We hold 14 apartments for sale in Guadalmina Baja, from € 334,000 to € 1,900,000, with the middle of the list at € 900,000, an average interior of 180 square metres, an average terrace of 52 square metres and a median of € 4,885 per square metre. Set that rate against the houses in the same district, which run at about half again as much per metre, and the shape of the opportunity appears.
This is the most expensive house market on the whole site. The flats are the only way into this address at a figure most buyers can reach, and half of them are not really flats in the ordinary sense at all.
Eight of them, an unusual concentration of that one kind of home for a district this size. The rest is almost all middle-floor flats, with a single ground-floor home.
What a penthouse duplex is here
A top-floor apartment on two levels with a roof terrace, interiors running from the high two hundreds of square metres, four and five bedrooms, and in several cases more bathrooms than a family could use. These were drawn as alternatives to houses rather than as large flats, and the floor areas say so: the median interior on this page is bigger than the median house in several districts we cover.
Why this district has so many
Because the buyers here have always been house buyers. A developer putting flats into a district of large villas aims at the household that wants the address, the beach and the golf without the gardener, the pool plant and the roof. A household giving up a villa wants space, not a studio, and the schemes answered the question that was being asked.
And why they look expensive by the rate
They do not, in fact — they look cheap, which is the point. No rate per square metre anywhere counts a roof terrace, so a duplex with eighty square metres on the roof shows the same rate as a flat with a balcony. The coast-wide list is penthouses.
What the apartments for sale in Guadalmina Baja cost against the houses
The comparison is the whole argument for this page and it is worth doing properly.
About two thirds of the rate
The median rate per square metre on these flats is roughly two thirds of the median on houses in Guadalmina Baja, which is the dearest house market on this site. Same streets, same beach, same golf club, and a third off the metre.
What the discount is actually for
The land. A house here stands on a plot averaging well over two thousand square metres and that plot is most of what the price buys; a flat stands on a share of a communal garden. What the flats give up in this district is the ground, not the position.
Where the entry point sits
The entry point here is a three-bedroom home of a little over a hundred square metres at a rate well under three thousand a metre, which in this district is remarkable. Above it there is a clear gap before the next listing, so the bottom of this page is thin — but it exists, which is not true of the house list at all. The municipal flat market is apartments in Marbella.
How many bedrooms the apartments for sale in Guadalmina Baja have
The bedroom count on this page is unlike any other flat market we publish, and it follows directly from what these homes were built to replace.
Four bedrooms is the commonest size
Not two, which leads almost everywhere else on this coast, and not three. More of these flats have four bedrooms than any other number, with a group at two, a group at three and one at five. A market where four bedrooms is the standard flat is a market of people who sold a house.
The bathrooms follow the bedrooms
Several of these homes carry four and five bathrooms, which is a figure you expect on a villa page rather than a flat page. The layouts put a bathroom beside every bedroom and one more for guests — the specification of a house, delivered without the roof and the garden.
And what that does to the floor plan
It produces apartments laid out the way houses are: a hall rather than a corridor, a separate dining room in several of them, a utility room, staff quarters in the oldest schemes, and the bedrooms grouped away from the living space. These flats were drawn with halls and separate dining rooms, which is why the floor areas here read larger on the ground than the same figure does in a newer block on the beach.
And where the small flats are
There are none. Nothing on this page has one bedroom and nothing is under a hundred square metres, so a buyer looking for a modest base in an expensive district will not find it here. The smallest home in this district is still a family flat. The nearest place that does the other thing is across the river in the town, or inland around the golf course.
Nearly a third of the apartments for sale in Guadalmina Baja need work
Renovation or restoration required appears against a third of this page, and in a district at this price level that is the most interesting line in the data.
Why tired flats exist in an expensive district
Because the blocks are old and the owners were not here. A large apartment bought in the nineteen-eighties as a summer base, used for three weeks a year and never updated, comes to market exactly as it was left. The community maintains the building and nobody maintains the inside of the front door.
