Land for sale in Benahavís

13 properties for sale in Benahavís · € 205,000 to € 4,200,000

Benahavís is almost entirely mountain, and most of that mountain will never be built on. Land for sale in Benahavís is therefore a short list of two quite different things: serviced plots inside the gated estates, where a house can genuinely be built, and larger hillside parcels that are cheap by the hectare and will stay as they are. There are 13 of them at the moment, from € 205,000 to € 4,200,000, with the middle at € 1,200,000 and an average parcel of 23,286 square metres.

The two kinds of land for sale in Benahavís

Nothing matters more on this page than telling them apart, because they are not variations of one product. One is a building site with a settled planning position and services at the boundary. The other is a piece of hillside. They can appear in the same list at similar prices and lead to entirely different outcomes.

The serviced plot inside an estate

This is what most buyers on this page are actually looking for: a defined plot within a gated urbanisation, with mains water, power, drainage and a made road already there, a classification that permits a dwelling, and a known buildable volume. You buy it, you commission an architect, you apply for a licence. It is the only straightforward route to building your own house in this municipality, and the plots are finite because the estates were laid out decades ago.

The hillside parcel

Larger, cheaper by the hectare, and usually classified in a way that permits nothing. These parcels are bought to extend an adjoining holding, to secure the view above or below a house, or simply because somebody wanted to own a piece of the mountain. All of those are reasonable. Buying one in the belief that permission will follow is not, and it is the mistake that costs the most money in this municipality because the ground looks so obviously buildable from a terrace above it.

Why the municipality has so little of either

From the seventies onward the usable slopes here were bought up and planned as residential estates and golf courses, and almost everything buildable was allocated then. What remains above and between them is steep, wooded and in large part protected. The result is real scarcity: a serviced plot in a good estate is a genuine event, and most of the map is simply not for sale in any practical sense.

Building your own house in these hills

It is the main reason to be on this page, and the hillside adds a layer that nobody expects from a coastal build.

What the slope costs before you start

On level ground the foundations are a line in the budget. Here the earthworks, the retaining walls, the drainage and the access for machinery can rival the cost of the structure above them. Getting a concrete lorry to a plot up a steep private road is slower and dearer than on the flat, and on the tighter sites a crane is the only way to move anything substantial. Price all of that before you fall in love with a view.

The geotechnical survey

Commission one before you buy, not after. A study of what is actually under the plot — rock, clay, fill, water movement — determines the foundation design and therefore a large part of the budget, and on a hillside the difference between two adjacent plots can be considerable. It costs a small fraction of the land and it is the single most useful thing a buyer can spend money on at this stage.

The estate's own rules

This is particular to this municipality and buyers are routinely unaware of it. The better estates here impose their own architectural controls on top of the municipal ones: minimum and maximum build sizes, permitted materials and colours, roof forms, boundary treatments, sometimes a design committee that approves plans before the town hall sees them, and restrictions on building work during the summer months. Ask for the estate statutes and the design code alongside the planning file, because they can rule out the house you had in mind.

The timetable

Allow for the plans to be drawn and stamped, for the town hall to review them, for the groundworks, for the build, and then for the first occupation certificate. A town hall of this size tends to deal with an application face to face rather than by post, and that is worth more to a self-builder than it sounds. It is still a project measured in seasons rather than weeks, and anyone who needs a house by next summer should be looking at a finished one instead: detached villas in Benahavís.

What the money buys among land for sale in Benahavís

At the lower end

Either a small serviced plot in a less fashionable corner of an estate, or a substantial piece of hillside with nothing permitted on it. Those two are the same price and nothing alike, which is the whole reason this page spends so long on classification. At the bottom of this list, read the planning file before you read the description.

Around the middle

A proper building plot on a good contour inside an established golf urbanisation: water and power at the boundary, a road that exists, a buildable volume that permits a family house with a pool, and the valley in front of it. Add the construction cost to the land price and compare the total against a finished house in the same estate — sometimes building wins, sometimes it does not, and the comparison is worth doing honestly.

At the top

The remaining plots inside the private estates on the upper ridges: large, with long views, behind a guarded gate, and subject to the strictest design codes in Andalucía. These are bought by people commissioning a significant house, and the land price is a modest part of the eventual total. The finished equivalents are on luxury property in Benahavís.

Where to look

The long golf hillside

The slope above Puerto Banús has the deepest supply of serviced plots in the municipality, because it was laid out generously and not every parcel was taken. Roads and services were installed before the houses, which removes the largest uncertainty from a self-build. Everything there is on La Quinta.

The courses to the west

Around the layouts on the Ronda road, plots on gentler ground with the village and San Pedro both minutes away. The slopes are kinder here, which directly reduces the groundworks, and the communities tend to be practical rather than ceremonial. See golf property in Benahavís.

The high valleys and the ridges

Further up, the gated valleys with very large plots, long private approaches and views that reach the sea over everything between. The building costs rise with the altitude and so does the privacy. This is where the most ambitious houses in the municipality are commissioned, and where a buyer should assume the land is the smaller half of the eventual outlay.

The open mountain

Everything else: steep, wooded, beautiful and in most cases closed to development. Parcels here are priced as countryside and should be bought as countryside. If a house is already standing on one, that is a different page: fincas in Benahavís.

How to judge a hillside plot

Which way it faces, and when the sun leaves

On a slope this is the first question and the one no amount of money will correct afterwards. A plot facing south or south-west holds the sun into the evening and will give a pool that is usable from April into late October. One facing east behind a ridge loses the light in the early afternoon and, in December, may not see direct sun at all. Visit at the hour you would actually be using the terrace rather than at midday on a viewing tour, and go in winter if you can, because a hillside in June tells you almost nothing about the same hillside in January.

