We hold 3 properties recorded under San Roque itself, from € 549,000 to € 764,000, with an average interior of 203 square metres, an average terrace of 45 square metres and a median of per square metre. The tiles below carry 9, because they take in the rest of the resort above and beside it.
The first thing to understand about this name is that it is an administrative one. San Roque is the municipality; Sotogrande is the address inside it that people actually search for, write on letters and mean when they talk about this corner of the coast. Our records show that split plainly: the listings here carry San Roque as the town and Sotogrande as the district in the same line. Nothing about that is unusual — it is the same relationship as a London borough and a neighbourhood — but it has one practical consequence worth knowing before you compare prices. The properties filed under the municipality rather than the resort district are the least expensive on this page, and that is a fact about how they were recorded rather than about where they stand.
Property for sale in San Roque: one name on the deed, another on the gate
Both are correct, and knowing which is which saves a good deal of confusion.
What the municipality is
San Roque is a town and a municipality at the western end of this coast, in the province of Cádiz rather than Málaga. It contains the resort, the golf courses around it and a stretch of coastline, as well as the town itself inland. Everything official attaches to this name: the town hall that issues licences, the plan that says what may be built, the register, the local property tax.
What the resort name is
Sotogrande is the development inside that municipality — gated communities, golf, the marina — and it is the name the market uses. If you search the resort name you will see most of what is available; if you search the municipality you will see the listings that happened to be recorded that way, which is a smaller and in our case a cheaper set. The resort as a whole, including what it costs against the coast east of it, is at Sotogrande.
Why the cheaper listings sit under this name
Because they are terraced houses rather than villas or apartments in the hillside communities, and the schemes that build terraced houses here tend to file them under the town. That is the whole of the explanation: it is a recording habit, not a different location. The three houses on this page stand in the same resort, use the same roads and look at the same golf as the properties costing twice as much a little above them.
So read the district line, not the name
Every tile says which district a property stands in, and the filter narrows the page in a click. Use it to see the two sets separately rather than assuming that the municipality name means somewhere different or somewhere lesser. It means a line in a database.
What the property for sale in San Roque consists of
Terraced houses, new, four bedrooms, and the best value in the resort by a clear margin.
Four bedrooms at the bottom of the range
The houses filed here have four bedrooms and three or two bathrooms, with interiors that would be a generous family home anywhere on this coast — and they are the cheapest listings in the whole resort. For a household that needs rooms, that combination is the single strongest argument this page can make, and it is worth putting plainly because the resort's reputation suggests the opposite. Row houses elsewhere on this coast are at townhouses.
Terraces that vary more than the houses
The houses themselves are close together in size; the outdoor space is not, running from a balcony you would stand on to an outdoor room comparable with a living room. Since the figure per square metre counts only what is under roof, that difference is invisible in the headline rate and is the first thing to compare properly. Check the aspect while you are at it: at this end of the coast the winter sun is low and a terrace facing the wrong way is a summer asset only.
A pool and a garden on every line, and no lift anywhere
Every listing here records a pool and garden in the scheme, which is the normal arrangement for a gated development. None records a lift, which in a house over two or three floors is worth thinking about for the long term rather than for next summer — and it is the kind of thing that narrows the pool of buyers when you come to sell.
New building throughout
There is no second-hand stock under this name. That means a contract rather than a deed, a completion date that is an estimate, a service charge nobody has voted on, gardens that are drawings and no neighbours to ask. It is the normal way this part of the coast has been sold for a decade, and it is a different purchase from buying a finished home. The schemes going up here and along the coast are at new developments.
Where the property for sale in San Roque sits
At the far western end of this coast, past Manilva, in the province of Cádiz.
The distances, honestly
Estepona is a drive, Marbella a longer one and Málaga airport the better part of an hour and a half. That is the real cost of this position and it does not improve after completion. Anybody considering it should do the drives on a weekday before deciding, because the brochures measure in minutes to the golf club rather than in minutes to a hospital.
What is close that is not east
Gibraltar and its airport are near, the frontier is a short drive and the marina is minutes away. For a household whose life involves any of those, this is a convenient address rather than a remote one — and that is the group of buyers for whom the far west makes obvious sense rather than requiring an explanation.
