Apartments for sale in El Castillo

9 properties for sale in El Castillo · € 329,000 to € 551,000 · median € 6,072/m²

We hold 9 apartments for sale in El Castillo, from € 329,000 to € 551,000, with the middle of the list at € 406,000, an average interior of 84 square metres, an average terrace of 58 square metres and a median of € 6,072 per square metre. Hold those two area figures against each other: the terrace here runs to around seven tenths of the interior, a ratio no ordinary block on this coast comes near.

On one flat the terrace is more than twice the size of the rooms behind it. That is not a quirk of a single listing — it is the character of the whole page, and it changes how every number on it should be read.

Why the apartments for sale in El Castillo have so much terrace

Three reasons, and together they make this the most outdoor-heavy stock on the site.

The ground is low and gently sloped

El Castillo sits near the shore at the western end of the coast, on land that rises softly rather than steeply. Recent building on it has been low-rise and oriented south, which means stepped blocks where the roof of one level becomes the terrace of the next — outdoor space the architecture gets almost for nothing.

The flats are small

The median interior here is under ninety square metres and the smallest is forty-four. A terrace of fifty or a hundred square metres on a flat that size produces a ratio no large apartment can match, so part of this figure is arithmetic rather than generosity.

And the brief was the horizon

These schemes were drawn to sell the outlook rather than the hallway, which is a rational decision at this end of the coast: the land is cheaper, the plots are wider and the thing a buyer comes for is the view and the open air. The result is homes where the living happens outside for eight months of the year.

What the terrace figures mean for the price per square metre

They make it the least reliable number on this page, and the correction is worth making properly.

No rate counts a metre of terrace

Not ours and not anybody else's — the rate per square metre divides the price by interior area alone. On a page where the terrace averages seven tenths of the interior, that omission is enormous: a flat here looks roughly seventy per cent dearer by the rate than it is by usable space.

Which is why the smallest flat looks the dearest

A forty-four square metre home with a hundred and two square metres of terrace carries one of the steepest rates in the district and one of the gentlest prices. Measured on everything you can stand on, it is among the best value here. The rate per square metre inverts the ranking almost completely.

So add the two together before comparing

Interior plus terrace, then divide. Do that and this page moves from looking mid-priced to looking inexpensive against anything east of Estepona. It is the single most useful calculation available on it, and nobody does it.

Why the price per square metre on this page is misleading in a second way

Beyond the terrace, there is a smaller distortion worth knowing about on a list of nine.

Small homes always show high rates

The fixed parts of a flat — the kitchen, the bathroom, the plant, the share of the lift and the roof — cost the same whether they serve forty-four square metres or a hundred and forty. Spread over a small interior they push the rate up, which is why the one-bedroom homes here sit at the top of the rate range and the bottom of the price range.

Which compounds the terrace problem

The small flats are also the ones with the most terrace relative to their size, so both distortions point the same way on the same properties. A one-bedroom home here can show a rate twice that of a three-bedroom one while costing a third as much and offering nearly as much usable area.

The practical rule

On this page, ignore the rate per square metre entirely and compare total price against total usable area — interior plus terrace. It is a two-minute exercise with a calculator and it produces a ranking almost the reverse of the one the rate suggests, which is worth doing before a viewing trip rather than after it.

And one caveat about that

A terrace is not interior space: it has no heating, no insulation and limited use in a wet January, and a hundred square metres of it will not hold a third bedroom. The honest comparison weights it rather than counting it one for one — but any weighting at all is better than the zero every published rate applies.

Three of each bedroom count among the apartments for sale in El Castillo

Three one-bedroom flats, three with two bedrooms and three with three. On a list of nine that symmetry is a coincidence and a convenience.

What it lets you do

Compare across sizes without the list skewing the answer. Most small districts are dominated by one configuration, so the cheapest homes and the smallest homes are the same properties and you cannot separate price from size. Here you can.

The one-bedroom flats

Forty-four to forty-six square metres inside, with terraces of forty-five to a hundred and two — in each case more outside than in. They are the gentlest prices in the district and, on usable area, arguably the most interesting: a studio-sized interior with a garden-sized terrace at a third of a million.

And the three-bedroom homes

Eighty-eight to a hundred and thirty-one square metres inside with terraces of fifty-seven to ninety-three, at the top of the price range and still comfortably under six hundred thousand. For three bedrooms within reach of a beach on this coast, that figure is unusual. The coast-wide bands are apartments for sale in Estepona and apartments in Manilva.

What this page does not record

Every property here comes from a developer feed, and that changes what the table above is worth.

The feature lists arrive thin

A resale agent fills in every field because each one sells a particular flat; a developer describes a scheme and hands over a specification. So a home here may have wardrobes, storage, double glazing and a lift with nothing in the table saying so. An absent feature is not an absent fitting.

And five fields are worthless

The feed marks every property it sends as close to the sea, as having a sea view, as luxury, as gated and as having round-the-clock security — all of them, without reference to the individual home. None of those five is counted anywhere on this page, and a page elsewhere that boasts a hundred per cent on new-build stock is quoting a constant rather than a measurement.

What is genuinely measured here

Price, interior, terrace, bedrooms, bathrooms, the pool, the parking, the garden and the floor. Those are the fields the feed varies from home to home, and they are the only ones quoted above — which is why this page talks about terraces rather than about views.

Where the apartments for sale in El Castillo actually are

At the far western end of our coverage, and the position is most of the price.

The last district before the province boundary

Manilva is the westernmost municipality on the Costa del Sol, and El Castillo is near the shore within it. Sotogrande and the province of Cádiz begin a few minutes away, and Gibraltar with its airport is closer than Málaga. That distance from Marbella is why the rate per square metre here sits where it does.

