The table is counted fresh each morning from our Marbella apartment listings.
The address sets the level, the floor sets the discount
A top floor in a beachside estate and a top floor in San Pedro are the same height at two quite different levels. The table follows the address; the filters pin the floor.
Why this band reads cheaper than the floors around it
It is the only apartment band on this coast defined by what it has not got. A garden and a solarium each have a name buyers search for; the highest ordinary floor has neither, and the rate per square metre follows the searches.
The roof above it, which moves the price inside one district
A pitched roof over a ventilated void and a flat slab from the seventies are two different flats in August, and in this band they sit in the same street at the same asking price. The generation of the block is the thing to compare first.
| Area | Typical | Range | Listings |

These are asking prices, not achieved sale prices. Districts with fewer than ten comparable listings are left out rather than shown as a number nobody should rely on — and in this segment that applies to most of them, which is why the municipal figure above matters more than the district rows.
What top floor apartments for sale in Marbella are
In the most expensive municipality on this coast, a top floor is the cheapest way to buy height. Top floor apartments for sale in Marbella ask € 5,313 per square metre — against € 5,888 for a middle floor here and € 6,765 for a penthouse. The band holds 37 flats, the cheapest at € 290,000 and the dearest at € 2,400,000, the middle of them at € 535,000, averaging 122 square metres of floor area.
The highest flat in the building, with nobody living overhead and no private roof terrace. A top floor with a solarium on it would be a penthouse and would cost half again. It does not have one, and in this municipality that single distinction is worth more money than anywhere else on the coast — which is precisely what makes the band interesting.
Why they are the cheapest of the upper floors
Because buyers search for things with names. A garden flat and a penthouse each have a feature you can type into a search box; a top floor has the absence of one. Fewer searches reach this band than any other, and the figures at the head of this page are the consequence. In a municipality where every other band is bid up by international demand, that is an unusual gap to find.
What you get for the money
Light from above the rooflines rather than across the neighbours' terraces. Nobody walking about overhead, which on tiled Spanish floors matters more than buyers expect. Distance from the pool, the gate and the communal paths, so the quietest flat in the scheme. And frequently the best outlook in the building at the lowest price in it, because the penthouse above has gone to somebody paying for the roof.
And what you are declining
The solarium, and nothing else. If a private roof terrace is central to how you intend to live, buy one and pay for it — it cannot be added to a finished building and it holds value through every turn of this market. See penthouses in Marbella, decide honestly which of the two you are, and if the answer is that you would use a roof terrace twice a summer, this page is where the sensible purchase is.
The beachside blocks, where this band matters most
Why it is often the only way in
Along the shore and the Golden Mile the mature low-rise schemes have very few ground floors with gardens and almost no penthouses that ever come to market. What does appear is the ordinary floors — and the top of a block in a beachside estate buys the address without the premium for a roof, along with the gardens planted two generations ago and a view over old trees to open water. For a buyer who wants a famous position rather than a famous property, that is the opening.
What the sixties and seventies buildings are like
Long, low, plainly detailed and generously drawn: the rooms in them run bigger than the asking price suggests, because they were laid out before anybody counted bedrooms. The positions are ones no planning authority would grant today, and the materials are of their period — tiled stairs, render over block, metal railings facing the salt. What separates two of them is what was built over the top flat, which is the next section on this page.
And the later schemes
The nineties and two-thousands blocks in the golf valley and the eastern estates are more consistent and usually have a lift. They are also further from the sea, which is what the difference in price reflects. Almost nothing in this band is new build, so modern insulation is barely on offer anywhere on this page, and that is worth knowing before anybody compares a figure here with a figure from a show flat.
On this floor what sits above the ceiling decides the flat
A pitched roof and a flat slab are two different properties
A pitched tiled roof over a ventilated void behaves nothing like a flat slab built to the standards of forty years ago. Under the first, a top floor is barely warmer than the flat below it. Under the second, in August, it is the hottest room in the building and the air conditioning works all day to hold it. The roof construction is the single biggest difference between two identical-looking flats in this band, and it is the one thing a photograph of a terrace can never show.
