We publish no median per square metre for land. The price of a parcel follows its position and what already stands around it rather than its surface, so a rate per square metre would mislead rather than inform. What does help is knowing what the finished houses nearby are worth — the table is counted from our own listings each morning.
The four levels, west to east
San Pedro and Guadalmina at the western end, the golf valley behind Puerto Banús in the middle, the hillside enclaves above the town at the top, and the pine-wood estates of Marbella East beyond them. Four price levels inside one municipality.
Position, not surface
Two parcels of the same size, one in the valley and one behind the Golden Mile hotels, are not comparable purchases at all. The walk to the sea, the gradient and the houses either side move the figure far more than the area does.
Slope, surroundings and the way in
The ground here climbs from the coast road toward the Sierra Blanca, and the higher a parcel sits the more it falls across itself. Level ground survives mainly at the two ends of the municipality, where the valleys of the Guadaiza and the Río Real open out.
| Area | Typical | Range | Listings |
|---|---|---|---|
| Puerto Banús | 8,159 € | 6,315 – 9,430 € | 16 |
| Guadalmina Baja | 6,881 € | 6,477 – 10,225 € | 26 |
| Río Real | 6,867 € | 5,248 – 8,476 € | 15 |
| Nueva Andalucía | 6,348 € | 4,812 – 9,217 € | 199 |
| El Rosario | 5,813 € | 4,164 – 7,806 € | 33 |
| Guadalmina Alta | 5,566 € | 4,375 – 9,359 € | 21 |
| Elviria | 5,269 € | 4,156 – 7,753 € | 52 |
| San Pedro de Alcántara | 5,088 € | 3,988 – 6,462 € | 48 |
| Cabopino | 4,823 € | 4,502 – 6,639 € | 15 |

These are the finished houses that stand around the parcels on this page, district by district, and they are the backdrop a plot price is set against. Asking prices, not recorded sale prices. Districts with fewer than ten comparable listings are left out.
What the plots for sale in Marbella consist of
Plots for sale in Marbella number 78 in a municipality where we hold well over a thousand properties, which tells you most of what there is to know about the supply. They run from € 243,000 to € 23,000,000 — and the top of that range is the kind of figure usually attached to a finished house — with the middle of the list at € 995,000 and an average parcel of 3,651 square metres. Bare ground is the scarcest thing in this municipality, and where a parcel sits decides almost everything else about it.
Three different kinds of ground share this page, and they sit in three different parts of the municipality. Telling them apart by where they are is quicker than telling them apart by price, because the price ranges overlap.
Building ground inside the urbanisations
Marked-out parcels on streets where the neighbours are already built, mostly between a villa footprint and half a hectare, with tarmac, lamp posts and mains along the boundary. These are the gaps left behind where an urbanisation was laid out faster than it sold, and the municipality has very few of them. The separate list is residential building ground.
Open ground behind the built-up coast
Larger parcels on the slopes and in the river valleys inland, measured in hectares rather than square metres, reached by a track and carrying nothing at all. Olive terraces, carob trees and dry stone walls are what open ground here looks like. The detail is at land in Marbella.
Ground in the working strips
Parcels along the inland side of the coast road and around the trading estates at San Pedro and the Guadalmina junction, where the neighbours are showrooms, workshops, offices and the service yards of hotels. Business ground is the one kind here that is not in short supply: see commercial ground in Marbella.
Where the plots for sale in Marbella actually are
The municipality strings together several separate places, and their markets for ground have almost nothing in common. This is the useful way to narrow a long list down to the three parcels worth visiting.
The golf valley
Behind the marina the valley was built out across four decades and left gaps between its urbanisations, which is why more parcels come up here than anywhere else in Marbella. The ground falls gently, the streets are finished, and the neighbours are gated schemes of flats and townhouses. More ground changes hands in the golf valley than in the rest of the municipality together. See Nueva Andalucía.
The hillsides above the town
The gated enclaves on the slopes behind Marbella hold the dearest residential ground in Spain and the steepest of it: contours that drop a storey in a few paces, rock close to the surface, and single houses on wide terraces either side. A parcel on these slopes changes hands within days of appearing, frequently before it reaches a portal at all.
Marbella East
From the town out to the municipal boundary the low-density urbanisations among the pine woods still release the occasional parcel, generally larger and milder by the metre than anything further west, with the international schools and the widest beaches of the municipality nearby. The eastern end is where the largest gardens in Marbella are. Start from Elviria, Las Chapas, El Rosario, Artola and Cabopino.
