Counted from our own listings every morning: apartments sit at a median of 4,126 € per square metre across 126 comparable listings, houses at 3,811 € across 56.
Cheap at the bottom, not at the top
The apartment figure is among the lowest we count anywhere on this coast. The villa figure is not: detached villas here run at 3,709 € per square metre, above the equivalent in Estepona. One municipality, two markets — the coastal schemes and the golf estates — and the average of the two describes neither.
How to read the table
It splits the municipality by property type rather than by district, because outside the two coastal areas the individual places are too thin for a publishable median. Use it for the type premium, then the filters at the top of this page for the property itself.

Property for sale in Casares comes in three very different places
Casares is the municipality between Estepona and Manilva, and it is where the first step onto this coast costs least: property for sale in Casares starts at € 79,000 and runs to € 8,700,000, with the middle of the list at € 550,000 and a figure of € 4,375 per square metre. The average plot behind these properties is 25,397 square metres, which tells you something the coastal listings never do: most of this municipality is countryside, and a good part of what sells here is land rather than frontage.
One name, three markets: the three parts of Casares share little but a town hall. A buyer who looks at the list without knowing which of them they are in will find it incoherent; a buyer who picks one first will find the choice simple. They are a coastal strip, a stretch of open country, and a white village on a cliff.
The coast
A few kilometres of shoreline at the bottom of the municipality carry the great majority of the sales. This is gated, planted, low-rise apartment country with pools and gardens, a long promenade and a wide beach. Almost everyone who buys here buys on this strip. The detail, scheme by scheme, is on the Casares Playa page.
The country
Between the shore and the mountains lies a broad band of farmland, cork oak and pine, cut by tracks and dotted with old cortijos. Very little of it comes to market, and what does is unlike anything on the coast: large, quiet, sometimes semi-derelict, occasionally extraordinary. This is where the enormous average plot size on this page comes from.
The village
Inland and high, a white village stacked against a cliff beneath the remains of a Moorish castle, with a square, a church, a school and people who have lived there for generations. It is one of the most photographed places in Andalucía and the cheapest place in the municipality to buy a house. It is also fifteen minutes of hairpins from the sea, which is either a feature or a dealbreaker.
The types of property for sale in Casares
Apartments, which are most of it
Flats outnumber everything else here by a wide margin, and they sit in schemes built over the last three decades between the motorway and the sand or up on the golf slopes behind it. They are the reason this municipality has a reputation for value: a two-bedroom with a pool and a beach walk costs what an inland flat without a view costs further east. The list is at apartments in Casares and, at the top, penthouses.
Village houses
At the bottom of this page are houses in the old village: narrow, tall, built against the rock, with a roof terrace and a view that no coastal flat can match. Some are habitable and some need everything. For a buyer who wants a project rather than a product, and who is prepared to work with local builders and a local architect, nothing else on this coast offers so much character for so little money.
Townhouses and villas near the coast
Between the flats and the fincas sits a modest supply of houses: terraced rows inside the coastal urbanisations, semi-detached pairs on the golf slopes, and detached villas with their own pools on larger plots looking down at the sea. A garden here does not mean taking on farmland, which is what makes this the practical group for a family. See houses in Casares and detached villas.
Fincas and rural land
Old farmhouses, olive and almond terraces, grazing land, and the occasional restored cortijo with a pool and a track leading to it. These are the properties that make people fall in love, and the ones where the land weighs more than the building: a finca here is bought for its acres, its water and the direction it faces, and the house standing on it is often the smallest part of the decision. The list is at fincas in Casares.
Plots
Serviced building land still exists here, inside the coastal urbanisations and on the golf slopes, which makes building your own house a realistic option rather than a fantasy. It is slower and it needs professionals, and in exchange you choose the orientation, the layout and the view instead of inheriting someone else's. Start from plots in Casares.
Golf, which built half of this municipality
The coastal half of Casares exists in its present form because of its golf courses. Three courses shape this market more than anything else, from the density of the schemes to the months of the year when they fill.
