Houses for sale in Casares

69 properties for sale in Casares · € 215,000 to € 8,700,000 · median € 4,706/m²

Houses for sale in Casares sit on more ground than houses anywhere else we list: an average plot of 11,084 square metres, over a hectare apiece, against 3,395 for the same category across the coast. There are 69 of them, from € 215,000 to € 8,700,000, with the middle of the list at € 890,000, an average building of 301 square metres and € 4,706 per square metre — the second cheapest house market on this coast.

What houses for sale in Casares actually are

That plot figure is the signature of this page and it comes from the shape of the municipality. Casares is a strip of developed coast with a very large amount of farmland and hillside behind it, and the houses on this list are spread across both. Some stand in gated urbanisations on five hundred square metres; others sit alone on three hectares with a track leading up to them. The average lands over a hectare because the second group pulls it there.

A house for the price of a flat

At the bottom of this list a house costs what a two-bedroom apartment costs twenty minutes east. That is the single most useful fact about this municipality, and it is not a reflection on the houses: it is the price gradient that runs west along the motorway from Puerto Banús, applied to buildings that happen to be at the far end of it. The sea is the same, the golf is a few minutes away, the beach is wider and emptier.

Almost nothing here is new

A handful of the properties on this page are recent; the rest are resale. Developers in this municipality concentrated on apartments, because that is what sells quickly at these prices, so a newly built house here is unusual and tends to have been commissioned by its owner rather than built for a brochure. When one appears it is worth looking at carefully for exactly that reason. Anything being sold off plan in this municipality, houses and flats alike, is listed on new developments.

The three kinds of houses for sale in Casares

The village house

Up on the rock, in the white village beneath the castle: tall, narrow, built against the hillside, with a roof terrace and a view that no coastal property can match. These are the cheapest houses in the municipality and the most interesting of them. Some are habitable, some need everything, and they are a project rather than a product.

The urbanisation house

On the coastal side and on the golf slopes behind it: terraced rows with patios and garages, semi-detached pairs with gardens, and detached houses with private pools looking down at the sea. These are the practical family houses of this municipality, within a short drive of a beach, a supermarket and a school, inside communities that maintain the roads and the gardens. The detached end of it is at detached villas in Casares and the coastal strip at houses in Casares Playa.

The country house

Out in the farmland and up the valleys: old cortijos, restored farmhouses, and purpose-built houses on agricultural plots reached by tracks. These carry the hectares that make the average on this page what it is, and they come with their own legal world — water rights, access rights, and rules about what may be rebuilt. They are covered in full at fincas in Casares.

Choosing between them

Start with the calendar, not the budget

A house in an urbanisation looks after itself while you are away, because the community does the gardens, the pool and the roads and somebody is always about. A house on a hectare does not: the land needs clearing every spring, the track needs repairing after a wet autumn and the pump needs checking. For a few weeks a year the first is obviously right; for six months a year the second starts to make sense. Decide the calendar first and the category follows.

Then ask how much driving you accept

On the coastal side everything is minutes away and some of it is walkable. In the village you can walk to dinner but you will drive fifteen minutes of hairpins to a supermarket. In the country you will drive for everything, including bread. None of these is wrong; all of them are different lives, and a viewing day that visits all three in one morning answers the question better than any amount of reading.

And think about selling again

Houses in the coastal urbanisations have the widest pool of buyers and move the fastest. Village houses and country properties sell to a specific person who wants exactly that, which means a longer wait and a price that depends heavily on the paperwork being in order. Neither is a reason to avoid them, but it is a reason to buy them for ten years rather than for two.

What a budget buys among houses for sale in Casares

At the entry level

A village house needing work, or a terraced house in a coastal scheme with a patio, a garage and a communal pool. Both are honest purchases at a figure that buys very little elsewhere on this coast, and the second of the two is the easiest property in the municipality to let through the summer and to sell again afterwards.

Around the middle

A semi-detached or detached house with its own pool and a garden, on the golf slopes or above the coastal strip, with the sea in view from the terrace. This is the deepest part of the list and what most buyers reading this page are actually looking for: a proper family house, in good condition, for the price of a modest flat in the fashionable municipalities.

At the top

Substantial houses around the resort at the eastern boundary, and restored country estates with land. At this level Casares competes directly with Estepona and Benahavís, losing on bustle and winning decisively on space, quiet and the certainty that the hillside behind will never be built on.

The village house, in detail

It is the category people fall in love with and the one that needs the clearest eyes, so it is worth a section of its own.

What you are buying

A tall, narrow building on a steep street, sharing walls with its neighbours, with small rooms stacked over three or four floors and a roof terrace at the top. The terrace is the point: from up there you see the whole coast to Gibraltar on a clear day. Inside, the walls are thick, the windows are small and the building stays remarkably cool in August without any air conditioning at all.

What it will need

Usually a roof, a bathroom, a kitchen and wiring, sometimes a staircase that no surveyor would draw today, and almost always something about damp where the back wall meets the rock. Get a local builder to walk through it before a lawyer does, because the builder will tell you in twenty minutes what the project actually is. Materials and labour here are reasonable and the trades know these buildings.

The question that decides it

Where can you park. In a village of this shape that is not a detail — it is the difference between a house you use and a house you visit. Establish how close a car can physically get, whether there is a space that belongs to the property, and what carrying shopping up the street in July actually feels like. Do that before you measure a single room.

