In Marbella the address matters more than the property type. The table is counted from our own listings each morning, so it moves with the market rather than with the date this page was written.
Each of the four hands its upkeep to somebody different
Detached villas dominate the upper half of the market and nearly always bring a plot, a pool and a garden to maintain. Townhouses and semi-detached houses cost noticeably less per square metre and hand most of the upkeep to a community — often the practical choice for a second home that stands empty part of the year. Fincas are rare this close to the coast; the ones that do come up are usually inland, towards Ojén and Istán. Use the filters above this text to narrow the list by type, bedrooms and price.
Worth comparing with the neighbouring municipalities
If your search is not tied to Marbella, the differences are large enough to be worth a look. Our houses for sale in Estepona have a median of 4,470 € per square metre across 426 listings. Houses in Benahavís run at 5,756 €, because that municipality is mostly golf and hillside villas with long views. And if a house with a garden is more than you need, we also list apartments in Marbella.
| Area | Typical | Range | Listings |
|---|---|---|---|
| Puerto Banús | 8,159 € | 6,315 – 9,430 € | 16 |
| Guadalmina Baja | 6,881 € | 6,477 – 10,225 € | 26 |
| Río Real | 6,867 € | 5,248 – 8,476 € | 15 |
| Nueva Andalucía | 6,348 € | 4,812 – 9,217 € | 199 |
| El Rosario | 5,813 € | 4,164 – 7,806 € | 33 |
| Guadalmina Alta | 5,566 € | 4,375 – 9,359 € | 21 |
| Elviria | 5,269 € | 4,156 – 7,753 € | 52 |
| San Pedro de Alcántara | 5,088 € | 3,988 – 6,462 € | 48 |
| Cabopino | 4,823 € | 4,502 – 6,639 € | 15 |
| Marbella | 4,713 € | 3,634 – 7,325 € | 148 |
These are asking prices, not recorded sale prices, and the range column shows where the middle half of the listings sit. Take them as a starting point for a conversation, not as a valuation. Areas with fewer than ten comparable listings are left out, because a median over eight houses says more about those eight than about the area.
What the figures for houses for sale in Marbella are telling you
Houses for sale in Marbella are the deepest market of their kind in Spain: 635 properties, from € 235,000 to € 12,000,000, with the middle of the list at € 2,000,000, an average building of 394 square metres and an average plot of 1,374. At € 5,992 per square metre they are the dearest houses of any municipality on this coast — and the ground behind them is tighter than anything in the hills, which says plainly what the money is buying.
Read the two numbers together and the market explains itself. You pay more per metre here than anywhere on this coast and you get less ground than you would a few minutes west. In this municipality the money buys a position — one gate, one slope, a certain walk down to the sand — and the plot is the part that was traded away for it.
Position instead of acreage
The addresses that set the top of this page are measured in walking distance rather than hectares. A house on a modest plot on the right slope outranks something far larger twenty minutes inland, because the buyer is paying for a location that cannot be reproduced. If ground is the point of the purchase, the hills one municipality along hold several times as much of it for the same figure.
The town that works in January
This is the half of the premium nobody quantifies and everybody feels. The town stays awake through the winter: there are residents enough here to keep restaurants, clinics, gyms, schools and shops trading in January, which most of this coast cannot manage. A house is for living in rather than visiting, and a place that is still open in February is worth more than the same building in one that shuts at the end of October.
Depth, which matters when you sell
A good house in this municipality has more buyers behind it than anywhere else in southern Spain, and they come in from every direction. Depth is what sells a resale in a season instead of a year, and at these figures that matters: it decides whether you sell to the next household through the gate or wait for the one that wants precisely what you have.
The four kinds of houses for sale in Marbella
Townhouses
The category buyers in this municipality skip most often and should not. A house in a row inside a gated scheme gives you three floors, a garage, a walled patio behind and a terrace on the roof, and the pools and the gardens are kept by the scheme rather than by you — in Marbella, for a fraction of what a detached house on the same estate costs. For a property used a few weeks a year it is close to the ideal arrangement. See the townhouse list for this municipality.
Semi-detached houses
A single party wall, planting on the three free elevations, in most cases a pool of its own and sometimes a private gate as well. This is the band where households convinced they needed four free walls discover that they do not, and in this municipality the price gap between semi and detached is wide enough to make that discovery valuable. See semi-detached houses.
Detached houses and villas
Nothing shared: your own gate, your own garden on four sides, your own pool. It is what most people mean when they say a house in Marbella, it carries the famous addresses, and it holds most of the value on this page. The full treatment is at detached villas in Marbella, with the top of it at luxury property.
Country property
A small number of rural houses survive inland of the built-up coast, on holdings measured in hectares, within twenty minutes of the marina. They are the cheapest buildings in the municipality per square metre and a completely different legal proposition. See fincas in Marbella.
