What penthouses for sale in Marbella cost in November 2026

The table is counted fresh each morning from our Marbella apartment listings.

The address sets the level, the roof sets the rest

A solarium over the marina and a solarium over a fairway are two different properties at two different levels. The table follows the address; the filters narrow the type.

Why the rate per square metre reads high here

The built figure usually counts the covered part of a terrace but not the open solarium, so the largest room in a Marbella penthouse is missing from the number the rate is calculated on.

The generation of the scheme, which moves the price inside one district

An eighties block hands over a bare roof of real size; a scheme from this century hands over a smaller one with the shade, the kitchen and the pool already built in. Both are penthouses in the same street and they do not trade at the same level.

Why penthouses for sale in Marbella sit at the top of the whole coast

The single most expensive property on this site is a penthouse in this municipality. Penthouses for sale in Marbella start at € 348,000 and reach € 24,000,000, the midpoint standing at € 1,100,000, with 189 square metres of built area and 11 of private terrace on average, at € 6,765 the square metre — roughly a fifth above the figure for the same category across this coast. There are 207 of them and 180 have a pool.

Because they combine the two things on this coast that cannot be reproduced. A roof terrace cannot be added to a finished building, and a position in this municipality cannot be created — the land was built out decades ago and the coastal protection strip closed the front line a generation before that. Put a roof terrace and a front-line position in one property and nothing in Spain is scarcer.

The terrace, which here is a floor rather than a feature

At an average of several hundred square metres, a Marbella solarium is not a sun deck. A terrace of that size is an additional storey without walls: somewhere shaded to eat, somewhere to sit facing the water, a plunge pool, a kitchen in the open air, beds of planting along the parapet. In the better schemes it was designed as such from the start rather than left as a bare roof for the owner to work out.

The duplex, which this municipality does more than anywhere

Marbella has a stronger tradition of penthouse duplexes than the rest of the coast: accommodation on two levels with the terrace above, giving real separation between bedrooms and living space and frequently a double-height window somewhere. They cost more and they mean stairs every day, and for a family they are usually worth it. For a couple buying a bolthole they frequently are not, which is worth being honest about before you fall for the staircase.

Which way the terrace faces decides how it is used

A solarium is open sky on four sides, so aspect does more work here than in any other band. Facing south-east it takes breakfast and stays bearable until the middle of the day. Facing west it is unusable at six in the afternoon in July and perfect at nine in the evening, which is when people on this coast actually eat. The beachside blocks mostly face the water, so the sun crosses the terrace rather than sitting on it; the hillside schemes look south over the bay and get it from first light to last. Nothing about that reaches a photograph.

What a budget buys among penthouses for sale in Marbella

At the entry level

A two-bedroom penthouse in an older scheme in San Pedro, at the eastern end or on the inland edge of the golf valley, with a solarium, a communal pool and dated bathrooms. The photographs do not flatter them and buyers scroll past, which is how an older penthouse with tired bathrooms becomes the cheapest roof terrace in the municipality. For anybody who wants the roof rather than the trophy, this is where the page begins.

Around the middle

A larger penthouse in an established scheme with a wrapping terrace, a sea or fairway view and a community with money in the bank. This is the deepest band here, and at this level the questions are which way the terrace faces, whether there is shade on it and what the roof history says — not whether you can reach the address.

The upper market

Duplexes and corner penthouses in the beachside blocks and the newest hillside schemes: outdoor kitchens, plunge pools, glass balustrades, terraces running the width of the building. A corner penthouse in a beachside block cannot be built again in that position, which is exactly why it holds value when the market turns.

The top, which is its own market

A handful of properties where the roof, the frontage and the specification arrive together, trading in single figures each year to international buyers and frequently without ever being advertised. The relevant list is luxury property in Marbella, and the preparation that matters is being known to the people who hear first.

A Marbella roof is in full sun from May into October

Tiles, raised beds and a stair housing are what a solarium is built from

A finished roof terrace in this municipality is a short list of elements, and the quality of a penthouse is largely the quality of that list. Pale tile across the surface, because dark tile at sea level cannot be walked on barefoot in August. Raised beds along the parapet, planted with the things that survive up there: rosemary, lavender, bougainvillea, olive in a pot. Then a built barbecue or an outdoor kitchen, a plunge pool in the newer schemes, glass to the parapet where the view is worth it, and the housing over the stair, which is the only solid wall on the whole floor.

The levante can close an exposed roof for a day at a time

Two winds work this coast, and anybody who has lived on it knows them by name. The poniente comes from the west, cool and steady, and is why afternoons here are bearable in July. The levante comes from the east, hot and hard, and takes a parasol off a roof terrace. It blows for two or three days at a stretch, several times a summer, and it is the reason the terraces that get used have a built pergola or a solid parapet rather than an awning and good intentions.

The heat, which is real at sea level

In August the flat directly under a flat roof is the warmest in the building, and insulation before this century was not what it has since become. Unlike the hill villages behind the coast, Marbella gets no cooling altitude to soften it: the whole municipality sits between the sea and the first ridge, and the nights in August stay warm. What is above the ceiling therefore matters as much as what is in front of the window, and a ventilated roof void is the difference between a room that works in high summer and one that does not.

