and jealously held. It commands a premium over an identical flat one row back that strikes newcomers as absurd and that has been stable for forty years, because no further frontline land is ever coming. The honest list is at beachfront in Marbella.
Málaga airport is forty minutes from apartments for sale in Marbella
Two roads run the length of the municipality, and only one of them moves in August
The A-7 carries the built-up coast from end to end, with traffic lights, roundabouts and side turnings along it, and the coast road stops moving for whole afternoons in summer. The AP-7 toll motorway runs behind the town, climbs above the golf valley and is close to empty by comparison. Residents use the first for anything local and the second for the airport or for crossing the municipality, which is why the same drive from the eastern estates to Puerto Banús can be a predictable twenty minutes or an unpredictable hour, depending entirely on which of the two you choose.
Two airports serve this coast, and the smaller one is often the easier arrival
Málaga is the airport almost everybody uses: forty minutes on a clear run, considerably longer through August, and connected to most of northern Europe right through the winter. Gibraltar lies roughly an hour to the west, with a short runway, a small terminal and a border crossing, and for owners coming from Britain it is frequently the quicker journey door to door. Having two of them inside an hour is a large part of why this municipality fills in February as well as in July, and why owners here come for long weekends rather than for fortnights.
Which side of the road, and the walk
The coast road divides this municipality in a way that is genuinely confusing from a map, and the difference between a scheme on the sea side and one across the road is both a lot of money and a daily reality. Walk the route from the door to the sand once. It settles the question better than any description, including this one.
The old quarter is the one address here a household can manage without a car
Marbella's historic centre keeps a market, a chemist, schools, banks and the beach inside a few streets, with the paseo running east from it along the sand, and in the old quarter a household can live without driving. Flats there are small, old and tightly held, and the buyers are people who have decided that walking everywhere is worth more to them than a pool and a parking space. Nothing else in the municipality offers that particular bargain, and nothing else in it is as hard to catch on the market.
Living with apartments for sale in Marbella
Schools, if you are coming with children
This is the practical reason many families choose the eastern side. The international schools are clustered between the town and Elviria, they teach in English, German and Spanish, and they are the single biggest factor in where relocating families end up buying. If school runs are in your future, pick the school first and the flat second — it narrows the search usefully and it is the one constraint you cannot renegotiate later.
Letting
Letting works here as it does nowhere else on this coast: the season amounts to something like ten months rather than three, and the town carries a corporate and a golf market alongside the holiday one. Short lets need a licence, and plenty of communities here add rules of their own on top of it. Our rental service runs the whole thing for owners who want the income and not the inbox.
The sand gets wider towards the eastern end of the municipality
Marbella's shoreline changes character along its length, and the change is worth a drive before anybody picks a district. West of the marina the beaches are narrow and backed by promenade and estates; around the town they are busy, serviced and walkable from the centre; east of Los Monteros they open out into the broadest sand in the municipality, with pine woods behind them and a dune reserve at the far end beside Cabopino. Which beach a household will actually use settles more than the view from the terrace does.
Apartments for sale in Marbella — where to go next
By floor: ground floor, middle floor, top floor, penthouses. By position: beachfront, golf, luxury. By district: Nueva Andalucía, Puerto Banús, San Pedro, Elviria, Las Chapas, Artola, El Rosario.
Everything in the municipality is on property for sale in Marbella, where the houses, the detached villas and the plots each have a list of their own. If the prices here are steeper than you had planned, the same coast carries on west at a different level: apartments in Estepona and Benahavís. When something looks right, the property alarm will tell you the morning the next one like it arrives.
Answers about apartments in Marbella
What do apartments for sale in Marbella cost?
From € 183,000 to € 24,000,000, with the middle of the list at € 695,000 and the average built area at 141 square metres — nineteen square metres more than the same type in Estepona, and a step up on the asking price with it. Almost all of it is resale: only 47 of the current listings are new build. The figures per square metre in the table on this page are counted fresh each morning; for the step down the coast, see apartments in Estepona. The apartments for sale in Marbella in the list above are counted from our own active listings, not from an archive.
Where are the apartments for sale in Marbella?
Most of the stock sits in a handful of districts. Nueva Andalucía holds 299 listings, golf valley rather than seafront. Marbella itself has 314 — old town, Golden Mile and the blocks behind the paseo. Puerto Banús has 145 in walking distance of the marina, Elviria 101 on the quieter east side, and San Pedro de Alcántara adds 90, at the lowest prices of the five.
Is a penthouse duplex worth the premium here?
It is a bigger part of this market than anywhere else on the coast: 107 of the current listings, against 100 ordinary penthouses. What you buy is the roof — two floors with the terrace on top, and a view that no later building can take away, which is exactly why they hold their price. They also keep the bedrooms on a level of their own, away from the living space, which is the part owners name when asked what they would not give up. The whole top floor of the market is on penthouses in Marbella, the floors below on middle floor and ground floor apartments.
Which floor should I choose among apartments for sale in Marbella?
Four floors are on offer here and each is a different property rather than a different price. The ground floor hands you a garden you step straight out into and a front door with no lift behind it. A middle floor hands you the same gardens, the same water and the same gate as everybody else in the building, reached from a cheaper door. A top floor hands you light coming in over the rooflines and nobody walking about above your head. A penthouse hands you the roof.
How the municipality divides up is worth knowing before you filter anything: 537 middle floors against 199 ground floors, 37 top floors and 207 penthouses. Middle floors are the deepest band and the least expensive route into a given address. Garden flats move quickest, because families with small children, owners with a dog and buyers who have finished with staircases all want the same thing. Penthouses hold their price hardest, since no finished building can grow a roof terrace afterwards. Top floors are thinner on the ground than middle floors, because a block has one of them for every stairwell and no more.
The useful way to decide is to settle what you will do outdoors before you look at a single asking price. A garden here is in use for most of the year, and a roof terrace is mostly used after the sun drops. Where the answer is that neither would see much use, the same money reaches further into the address instead. The separate lists are ground floor, middle floor, top floor and penthouses, while the apartments for sale in Marbella above gather all four levels into one list with a floor filter over it.
How long is the drive from Málaga airport to apartments for sale in Marbella?
Reckon on forty minutes from the terminal on a clear run, and a good deal more on an August afternoon. Gibraltar is the alternative, about an hour away in the other direction, with a short runway, a small terminal and a land border to cross on the way out. Flights into both run through the winter as well as the summer. Having two of them within that reach is why owners in this municipality come over for long weekends in winter instead of only for a fortnight in summer.
The road you pick matters more than the kilometres. Two of them run the length of this coast: one threads through the towns with lights and roundabouts on it and clogs in high season, the other is the toll motorway that climbs inland behind the built-up strip and keeps moving. The toll road turns an unpredictable hour into a reliable half-hour, and anybody living here uses it for the airport run and for crossing from one end of the municipality to the other.
Distances inside Marbella read shorter than they drive. The two ends of it, Cabopino in the east and San Pedro de Alcántara in the west, are around half an hour apart once the coast road is busy, and a hillside urbanisation that looks walkable on a plan can be a long climb back up from the beach. Which district you buy in shapes an ordinary day far more than the distance to either airport does. So start from the district: Elviria, Nueva Andalucía and San Pedro de Alcántara hold a large share of the apartments for sale in Marbella between them, and every listing on realEstepona.com names the district it belongs to.