Golf, which is the reason the resort exists
Several courses of international standing sit around this development, and every listing on this page is recorded against golf. Owning here is not the same as being entitled to play them, and the two are sold separately, so ask what the arrangement is for the specific scheme and whether it passes to a buyer. Golf-side property elsewhere on this coast is at golf residences.
And the hillside above
Behind the resort the ground rises into the higher community, where the apartments and villas are and where the prices on this page roughly double. The views are longer up there and the winters cooler. That half is at Sotogrande Alto.
What to settle before buying property for sale in San Roque
Four things, and the first two are specific to buying unfinished.
The guarantee for your individual unit
Spanish law requires a developer to secure buyers' stage payments with a bank guarantee or insurance policy held for the individual property. Get the certificate naming your unit in writing before the first payment leaves and have somebody acting for you read it. A general statement that the development is covered is not the same document.
What the contract says about a late delivery
Not whether a date exists but what follows if it is missed: when you may withdraw, what comes back and whether your costs come with it. That clause decides who carries the risk of a delay, and it is negotiable before a reservation and fixed afterwards.
The service charge, treated as a floor
In a new gated community the figure was written by the developer before anybody lived there, and owners vote the first real budget after they move in. Pool, gardens, lighting, internal roads, gate control and the irrigation that keeps a golf-standard landscape alive all sit inside it. Ask what it covers and whether a reserve fund starts in the first year.
And which province you are buying in
Cádiz rather than Málaga, which does not change the national rules but does change which provincial register and which administrative offices handle the paperwork. Confirm it against the cadastral reference, and if your lawyer is based in Marbella, ask whether they work in this province routinely.
What owning property for sale in San Roque costs
Less than the equivalent further east, with one item that is higher.
The charge in a golf-standard community
A development maintained to the standard this resort expects costs more per month than a plain block of flats: the planting, the lighting, the internal roads and the security are all held to a level that is part of what you are buying. Compare what two communities have to maintain rather than only what each charges, and read the minutes for how the owners argue about money.
The drive, as a running cost
Distance is a monthly figure here, not an abstraction. If the weekly shop, the school run and the trips east are all longer than they would be from the middle of the coast, that belongs in the budget alongside the service charge. It is the clearest trade this position asks you to make.
And the empty months
If the house stands empty out of season, somebody still has to look in and run the taps. Budget for a key-holder or a management arrangement, and if the plan is to let, for the handovers and the cleaning too. What that involves is at rental services.
Selling property for sale in San Roque on again
This follows straight from the first point and it is worth knowing early. When you sell, the name your property is listed under decides which search results it appears in — and a buyer looking for this resort will almost always type the resort name rather than the municipality. So a house filed only under the town can sit in plain sight and still be missed. Make sure the listing carries both names, the way the records here do, and make sure the particulars say which gated community it stands in. That is not a trick; it is simply describing the property accurately in the terms buyers use. The other half of the resale argument is the format: a four-bedroom house at the entry price of a resort has the widest pool of buyers in it, which is the same reason it is good value going in.
Letting, and what the community allows
Golf stretches the season at both ends here, so spring and autumn fill better than they would on a beach and the high summer matters less. A four-bedroom house lets to families and to groups of players rather than to couples, which means fewer bookings, longer stays and a different cleaning bill from a flat. Before counting on any of it, ask for the community statutes and the minutes of recent meetings: in a new gated development the rules on short letting are the developer's draft until owners vote on them, and in a resort of this kind they are usually specific. Then check what registering a tourist let requires in this province rather than the one along the coast.
Who property for sale in San Roque suits
Two groups, and both of them know why they are here.
The family that wants four bedrooms inside the resort
This is the clearest fit on the page. The terraced houses filed under this name give a household the rooms it needs, inside a gated golf development, at the lowest figure the resort offers — and inside the same gates as properties costing twice as much. If that is the brief, start here rather than higher up the hill.
The buyer whose life points west
Gibraltar, the frontier, the marina or the courses themselves. For those buyers the far west is not a compromise and the drive east is a few times a year rather than a few times a week.
And who should look elsewhere
Anybody who wants to walk to a town, anybody who needs Málaga airport regularly, and anybody who wants a finished property with accounts to read and neighbours to question — because there is none of that under this name. Anybody wanting a detached house should look up the hill, at detached villas. Our agents will tell you which district a given listing is actually in before you drive out this far.
