95 properties for sale in Casares Playa · € 200,000 to € 3,500,000 · median € 3,916/m²
Casares Playa is the entire coast of the municipality of Casares: a strip roughly two kilometres long between the motorway and the sand, with Manilva to the west and Estepona to the east. There are 95 properties for sale in Casares Playa at the moment, from € 200,000 to € 3,500,000, with the middle of the list at € 465,000, an average built area of 138 square metres and an average of € 3,916 per square metre — as little as a beachside district on this coast costs.
A municipality with its feet in the sea and its head in the mountains
Casares the village sits seventeen kilometres inland and four hundred metres up, a white pueblo on a crag that appears on every poster of Andalucía. Casares the coast is this strip, and the two have almost nothing in common except a town hall. Everything the municipality has on the water is here, which is why this one district carries about half of everything we list in the whole of Casares.
Why the strip is narrow
Because the land is. Between the motorway above and the shoreline below there is only so much room, and what the ground allowed was a line of low-rise schemes rather than a town. The practical effect is that almost nothing here is far from the water: a strip this thin does not have a cheap half that nobody wants.
What sits behind it
A golf course, running along immediately inland of the beach schemes — which is an unusual arrangement on this coast, where golf normally means a hillside twenty minutes from the sand. Here a good share of the properties are within a walk of both, and that double position is the quiet advantage of the district. The coast-wide list is at golf property, and the local one at golf property in Casares.
And what the district is not
A resort with a centre. There is no old town, no promenade lined with bars, no square. Daily life leans on Estepona a few minutes east and on Sabinillas a few minutes west, and if the idea of walking out to a busy street in the evening matters to you, that has to come from a car. Buyers who want the pueblo should understand it is a drive up a mountain road, not a stroll.
Where the price comes from
The cheapest beachside square metre on this coast
This is the headline figure of the district and it deserves explaining, because a low price per square metre usually means something is wrong. Here it does not. What it reflects is the western end of the coast: the further you go from Marbella the less each metre costs, and this strip is far enough that the discount is substantial while still being twenty minutes from Estepona and well under an hour from the airport.
What the gap actually buys
A beachside flat here costs what an inland flat costs in the municipalities to the east. That is the whole case for the district in one sentence. The buildings are plainer than on the Golden Mile and the finishes are of their period, but the position — a walk to the sand — is the thing on this coast that cannot be manufactured, and here it is being sold at a discount rather than a premium.
The odd fact about its own municipality
Casares Playa is the cheaper half of Casares, which reads strangely until you see what lifts the other half: the inland golf estates behind the coast, where the houses are larger and the addresses more expensive. On the coast the stock is denser, older and more modest, and that is reflected in every figure on this page.
What the property for sale in Casares Playa consists of
An apartment strip with a house market attached
Flats are around two thirds of everything here, houses most of the rest, and there are a few plots. Among the flats, ground floors are the largest single group, followed by middle floors — and then, unusually for a district at this price, a substantial number of penthouses and penthouse duplexes.
The penthouses, which are the surprise
Roughly one in five of the properties on this page is a penthouse or a duplex under the roof, which is a far higher share than the coast as a whole carries. The reason is the building pattern: low-rise blocks with set-back top floors and large solariums, built when land here was cheap enough that developers did not need to stack. A private roof terrace with a sea view, at the prices on this page, is the single best value in the district. See penthouses and penthouses in Casares.
The ground floors
The other end of the same building pattern, and the other bargain: a flat with its own garden opening onto communal grounds, at a price that would buy a small middle floor further east. For a family, a dog or anybody who does not want a lift, this is the band to look at first. The wider list is ground floor apartments.
The houses and the land
Townhouses in the main, with semi-detached pairs and a handful of detached villas, nearly all inside gated schemes with communal pools. And then something you almost never see this close to the water: residential plots. On a finished strip they would not exist; here a few gaps remain. See houses in Casares and plots in Casares.
What to check before buying property for sale in Casares Playa
Which side of the motorway, and how you cross it
The A-7 runs along the back of this strip and it is the single most important fact about any position here. Establish whether a scheme is on the seaward side, and if it is not, find out exactly where the underpass or bridge is and walk it. A property advertised as a few hundred metres from the beach that requires a detour to a crossing is a different property from one with a path to the sand.
The lift, or the absence of one
A good share of the blocks here have a lift and a good share do not, and on a top floor or a penthouse that is the whole character of the flat. Establish which levels it serves, and if the community has been discussing installing one, read the minutes for the figure — that is either a cost arriving or an improvement already paid for.
The community accounts, and the salt
Ask what the quota is, what the reserve fund holds and what the last two general meetings decided. On a strip this close to the water the realistic risks are railings, window frames, pool plant and façades, all of which corrode faster here than inland. A suspiciously low quota on a front-line scheme usually means the work is being postponed rather than avoided.
