Beachfront properties for sale in Casares Playa

20 properties for sale in Casares Playa · € 200,000 to € 1,500,000 · median € 4,667/m²

Casares Playa is the shoreline of the municipality of Casares, and this page narrows it to the properties that genuinely stand on it. There are 20 of them at the moment, between € 200,000 and € 1,500,000, with the middle of the list at € 630,000, an average built area of 141 square metres and a figure per square metre of € 4,667. Beachfront properties for sale in Casares Playa are, in short, the least expensive genuine front line in the province of Málaga.

What front line means on this particular strip

The strip is narrow and the geography is unforgiving, which makes the word unusually easy to test here. Either the building has the promenade at its gate or it does not, and from the terrace there is no ambiguity whatsoever. That clarity is useful, because the premium between one row and the next on this shoreline is substantial and a buyer should know exactly which side of it they are paying for.

The row that counts

One line of buildings sits between the paseo and the coast road, and that is the entire front-line stock of the municipality. Step out of a ground-floor gate, cross a strip of community garden, and the sand begins. Nothing else on this shoreline qualifies, however the advertising is worded, and because there is only one row of it the supply is permanently tight — which is why properties here change hands faster than their asking prices suggest they should.

The underpass question

Behind the front row the coast road runs close and the crossings are not evenly spaced. Two schemes that look identically positioned on a map can be a two-minute stroll and a twelve-minute detour apart, depending on where the nearest underpass or footbridge sits. This single detail accounts for a surprising amount of the price difference between apparently comparable flats, and it is invisible on every portal. Walk it before you decide.

How to tell from a listing photograph

Look at what is in the bottom third of the terrace shot. If you can see the paseo railing, sand, or people walking, the position is real. If the foreground is the roof of another building, a palm canopy or a strip of lawn with a road behind it, you are looking at the second row with a view — which may well be the better purchase, but it is a different one.

The schemes among beachfront properties for sale in Casares Playa

There are not many of them, and they divide by age rather than by name. Each generation built to a different standard, and the differences are what you are actually choosing between.

The older blocks nearest the water

The earliest buildings on the shoreline took the best positions, as first arrivals always do. They are three or four storeys, plainly detailed, and some of them sit closer to the sand than anything built since would be permitted to. The flats inside are frequently larger than their asking prices imply, because they were drawn before developers learned to count bedrooms rather than square metres. What they need is a careful look at the maintenance history, and a well-kept one of these is the single best value on the page.

The larger planned urbanisations behind them

The schemes set slightly back from the front row were built with the expansive communal grounds that were fashionable when they went up: lawns, several pools, dense planting, underground parking. Their advantage over the front row is space and a slight elevation; their disadvantage is the walk. For families this is usually the right trade, because children can be outside and in sight without anyone going near a road.

The newer handovers

A smaller number of recent buildings sit along the strip, and they bring what current regulations require: proper insulation, double or triple glazing, sealed terraces, lifts that reach the garage. On a shoreline where salt is the main enemy, a newer envelope is worth more than it would be inland. These are also the flats where the service charge is highest, because the installations that make them comfortable all need maintaining. Anything still under construction is on new developments.

Which blocks face square to the sea

Not all of them do. Several are set at an angle to the shoreline, which gives half their flats a full frontal view and the other half a side one, at prices that are often closer together than they should be. This is the detail that rewards a viewing day more than any other: two flats in the same building, the same size, the same floor, and a completely different relationship with the water.

Orientation, light and the swimming

South and south-west terraces

The shoreline here runs roughly east to west, which means most terraces face south and catch sun through the middle of the day all year. The ones angled to the south-west get the long evenings and the sunsets over Gibraltar, and they are the ones people remember. A terrace with an afternoon aspect is noticeably more usable in winter than a morning one, and in a market this size it is worth waiting for.

The wind

Two winds matter on this coast. The poniente comes from the west, cool and clean, and makes the water clear. The levante comes from the east, warm and persistent, and pushes up the swell. Neither is a reason to avoid a flat, but they explain why some terraces have glass screens and others do not, and asking a neighbour which one dominates is a better guide than any brochure.

The water itself

The beach shelves gently and the sand is dark and fine, so the swimming is easy and there is nothing underfoot to negotiate. Through the summer the water is warm from June into October, which is a longer season than most of northern Europe's holidaymakers expect. On a poniente day in winter it is clear enough to see your feet, and there is nobody else on the sand at all.

Floors in beachfront properties for sale in Casares Playa

Ground floors with a gate to the paseo

The most wanted band on this shoreline. A private garden whose gate opens onto the promenade means you are effectively living in a beach house for the price of a flat, and these carry a premium per square metre over the identical property upstairs. Check the height of the planting and the level of the terrace above the walkway before you commit — in July the paseo is busy, and whether that is company or intrusion is a question only you can answer.

Middle floors

Higher than the garden walls, lower than the roof, and the same pool, gardens and quota as everyone else for less money. On a four-storey block the outlook from the middle is barely distinguishable from the top, so this is where the arithmetic works hardest if the flat has to earn its keep through letting.

