The table is counted fresh each morning from our Marbella apartment listings — most of the golf stock is apartments, so this is the closest honest reference.
Four golf landscapes, four levels
The valley behind Puerto Banús is the deepest and the dearest, the courses east of town sit among the schools and the pine estates, Guadalmina in the west is the calmest, and the layouts up toward the mountain boundary are the mildest of all.
Which hole, not which course
Beside a green the day passes in front of the terrace. Below an elevated tee the ground collects whatever is sliced. Across the width of a fairway the view is long and nobody is within earshot. All three are described as front-line golf.
Membership is its own thing
Two of the valley clubs are member clubs in the old sense, with committees and joining fees, while most courses on this coast simply sell rounds. Standing beside a fairway and playing it are separate matters here.

Why golf properties for sale in Marbella are a market of their own
Marbella holds the densest cluster of residential golf in Spain. Golf properties for sale in Marbella come to 298 listings. They start at € 299,000 and reach € 11,200,000, with € 1,200,000 at the halfway mark, 282 square metres of floor on average and € 6,079 per square metre — against € 5,015 for golf property across the coast as a whole. Here the courses came first and the houses filled the gaps between the holes, which is the opposite of how most of this coast was built.
Behind Puerto Banús lies a single valley with several championship courses in it, laid out between the nineteen-sixties and the nineties and surrounded on every side by housing. Very few places in Europe put that much golf inside a few square kilometres of residential property.
A valley built around fairways
The schemes in that valley were not placed near golf; the golf was there first, and the gated communities went into the ground between the holes. From one terrace in the valley you can see three different courses, and two clubhouses are closer together than the nearest supermarket.
Courses with championship history
Las Brisas, Los Naranjos and Aloha sit within a few minutes of one another, and the first of them has staged the Spanish Open. Two of the valley clubs are member clubs in the old sense, with committees, joining fees and at times a list — which on this coast is unusual, where most courses simply sell rounds.
And one course plays after dark
La Dama de Noche, on the valley floor, is floodlit and plays into the evening, which in July is the difference between a round and a sauna. Residents use it far more than visitors do, and the glow off it is a familiar sight from the slopes above.
And a practice ground on every side of it
Alongside the full courses the valley carries driving ranges, short courses, practice greens and teaching academies, several of them open late and most within a few minutes of each other. You can practise in the valley without booking a round at all, which is why so many of the households here include somebody who took the game up after moving.
The courses, and the golf properties for sale in Marbella around them
The municipality carries four separate golf landscapes, west to east, and the houses around each of them look and cost quite different things.
The golf valley behind the marina
The heart of this page: several courses within a few minutes of each other, ringed by gated schemes spanning four decades, from plain flats on the inland edges to contemporary houses on the slopes. The valley behind Puerto Banús is the deepest golf property market in the country. See Nueva Andalucía and its apartments.
The courses east of town
From just beyond the centre out toward the municipal boundary a string of layouts sits between the coast road and the hills, with low-density urbanisations and the international schools among them. In the east the golf and the school run are in the same ten minutes. Start from Río Real, Elviria, Las Chapas and Cabopino.
Guadalmina and the west
Beyond San Pedro the municipality runs out into golf country, with substantial houses on the sea side of the road and apartment schemes above it. The western courses are the calmest golf address in Marbella, with a small commercial centre you can walk to. See Guadalmina Alta and Guadalmina Baja.
The high courses inland
Up toward the mountain boundary there are layouts at altitude where the air is cooler and the view runs back down over the whole bay. Property there is quieter and milder in price than in the valley, and everything is a drive — the beach from up there is a journey rather than a stroll.
What a budget buys among golf properties for sale in Marbella
The spread on this page is wide, and it tracks the distance from the valley floor rather than the quality of the golf.
The entry level, and where it actually is
On the inland edges of the valley and at the eastern end of the municipality: a two-bedroom flat in an older gated scheme with a communal pool, a few minutes from a course. The plainest schemes sit on the same fairways as the photographed ones, which is the whole argument of the eastern and inland edges.
Around the middle
A three-bedroom apartment or a townhouse in an established scheme with the fairway in front of it, or a ground floor whose garden runs to the course boundary. In the middle band the choice is which hole you look at, not whether you reach one, and this is the deepest part of the list.