What that buys and what it costs

It buys quiet, space and a price per property well below the equivalent an hour east. It costs you everything that is not here: there is no centre to this district, no market and no high street, so Sabinillas and the Duquesa marina a few minutes away are necessary rather than optional. A household here needs a car.

And the one comparison worth making

Against the other low-terrace-ratio districts at this end of the coast. Apartments in Playa Bahía Dorada is the next strip east with the second-highest terrace ratio we measure, and apartments in Punta Plata is a third case. Read all three together and the pattern is obvious: the further west, the more outdoor space your money buys.

What comes with the apartments for sale in El Castillo

Three figures from fields that genuinely vary.

A communal pool and a landscaped garden on every property

Without exception, and two also record a private garden — those are the ground-floor homes, of which there are three. On a stepped low-rise site a garden-level flat with its own patch is the most useful configuration for anyone with children or a dog, and it is not priced as a premium here.

Underground parking on every property

Also without exception, which at this end of the coast is worth more than it would be in a town because every errand is a drive. Establish whether the space is deeded to the flat or merely allocated by the community — only the first is an asset you can sell on.

And a lift on a third of them

Which on three-storey stepped blocks is worth checking rather than assuming. Walk from where the car goes to where the front door is and count the steps: on a terraced site that walk is sometimes longer than the flat itself, and no listing field will tell you.

Buying off plan at El Castillo

Every property on this page is new building, so the transaction is a contract rather than a deed.

Stage payments against a guarantee

Rather than one signature on one morning, and value added tax plus stamp duty in place of transfer tax. Have the bank guarantee confirmed on paper before any money leaves your account, and make sure the contract names both a completion date and the consequence if it slips.

The quota of the finished scheme

Not the current one. A development with two blocks occupied bills modestly and parks easily; the same development fully sold has a waiting list for visitor spaces and a quota reflecting the real cost of the gardens, the pool and the gate. Ask for the completed figure and how many units remain with the developer.

And the ground in front

On a low, gently sloped shore the outlook has no natural protection, so what you can see is protected only by what the land between you and the water is allowed to become. Get the planning classification from the town hall, free, and have an architect read it. Schemes still under construction between Marbella and Gibraltar are collected on new developments.

Before you offer on apartments for sale in El Castillo

Three checks.

Measure the terrace and redo the arithmetic

Because on this page it is seven tenths of the interior and no published rate counts a metre of it. Interior plus terrace, then divide: that one calculation reorders the list and it takes a minute.

Walk the stepped site

From the parking to the door, at the hour you would do it with shopping. On a low-rise scheme on a slope that is the walk you will take every day, and it is the thing a show flat never demonstrates.

And if nothing on this short list suits

Nine flats in one district at the end of the coast turn over slowly, and new phases arrive. Set out what you want once and our property alarm will do the looking. Our agents in Estepona cover this end of the coast and will have the licence position, the guarantee and the completed-scheme budget before a viewing trip. Everything in the district together is property for sale in El Castillo, and the letting case is set out under rental services.

Questions about apartments for sale in El Castillo

Why do the apartments for sale in El Castillo have so much terrace?

Three reasons together. The ground is low and gently sloped, so recent low-rise building here is stepped — the roof of one level becomes the terrace of the next, which the architecture gets almost for nothing. The flats are small, with a median interior under ninety square metres, so a terrace of fifty or a hundred produces a ratio no large apartment can match. And the schemes were drawn to sell the horizon rather than the hallway. At around seven tenths of the interior the apartments for sale in El Castillo carry a ratio of outside to inside that almost no other district reaches. See property for sale in El Castillo.

Why does the rate per square metre mislead on the apartments for sale in El Castillo?

Because no rate anywhere counts a metre of terrace — ours or anybody's — and on this page the terrace averages seven tenths of the interior. So a flat here looks roughly seventy per cent dearer by the rate than it is by usable space, and the smallest format here, forty-four square metres inside with a hundred and two of terrace, carries one of the steepest rates and one of the gentlest prices. Add interior and terrace together, then divide: on the apartments for sale in El Castillo that reorders the page completely, and the cheapest home by usable space is not the cheapest by price. The homes where the outdoor room matters most are gathered at penthouses in Manilva.

What sizes are the apartments for sale in El Castillo?

Three one-bedroom flats, three with two bedrooms and three with three, which on a list of nine is a convenient symmetry — most small districts are dominated by one configuration, so you cannot separate price from size. The one-bedroom homes are forty-four to forty-six square metres inside with terraces of forty-five to a hundred and two, in each case more outside than in. The three-bedroom homes reach a hundred and thirty-one square metres and stay under six hundred thousand. See apartments in Manilva.

Do all of them really have a sea view?

We make no such claim, because the field it would come from is worthless: the feed our new-build listings arrive on marks every property as close to the sea, sea view, luxury, gated and guarded without looking at the property. None of those five is counted anywhere among the apartments for sale in El Castillo. What is genuinely measured is price, interior, terrace, bedrooms, bathrooms, pool, parking, garden and floor — which is why this page talks about terraces rather than views. Stand on the terrace and look; that settles it in ten seconds. Where the position is a matter of record rather than a template, the list is beachfront property in Manilva.

What is the district itself like?

The far western end of our coverage: Manilva is the last municipality on the Costa del Sol, with Sotogrande and the province of Cádiz a few minutes away and Gibraltar airport closer than Málaga. That distance from Marbella is why the rate sits where it does. There is no centre here, no market and no high street, so Sabinillas and the Duquesa marina are necessary rather than optional and a household needs a car. The next strip east, with the second-highest terrace ratio we measure, is apartments in Playa Bahía Dorada.
