R5300689Detached Villa in Benahavís1173 m², 9 bed, 10 bath€ 7,250,000Houses for sale in Benahavís
196 properties for sale in Benahavís · € 390,000 to € 21,500,000 · median € 6,286/m²
Houses for sale in Benahavís sit at the top of this coast for both price and size — a middle figure of € 3,500,000 and buildings averaging 620 square metres. They also start at € 390,000, which is less than a two-bedroom flat costs on parts of the Marbella shoreline. There are 196 of them in all, reaching € 21,500,000 at the top, on plots averaging 2,188 square metres, and 184 have a private pool.
Why the middle figure for houses for sale in Benahavís misleads
Those numbers describe two markets, not one, and a buyer who reads only the median will conclude this municipality is out of reach when it is not. Up on the ridges are the large estate houses that set the averages. Lower down, in the golf urbanisations and around the village, are terraces and semi-detached houses at a fraction of the figure — and almost nobody searching for a house in Benahavís looks at them.
What pulls the median up
A long tail of very substantial houses behind manned gates: architect-drawn, five hundred to a thousand square metres, on plots that no longer come to market, with gyms, cinemas, guest wings and staff accommodation. They are the reason the average building on this page is larger than on any other list we publish, and they have almost nothing to do with the bottom of it.
What sits at the bottom
A townhouse in a gated scheme on a golf hillside, with its own front door, a garage, a patio at the back, a terrace at the top and a share of a communal pool somebody else cleans. It comes with the same valley view the estate houses are paying for, because on a slope the view belongs to the altitude rather than to the price. For a buyer who wants a house in these hills, this is the realistic way in.
Why so few people find it
Because the municipality has a reputation. Benahavís is known for the private estates, so searches arrive expecting villas and filter accordingly, and the terraced stock — which is good stock, in good positions, inside well-run communities — goes unexamined. It is the clearest mispricing of attention on this coast.
The kinds of houses for sale in Benahavís
Townhouses
Rows of three-storey houses inside gated golf urbanisations, typically with a garage below, living space at entry level opening onto a patio, bedrooms above and a roof terrace on top. The community maintains the gardens, the pool, the lighting and the roads. For anyone here a few weeks or months a year this is the sensible purchase, and the list is at townhouses in Benahavís.
Semi-detached houses
One shared wall, garden on the other sides, frequently a private pool, usually a gate of your own. In this municipality the semi-detached band is small and sells quickly, because it offers most of what a villa offers on a plot you can actually maintain. See semi-detached houses.
Detached houses and villas
The bulk of the value on this page and the reason the municipality is known at all: houses on their own plots with their own pools, stepped down hillsides so that every floor has a terrace. They are covered in their own right at detached villas in Benahavís.
Country property
Rural houses on agricultural land barely exist here, because the land went to the estates and the golf and most of what remains is protected. When one appears it is remarkable; the page explaining why, and where to look instead, is fincas in Benahavís.
Choosing between them in this particular municipality
The usual questions apply, and on a mountainside two of them have sharper answers than they do on the coast.
What a hillside plot asks of you
A large garden on a slope is not a large garden on the flat. It is terraces, retaining walls, steps, pumped irrigation and planting that has to hold soil as well as look well, and it needs a gardener on a contract rather than a man with a strimmer. The bigger the plot here, the larger the gap between the purchase price and the annual cost of keeping it, and that gap is where buyers get caught.
How often you will really be here
For four or five weeks a year, a detached house in these hills is a liability wearing a view: somebody has to run the taps, clear the gutters before the autumn rain, check the walls after a storm and keep a garden alive through August. Inside a community none of that is yours. Be honest about the calendar before choosing the category, because the calendar decides which one is right far more reliably than the budget does.
The view, which comes free with altitude
This is the argument for buying down a level. On these slopes the valley and the sea are visible from almost everything, so a terrace on a townhouse roof sees very nearly what a villa terrace sees two hundred metres up the hill. You are not buying the view with the category — you are buying it with the contour line, and that is considerably cheaper.