The upper market
Detached houses on fairway plots in the valley and on the slopes above it, with private pools, mature planting and a frontage that cannot be reproduced. Fairway frontage is as finite as beach frontage, which is why these behave the way the shoreline does. The list is at detached villas in Marbella.
The top
The showpiece houses on the best holes and inside the private enclaves, where the building, the garden and the outlook were drawn together. Supply is minimal and a good share of it never reaches a portal at all. Begin at luxury property in Marbella.
Living in the valley, which is its own place
The golf valley is not a suburb of the marina below it. It has its own weather, its own geography and its own population, and all three differ from the shoreline a few minutes away.
The microclimate
The valley sits in a bowl that opens south to the sea and is closed to the north by the mountain. It is warmer than the shore on a winter morning and sheltered when the easterly makes the beach unpleasant, and heavier in high summer because the breeze does not reach the inner slopes. Owners talk about it constantly and no listing mentions it.
The practical geography
Everything in the valley is a short drive and almost nothing is a walk, which surprises people who assume a dense residential area must be walkable. Puerto Banús and the beach are five to ten minutes down the hill, San Pedro the same to the west, the schools a quarter of an hour east, the airport about forty minutes.
Who lives here
More permanent residents than a visitor would guess: families, retired couples and people working remotely alongside the holiday owners. The supermarkets, gyms and most of the restaurants in the valley stay open in February, which is the clearest difference between this golf market and the resort-based ones further west.
And how quiet it goes after dark
There is no promenade and no passing traffic, so the valley at night is dogs, sprinklers and the lights of the floodlit course. Nothing happens in the valley after dark, and for many owners that is the point — the noise is ten minutes downhill whenever it is wanted.
The planting is a landscape of its own
Four decades of course irrigation and estate gardening have turned the valley floor into something no dry hillside here looks like: jacaranda along the streets, cypress hedges between the schemes, bougainvillea over the gate posts and umbrella pines left standing from before the fairways. The valley is green in August when the hills either side are straw-coloured, and from the slopes above the difference is unmistakable.
Which hole the golf properties for sale in Marbella sit on
Two houses on the same course can be quite different places to live, and both will be described as front-line golf. What separates them is the part of the hole they face.
Beside a green, the day passes in front of you
A terrace next to a green has groups on it from mid-morning to late afternoon, close enough to hear the conversation. A green is the busiest piece of a golf course and the nearest thing to a village square, which some owners enjoy and others move away from.
Below a tee, the balls arrive
Under an elevated tee the ground collects whatever is sliced, which is why netting and heavy planting appear along certain boundaries in the valley and why pool surrounds on those plots are patched. It is visible from the street once you know to look for it.
Across a fairway, the view is the whole hole
A house set back across the width of a fairway gets the long green view with nobody within earshot, and in the valley those are usually the plots on the far side from the clubhouse. The best golf views in Marbella are from the quiet side of the hole, not the busy one.
And from the slopes, the valley reads as one green
From the hillsides above, the individual courses merge into a single irrigated floor with gated schemes set into it and the sea beyond. That outlook, rather than any one hole, is what the houses on the upper slopes were built to face.
And some schemes only look onto green
A good number of the valley communities sit a street back, with a hedge, a service road or another block between them and the grass. The outlook is still green and the clubhouse is still a walk away, but nobody plays past the terrace. A street back from a fairway is a quieter address and a milder one, and much of the middle of this list is exactly that.
What the golf year in Marbella looks like
The calendar here is longer than on most of the coast, and it shapes daily life in the valley as much as the fairways do.
The courses play through the winter
January and February are the months the clubs were built for: dry, mild and empty of holiday traffic, with northern visitors filling the tee sheets. Winter is the valley's real season rather than its quiet one, which is the reverse of the shoreline a few minutes below it.
Water arrives at dawn, play follows
The sprinklers run before first light, because that is when the water is coldest and the greens are empty, and the first groups go out as soon as it is light enough to see a ball. It is audible from a terrace beside a fairway, and it is the reason the grass is green in August.
And high summer pushes play to the edges of the day
From July the middle of the day is no time to be walking a fairway, so the tee sheets fill early and again in the evening, and the floodlit course takes the overflow. In August the valley plays golf at breakfast and after sunset, and the hours in between belong to the pool.