What the term beachfront actually means in the particulars
It is a category from the feed and it means first line rather than literally on the sand. The practical test is which side of the road the building sits on and what lies between it and the water. Settle that from the plan before you travel, and if the front line is specifically what you want, start from beachfront property in Casares rather than from the general list.
The register against the building
Ask for the licences and the energy certificate and set the land registry description against what is standing. On a strip developed over three decades, glazed terraces, solariums with rooms added on them and converted store cupboards are common, and an undeclared alteration is a cost and a delay rather than an extra. Our office will obtain the papers and the accounts before you make the journey.
Living on the strip
The orientation, which decides the whole day
Nearly every scheme here is drawn to face the sea, and on this stretch that means south or a little west of it. The consequence is worth thinking through before you choose between two flats in the same block: a south-facing terrace has sun from the morning onward and needs shade in summer, while a terrace turned toward the west gets the long evening and the sunset over the water but bakes from four o'clock. There is no right answer, only the one that matches the hours you intend to be out there. Stand on both at the same time of day and the decision makes itself.
Storage, parking and the things nobody photographs
On a holiday strip the storeroom is the most underrated square metre in the building, because beach things, bicycles and suitcases have to live somewhere and a two-bedroom flat has no spare cupboard. Establish whether the store and the parking space are part of the property or separate registered units with their own reference, since they are sometimes sold apart from the flat and sometimes merely used by habit. The same goes for where a second car is supposed to go: on these schemes the answer is often the street, and in August the street is full.
What the municipality gives you and what it does not
Casares runs the roads, the lighting and the refuse collection down here, and does it without fuss. What a small town hall cannot do is provide what a city does: the health centre, the larger shops, the secondary schools and the municipal pool are all a drive away in Estepona or Sabinillas. That is an entirely workable arrangement for a holiday home and a question worth answering honestly for a permanent move, particularly if a second driver is not part of the plan.
Who buys property for sale in Casares Playa
Buyers who want the beach and have a real budget limit
The clearest case by a distance. If a walk to the sand is the requirement and the figures further east do not work, this is where the arithmetic finally does. Nothing else between here and Marbella offers a beachside position at these prices.
People buying to let
A low entry price, a walk to the beach and a golf course behind it is a combination that produces a usable yield rather than a theoretical one, and the shoulder season here is longer than on a pure beach strip. The licence and the community rules decide whether it works, and both need settling first.
And who should look at the other half of the municipality
Anybody who wants space, a private pool and a view down over the coast rather than along it. The inland estates behind this strip do exactly that at prices that are still well below Estepona's, and detached villas in Casares and fincas in Casares are where that search starts.
Owning and letting on this strip
What it costs to hold
Casares council tax, which is among the lowest on this coast, plus the community quota, insurance and utilities. On a flat with no private pool and a communal garden there is nothing else, which makes this one of the cheapest districts on the Costa del Sol for an absent owner to keep. Over a decade that difference is not trivial.
Letting, in practice
July and August fill themselves; the rest depends on the golf and on how the property photographs. A tourist licence is required and not every community permits short stays, so get both answers in writing before a projected yield shapes your offer. Our rental service handles the licence, the calendar, the cleaning and the quarterly returns, and quotes net rather than gross.
Resale
The strip is narrow, nearly finished and bounded by a motorway on one side and the sea on the other, so the supply of beachside property here is close to fixed. What the next buyer will be paying for is the same thing you are: which side of the road, how long the walk, and whether the terrace faces the water. Buy those and the finishes can be anybody's.
Property for sale in Casares Playa — where to go next
The rest of the municipality, which is a different market entirely: apartments in Casares, houses in Casares, detached villas and fincas inland, with the front line and the golf as the two positions that hold value.
Along the coast in both directions: Playa Bahía Dorada and Punta Plata eastward toward Estepona, with Bahía Dorada on the hillside above them. By type across the whole coast: apartments, penthouses, houses and residential plots. Anything under construction is on new developments, and the property alarm is how to hear about the good ones first.

What property for sale in Casares Playa costs in November 2026
Counted from our own listings every morning. Apartments in Casares Playa run at a median of 3,911 € per square metre across 68 comparable listings, houses at 4,185 € across 18. The municipality as a whole sits at 4,118 € and 3,811 €.
Cheaper than its own municipality
That is not a mistake in the table. The municipal figure is lifted by Finca Cortesín and the inland golf addresses; the coast carries the older, denser stock and the lower price.
How to read the tables
Both tables compare the districts of Casares with one another, Casares Playa among them — apartments first, houses below. Districts with fewer than ten comparable listings are left out, which is why the inland new-build addresses do not appear: they are too thin to publish an honest median for.
