16 properties for sale in Río Real · € 549,000 to € 5,100,000 · median € 8,301/m²
We list 16 apartments for sale in Río Real, from € 549,000 to € 5,100,000, with the middle of the list at € 1,300,000, an average interior of 181 square metres, an average terrace of 84 square metres and a median of € 8,301 per square metre. The fact that matters is not in that sentence: among the resale listings here, where the attribute fields mean something, most record a position by the golf and most record one close to the sea — and they are largely the same properties.
Those two groups overlap almost entirely, which is only possible in a valley that runs from a course down to a beach without anything in between. There are perhaps three places on this coast where that is true and this is the one closest to Marbella town.
Why the apartments for sale in Río Real are beside both
Geography, and a single river.
The valley reaches the water
Río Real is the ground either side of the river of that name, immediately east of Marbella. The golf course occupies the floor of the valley, the housing sits along its sides, and the valley opens onto the beach rather than stopping at a ridge. A district built along it is beside the fairway at the top and beside the sand at the bottom, with a few hundred metres between the two.
What that does to the year
It doubles the useful part of it. A beach address fills in July and empties in October; a golf address fills in spring and autumn and is quiet in high summer. A district with both runs from March to November, which is the single most valuable attribute a flat on this coast can have if it is ever going to earn anything. What it takes to run that letting season properly is set out under rental services.
And what it does to the price
Raises it. The median rate per square metre here is among the highest we publish, behind only the front-line beach districts, and the reason is that you are not choosing. Everywhere else on this coast the golf is a drive from the sand or the sand is a drive from the golf, and the discount for choosing one is real. Here there is nothing to discount.
What the apartments for sale in Río Real look out at
Both things, in roughly equal measure, which is as unusual as the position.
Golf and water from the same terrace
Most lists offer one or the other. Here about half of the resale listings record a golf view and about half a sea view, and they overlap — because the valley is narrow enough that a building on its side sees the fairway below and the water beyond it at once. On the upper roads the course is the foreground and the sea is the horizon. We give no figure for the new-build half of the page, because the feed it arrives on marks every property as having a sea view regardless.
Which way to face
South for the water, inland for the course, and on the better-placed buildings you get both without choosing. What you should check is the floor: on a valley side the difference between the first floor and the third is the difference between looking at the trees along the river and looking over them. Go up and down before you decide what a scheme sees.
And what a fairway view is worth here
Open green that cannot be built on while the club holds the land, no neighbours across the way, and silence after dusk. Ask who owns the course and what the land is zoned for, because a view held at a business's pleasure is not the same as a protected one, and courses on this coast have closed. The whole fairway-side stock of this coast sits on golf property.
Three bedrooms is the standard among the apartments for sale in Río Real
Over two thirds of this page has three bedrooms, which is a stronger concentration than almost any flat market we cover.
Why not two
Because the buyer here is not a weekend buyer. A district that works from March to November attracts people who stay for weeks and months, bring family and want a room for them, and the schemes were drawn for that household rather than for a couple with a suitcase. The interiors follow: the median is comfortably above a hundred and fifty square metres.
The bathrooms follow the bedrooms
Most of these flats have three bathrooms, which on a three-bedroom plan means one each and one for visitors. That is a specification aimed at long stays and shared use, and it is one of the clearest signals in the data about how the district is actually occupied.
And where the small flats are
There are very few. Nothing on this page is under a hundred square metres and the entry homes are two-bedroom flats well above that. A buyer looking for a modest base near Marbella will do better in the town itself or on the wide shelf further east at apartments in Elviria, which is several times the size of this market and roughly half the rate.
The terraces at the top of the apartments for sale in Río Real
Average terrace area here runs to over a third of the interior, and at the top of the page the proportion goes much further than that.
One terrace larger than the flat beneath it
The dearest home on this page is a penthouse whose roof terrace exceeds its interior floor area — close to three hundred square metres of outdoor space on a valley side with the course below and the sea beyond. It carries the highest rate per square metre on the page by a wide margin, and that rate is an illusion: no rate anywhere counts a metre of terrace.
How to read the top of this list
Add the outdoor area to the inside before you compare the dearest homes here with anything. Done honestly, several of them stop looking extravagant and start looking like the largest usable spaces in east Marbella. Done carelessly, the rate per square metre will steer you away from the best buys on the page. See penthouses.
And lower down
The ordinary flats carry terraces of around sixty square metres, which is generous without being remarkable, usually covered at one end and deep enough for a table and loungers at the same time. On a south-facing valley side that is where you will spend the evenings for eight months of the year.
Who the apartments for sale in Río Real are for
A district this specific has a clear right answer and a clear wrong one, and the figures point at both.
People who will use two seasons rather than one
This is the strongest case and it is an arithmetical one. If you will be here in April and October as well as August, you are using something that most of this coast cannot sell you, and the premium per square metre is buying real months rather than a view. If you will only ever come in high summer, you are paying for a spring you will not see.
People who want a town at the end of the valley
Marbella is five minutes west with a market, a hospital, an old quarter and a promenade, and that changes what a golf valley is like to live in. Most golf districts on this coast put twenty minutes of dual carriageway between you and anything civic. This one does not, and for a household that intends to be resident rather than visiting, that is worth more than the fairway.
And people it is wrong for
Anyone on a modest budget, anyone who wants a small flat, and anyone whose whole purpose is to walk onto the sand from the front door. Nothing here is under a hundred square metres, the entry price is high for the coast, and the beach is a walk rather than a doorstep. The front row proper is a district east of here and it costs more again.
The one thing to try before deciding
Come in February. A valley that works in spring and autumn is quiet in winter, and quiet means different things to different people — restful to some, deserted to others. The shops and the life are in Marbella rather than in the valley, which is fine if you will drive and bleak if you expected a village.