The water tanks and the lift motor live up here as well
Everything mechanical in a Spanish block goes on the roof or into the last stairwell: the storage tanks, the pressure pump, the lift motor, the aerials, and on the newer schemes the solar panels and the cooling plant. That puts the machinery of the whole building directly over or beside this band and nowhere else in it. In a well-built scheme it is inaudible; in a thin one a hum carries through the back bedroom wall, and it is louder in August than on a quiet February morning, because that is when the plant is working.
On the top floor the terrace frequently runs the width of the façade
This is the compensation, and in the mature beachside blocks it is a large one. The highest floor of a long low Marbella building was often set back, which gave it the deepest terrace in the scheme, with the roof slab above only part of it and open sky over the rest. A set-back top floor has the best terrace in the building without owning the roof, and the schemes along the shore between the town and Puerto Banús are where to look for it. The frontline ones appear under beachfront in Marbella.
This band sits at the end of the climb, every single time
The older blocks in this municipality frequently have no lift at all
Three and four storeys were the normal height here for two decades, and at that height a stair was considered enough. This band is at the top of it, always, usually carrying something. In a municipality where a large share of buyers are retired, a flat without a lift sells to a much narrower group, and the gap between the two kinds of building widens with every year that passes.
In a hillside scheme the climb starts at the car park
This is the part that never appears in a listing. The urbanisations of the golf valley and the hillsides above the town are built on real slopes, so the visitor parking sits a level above or below the block, the path between the gate and the door has steps in it, and the stairs inside the building begin after all of that. In the eastern estates and in San Pedro the ground is flat and the question does not arise at all, which is one reason the same flat is a different proposition in Elviria and in Nueva Andalucía.
Water pressure, the other thing that climbs badly
Pressure falls as a building goes up and the top floor is always the worst case. The schemes that solve it have a storage tank on the roof and a pump underneath it; the ones that do not leave the highest shower in the block to whatever the mains can manage on an August evening with the whole urbanisation occupied. It is the complaint upper-floor owners on this coast raise more often than any other, and it is also among the easier things in a building to put right.
Where the top floor apartments for sale in Marbella are
The estates along the shore, and the Golden Mile
The dearest and the most interesting: mature schemes between the town and Puerto Banús where the gardens have had half a century to grow. Those of them that stand directly on the sand appear under beachfront in Marbella as well.
The golf valley
Behind the marina, on sloping ground, where a top floor looks over the fairways to the sea beyond — and where the slope means the flats below it see a good deal of the same thing. The flats of the valley have their own page under Nueva Andalucía, with the schemes on the courses themselves under golf property in Marbella.
Marbella East
Low-density schemes among the pine woods from Los Monteros out to Cabopino, with the widest beaches in the municipality and the international schools inland. The eastern estates give you more floor area for the money than any other part of Marbella. Start from Elviria and Los Monteros.
San Pedro and the town
The affordable end. In the town a top floor is an urban flat with the rooftops for a view, and the whole place on foot at the bottom of the stairs. Those two districts are set out at San Pedro de Alcántara and, at the opposite end of the price scale, Puerto Banús.
What a budget buys among top floor apartments for sale in Marbella
At the entry level
In San Pedro, or out at the eastern end, a two-bedroom in an older scheme with a communal pool, a terrace and an outlook none of the flats below it have. Bathrooms of their period, and the cheapest flat in a desirable building is frequently the one at the top of it. For anybody who would rather own in Marbella than be seen to, this is where the value on this page sits.
Around the middle
Three bedrooms, or two of them somewhere distinctly better: a corner taking light from two sides, a block standing square to the water, or a scheme on the valley slope where the highest flat sees the lot. The deepest part of a small list, and at this level the decision is about the roof above and the lift below rather than about reach.
