We publish no median per square metre for this category. With parcels this varied a rate per square metre would mislead rather than inform — a hectare in a river valley and a hectare of bare hillside are both land. The useful reference is what finished houses are worth in each district, counted from our own listings each morning.
Three positions, three levels
The hinterland under the Sierra Blanca is the mild end, where whole holdings ask less than a garden on the coast. The woodland behind the eastern estates sits above it. A leftover corner inside the built-up strip is another market altogether.
The hectare, not the metre
Out here the figures are quoted for whole holdings, and the flat part matters more than the total: on a steep parcel a good share of the surface is rock, ravine or bank, and the level ground is whatever the old terraces made.
Lanes, tracks and distance
From most of this ground the coast road is a quarter of an hour on narrow lanes, and the towns ten minutes beyond. What the altitude gives back is the whole bay at once, air that moves in August, and nights several degrees cooler than the seafront.
| Area | Typical | Range | Listings |

| Marbella | 4,713 € | 3,634 – 7,325 € | 148 |
These are asking prices for finished houses in the built-up districts below this ground, as a read on each district rather than as a valuation of open country. Districts with fewer than ten comparable listings are left out.
What land for sale in Marbella actually is
In a municipality with well over a thousand properties on our books, land for sale in Marbella amounts to 15 parcels. That ratio is the whole story of this page. Asking figures start at € 290,000 and reach € 23,000,000; the halfway mark is € 1,300,000, over a typical holding of 7,106 square metres. This is open country rather than marked-out building ground, and it is the one list in Marbella where the unit of measurement is the hectare.
The word covers everything in the municipality that is not a street with a gap in it. In practice that means the ground behind the built-up coast: slopes, valleys and old farmland, with a wall or a watercourse for a boundary.
Open ground behind the built-up coast
Walk one of these parcels and there is nothing on it — no kerb, no lamp post, no mains at the edge, frequently not even a fence. What marks a boundary out here is a dry stone wall or the line of a stream, and the nearest neighbour may be a goat track away rather than over a hedge.
Old terraces, carob and cork oak
Most of this ground was farmed before the coast was built, so it comes in shallow terraces held up by stone, with irrigation channels that still run after rain and trees that were planted for a crop rather than for a garden. The shape of the ground here was made by farmers, not by a plan.
Reached by a track rather than a street
Access is a lane off a country road, or a farm track shared with a neighbour, and in several cases a ford that is impassable for a day or two in winter. The last stretch is usually unsurfaced, and in August the dust from it settles on everything within a hundred paces.
Where the land for sale in Marbella lies
It is not spread evenly, and it is almost all behind the coastal strip. Four kinds of position account for the whole list, and the difference between them is substantial.
The river valleys behind the coast
Three rivers cut inland through the municipality — the Guadaiza behind San Pedro, the Río Verde behind Puerto Banús and the Río Real behind the town — and the flatter ground along them was the farmed part. The valley floors are the only level open ground left in Marbella, and they carry the oldest terraces.
The slopes under the Sierra Blanca
Above the last urbanisations the ground turns steep and rocky, with cork oak, pine and wild olive on it and the limestone wall of La Concha overhead. Parcels there are large, cheap by the hectare and close to vertical in places, and the view from them runs the length of the bay.
The gaps between the eastern estates
Behind Elviria, Las Chapas and Cabopino the pine woods continue inland for several kilometres before the hills begin, and parcels of that woodland come up from time to time. The eastern woods are the greenest ground in the municipality, and the closest open country to a beach. See Elviria and Cabopino.
And the occasional corner inside the built-up strip
Now and then a parcel inside the developed coast is filed here rather than with the serviced ground: a slope between two urbanisations, a strip left over from an old boundary, an awkward shape earlier builders went around. A leftover corner on the coastal strip takes its figure from the houses either side, and that is why the range above is so wide. Those are easier to compare with residential building ground.
How large the land for sale in Marbella is
Size is the first thing that separates this list from every other one in the municipality, and the figures are not comparable with a garden at all.
The hectare is the unit
Where a serviced parcel is described in square metres, these are described in hectares, and the larger holdings run to several. One parcel here can be the size of an entire urbanisation, which is why the average above says so little about any individual listing.
Boundaries follow walls and watercourses
Nothing out here was drawn on a drawing board. The edges follow a terrace wall, the bed of a stream, the line of a track or a row of trees somebody planted as a marker, and a holding can be an awkward ribbon rather than a rectangle.