Where the houses for sale in Marbella are
San Pedro and the west
The west end of the municipality is a town in its own right: a centre with a church and a market, a long beach, and asking prices that sit below everything to the east. San Pedro is where the sensible end of the house market lives — rows and paired houses in walkable streets, bought by people who are here all year rather than for three weeks in August. Beyond it the municipality ends in golf country at Guadalmina Alta and Guadalmina Baja.
The golf valley and Puerto Banús
Behind the marina, a valley of courses surrounded by houses of every category on sloping ground, developed over four decades. It is the broadest choice on this page and the easiest place to start, because the range of prices within one address is unusually wide. See Nueva Andalucía and Puerto Banús.
The town, the Golden Mile and the hillsides
The old quarter and the slopes above it, with the beachside estates running west toward the marina. These are the most tightly held addresses on the coast: gated enclaves with gardens two generations old, where a house comes up for sale perhaps once in a lifetime and rarely with a sign on the wall. The ones in the front row are on beachfront in Marbella.
Marbella East
From the town out to the municipal boundary: pine woods, wide beaches, low-density estates and the international schools. This is where families actually buy, and where the gardens are largest for the money within Marbella. The districts worth walking before you shortlist anything are Los Monteros and Río Real nearest the town, then El Rosario, Elviria and Las Chapas in the middle, and Artola with Cabopino at the far end.
What a budget buys among houses for sale in Marbella
The entry level, and the two places it survives
It is in San Pedro and at the eastern end: a house in a row with a patio and a garage, or a small paired house in an older scheme, probably wanting a kitchen and bathrooms. Buyers scroll past these because the photographs are plain. The position is permanent and a kitchen is a few weeks of work, which is the whole case for the plainest listings in the municipality.
Around the middle
A proper family house with its own pool and a garden big enough for a table and a trampoline, in an established estate within reach of a beach and a school. This is the deepest band on this page and where most buyers should be looking. Here the decision turns on the state of the building, which way the garden faces and how overlooked it is — not on whether you can afford the address.
The upper market
Architect-drawn detached houses on the hillsides and in the gated enclaves: underfloor heating, a lift, a gym, a guest wing, a pool that appears to end in mid-air. What holds the value at this level is a build quality that would cost a great deal to replicate and, in many cases, a plot that simply could not be assembled again today.
The top
The beachside estates and the private hillside compounds — a handful of transactions a year, buyers from everywhere, and a good share of it conducted without any public listing. The sensible preparation at that level is being known to the people who hear about a house before it is advertised.
The rebuild question, which is particular to this municipality
Why houses here get taken down
The best plots in Marbella went under the first wave of building, between the sixties and the eighties, to standards and tastes that no longer sell at the prices those positions now command. On the best ground the land is worth more than the house standing on it, so the arithmetic points at taking the building down and starting again inside the same footprint. A noticeable share of the dated houses on this page are being valued as land rather than as homes, and the people bidding on them have done that sum.
What it means if you are buying to live in
It means a tired house in a prime enclave is not the bargain it appears to be, because you are competing with developers. It also means the opposite is true one notch down: a dated house in a good but not spectacular position, where a rebuild does not quite pay, is left to ordinary buyers and frequently represents the best value in the whole municipality. That gap is where the sensible purchases on this page sit, and recognising it is worth more than any negotiating tactic.
Most houses for sale in Marbella stand behind a gate
The urbanisation, not the street, is how this municipality was laid out
From the sixties onward the pattern was always the same: a developer took a slope, cut the roads, planted the verges, put a boundary round the whole thing and sold the plots inside it. That is still how the majority of the four categories above are arranged, from the cheapest row of houses in the west to the largest estate on the hillsides. A barrier, a code and a private road come with most houses in this municipality, which catches out buyers arriving from a town where a house simply fronts a pavement.
On the hillsides the entrance is staffed day and night
In the beachside estates and in the enclaves above the town there is a cabin at the gate, a camera on the barrier and somebody driving the roads after dark. Further east and further inland the arrangement thins out to a keypad and a van that comes round in the evening. Seen from inside, the two feel much alike: no passing traffic, verges that somebody waters, and a road that children can cross on their own.
San Pedro and the old quarter put houses on open pavements
Two parts of the municipality work the other way round. In San Pedro de Alcántara, and in the streets behind the historic centre, a house has its front door on a public pavement, a bakery at the corner and a bus that stops outside it. Only in the west and in the old town can you keep a house here without keeping a car, and for a certain buyer that single fact decides the whole search.
A large scheme feels like a village with one way in
Inside the bigger urbanisations there are pavements, street lighting, a tennis court, a pool and gardens planted two generations ago, and the households tend to know one another because everybody passes the same gate. The boundary counts for most on a house that stands empty in winter: somebody walks past the door in February, the irrigation keeps running, and from the road the place does not look unoccupied. On an open street in the west, the neighbours do that job instead.