San Pedro and Guadalmina
At the western end the municipality runs into golf country, and the ground out there is the flattest in Marbella and the mildest in price. San Pedro has a working Andalusian town behind it rather than a resort, with a market, a church and a boulevard where the bypass used to run. The districts to look at are San Pedro de Alcántara and, in the golf country beyond it, Guadalmina Alta and Guadalmina Baja.
The hinterland
Inland the ground climbs toward the protected mountain, and the parcels there are measured by the hectare: old terraces, cork oak, a ruin or two, river valleys, and twenty minutes of lane between them and the marina. Where a parcel already carries a building it belongs under fincas in Marbella.
How large the plots for sale in Marbella are, and how steep
Size and slope are the two measurements that separate one parcel here from another, and they move together. The flat ground was used first, so what is left tends to tilt, and it tilts more the further inland you go.
Inside the urbanisations the parcel is a house and a garden
Between the coast road and the first ridge the marked-out parcels are sized for one house, a pool and a strip of garden, because that is what the urbanisations were drawn for. A gap inside a finished street is the smallest kind of ground in the municipality, and the street is already made up to its boundary.
On the slopes the parcels grow with the gradient
Above the first ridge they widen, partly because the enclaves there were laid out with space between houses and partly because a slope needs horizontal distance to yield a level terrace. Half the surface of a hillside parcel is usually too steep to stand on, which is why the same house takes twice the ground up there.
In the hinterland the unit is the hectare
Beyond the last urbanisation the parcels stop being drawn around a house at all. They follow old field boundaries, river courses and terrace walls, and a single holding can run from a lane at the bottom to pine forest at the top. Those are listed at land in Marbella.
What stands around the plots for sale in Marbella
Bare ground is read by its neighbours, because they are what you look at and live among. In this municipality the neighbours change completely over a few kilometres, and each era of building left its own kind of street behind.
Gated schemes in the golf valley
Low white blocks of flats and terraces of townhouses around shared pools, with hedged gardens, boom gates and a fairway every few streets. In the valley a parcel has neighbours you can see from the terrace, which some buyers want and others came here to get away from.
Single houses behind hedges on the hillsides
Above the town the pattern is one house per wide terrace, a wall or a bank of planting at the road, and very little traffic past the gate. The houses either side were built in four different decades and four different tastes, from flat roofs of the sixties to glass and stone from this year.
Pine woods and low fences in the east
At the eastern end the urbanisations were laid out among standing umbrella pines and never cleared, so the canopy is older than the houses under it. The fences there are low and green where the hillside enclaves have walls and gatehouses, and the beach is at the bottom of most streets.
Showrooms and workshops along the inland strips
Between the coast road and the bypass the neighbours are car dealerships, builders' merchants, kitchen showrooms and the back doors of hotels. That strip is a different municipality to look at from the hillsides above it, and it is where the commercial ground sits.
How far the plots for sale in Marbella sit from the sea
Distance to water is the measurement every parcel here is priced against, and it is counted in minutes rather than metres, because the ground in between gets in the way of a straight line.
Below the coast road there is almost nothing left
The strip between the A-7 and the sand was the first thing built on this coast and it was finished decades ago. Bare ground in the front row has effectively run out in Marbella; what trades there carries a house already, and the list for it is beachfront property in Marbella.
The first slope is a short drive from sand
Above the road and up to the first ridge a parcel is a few minutes in the car or a long walk from a beach, with the view running out over the roofs below. The climb home is the part no plan shows, and it decides whether a household walks to the sand or drives to it.
Inland the sea becomes a view rather than a walk
From the golf valley upward the water is something you look at from the terrace and reach by road. The mountain becomes the near neighbour instead, the air is cooler in August, and the ground costs a fraction of the same surface below the road.
What the plots for sale in Marbella cost, district by district
There is no useful rate per square metre for ground in this municipality, because two parcels of equal size in two districts are not comparable purchases at all. What is useful is the order of the districts, and that order has held for years.
The two ends of the municipality are the mild level
San Pedro, Guadalmina and the eastern estates: flatter ground, larger parcels, a working town or a pine wood around them. The affordable ground in Marbella is at the edges, not in the middle, and the middle is where everything famous happens to be.
The golf valley sets the going rate
More parcels are bought and sold in the valley than in any other district, so it is where the price of Marbella ground is actually established. Inside the valley the spread by street is as wide as the spread between districts, depending on how close a parcel sits to a course and how much of the valley it sees.
The hillside enclaves and the Golden Mile set the ceiling
Above the town and behind the famous hotels the ground is priced on the house that will stand on it, and the figures reach what a finished villa asks in a quieter municipality. At the top of this market the ground alone is dearer than most houses on the coast, which is what stretches the range on this page.
The hinterland is priced by the hectare
Inland the arithmetic changes entirely: a holding of several hectares behind the coast can ask less than a marked-out garden in the valley. Its nearest comparison is a countryside holding with a building on it, and those sit on fincas in Marbella.