Top floors and solariums

A roof terrace facing open water is the single feature nobody can add to a finished building, and on this strip it is still affordable, which is not true anywhere east of Estepona. These flats take the highest weekly rate in high summer and hold their value most stubbornly when the market softens. The municipal list is at penthouses in Casares.

What a budget buys among beachfront properties for sale in Casares Playa

The entry

At the bottom of this list is a two-bedroom flat in one of the older blocks, on the sand, with a pool and a terrace. It costs what an inland flat without a view costs in the fashionable municipalities, and nothing about it is a compromise except the half hour of motorway between here and Puerto Banús. This is also the most liquid property on the page, because the budget that buys it is the commonest one in the market.

The middle

Three bedrooms, or two in a markedly better position: square to the water, a ground floor with a real garden, a corner flat with light on two sides. Around the middle of this list you are buying a front-line property outright for less than a second-row flat costs in Marbella, and the beach in front of you is wider and emptier than theirs.

The best of it

Penthouses with solariums in the front row, and the handful of large flats where the terrace sees nothing but water. The ceiling on this shoreline sits below a million, which means the finest property available here is within reach of an ordinary buyer rather than reserved for an exceptional one. That is the whole reason to look west, and it is a situation with a limited shelf life.

What to check before you buy beachfront properties for sale in Casares Playa

The terrace and the register

Confirm that what you are standing in matches what the land registry describes, including the garden boundary on a ground floor and the solarium on a top floor. Glazed terraces are widespread along this strip and a good proportion were never declared, which costs nothing to live with and costs money to sell.

The building's repair history

Salt attacks render, railings, window frames, lift machinery and the reinforcement inside concrete balconies, and it never stops. Ask when the façade, the balustrades and the roof membrane were last renewed, and ask for invoices rather than assurances. On this shoreline a documented thirty-year-old building is a safer purchase than an undocumented ten-year-old one.

The community and the storm damage

Quota, reserve fund and the minutes of the last two general meetings. Easterly storms arrive in autumn and spring, move sand, flood beach bars and occasionally reach the lowest terraces. Ask what the last serious one cost the community and what was repaired afterwards. A scheme that has been through several and documented the work is a known quantity; an immaculate lobby with an empty reserve fund is not.

Parking, which is not a detail here

The front row was built before two cars per household was normal, and some of the older blocks have surface parking rather than a garage. In August the streets behind the paseo fill completely. Establish whether a space is included, whether it is deeded to the flat or merely allocated by the community, and whether it is wide enough for the car you actually drive.

Letting a beachfront flat on this strip

July and August

They fill themselves. The one thing a holiday booking cannot fake is a walk to the sea, and a front-row flat with a pool photographs so well that occupancy is rarely the problem. A tourist licence is required and some communities restrict short stays, so settle both before you sign. Our rental service takes the licence, the bookings, the changeovers and the quarterly returns.

The shoulder months

This is where the strip beats the fashionable stretches on yield rather than on rate. Spring and autumn bring golfers to the courses behind the shoreline and walkers to the promenade, and those months keep a flat earning when beach lets further east go dark. Add the winter long-lets from northern Europeans escaping the cold and the season here is longer than the summer figures suggest.

Answers about beachfront property in Casares Playa

What do beachfront properties for sale in Casares Playa cost?

From € 200,000 to € 1,500,000, with the middle of the 20 listings at € 630,000 — nothing on the current list reaches a million, which is not true of any other first line on this coast. The figures are recounted with every feed run, so treat them as today's market. For the contrast, see beachfront in Marbella, where the average is above two million.

Is this the whole beachfront of Casares?

Yes. The municipality has roughly two kilometres of coast and all of it is in this district, so the beachfront properties for sale in Casares Playa are the complete first line of Casares. The same list at municipal level is beachfront in Casares and shows the same properties plus anything the feed files under the municipality rather than the district.

Are there villas among the beachfront properties for sale in Casares Playa?

Not at present. The beachfront properties for sale in Casares Playa are ground floor apartments with gardens, townhouses, semi-detached houses and a few upper-floor flats — low-rise schemes built over the last three decades, resale rather than new build. Detached houses in the district sit back from the water and are under houses in Casares Playa; for a villa on the sand, look east at beachfront in Estepona.

What should I check before buying beachfront properties for sale in Casares Playa?

Whether the title is freehold or a coastal concession, which a lawyer establishes and which is not a formality on a first-line building. What the last façade and pool works cost and what the reserve fund holds, because salt has already had thirty years to work on these buildings. And which side of the A-7 the property is on, which decides whether the beach is a walk or a drive. Our agents on the ground will go through the paperwork with you.

Can I have the beach and a golf course?

On this strip, more easily than anywhere else on the coast: Casares Costa Golf sits on the same two kilometres, and some of the beachfront properties for sale in Casares Playa are within a few minutes of a fairway as well as the sand. Further east the courses climb inland and it becomes either-or. The golf stock here is under golf property in Casares Playa.