At the upper end
Large top floors in the beachside blocks where the terrace runs the width of the façade and the sea fills it. A large top floor would be a penthouse if somebody else did not own the roof, and it is priced a long way below the ones that do.
Top floor apartments for sale in Marbella sit inside gated urbanisations
A Marbella urbanisation is a small settlement behind one gate
Almost nothing in this band stands on a public street. The flat sits in a scheme with its own name, its own roads, its own barrier and in the larger ones its own guard, and what lies inside the wall is gardens, one pool or several, parking under the buildings, and a path to each block. The scheme behind the gate is as much of the purchase as the flat itself, and two urbanisations a hundred metres apart can be run to entirely different standards.
The planting between the blocks is the oldest on this coast
Marbella began planting its urbanisations half a century ago and then watered them, which is why the municipality reads green from the road where much of the coast does not. Avenues of jacaranda that flower purple in May, ficus with trunks a metre across, cypress hedges along the boundaries, palms down the drives and irrigated lawn between the buildings. None of it can be bought ready-made in a new scheme, and it is a substantial part of why an older address here holds its price.
From this floor you look down on the whole of it
The ground floor sees the hedge in front of it and the middle floors see the tops of the trees. The top floor sees the layout: the pool, the lawns, the roofs of the blocks in front and whatever lies past them, which on the valley slope is a fairway and on the shore is water. It is also far enough above the paths for the scheme to be quiet, which the floors below are not in August.
Paddle courts and gyms arrived with the nineties schemes
What a Marbella urbanisation contains depends on when it was drawn. The sixties and seventies estates were gardens, a pool and a gate, and that is all they were ever meant to be. The nineties added paddle courts, a gym and sometimes a social room; this century added underground parking for every flat, a second pool kept warm through the winter and, in the upper market, a concierge at the entrance.
In the eastern estates the pine woods do the work of a garden
From Los Monteros out towards Cabopino the schemes were set into existing umbrella pine rather than planted from bare ground, so the trees are older than the buildings and stand between the blocks rather than along the drives. It is the one part of the municipality that smells of resin in July instead of cut grass, and it is why families who have looked at the whole coast so often stop there. The district lists start at Las Chapas and Cabopino.
Owning and letting a top floor here
At this height the flat takes whatever breeze comes off the water
The afternoon wind on this coast arrives from the west off the sea, and it reaches the top of a block before it reaches anything else in the scheme. Down between the buildings the air in August stands still; a storey higher, with a terrace open on two sides, there is a draught through the rooms most afternoons from May onwards. The highest flat in a block is the one that cools down in the evening, and in a municipality that sits at sea level from end to end that is not a small thing.
Letting
Demand in this municipality starts at Easter and holds into November, with golf and business travel either side of it, and a top floor sells itself on light and outlook in photographs. Nothing outside the flat needs attention between guests. Short stays here are licensed, and a scheme may well have rules of its own about them; our rental service handles the licence and the diary from there on.
Resale, honestly
Selling again takes longer here than on the floors either side, for exactly the reason the band is cheap: fewer buyers go looking for it by name. That works for you going in and against you coming out. What carries a top floor out again is the building rather than the price — a lift, a sound roof over the top flat and an aspect worth having — and with those three the slower market stops mattering. Our agents here know these schemes block by block.
Top floor apartments for sale in Marbella — where to go next
The neighbouring levels in the same blocks: a penthouse where the roof terrace is the whole point, a middle floor where choice matters more than height, the ground floor where the answer is a garden. Every flat in the municipality, on every level, is gathered under apartments in Marbella.
If what you actually want is nobody on any side of you, the step up is a townhouse, and past that a house of your own; the whole municipality together is on property for sale in Marbella. West of here the same height costs a good deal less, and up in the hills the slope hands you the view for nothing: top floor apartments across the coast and Benahavís. Since new build is almost absent from this band, the modern alternatives are on new developments, and the property alarm will reach you before a portal search does.