Where the houses for sale in Benahavís are
The golf hillsides
The deepest part of this list, on the long planted slope above Puerto Banús and around the courses to the west. Every category is represented here, from terraces on the lower levels to serious houses further up, and the roads and services were laid out before the buildings. Everything on the main hillside is at La Quinta, with the courses themselves at golf property.
The private estates on the ridges
Behind guarded gates on the upper slopes, the largest houses in southern Spain on plots that are no longer created. This is where the top of this page lives and a good share of it trades without being advertised. Start from luxury property in Benahavís.
The resort valley near the coast
Where the municipality narrows toward the sea, houses sit among three golf courses behind a landmark hotel, with concierge services inside the gates and the beach a few minutes downhill. It is the most serviced corner of the municipality and the only part with a short walk to sand nearby.
The village and the western slopes
Around the white village and on the quieter hillsides toward Estepona, the least expensive houses in the municipality: smaller, older, often with the best gardens on the page, and within walking distance of restaurants in the one place here where walking to dinner is possible.
What a budget buys on this page
The lower band
A townhouse or a small semi-detached house in a golf urbanisation, three floors, a garage, a patio and a roof terrace, inside a community that looks after itself. At the very bottom of this list the building will be from the eighties or nineties and will want a kitchen and bathrooms, which is predictable work at a predictable cost here. What it will also have is the valley in front of it, and that does not change.
The middle
A substantial family house with its own pool and garden, a garage and a proper view, in an established estate within minutes of a golf club and a quarter of an hour of San Pedro. This band buys something in these hills that would cost half again on the Marbella side of the boundary, with more floor area and more ground, and it is where most buyers on this page should be looking.
The top
The estate houses on the upper ridges: large, private, behind a guarded gate, with gardens laid out by somebody who was paid properly to do it. Supply is minimal, the buyers are international, and much of this end of the market is handled quietly rather than advertised. Those properties are gathered under luxury property in Benahavís.
What to check before buying houses for sale in Benahavís
The retaining walls and where the water goes
This is the hillside check and the one that costs money when it is skipped. Look at the retaining structures above and below the building, ask when they were built and whether an engineer was involved, and follow the route rainwater takes off the plot. A heavy autumn here moves a great deal of water very fast, and a failed wall or a blocked drain is the most expensive repair in this municipality.
The community, its charge and its rules
Nearly every house on this page sits inside a community responsible for roads, gates, lighting, security and often irrigation, and on a mountainside that is a substantial annual figure. Ask for the quota in writing, for the balance of the reserve fund, and for the minutes of the last two general meetings. Read the statutes too, because several estates here restrict short-term letting, summer building works and even exterior colours.
Licences, the register and everything added later
Ask for the building licence, the first occupation certificate and the energy certificate, then compare the register description with the house in front of you. Terraces enclosed, porches glazed, basements excavated, garages converted and pools never declared are all common here. Instruct a Spanish lawyer early, and our agents here will have the file assembled before you book a flight.
Heating, which you will use
At altitude the evenings are cooler all year — a pleasure in August and a bill in January. Establish what the heating actually is, whether the floors are heated and what fuel runs it, and ask a neighbour what a winter month costs. A large house up here without proper heating is a summer house whether that was the intention or not.
Access, driven twice
Drive the approach yourself, in your own car, and in bad weather if you can. A steep private road is charming in May and a question in February, and whether the community or the town hall resurfaces it is a question with a figure behind it. Ask also whether a removal lorry can reach the door and turn round.
Owning a house in these hills
What it costs to keep
The community quota, council tax, insurance on a large building, water and electricity at scale, the pool service, the gardener, and somebody checking the property when you are away. On a terrace inside a well-run scheme most of that is in the quota; on a detached house with a thousand square metres of terraced garden, almost none of it is. The difference between the two categories is far larger in the annual figure than in the purchase price.
Letting, and the golf calendar
A house with a private pool takes the top of the summer market, and in these hills the golf season fills the spring and autumn weeks that empty beach properties. A tourist licence is required and several estates do not permit short stays at all, so confirm both before buying on the strength of a projection. Our rental service runs the whole season for owners who would rather not.
New build, and what is going up
There is a steady pipeline here, generally at the upper end and on the last serviced plots inside the estates. Buying before completion brings choices over finishes and staged payments, and it brings a young garden and a handover date that can move. The current pipeline is on new developments, and the serviced land on plots in Benahavís.
