24 properties for sale in Casares · € 200,000 to € 1,500,000 · median € 4,706/m²
This is the front line of the municipality of Casares, and it has one characteristic that no other stretch of this coast shares: nothing on it reaches a million. The list runs from € 200,000 to € 1,500,000, with the middle at € 630,000 and an average built area of 142 square metres, which works out at € 4,706 per square metre. The coast-wide figure for a genuine front-line position is € 7,411. Beachfront properties for sale in Casares therefore cost roughly a third less per square metre than the same position does on the rest of the Costa del Sol.
The only front line on this coast with no seven-figure ceiling
That sentence is the whole argument for this page. Everywhere else between here and Málaga, a property on the sand has become something you buy instead of a house in a northern European capital. Here it is still something you buy instead of a decent car and a holiday. The sea is identical, the sand is wider, and the sunsets are the same ones.
What the gap actually is
Compare like with like and the difference is startling. A flat on the promenade here costs what a flat several streets back from the water costs in Marbella, and what a flat with no sea view at all costs on parts of the New Golden Mile. You are not buying a lesser version of the front line; you are buying the same thing at the far end of a price gradient that runs along the motorway and has nothing to do with the quality of the beach.
Why the discount exists
Distance from Puerto Banús, and nothing else. Half an hour of motorway is what separates this shoreline from the fashionable one, and that half hour is priced into every square metre. For anyone who intends to swim, walk and eat locally rather than be seen, it is the most generous trade available anywhere on this coast.
Why it will not last indefinitely
The gradient has been flattening for twenty years as each stretch of coast in turn ran out of land. Estepona was the cheap option once, then the New Golden Mile, then Casares and Manilva. Nothing further west exists inside this province, so when this stretch is absorbed the sequence ends. That is not a sales argument about next year; it is an observation about the last two decades, and the direction has not changed.
What the beachfront properties for sale in Casares are
Flats, almost without exception
Frontline land was never cheap enough to spend on detached houses here, so what sits on the sand is a line of low-rise schemes of three or four storeys with gardens and pools between the buildings and the beach. The architecture is consistent and unremarkable, which is good news for a buyer: once you have seen two of these schemes you can read all of them, and the decision comes down to floor, aspect and the state of the community.
The ground floors and the promenade gate
A ground floor here can have a private garden whose gate opens onto the paseo, which is as close to a beach house as this price level gets anywhere in Spain. These command a premium over the identical flat upstairs and they sell fastest. The compromise is that the promenade belongs to everybody, so look at the planting, the level change and the fencing before deciding whether the privacy works for you.
The penthouses and their solariums
At the top of these buildings the flats frequently come with a private roof terrace, and a roof terrace facing open water is the one feature that cannot be added to a finished block. They let at the highest weekly rate in summer, they hold value best when the market cools, and at this end of the coast they are still reachable on an ordinary budget. See penthouses in Casares.
Where the beachfront properties for sale in Casares sit
The municipal shoreline is short, so the geography reduces to a handful of real choices.
The front row itself
Buildings between the promenade and the coast road, where the terrace looks at water and nothing else. This is the premium position on the list and the one holidaymakers book, because a guest can walk out of the gate onto the sand without crossing anything. Expect a clear premium over everything behind it and expect the stock to be thin, because there is only one row of it.
The second row, and why it is sometimes better
Immediately behind the front row, blocks at a slight elevation often see over the roofs in front of them to a wider horizon than the ground-level terraces get. The view can genuinely be better; the walk is a minute longer. For a buyer who values the outlook over the footstep count, this is where the sensible money goes, and it costs noticeably less.
The eastern end, toward Estepona
Here the coast thins out and the beaches open into long empty runs below the golf country of the Estepona border. It is the quietest part of the shoreline, with the fewest people on the sand in August and the shortest drive to Estepona old town for an evening out. The compromise is that there is less within walking distance.
The western end, toward the marina
Toward Manilva the shoreline runs down to the Duquesa marina, which is where the restaurants and the evening life are concentrated. Schemes at this end trade a little of the emptiness for the ability to walk to dinner, and they let more easily in summer for exactly that reason. See also beachfront in Manilva on the far side of the boundary.
What the beach behind the properties is like
The sand
Wide, dark, gently shelving and long. There are no rocks to negotiate and no need to arrive early to find space, even in the first week of August, which is a sentence that cannot honestly be written about anywhere east of Estepona. A sailing club at one end, chiringuitos along the way, and enough open shoreline between them to walk for an hour without turning round.
The promenade
The paseo has been extended steadily and now runs most of the length of the municipal coast, connecting the schemes to each other and onward toward the neighbouring municipalities. It is flat, wide and lit, and it is the single feature that turns a holiday flat into a place people walk every evening. For retired buyers in particular it is the thing that decides the purchase.
The hill country behind it, which is the real asset
This is what makes this shoreline different from every other cheap coast in Spain. Behind the narrow developed strip the land rises straight into protected hills — cork oak, pine and the terraced slopes of the only serious vineyards on the Costa del Sol. Nothing can be built up there, which means no second ring of towers will ever appear behind these buildings, and the backdrop from the beach will look the same in thirty years as it does this morning. That permanence is worth real money and no listing ever mentions it.
The village on the rock above it all
It is worth knowing that the municipality you are buying into has a second half that has nothing to do with the beach. Inland and upward sits a white village stacked against a cliff beneath a Moorish castle, one of the most photographed places in Andalucía and still entirely lived in. Fifteen minutes of hairpins from the shore, with Roman sulphur baths on a track nearby and a view that takes in the whole coast to Gibraltar. People who buy on this shoreline end up spending their Sundays up there, and it is part of what the address is worth.