What the view will be in twenty years

Look above the plot and below it, and ask what the classification of that ground is. A parcel with protected mountain behind it and an established, fully built urbanisation below it has a horizon that is effectively fixed. A parcel with an empty slope in front of it does not, however unlikely development looks today. This is free to establish at the town hall and it is the difference between paying for a view and paying for a view you get to keep.

How much of it you can actually use

Ground area on a hillside is not usable area. A plot of two thousand square metres on a steep contour may offer a building platform and a terrace and nothing else, while the same figure on a gentler slope gives a garden, a pool and room for trees. Walk the boundaries, work out where the house would sit and what would be left over, and treat the recorded area as the least informative number in the particulars.

What to check before buying land for sale in Benahavís

The classification, in writing from the town hall

Ask for a formal statement of the classification, the permitted uses, the buildable area, the heights, the setbacks and any outstanding development obligations attached to the parcel. That document is what you are buying. In a municipality where so much ground is restricted, it is the first step rather than a formality near the end, and it costs very little to request.

Access, for you and for the builders

Drive the approach in your own car, then ask whether a concrete lorry and a crane can reach the plot and turn round. Establish whether the road is public, private with a maintenance arrangement, or a right of way over somebody else's ground, and whether that right is registered. On a hillside the answer affects both the build cost and the resale.

Water and power at the boundary

Confirm what is actually there rather than what is nearby, and get a quotation from the utilities for anything missing — connections on a private hillside road are charged by the metre and the figure surprises people. Ask specifically about water pressure at altitude, which is a genuine variable here and determines whether a pump and a tank belong in the plan.

The slope, the drainage and the neighbours above

Look at where water comes from when it rains hard, because your plot is at the bottom of whatever sits above it. Establish who is responsible for the retaining structures on the boundaries and whether they were engineered. A heavy autumn here moves a great deal of water very fast, and drainage designed as an afterthought is the most expensive mistake on a hillside site.

Tax, finance and the structure of the purchase

Where land is sold by a company the transaction is normally subject to value added tax rather than transfer tax, and recoverability depends on the buyer and the use. Spanish lenders are cautious about bare ground, so most purchases here are funded from capital with borrowing arranged against the construction. Settle both with your adviser and your bank before making an offer. Our agents on the ground will obtain the planning file and the estate statutes before you travel.

Land for sale in Benahavís — where to go next

Within the municipality the serviced ground is on plots and residential plots, with business ground at commercial plots and countryside with a building already on it at fincas.

If building turns out not to suit the timetable, the finished alternatives are detached villas, houses and apartments in Benahavís, with everything together on property for sale in Benahavís and the schemes under construction on new developments. Elsewhere on the coast, ground is listed at land, plots and Marbella. With thirteen parcels on this page, the property alarm is the sensible way to watch it.

Answers about land in Benahavís

What does land for sale in Benahavís cost?

From € 205,000 to € 4,200,000, with the middle of the list at € 1,200,000 on an average of 23,286 square metres — large rural parcels in the hills and the Genal valley. 13 are with us at a time, almost all of them in the Benahavís municipal area. The serviced building sites are a separate list, residential plots in Benahavís, and everything together is on plots in Benahavís. Every parcel of land for sale in Benahavís we hold today is in the list above, with its ground area and classification.

Can I build a house on it?

That is the only question that matters, and the answer is in the planning certificate rather than in the listing. On rustic land the permitted volume is small, an extension needs regional as well as municipal consent, and a holiday let may not be allowed at all. Some parcels permit nothing. Never buy on the expectation of reclassification. If building is the point, start with residential plots, where the classification is already right.

What is land like this used for?

Three things, in our experience: a single house where the classification allows one, a finca-style property with olives or cork oak, or simply land held beside an existing house for the privacy. The nearest built equivalent with land around it is detached villas in Benahavís, which average 2,311 square metres of plot — a tenth of what these parcels give, with a house already on it.

What should I check before buying land for sale in Benahavís?

The planning certificate, for classification and permitted volume. Access: a track is not a legal road, and without one you cannot build. Water, which on a rural parcel means a well, a licence for it and a pump. Boundaries, which on parcels of this size are frequently not where anyone thinks — have them surveyed. And the register entry for charges and rights of way. Our agents on the ground will get the papers before you make an offer. We do it on any parcel of land for sale in Benahavís you shortlist.

What comes on top of the asking price of land for sale in Benahavís?

On land for sale in Benahavís, transfer tax, notary and registry on the purchase, 10 to 13 per cent, plus surveyor and legal fees above what a flat costs, because there is more to establish. Then access, water, power, firebreaks and fencing — the running costs of land rather than of a building. Then, if you may build, architect, licence and groundworks on a slope. With thirteen listings, set our property alarm rather than watching the page.

What land for sale in Benahavís costs in November 2026

We publish no median per square metre for this category: with parcels this varied a rate per square metre would mislead rather than inform. The useful reference is what a finished house in this municipality is worth, which is the highest figure on the coast.

Budget

Transfer tax if the seller is a private individual, 21 per cent VAT plus stamp duty if a business. Then the planning and legal work, which on mountain land is the substance of the purchase rather than a formality.

Classification first, and the environmental one too

Urban, urbanisable or rural decides what you may do and when. On top of it, parts of this municipality carry environmental protection that overrides the rest. These are two separate questions and both need answering in writing.

Services, access and water

On a large or outlying parcel there are usually no services, and bringing water and power up a hillside can cost more than the ground. Ask for the distance to the connection points. Where there is a well, the licence must be current and transferable. And establish who owns the access track.

Read it backwards: whatever houses here sell for sets the ceiling on what land plus servicing plus construction can cost and still make sense. These are asking prices, not achieved sale prices.