The usable part is rarely the whole
On a steep parcel a good share of the surface is rock, ravine or bank. What matters on open ground is the flat part, not the total, and on these slopes the flat part is whatever the old terraces made.
And a holding can run from a lane to a forest
Because the boundaries follow the land, a single parcel frequently climbs from a road at the bottom to pine forest at the top, crossing two or three kinds of ground on the way: terraces, scrub, then bare hillside. Walking it end to end takes longer than driving between two urbanisations.
Why land for sale in Marbella is so scarce
The shortness of this list is not a market mood. The municipality has been building continuously since the nineteen-fifties, and both of its edges are closed.
Built out, and in which order
The sea front went first, then the Golden Mile and the hillsides above the town, then the golf valley behind the marina, then the eastern estates out to the boundary. Each wave took the easiest ground it could reach, and what survived into this decade is what earlier builders went around.
The mountain behind carries protection
La Concha and the ridges of the Sierra Blanca behind the town are protected, so the municipality cannot simply climb away from the sea the way an inland town spreads outward. The band between the water and that line is all the ground there is.
And the shore in front belongs to everybody
Spanish law holds the shoreline in public hands, with a protection strip behind it. Not one metre of this coast is private, which fixes the seaward edge of the municipality as firmly as the mountain fixes the landward one.
And nothing at all on the burnt ground
Fire has been through parts of these hills more than once, and where it passed the cover comes back as gorse, broom and young pine rather than as the oak it replaced. A hillside that burnt a decade ago still reads as scrub from the road, and the difference between that and mature woodland is visible from the coast below.
What grows on the land for sale in Marbella
Open ground is described by what is standing on it, because that is all there is to describe. In this municipality the vegetation changes with the altitude in three clear bands.
Olive, carob and almond on the terraces
The farmed band, from the valley floors up to a few hundred metres, carries the crop trees that were planted when this was countryside. Carob and olive on a terrace tell you the ground was worked, and many of those trees are older than anything built on the coast below them.
Cork oak and pine above them
Higher up the planting stops and the natural cover takes over: cork oak, Aleppo pine, wild olive, rosemary and gorse, with the bare limestone showing through near the top. It is cooler up there by several degrees through the summer, and the air moves even in August.
Water in winter, dry by August
The streams here run hard after the autumn and spring rains and stop altogether in high summer, which is why the terraces were built with channels and cisterns. A watercourse on one of these parcels is a seasonal thing, and in a wet February it decides where the track can go.
And the wild cover between the bands
Between the last terrace and the first oaks there is usually a belt of abandoned ground: fig and prickly pear where a farmstead stood, bramble in the gullies, and grass that is green in March and straw-coloured by June. Abandoned farmland is the commonest surface on this list, and it is what most of these parcels look like on a first visit.
How far the land for sale in Marbella is from the coast
Everything on this page is inland of the built-up strip, so the question is not whether you can walk to a beach but how long the drive down is and what you give up for the distance.
Twenty minutes of lane from the marina
From most of this ground the coast road is a quarter of an hour away on narrow lanes, and Puerto Banús or the old town perhaps ten minutes beyond that. Twenty minutes inland is a different climate from the seafront, cooler at night and quieter all year.
The sea becomes a view rather than a destination
What the altitude buys instead of a short walk is the whole bay at once: the coast from Gibraltar round to the eastern beaches, the lights of the towns at night and the African mountains behind on a clear winter morning.
And the towns are where everything else is
There are no shops out here. Marbella town and San Pedro hold the markets, the pharmacies, the hospital and the schools, and from the hinterland one of the two is a drive rather than a walk. Open country in Marbella means driving for a loaf of bread, and that is the honest trade for the space.
Málaga is an hour, Gibraltar rather less
From the hinterland the run to Málaga airport is about an hour along the coast or over the toll motorway behind the town, and Gibraltar is nearer from the western valleys. Both airports are reachable within the hour from open ground here, which is the practical reason people look inland at all rather than at open country further from the coast.
What the land for sale in Marbella costs
The spread on this page is the widest of any list in the municipality, and it has nothing to do with quality. Two parcels of the same surface in two positions are not remotely the same purchase.
Priced by the hectare, not by the metre
Out in the hinterland the figures are quoted for whole holdings, and a rate per square metre of soil would be meaningless against them. A rate per square metre says nothing at all about open ground, which is why we publish no median for this category.
The inland parcels are the mild end
Behind the coast, up the river valleys and under the mountain, a holding of several hectares can ask less than a marked-out garden inside an urbanisation a few kilometres below it. That is the bottom of the range above, and it is where most of the list sits.