What a budget buys among beachfront properties for sale in Casares
The bottom of the list
A two-bedroom middle floor in one of the older schemes, with a pool, a terrace and a few minutes' walk to the sand. For the price of a small inland flat in a fashionable municipality you have a working holiday home on the Mediterranean, and it is the most liquid thing on this page because that budget is the commonest budget in the market.
The middle
Three bedrooms, or two in a much better position: front row, a ground floor with a real garden, or a corner flat with two aspects. In the middle of this market you are buying what would be an expensive property twenty minutes east, and what you have given up is half an hour of motorway.
The top, such as it is
Penthouses with solariums and the genuinely frontline flats where nothing stands between the terrace and the water. Because the ceiling here is low by coastal standards, the finest property on this shoreline is within reach of an ordinary buyer — a situation that does not exist anywhere further east and the strongest single reason to look at this municipality at all.
What to check before you buy beachfront properties for sale in Casares
The demarcation and the terrace
Ask for the official coastal demarcation, which marks where public domain ends and private ownership begins, and check that the garden boundary of a ground floor and the solarium of a top floor both appear on the land registry as built. Enclosed terraces are common along this shoreline and a good number were never declared, which is a discount the next buyer will ask for.
Salt, and what it has already done
These buildings have stood on a beach for two or three decades, and salt works continuously on render, railings, window frames, lift machinery and the steel inside concrete balconies. Ask when the façade, the balustrades and the roof waterproofing were last renewed, and ask to see the invoices. A building with a documented repair history is a better purchase than a newer one without.
The reserve fund and the sea wall
Quota, reserve fund and the minutes of the last two general meetings. Frontline communities carry costs nobody inland has: sand retention, storm repairs, pool plant that corrodes faster, and occasionally a sea wall. Easterly storms reach this coast in autumn and spring, so ask what the last serious one cost and what was done afterwards. The minutes answer it; nothing else does.
Letting and living on the Casares shoreline
The season
Summer fills itself on this shoreline, particularly in the front row and particularly with a pool in the photographs, and the golf courses within the municipality pull bookings through spring and autumn when beach lets elsewhere go dark. A tourist licence is required and not every community permits short stays, so settle both questions before signing. Our rental service runs the licence, the bookings and the quarterly returns.
The winter
Quieter than the summer and quieter than Estepona, but not deserted: the supermarkets, the health centre and the schools stay open, the promenade is busiest on winter afternoons, and the restaurants that matter keep serving. Estepona is a quarter of an hour east for anything missing, and Gibraltar and Sotogrande are a short run west. Come in January if you intend to be here in January — it is the only way to settle the question.
Beachfront properties for sale in Casares — where to go next
The coastal strip in detail, including the schemes building by building, is at beachfront in Casares Playa and apartments in Casares Playa. Everything else in the municipality is on property for sale in Casares, with the flats under apartments, the houses under houses, the golf-side schemes under golf property and the land under plots.
If you want the same position with more choice, the front line continues in both directions: the whole coast, Manilva to the west and Marbella to the east. When something here looks right, our agents on the ground will have the demarcation, the accounts and the register entry before you travel, and the property alarm will mail you the morning the next one appears.
Answers about beachfront property in Casares
What do beachfront properties for sale in Casares cost?
Currently 24 listings, from € 200,000 to € 1,500,000, with the middle of them at € 630,000 — the whole first line in this municipality sits below a million, which is not true of any other municipality on this coast. The figures on this page are recounted with every feed run, so treat them as today's market rather than a published average. For the contrast, beachfront in Marbella averages above two million.
Where exactly is the beachfront in Casares?
On a strip of roughly two kilometres between the A-7 and the sand, at Casares Playa and Casares Costa, between the Manilva and Estepona borders. The village of Casares itself is seventeen kilometres inland and four hundred metres up, so nothing there is first line however a listing is worded. All the beachfront properties for sale in Casares sit in the single list above; the whole municipality, hill and coast together, is on property for sale in Casares.
Are there villas among the beachfront properties for sale in Casares?
Not at the moment. The beachfront properties for sale in Casares are ground floor apartments with gardens, townhouses, semi-detached houses and a few upper-floor flats — an established strip of low-rise schemes where what changes hands are resales rather than new build. If a detached house on the sand is the requirement, look at beachfront in Estepona, and for a villa away from the water at villas in Casares.
Why do ground floor flats cost more than the floors above them?
Because on flat coastal ground the ground floor carries a private garden and a gate towards the promenade, and the garden is what the market pays for. It is the reverse of the hillside districts further east, where the floor is the view. The exception is the top: a roof terrace over the sea cannot be added to a scheme later, so penthouses lead again. Both patterns show up in the beachfront properties for sale in Casares and in the ordinary stock behind them — see apartments in Casares.
What should I check before buying beachfront properties for sale in Casares?
Three things, in this order. Whether the title is freehold or a coastal concession — a lawyer establishes that, and it is not a formality on a first-line building. What the last façade and pool works cost and what the reserve fund holds, because salt air is relentless and a thin reserve means a special levy is coming. And which side of the A-7 you are on, which decides whether the beach is a walk or a drive. Our agents on the ground will go through the paperwork with you.

The table beside is counted fresh each morning from our Casares apartment listings — most of the first-line stock is apartments, so this is the closest honest reference. At Casares Playa, where almost all of it sits, apartments run at 3,911 € per square metre across 68 comparable listings.
Budget
Add 10 to 13 per cent for transfer tax, notary, registry and legal fees. On a 500,000-euro apartment that is 50,000 to 65,000 euros.

These are asking prices across all apartments in the district, not only those on the sand. The first line commands more than the figure shown, and on a two-kilometre coast there is no second chance to build more of it.