Why so little bare ground is left in Marbella
The scarcity behind this page is not a mood in the market, it is the shape of the municipality. A long coast was built out from the fifties onward and the mountain behind it was closed off, which leaves a narrow band with nothing new arriving in it.
The coast was laid out in four waves
Beach schemes in the sixties, the Golden Mile estates in the eighties, the golf valley through the nineties, and infill between them ever since. Each wave took the flattest remaining ground first, so the parcels that survived into this decade are the awkward ones: steep, narrow, oddly shaped or hemmed in.
The protected mountain closes the municipality at the back
Behind the built-up coast, La Concha and the ridges of the Sierra Blanca carry protection, so the built-up area has nowhere to expand uphill, the way a town inland simply spreads outward. The band between the water and the mountain is all the ground there is, and that is the whole explanation for the prices on this page.
Tired villas on good ground are where new houses go now
The best positions were taken decades ago by houses built to standards that no longer match what those streets are worth, so the ground underneath is worth more than the roof above it. Most new houses in Marbella replace an older one rather than occupy fresh ground, which is why this page and detached villas in Marbella are read together.
Plots for sale in Marbella — where to go next
Within the municipality: residential plots for building ground, land for the larger parcels, commercial plots for business use and fincas for countryside with a building on it.
The finished alternatives are detached villas, houses, apartments and luxury property, with the whole municipality gathered on property for sale in Marbella and the schemes going up right now on new developments. For a genuine choice of building ground rather than a handful of contested parcels, look west: plots in Benahavís is the deepest market for ground on this coast, with the coast-wide lists at plots for sale in Estepona, residential plots and land. Because parcels here move quickly and often quietly, the property alarm is worth setting up long before you are ready to buy.
Answers about plots in Marbella
What do plots for sale in Marbella cost?
From € 243,000 to € 23,000,000, with the middle of the list at € 995,000 on an average of 3,651 square metres — a fraction of the Estepona average plot, because what is left here is building land rather than countryside. 78 are with us at a time: 59 residential plots, 15 parcels of land and 4 commercial. Each has its own page — residential plots in Marbella, land and commercial plots. The plots for sale in Marbella in the list above mix building land with rural parcels; the subtype filter separates the two.
Why is a Marbella plot so expensive?
Because there is no more of it. The villa plots were laid out from the sixties onwards and the gaps were filled in long ago; what comes to market now is either a replacement site with an old house on it or an awkward corner that nobody developed. The price therefore tracks the finished houses around it, whose middle in Marbella is € 2,000,000 — houses in Marbella is the reference to hold a plot price against.
Where are the plots for sale in Marbella?
In four quite different kinds of place. Nueva Andalucía behind the marina is the golf valley: built out in stages across four decades, so it kept gaps between its urbanisations and still releases more parcels than anywhere else in the municipality. The gated enclaves on the slopes above Marbella town are the steepest ground and the dearest. In the east, Elviria, Las Chapas and El Rosario are low-density estates among standing pine woods, with the largest gardens in the municipality. And at the western end, San Pedro de Alcántara with Guadalmina Alta and Guadalmina Baja sits on the flattest ground Marbella has, with a working Andalusian town behind it rather than a resort. Inland, behind all of that, the ground climbs toward the protected Sierra Blanca and the parcels are counted in hectares instead of square metres.
How large are the plots for sale in Marbella, and how steep?
It depends entirely on how far from the sea they sit, because the two move together. Between the coast road and the first ridge a parcel is sized for one house, a pool and a strip of garden — that is what the urbanisations were drawn for, and the street is finished up to the boundary. Above the ridge the parcels widen, because the enclaves there were laid out with space between houses and because a slope needs horizontal distance to give a level terrace; on those hillsides a good part of the surface is too steep to stand on, so the same house takes roughly twice the ground. Beyond the last urbanisation the parcels stop being drawn around a house at all: they follow old field boundaries, river courses and terrace walls, and a single holding can run from a lane at the bottom to pine forest at the top. The average across the plots for sale in Marbella we list is 3,651 square metres, and the larger parcels are gathered on land in Marbella.
What stands around the plots for sale in Marbella?
The neighbours, and in this municipality they change completely over a few kilometres. In the golf valley a parcel sits among low white blocks of flats and terraces of townhouses around shared pools, with hedged gardens, boom gates and a fairway every few streets. Along the inland side of the coast road the neighbours are showrooms, workshops and the service yards of hotels, which is where the commercial ground is. Every listing among the plots for sale in Marbella on realEstepona.com names its district, which is the quickest way to tell these four apart.