Shade on the terrace itself

A roof with nothing on it is unusable in the middle of a July day, however large it is. The penthouses that get lived on have shade built into them: a pergola with beams across it, a deep recess beside the stair housing, a wall standing at the right angle to the afternoon sun, or old trees high enough to reach over the parapet in a mature estate. The ones that do not are sold with photographs taken in May, and in practice their owners use the rooms below.

Letting and resale

The strongest rental case on this coast

Holiday demand in this municipality begins at Easter and holds until November, with golfers and business visitors filling much of the remainder, and a private roof terrace takes the highest weekly rate of any apartment type in that market. Letting by the week is regulated in Andalucía, and the better schemes here keep their own rules on it. Our rental service carries the licence and the bookings, and our agents on the ground read a scheme's rules before anybody counts on the income.

Why they fall least when the market cools

Scarce things stay scarce through a cycle. When this coast softens the ordinary floors take the discount and the penthouses hold, because the pool of buyers who specifically want a roof terrace does not shrink in proportion to the market. Owners here who have been through two downturns know it, which is part of why so few of them sell.

Answers about penthouses in Marbella

What do penthouses for sale in Marbella cost?

From € 348,000 to € 24,000,000 — the widest spread of any list on this site, and the top of it is the most expensive single property we have. The middle of the list sits at € 1,100,000 for 189 square metres built, against € 783,000 and 159 square metres on the coastal list. 207 are with us at a time, 7 of them new build. The figures per square metre in the table on this page are counted fresh each morning; down the coast it is penthouses in Estepona. The penthouses for sale in Marbella in the list above are what the network holds today, and the top of a building comes to market rarely.

Where are the penthouses for sale in Marbella?

Nueva Andalucía has the most with around thirty, looking down over the golf valley. Marbella itself follows with about twenty, Puerto Banús with fifteen in walking distance of the marina, then San Pedro de Alcántara and Elviria. Which of the five you choose decides more than the price: a roof terrace over the port is a different proposition from one over a fairway, in noise as much as in view.

Penthouse or penthouse duplex?

The feed keeps them apart, and so does this list: the 100 here are single-storey penthouses. The duplexes — 107 of them, so a larger group than the penthouses themselves, which is unusual on this coast — are filed under apartments in Marbella with every other floor. A duplex buys you the stairs and a second level under the terrace; a penthouse keeps everything on one floor, which is worth more to some buyers than the extra room.

How big is the terrace on penthouses for sale in Marbella?

The average private terrace in this band runs to 11 square metres, which is a floor of the building rather than a balcony. On a solarium of that size you are laying out rooms without walls: somewhere shaded for a table, somewhere open facing the water, a stretch of paving for loungers, beds of planting along the parapet, and in the better schemes a kitchen plumbed in at the far end of it. The parapet is what makes the space read as a room, and in the older blocks it is solid masonry rather than glass.

The figure in a listing wants reading with care, because built area normally counts the covered part of a terrace and leaves the open roof out of the sum altogether. The biggest room in a Marbella penthouse is usually missing from the number its rate per square metre is worked out on, which makes this band read dearer by the metre than it behaves. Asked for separately, the built area and the terrace area make the comparison with the floor below an honest one.

Size also follows the generation of the block. The schemes of the eighties handed over the top flat with the whole roof above it, bare and untreated, and nobody was counting that space as accommodation, which is why those terraces are the vast ones. The newest handovers are smaller and arrive finished, with shade set into the slab and drainage designed for the weight. A smaller terrace that can be used at two in the afternoon beats a vast one with no shade on it. Both kinds sit in the penthouses for sale in Marbella above; roof terraces along the whole coast are gathered on penthouses, with the deepest of them inland at Benahavís.

Do penthouses for sale in Marbella come with a pool on the roof?

Some do, and a plunge pool on a solarium is something a building is designed around rather than something added later. Water is heavy, the slab beneath it is somebody else’s ceiling, and the drainage and the sealing have to be drawn in from the beginning, so the pools you find up here belong overwhelmingly to the schemes of this century and to the hillside enclaves above the town.

In the older stock the pool is downstairs and shared. 180 of the properties in this band stand in a scheme with a communal pool, which in this municipality usually means a planted garden, several terraces around the water and a gardener keeping all of it, so the absence of a private one upstairs is less of a loss than it sounds. What the roof offers instead is an outdoor kitchen, a pergola and an outlook nobody can build out. A plunge pool is in any case something to drop into at the end of a July day rather than to swim lengths in, which is worth settling before it becomes the deciding feature.

Where a private pool is genuinely the requirement, the honest comparison is with a house. A villa at the same money carries its own garden, its own pool and the room around both, at the price of a gate and a gardener to think about. A roof terrace is for the evening and a garden pool is for the afternoon, and buyers who are clear about which of the two they want stop looking a great deal sooner. The penthouses for sale in Marbella above can be filtered by district and size, the houses sit on detached villas in Marbella, and realEstepona.com will watch either list for you through the property alarm.