Finca Cortesín
The resort at the eastern edge of the municipality is one of the most highly regarded in Europe, has hosted major international team and match-play events, and its presence lifts the whole surrounding area. The property around it is the upper market of Casares: large houses, serious specification, prices that belong to a different page from the village. It is also the main reason buyers from outside Spain ever hear the name Casares at all.
Doña Julia and the coastal course
Two more courses sit closer to the sea, with apartment schemes threaded between the fairways and the beach a few minutes away. These are the flats that fill in spring and autumn, when golfers travel and sunbathers do not. These flats let for more months of the year than a beach flat does. The relevant list is the golf-side schemes.
What golf does to the letting season
It stretches it. A beach flat alone earns for about three months a year; add a course within five minutes and the shoulder months fill with players who want a quiet base and a short drive to the first tee. For an owner who intends to let, this is the difference between a property that pays its running costs and one that does not.
What a budget buys in property for sale in Casares
The gentlest entry price on this coast
Nothing else we list starts this low. At the bottom of this page is a village house needing work, or a small flat in an older coastal scheme with a communal pool. Both are honest purchases rather than wrecks, and both put you in a municipality with three golf courses, an empty beach and a protected mountain behind it. This is the least expensive way onto this coast that does not involve a compromise you would regret.
The middle
A three-bedroom flat on the golf side with a terrace and a view, a ground floor with a real garden near the beach, or a townhouse in a gated row with a patio and a garage. Around the middle of this list the choice is wide and the quality is good: much of this stock is recent enough to be well insulated, with sealed terraces and glazing that holds the heat out in August.
The upper market
Detached houses with private pools on large plots, the restored fincas, and the properties around the eastern resort. At this level Casares competes directly with Estepona, and the same money buys space and quiet instead of bustle. A buyer comparing a villa here against a flat on the Golden Mile at the same money is making a genuine choice rather than settling.
New build, and why there is so much of it
Developers ran out of affordable land further east and came here, so much of this list was finished in the last few years or is finishing now. For a buyer at this price level that is a genuine stroke of luck: current insulation, double or triple glazing, sealed terraces, lifts that reach the garage and a structural guarantee that still has years left on it, at figures that would buy a tired resale in the fashionable municipalities. The trade is a service charge that reflects the installations, and a community with no history yet to read. What is on site right now, at every stage from plans to keys, sits under new developments.
Property for sale in Casares sits at three heights above the sea
Casares climbs from the sand to a mountain ridge in the space of a quarter of an hour's driving, and the three places along that climb are the three addresses of this municipality: the beach strip at the bottom, the golf slopes above it, and the old village at the top. Each has its own residents, its own kind of building and its own price level. Malaga airport is about an hour east, Gibraltar about half an hour west, and that is true of all three.
Casares Playa is the flat part, and everything there is on foot
The strip between the coast road and the sand carries most of what is for sale, at a middle figure of € 465,000. The owners are largely northern Europeans who keep the flat for their own weeks and put the remaining ones on the rental market, with a smaller group living here all year and working in Estepona or Sotogrande. The beach and the shops are both a walk away, which is the one thing the two addresses above cannot offer.
The golf slopes above the road cost more and see further
Casares Golf and Casares del Sol lie a few minutes inland and a little higher, far enough up for the view to open out over the water towards Gibraltar. Houses are larger here, the middle figure runs to € 850,000, and the buyers are golfers, retired couples and families who wanted ground around the house. Plots here are large enough for a private pool, which on the beach strip is a communal arrangement.
The village trades the beach for a view and a lower price
Casares pueblo stands on its ridge with a school, a square, a handful of bars and families who have been there for generations, and it is the only one of the three that was not built for buyers from abroad. What comes up there is usually a house that needs work: tall, narrow, built against the rock, with a roof terrace over the whole valley. The drive to the beach is the price of it, and it is paid twice a day.