Answers about top floor apartments in Marbella
What do top floor apartments for sale in Marbella cost?
From € 290,000 to € 2,400,000, with the middle of the list at € 535,000 for 122 square metres built. It is a short list — 37 at a time, 0 of them new build — because the feed only files a flat here when it is the highest ordinary floor rather than a penthouse. The figures per square metre in the table on this page are counted fresh each morning; down the coast it is top floor apartments in Estepona, at € 495,000 in the middle against € 535,000 here. The top floor apartments for sale in Marbella we hold today are all in the list above; with a band this short it is worth looking at each of them.
Top floor or penthouse?
A penthouse has the terrace on the roof, a top floor apartment has it in front of the living room. Same height, same light, much of the same view — and a clear step in price, because penthouses in Marbella sit at € 1,100,000 in the middle against € 535,000 here. If what you want is the outlook rather than the roof, start here.
The list is short — how do I work with that?
Set an alert and widen the floor. With a list this short the flat you want may simply not be on the market today, and refreshing does not help: our property alarm mails you when something new matches. Widening is the other way — the 537 middle floor apartments include plenty of second and third floors with the same light for less money, and apartments in Marbella shows all four floors in one list.
Do top floor apartments for sale in Marbella get hot in summer?
That turns on what was built over the ceiling, and it is the single biggest difference between two flats in this band that look identical in the photographs. A tiled pitched roof with a ventilated void under it behaves nothing like a flat slab poured to the standards of forty years ago. Beneath the first, the top flat is scarcely warmer than the one below it; beneath the second it is the warmest room in the building through August, and the cooling runs most of the day to hold it there.
Marbella gets no help from altitude either. The whole municipality lies between the water and the first ridge, so the nights in high summer stay warm here in a way they do not in the villages twenty minutes inland. New construction is almost absent from this band, so the insulation is nearly always of its period — worth remembering whenever a figure from this page is set beside one from a show flat. Shutters, awnings and the depth of the terrace do the rest of the work up here, and the older estates were drawn with all three of them.
Height gives something back, though. The afternoon wind comes in off the water, and it arrives at the top of a block long before it reaches the floors underneath, while down between the buildings of an urbanisation the August air simply stands still. Height is what lets a Marbella flat cool down after sunset, particularly where a terrace is open on two sides. Our agents on the ground will tell you what sits above a given ceiling before you travel, and the filters over the top floor apartments for sale in Marbella above will reduce the list to one district or one urbanisation at a time. Where current insulation standards matter most, the alternative is new developments.
Are top floor apartments for sale in Marbella quieter than the floors below?
In one respect they are the calmest flat in the building, and in another the most exposed. Nobody lives overhead, and on the tiled floors that every scheme on this coast uses that counts for more than buyers expect. This band also stands furthest from the pool, the barrier and the paths everybody walks down to the sand, so the ordinary daytime traffic of an urbanisation arrives faint.
The exception is the plant. A Spanish block keeps its water tanks, its pump, its lift motor and its aerials up on the roof or in the head of the stairwell, with solar panels and cooling units added to that list in the newer schemes, so the working parts of the building sit beside this floor and beside no other. In a well-made scheme not a sound of it reaches the rooms; in a lighter one it arrives in the back bedroom as a hum, and it is busier in August than on a quiet morning in February, because that is when the machinery has work to do.
Both halves of that are settled before a purchase rather than after it. A viewing in the middle of the day tells you what lives above the ceiling and behind the back wall, and a building in the centre of a long low scheme stands further from the gate than one at the entrance. The quiet of this floor is a matter of which block, not which storey. Our agents here know these urbanisations block by block, and every one of the top floor apartments for sale in Marbella on realEstepona.com names the scheme it belongs to. Where company on any side is the real objection, the step up is a townhouse.