Houses for sale in Benahavís — where to go next
By type: townhouses, semi-detached houses, detached villas and fincas. If a flat with a garden would do the same job more cheaply, see ground floor apartments and apartments in Benahavís.
Every type and every price band together is on property for sale in Benahavís. The obvious comparison is houses in Marbella next door, dearer per metre and closer to the sea, with the whole western coast on houses for sale in Estepona and the overlooked category across every municipality at townhouses. If nothing here fits this morning, the property alarm will mail you when it does.
Answers about houses in Benahavís
What do houses for sale in Benahavís cost?
From € 390,000 to € 21,500,000, with the middle of the list at € 3,500,000 — steeper than any municipality on this coast, and at 620 square metres built on 2,188 square metres of plot also more generous. Benahavís is where the big houses of this coast stand, La Zagaleta and El Madroñal among them. Of 196 listings, 167 are detached villas. The figures per square metre in the table on this page are counted fresh each morning; the coast, for comparison, is houses in Marbella. The houses for sale in Benahavís in the list above hold villas, townhouses, semi-detached houses and fincas in one place — the filters separate them.
Why is Benahavís more expensive than the coast?
Because what is sold here is land and privacy, and both are finite. A plot of 2,188 square metres with a view down the valley to the sea does not exist in Marbella at any price, and the gated estates above the village — La Zagaleta, El Madroñal, Los Flamingos — were laid out with that in mind. The trade is the drive: ten to twenty minutes to the nearest beach, and nothing in walking distance. If the sea matters more than the land, look at beachfront on this coast instead.
Is there anything here below a million?
Yes, but not much and not detached. Of the current listings 22 are townhouses and 6 semi-detached houses, and that is where the entry prices sit — from € 390,000. Everything else is a villa, and 184 of the 196 have a pool. The two groups have their own lists: townhouses in Benahavís and detached villas. Across the border in the next municipality, houses in Casares start lower again.
What should I check before buying houses for sale in Benahavís?
The access road and the water, in that order. A private road on a hillside is charming in May and a question in February, and who maintains it is a line in the community accounts — read it. Then the water supply and the drainage, since not everything up here is on the mains. Then the usual: licence of occupation, whether what stands matches the register, the charges, and the quota of the estate, which in a gated urbanisation with its own security is substantial and does not shrink in winter. Our agents on the ground will get it all before you offer. We do it on any of the houses for sale in Benahavís you shortlist.
What comes on top of the asking price of houses for sale in Benahavís?
On houses for sale in Benahavís, between 10 and 13 per cent for transfer tax, notary, registry and legal fees, reckoned on the price you agree. Then a running bill that fits the house: pool, garden, security, IBI, insurance, and the one to two per cent of value a year that a large detached house needs to stay as it is. Everything in the municipality is on property for sale in Benahavís, the flats under apartments; if nothing fits yet, our property alarm will mail you when it does.

Benahavís is one place rather than a string of urbanisations, so the comparison that matters is between types of house.
What a hillside plot means in practice
A view costs a slope, and a slope costs money to build on and to maintain. Access roads are steep, gardens are terraced, and a pool on a hillside needs more engineering than one on flat ground. The reward is privacy and a view that cannot be built out, because the plot above you is usually part of the same protected hillside. Ask about the access road and the orientation before you ask about the kitchen.
How Benahavís compares
It is the second most expensive market on our list, and the gap to the coast is real. Houses in Marbella have a median of 5,255 € per square metre across 282 listings. Estepona runs at 4,470 €, with the beach within walking distance in many urbanisations. We also list apartments in Benahavís for the same view with less upkeep.
| Type | Typical | Range | Listings |
|---|---|---|---|
| Detached Villa | 6,511 € | 4,848 – 9,360 € | 117 |
| Townhouse | 3,252 € | 2,932 – 4,115 € | 22 |
These are asking prices from our own active listings, not recorded sale prices, and the range column shows where the middle half of the listings sit. Types with fewer than ten comparable listings are left out, because a median over a handful of houses describes those houses and not the market.