A third of the apartments for sale in Río Real are new building
The rest is resale, and the two sit on the same valley side rather than in separate halves of the district.
What the new schemes bring
Current construction — insulation, double glazing, modern wiring, a structural guarantee with years to run — and terraces drawn this decade. Most of them are set back from the older blocks because that is where the remaining land is, which means a slightly longer walk and a slightly better specification.
What buying one involves
Stage payments against a bank guarantee instead of one signature on one morning, with value added tax and stamp duty in place of transfer tax. Have the guarantee confirmed in writing before any money moves, and make sure the contract names both a completion date and the penalty if it slips. Everything of ours still under construction appears on new developments.
And what the resales hold that the new ones cannot
Position and planting. The older schemes took the ground closest to the course and the river, and their gardens have had decades to grow. In a valley this narrow the best addresses were taken first, which is why some of the dearest homes on this page are also among the oldest.
What the apartments for sale in Río Real cost to hold
Three things to establish before you commit.
The quota, and what the valley adds to it
Gardens, a pool, a gate and in most schemes underground parking, paid for monthly. A valley side also means retaining walls, access roads and pumps, which flat-ground communities never pay for and which arrive as levies rather than as quota. Ask for the budget and the reserve fund, and ask what has been voted and not yet paid for.
The golf, if you intend to play
A separate annual cost and in most cases a separate waiting list. Living beside a course and being a member of one are two purchases, and the first does not include the second. Ask before you assume, because it is the commonest misunderstanding in a district like this.
And the car
Most of this page records underground parking, which in a valley with no useful public transport is worth having. Establish whether the space is deeded to the flat or allocated by the community — the first is an asset you can sell on, the second is not — and pace out the distance from the space to your own front door on a stepped site.
Where the apartments for sale in Río Real sit
Between the town and the shelf, which is the whole of the proposition.
West into Marbella
The town is five minutes along the coast road, with its old quarter, its market, its hospital and its promenade. That proximity is the second half of what this district charges for: a golf valley with a working Spanish town at the end of it rather than twenty minutes of dual carriageway. Everything in the municipality is on property for sale in Marbella.
East along the coast
Immediately east is apartments in Los Monteros, which carries the highest median rate of any flat market we publish because half of it is front-line beach. Beyond that the land widens into Elviria. The three districts together are the eastern approach to Marbella and they are priced in that order.
And the beach at the bottom
A short walk or a very short drive, broad and well served. The front line proper, where the sand is at the door, is beachfront in Marbella; the whole of this district with every property type is property for sale in Río Real, and the municipal flat list is apartments in Marbella.
Before you offer on apartments for sale in Río Real
Three checks.
Walk both ends of the valley
From the scheme to the first tee and from the scheme to the sand, at the hour you would do each. The two walks are what you are paying the premium for, and a map will mislead you about both because the river and the coast road sit in between.
Measure the terrace and go up a floor
Because the rate per square metre ignores the terrace entirely, and because on a valley side the view changes materially between floors of the same building.
And if the right flat is not listed today
This is a small market in a narrow valley and it turns over slowly. Set the criteria once — floor, aspect, terrace, course or water — and our property alarm writes to you the morning a match appears. Our agents in Estepona cover this end of Marbella and will have the statutes, the community budget and the club's ownership position before a viewing trip.
Questions about apartments for sale in Río Real
Is it true that the apartments for sale in Río Real are near both the golf and the beach?
Yes, and among the resale listings on this page — the half where the attribute fields mean anything — most of the apartments for sale in Río Real record a position by the golf and most one close to the sea, largely the same properties. That is only possible in a valley that runs from a course down to a beach with nothing in between — the course occupies the valley floor, the housing lines its sides, and the valley opens onto the sand. There are perhaps three places on this coast where it is true, and this is the one nearest Marbella town. See golf property.
Why are the apartments for sale in Río Real so expensive per square metre?
Because with the apartments for sale in Río Real you are not choosing. Everywhere else on this coast the golf is a drive from the sand or the sand is a drive from the golf, and the discount for picking one is real; here there is nothing to discount. The practical value is the season: a beach address fills in July and empties in October, a golf address fills in spring and autumn, and a district with both runs from March to November. Add five minutes to Marbella town and the premium explains itself. See apartments in Marbella.
What can you see from them?
Both, which almost no other list manages. Among the resale listings on this page about half of the apartments for sale in Río Real record a golf view and about half a sea view, and they are largely the same homes; for the new-build half we give no figure, because the feed it arrives on claims a sea view for everything it sends. The fairway-side stock of the coast is on golf property. The valley is narrow enough that a building on its side sees the fairway below and the water beyond from the same terrace. The thing to check is the floor rather than the scheme: on a valley side, the difference between the first and the third is the difference between looking at the trees along the river and looking over them.
What size are the apartments for sale in Río Real?
Larger than a holiday flat. Over two thirds have three bedrooms, most have three bathrooms, and the median interior sits comfortably above a hundred and fifty square metres — a specification aimed at long stays and shared use rather than at a couple with a suitcase. Nothing here is under a hundred square metres, so a buyer wanting a modest base near Marbella should look at the town itself or at apartments in Elviria, several times the size of this market at roughly half the rate.
What is the dearest home on the page?
A penthouse whose roof terrace is larger than its interior — close to three hundred square metres of outdoor space on a valley side with the course below and the sea beyond. It carries the highest rate per square metre on the page by a wide margin, and that rate is an illusion, because no rate anywhere counts a metre of terrace. Add the outdoor area to the inside before comparing the top of this list with anything, or the arithmetic will steer you away from the best buys on it. See penthouses.