Houses for sale in Marbella come with anything from a patio to open country
A detached plot here is grounds rather than a garden
Lawn on four sides, palms and cypress planted when the estate was cut, a pool set away from the building, irrigation on a timer and a gardener who comes on a fixed morning rather than when somebody calls him. A detached garden in this municipality is managed rather than mown, and the slope decides as much as the size does, because a terraced plot gives usable flat ground only where somebody built a retaining wall for it. The list is detached villas.
One shared wall still leaves a garden on three sides
A paired house keeps the lawn, the shade and in most cases a pool of its own, and gives up the windows on one elevation. The usual shape is a few hundred square metres wrapped round the building, dense enough at the boundary that you never see the neighbour, and small enough that one man with a mower handles it in a morning a fortnight. See semi-detached houses.
A row house swaps the garden for a patio and a roof terrace
Behind, a walled patio with a table and a lemon tree; above, a roof terrace with the valley or the sea in it; around the row, lawns and a pool that the scheme keeps and nobody individually weeds. A roof terrace is the one piece of outside space nobody overlooks, which is part of why a row house is the category buyers skip past most often and regret skipping. See townhouses here.
Inland the garden stops being a garden and becomes land
Twenty minutes above the coast the measure changes from square metres to hectares: olive and almond terraces, cork oak, a track up from the valley road, a well and a stone building somewhere in the middle of it. Nothing on the built-up coast is sold that way, and in this municipality it is a handful of properties at a time — fincas.
Houses for sale in Marbella — where to go next
One level deeper, the four lists are townhouses, semi-detached houses, detached villas and fincas. Where a flat with a piece of garden of its own would answer the same need for less, that is ground floor apartments, and the whole flat market sits on apartments in Marbella.
Everything in the municipality is on property for sale in Marbella, the land to build on at plots, and the current pipeline on new developments. If the arithmetic here is steeper than planned, the same money buys a markedly larger house a few minutes west: Benahavís for the hills, Casares and Manilva for the lowest figures on the coast, and houses for sale in Estepona for the whole western Costa del Sol. And because the best houses here are often placed quietly, the property alarm is worth setting up before you start rather than after.
Answers about houses in Marbella
What do houses for sale in Marbella cost?
From € 235,000 to € 12,000,000, with the middle of the list at € 2,000,000 and an average built area of 394 square metres. That is a step above the same list in Estepona, which sits at € 1,600,000 for 382 square metres against 394 here. Almost everything is resale: of 635 listings only 42 are new build. The figures per square metre in the table on this page are counted fresh each morning; for the step down the coast, see houses in Estepona. The houses for sale in Marbella in the list above hold villas, townhouses, semi-detached houses and fincas in one place — the filters separate them.
Where are the houses for sale in Marbella?
Nueva Andalucía carries the most with 213 — the golf valley above Puerto Banús, villas and townhouses mixed. Marbella itself follows with 190, from the old town along the Golden Mile. Then Elviria with some fifty on the quieter east side, San Pedro de Alcántara with about the same, and El Rosario with thirty. Average plot across the list is 1,374 square metres — smaller than inland, because land this close to the sea was divided long ago.
Villa, townhouse or semi-detached — how does the market split here?
415 detached villas, 147 townhouses and 69 semi-detached houses, so most of the list is a villa; in Estepona it is closer to one in two. 533 of the 635 have a pool. The difference in upkeep is the real difference: a villa in a gated urbanisation still pays a quota for the gate, the roads and the security patrol, and then pays for its own pool and garden on top. Each type has its own list — detached villas, townhouses and semi-detached houses.
How much outside space do houses for sale in Marbella come with?
The average plot across the list is 1,374 square metres, and that average hides four quite different arrangements. A detached villa has grounds on all four sides with a pool somewhere in them; a paired house keeps a garden on two or three sides and usually a pool of its own; a house in a row has a walled patio behind it and a terrace on the roof, with the lawns and the pool kept by the scheme instead; and a country holding inland is measured in hectares rather than in metres. 533 of the 635 houses for sale in Marbella have a pool of one kind or another. The four lists are detached villas, semi-detached houses, townhouses and fincas.
How old are the houses for sale in Marbella?
Four waves of building are on sale here at the same time. The oldest are the beach and hillside schemes of the sixties and seventies, laid out when plots were generous and nobody counted square metres; then the estates that went up along the Golden Mile in the eighties; then the golf urbanisations of the nineties and two-thousands, which are the bulk of what you will see; and finally the contemporary houses handed over on the slopes in the last few years. Of 635 listings only 42 are new build, so the houses for sale in Marbella on realEstepona.com are a resale market with the odd new handover in it. The newest work is almost all detached — detached villas in Marbella — while the older rows and pairs sit on townhouses and semi-detached houses.