Why it is cheaper than the village it looks like

One thing often confuses buyers who have been looking at the photogenic white villages inland of the Costa del Sol. Those places have become expensive, because a restored village house in a famous pueblo is now a sought-after holiday property. Casares is as striking as any of them and has not gone the same way, for the simple reason that the municipality's own coast absorbs the buyers who want a holiday home and the village is left to people who actually want to live in it. That is why the entry figure on this page is what it is, and it is unlikely to last another two decades.

What to check before buying houses for sale in Casares

Urban or rustic, first of all

In a municipality where most of the ground is countryside, this governs everything else. Inside an urbanisation the purchase is conventional. On rural land a different regime applies to rebuilding, extending and regularising, and some houses exist under a recognition rather than a full licence. The town hall will confirm the classification and the status in writing, and a Spanish lawyer should be instructed to ask before you make an offer.

Licences, the register and the pool

Ask for the building licence, the first occupation certificate and the energy certificate, then set the land registry description against the building in front of you. Added rooms, enclosed porches, converted garages, outbuildings and pools that never reached the register are common in all three kinds of house here, and anything undeclared is a deduction the next buyer will claim.

Water and the supply it depends on

On the coastal side this is mains supply and barely a question. Away from it, establish whether the house draws from a public network, a spring or a borehole, whether that source is registered with the river basin authority, and what it does in a dry August. A rural house without a documented water right is worth considerably less than one with it.

Structure, damp and the roof

An old building against rock or on a terraced slope brings damp on the uphill side, roofs shared with neighbours and retaining walls that fail from the top down after wet winters. Look along the bottom of the walls behind furniture, look for fresh paint in places nobody decorates by choice, and look at where water leaves the plot. Our agents on the ground will obtain the register entry, the classification and the community accounts before you travel.

Owning and letting a house in this municipality

What it costs to keep

Council tax here is calculated on cadastral values well below those of the eastern municipalities, and insurance, rubbish and utilities follow the same pattern, so a house in Casares is noticeably lighter to hold than an equivalent one in Marbella. Add the pool service, the gardener, the community quota where one applies, and on a rural property the land clearance the law requires each spring.

Letting

A private pool and a garden are what families book, so a house earns a substantial premium over a flat here, and with three golf courses inside the municipality the spring and autumn weeks fill too. A tourist licence is required and the rules differ between urban and rural land, so settle the position before buying on the strength of a figure. The licensing, the bookings, the cleaning between guests and the tax filings are what our rental service takes on.

Watching it while you are away

A house standing empty for months needs somebody running the taps, clearing the gutters before the autumn rain and dealing with whatever the last storm moved. On a rural property it also needs the track and the fire break kept in order. Management costs very little against the value of a house and it is the difference between arriving to a holiday and arriving to a job.

Houses for sale in Casares — where to go next

By kind: detached villas, fincas and the houses on the coastal strip at Casares Playa. By position: beachfront, golf property and plots if you would rather build.

If a flat with outside space would do the same job for less, see apartments in Casares and penthouses, with the whole municipality on property for sale in Casares. Next door, Manilva has the only cheaper house market on this coast, and the full western Costa del Sol is on houses for sale in Estepona, with the category buyers most often overlook at townhouses. And since houses come onto this page a few at a time, the property alarm is a better way to watch it than a weekly visit.

Answers about houses in Casares

What do houses for sale in Casares cost?

It depends entirely on the type, more than in any other municipality we cover: semi-detached houses run at roughly half the per-square-metre figure of detached villas here. The municipal median sits between the two and describes neither, so houses for sale in Casares have to be read type by type. The current figures for each are in the table on this page, and the filters at the top let you compare like with like — everything else in the municipality is on property for sale in Casares.

Why are the villas dearer than in Estepona?

Because of where they are. The estates around the golf resorts inland carry large plots and long views, and detached houses for sale in Casares therefore run above the Estepona figure for the same type, even though the municipality as a whole is cheaper. Two markets, one postcode — the coastal schemes and the estates — and the filters separate them. For the Estepona comparison see houses in Estepona.

Are there still fincas among the houses for sale in Casares?

Yes, and that is unusual: old farm buildings on land have all but vanished from the municipalities further east, while in Casares they are a real category with their own median. They come with their own questions, starting with the legal status of what actually stands on the land, which in Andalusia is not always what the deeds describe. That is a lawyer's question before it is a price question, and it applies to a good share of the rural houses for sale in Casares. Building land is listed separately under plots in Casares.

What should I check before buying houses for sale in Casares?

On anything rural: the legal status of the building, access and services — who maintains the track, where the water comes from, whether there is mains drainage. On an estate house: the community budget, because private roads and gatehouses cost money. And in both cases what the municipal plan permits, if you intend to extend. Our agents on the ground will chase all of it before you make an offer.

Is Casares a sensible place to buy a permanent home?

For the right buyer, yes: houses for sale in Casares offer a garden and a garage at a price that has disappeared from Estepona and Marbella, and the beach is the same sea. The honest trade is distance — Estepona town is fifteen to twenty minutes away, and everything a town provides is there rather than here. Visit in January as well as in August before you decide, and compare against Manilva to the west, which goes lower again.

What houses for sale in Casares cost in November 2026

Counted from our own listings every morning: houses in Casares sit at a median of 3,811 € per square metre across 56 comparable listings. Estepona sits at 4,470 €, Manilva at 3,784 €.

The municipal median describes nothing

Semi-detached houses here run at 2,737 € per square metre and detached villas at 3,709 € — more than double, in the same municipality. Read the type lines in the table beside, not the average.

How to read it

It splits the municipality by house type rather than by district, because outside the coastal areas the individual places are too thin for a publishable median. Use it for the type premium, then the filters at the top of this page for the property itself.