Living in Casares
The practicalities
Supermarkets, a health centre, schools and a weekly market are all in place on the coastal side, with Estepona a quarter of an hour east for anything larger and Sotogrande and Gibraltar a short run west. The motorway junction is immediate, so the distances read shorter than they look on a map. You will want a car; the distances are short and the traffic that clogs the eastern coast never reaches here.
The hills and the walking
Behind the village the Sierra Crestellina rises into a protected reserve with a resident colony of griffon vultures circling it most afternoons, and there are marked routes up through the cork oaks for anyone who walks. Down in a nearby valley sit sulphur springs the Romans built baths around, still open to anyone prepared to find the track. None of this is in the property particulars, and all of it is part of what you are buying.
Winter, honestly
It is quiet. Not deserted — the coastal side keeps its shops, its clinic and a fair number of its restaurants open, and the village above has never had a season to close for — but the holiday rhythm stops in October and restarts at Easter. Whether that reads as peace or as emptiness depends entirely on the person, and nobody can answer it on your behalf. Come for a weekend in January before committing to live here; it takes two days and it settles the question for good.
Letting
Summer fills itself near the beach, golf fills the months either side of summer, and winter brings long lets from northern Europeans. The result is a calendar with three tenants in it rather than one: a week on the sand in August, a fortnight within reach of a first tee in May, and a monthly rent through the winter from somebody who has left the cold behind. Which of the three a flat draws depends on how far it stands from the beach and from the clubhouse. Our rental service carries the licence, the calendar, the changeovers and the quarterly returns for owners who want the return and not the admin.
Property for sale in Casares — where to go next
By type: apartments, penthouses, houses, detached villas, fincas and plots. By position: beachfront, golf, and the whole coastal strip at Casares Playa.
The neighbours are worth a look before you decide: Manilva to the west is cheaper again and has a working town on its promenade, while Estepona to the east is busier, dearer and open later into the night. If nothing on this list fits this morning, the property alarm will mail you the day something does.
Answers about property in Casares
What kind of property for sale in Casares is there?
Apartments outnumber houses roughly two to one, mostly in gated schemes built from the 1990s onwards with pools, gardens and parking. Houses are the second group — townhouses and villas, with a scattering of fincas inland — and plots are a real category here in a way they are not further east, because building land still reaches the market. Every property for sale in Casares we hold is in the list above; by type see apartments in Casares, houses and villas and plots.
Why is property for sale in Casares cheaper than in Estepona?
Distance, and nothing about the beach — which is just as wide here. Estepona town is about fifteen minutes east, and every service that a town provides is in it rather than here. Apartments across this municipality run well below the Estepona figure per square metre. What you give up is the walk to a restaurant that is open in January; what you gain is roughly a fifth off the price of property for sale in Casares against the same stretch of coast further east. West again, Manilva goes lower still.
Is property for sale in Casares mostly golf property?
More than any other we cover: a clear majority of what we list here records golf among its features. Casares Costa Golf, Doña Julia and the Finca Cortesín estate lie within a few kilometres of each other, and the residential schemes were drawn around them. Even if you do not play, that explains the low density, the large communal gardens and a season that runs March to November rather than June to September. Most golf-side property for sale in Casares is in the schemes inland of the coast road — see apartments in Casares and houses and villas.
Why are the villas expensive if the municipality is cheap?
Because Casares holds two different markets under one name. The coastal apartment schemes are among the cheapest square metres on this coast; the estates around Finca Cortesín are not, and detached villas here run above the equivalent figure in Estepona. An average across the two describes neither, which is why property for sale in Casares should always be compared type by type. Use the filters at the top of this page, or go straight to houses and villas in Casares.
Can I buy in the white village itself?
Occasionally, and it is a different project from buying on the coast. The village is on a hill fifteen minutes inland, there is almost no new building, and what comes up is usually a house that needs restoring rather than a finished home. Very few of those reach a public listing. If that is what you want, tell us and our property alarm will watch for it — but plan for a renovation rather than a move-in.