The eastern woods sit in the middle
Woodland behind the eastern estates is nearer the beaches and nearer the schools than the hinterland, and it is priced accordingly — above the inland holdings and well below anything on the coastal strip.
And a corner on the coast is a different market
A leftover slope between two urbanisations takes its figure from the houses either side of it rather than from its acreage. On the coastal strip the neighbours set the price, not the ground, and the finished version of those neighbours is at detached villas in Marbella.
Land for sale in Marbella — where to go next
Also in the municipality: plots, residential plots and commercial plots for serviced ground, and fincas for countryside that already carries a house.
The built alternatives are detached villas, houses, apartments, beachfront and luxury property, with the whole of it in one list on property for sale in Marbella and what is being built right now on new developments. For open ground with a genuine choice, look west: land in Benahavís climbs into the Serranía de Ronda, with the coast-wide lists at land and plots, and our agents on the ground know which lanes these parcels sit on. Because open ground surfaces rarely and goes quietly, the property alarm is the sensible way to watch this category, and owners of ground here will find us at selling your property.
Answers about land in Marbella
What does land for sale in Marbella cost?
From € 290,000 to € 23,000,000, with the middle of the list at € 1,300,000 on an average parcel of 7,106 square metres. It is a short list — 15 parcels at a time — and the spread is the widest of any list in the municipality, because position does all the work. In the hinterland under the Sierra Blanca a holding of several hectares can ask less than a marked-out garden inside an urbanisation a few kilometres below it, and that is where most of the land for sale in Marbella sits. The woodland behind the eastern estates is nearer the beaches and the schools and is priced above it. And a leftover corner inside the built-up coastal strip takes its figure from the houses either side of it rather than from its acreage, which is what stretches the top of the range. The serviced ground is a separate list: residential plots in Marbella.
What is the difference between land and a residential plot in Marbella?
Where it is, and what is already around it. A residential parcel sits inside an urbanisation: neighbours built on both sides, tarmac and a kerb at the boundary, street lighting, and a garden-sized surface pushed level years ago. Land is the open country behind the built-up coast — slopes, river valleys and old farmland, measured in hectares, reached by a lane or a farm track, with a dry stone wall or the bed of a stream for a boundary and nothing standing on it at all. The two are described in different units and valued on different scales, which is why a whole holding inland can cost less than a garden on the coast. Both appear together on plots in Marbella, and countryside that already carries a house is a third category again: fincas in Marbella.
Where is the land for sale in Marbella?
Almost all of it is inland of the developed strip, in four kinds of position. Three rivers cut back through the municipality — the Guadaiza behind San Pedro, the Río Verde behind Puerto Banús and the Río Real behind the town — and the flatter ground along them is the farmed part, with the oldest terraces on it. Above the last urbanisations the slopes under La Concha and the Sierra Blanca turn steep and rocky, carrying cork oak, pine and wild olive, and the view from them runs the length of the bay. Behind Elviria, Las Chapas and Cabopino the pine woods continue inland for several kilometres, which is the closest open country to a beach. And occasionally a leftover slope inside the built-up coast is filed with the land for sale in Marbella rather than with the serviced ground.
How large is the land for sale in Marbella, and how steep?
Large enough that the unit is the hectare rather than the square metre, and steep enough that the flat part matters more than the total. Nothing out here was drawn on a drawing board: the edges follow a terrace wall, the bed of a stream, the line of a track or a row of trees planted as a marker, so a holding is often an awkward ribbon rather than a rectangle and can climb from a road at the bottom to pine forest at the top. On the steeper parcels a good share of the surface is rock, ravine or bank, and the level ground is whatever the old farm terraces made. The average across the land for sale in Marbella we list is 7,106 square metres, which says very little about any single listing — the marked-out garden plots are on residential plots in Marbella instead.
What grows on open land in Marbella, and how far is the coast?
The cover changes with the altitude in three bands. From the valley floors up to a few hundred metres the ground carries the crop trees that were planted when this was farmland — olive, carob and almond on terraces held up by stone, with irrigation channels that still run after rain. Above that the planting stops and the natural cover takes over: cork oak, Aleppo pine, wild olive, rosemary and gorse, with bare limestone near the top. In between there is usually a belt of abandoned ground with fig and prickly pear where a farmstead stood. The streams run hard after the autumn and spring rains and stop altogether in high summer. As for the coast, the coast road is about a quarter of an hour away on narrow lanes from most of this ground, with Puerto Banús or the old town ten minutes beyond, and realEstepona.com lists the built-up districts below it at property for sale in Marbella.