And the clubhouses are the valley's restaurants
Because there is no high street up here, the clubhouse terraces do the work of one: breakfast after an early round, lunch for people who have not played at all, and a bar in the evening. Several open to non-members for food, and in winter they are the busiest rooms in the valley.
Golf properties for sale in Marbella — where to go next
By type inside the municipality: apartments, penthouses, houses, townhouses, detached villas, plots and luxury property, and the municipality in one list on property for sale in Marbella.
If the levels here are steeper than you had planned, the golf does not get worse to the west: Benahavís is hillside golf with the sea beyond the fairways, Casares has three courses including a championship resort at a fraction of the price, and Manilva is the mildest golf property on this coast. The coast-wide view of every course and every scheme sits on golf property, and our agents on the ground know which side of each hole a scheme stands on. When something looks right, the property alarm will mail you the morning the next one appears.
Answers about golf property in Marbella
What do golf properties for sale in Marbella cost?
From € 299,000 to € 11,200,000, with the middle of the list at € 1,200,000 for 282 square metres built on 2,265 square metres of plot. 298 carry the golf category at a time, 30 of them new build. The spread tracks the distance from the valley floor rather than the quality of the golf: the inland edges of the valley and the eastern end of the municipality hold the plainest schemes on the same fairways as the photographed ones, the middle band is apartments and townhouses with a fairway in front of them, and the top is detached houses on frontage that cannot be reproduced. The figures per square metre in the table on this page are counted fresh each morning; westwards the same category is golf property in Estepona. The golf properties for sale in Marbella in the list above sit beside a course rather than in a category of their own, so the filters matter here.
Where are the golf properties for sale in Marbella?
In four separate golf landscapes. Nueva Andalucía holds most of the golf properties for sale in Marbella — the valley behind Puerto Banús, with Las Brisas, Los Naranjos and Aloha within a few minutes of one another and the floodlit La Dama de Noche on the valley floor. East of the town a string of layouts runs out toward the municipal boundary between the coast road and the hills, with the international schools among them: Río Real, Elviria, Las Chapas and Cabopino. Beyond San Pedro in the west the municipality runs out into golf country at Guadalmina Alta and Guadalmina Baja, the calmest of the four. And up toward the mountain boundary there are courses at altitude, where the air is cooler and everything is a drive.
Does living beside a course in Marbella mean membership of it?
No — the two are separate things here, and Marbella differs from most of this coast in that respect. Two of the clubs in the valley behind Puerto Banús are member clubs in the old sense, with committees, joining fees and at times a list, while most courses along the coast simply sell rounds to whoever turns up. Some schemes carry a resident green-fee arrangement with the course beside them and others carry nothing at all, so a terrace over a fairway says nothing in itself about playing it. What the position does give you, in every case, is the green outlook, the walk to a clubhouse and a landscape kept irrigated all year. Our agents on the ground know which scheme stands beside which club.
Which hole do golf properties for sale in Marbella sit on?
It varies more than the listings suggest, and it is the difference between two houses on the same course. A terrace beside a green has groups on it from mid-morning to late afternoon, close enough to hear the conversation — a green is the busiest part of a course and the nearest thing the valley has to a village square. Under an elevated tee the ground collects whatever is sliced, which is why netting and heavy planting appear along certain boundaries and why some pool surrounds are patched. A house set back across the width of a fairway gets the long view with nobody within earshot, usually on the far side from the clubhouse. And a good number of the golf properties for sale in Marbella sit a street back behind a hedge or a service road: green outlook, clubhouse still a walk away, nobody playing past the terrace. The wider market is property for sale in Marbella.
What is the golf year like in Marbella?
Longer than almost anywhere else in Europe, and shaped quite differently from the beach season below it. January and February are the months the clubs were built for — dry, mild and empty of holiday traffic, with northern visitors filling the tee sheets — so winter is the valley's real season rather than its quiet one. The sprinklers run before first light, when the water is coldest and the greens are empty, and the first groups go out as soon as a ball can be seen; it is audible from a terrace beside a fairway and it is why the grass is green in August. From July the middle of the day is no time to be walking a fairway, so play moves to breakfast and the evening, and the floodlit course takes the overflow. Further west the same calendar runs at milder levels: Casares and Manilva on realEstepona.com.