Why that is the opportunity on this page
A tired flat in a good block in this district sells at a discount to the refurbished one next door, and the refurbishment is a known quantity — kitchen, bathrooms, floors, wiring. There is no hillside and no slope to argue with inside a flat, and what the flat is worth afterwards is decided by the address rather than by the fittings.
And what a refurbished one looks like
The reworked flats here follow a pattern: the marble lifted, the kitchen opened into the dining room, the bathrooms reduced in number and enlarged, and the terrace glazed or half-glazed to make a room of it. Half the refurbishments here end with fewer bathrooms than they started with, because the original plans put one beside every bedroom and no household uses them all.
What the apartments for sale in Guadalmina Baja are near
Three positions at once, which is what the district is sold on, and the data records all three.
The beach, on foot
Most of this page records a beachside position and a good share records a position close to the sea. The beach below this district is broad and unbuilt and the walk down goes through quiet streets. That is the attribute the house market here is famous for, and the flats share it without paying for the plot.
The golf, behind
Most of the page also records a position close to golf and a few record a boundary directly on a fairway. Guadalmina's course is among the oldest on this coast and it runs between this district and its inland sister. Every fairway address we hold is on golf property.
And the town, five minutes away
Most of this page records a position close to shops and schools, and what that mostly means is San Pedro across the river, with its market, high street and bus station. The district itself has no centre, only a commercial parade by the road. If daily life on foot is the point rather than the beach, apartments in San Pedro de Alcántara is the page, at a lower rate again.
What the apartments for sale in Guadalmina Baja cannot see
The thing people assume about a beachside district and the data does not support.
Very few record a sea view
A quarter of this page, against three quarters recording a beachside or coastal position. The district sits on the coastal plain either side of the river, as flat as anywhere on this stretch. On level ground the building in front blocks the water after one row, and that gap between access and outlook is the biggest misunderstanding about this part of the coast.
What they look at instead
Gardens, in most cases, and the mountains behind. The communal gardens here are decades old and planted on the scale the plots allowed, which on the lower floors is the view and on a hot afternoon is the better one. The front line, where the water really is the outlook, is beachfront in Marbella.
And which way they face
Unusually for this coast, west is the commonest orientation here ahead of south, because the blocks were set out along the river and the roads rather than pointed at the sea. A west-facing terrace is shaded at breakfast and hot from two until sunset, which some buyers want and others cannot live with. On this page the aspect does not follow the address.
What the apartments for sale in Guadalmina Baja are like to own
Three practical matters, all visible in the figures.
Communal everything, and no private pools
Almost every flat here has a communal pool and a communal garden and not one has a pool of its own. The gardens in this district are magnificent and they are not yours, and that is the trade for a third off the house rate.
Marble, on three quarters of the page
Which dates the stock as precisely as a hallmark — cool underfoot in August, hard and cold in January, essentially indestructible and expensive to remove. Marble floors date a flat on this coast as reliably as a year stamp, and a flat with it in good order has one large job already behind it.
And a fireplace on nearly half
On this coast that marks homes somebody lived in through the winter rather than visited in summer, which in a district with schools, a market and a year-round population is exactly what you would expect. What letting one of these involves is on rental services; anything being built new nearby is on new developments.
The blocks the apartments for sale in Guadalmina Baja sit in
There are not many of them, and that is the first thing to understand about this page.
A handful of schemes in a district of houses
Baja was laid out as plots for villas, and the flats arrived later, on the few parcels large enough to carry a block and close enough to the road to be given one. Apartments are the exception in this district rather than the pattern, which is why the same scheme names come round again and again on this page and why a vacancy in one of them is news locally.
Low buildings in large gardens
Three and four storeys, long rather than tall, set well back behind planting laid out when ground on this side of the road was still cheap. The gardens around these blocks were planted on the scale of the villa plots beside them: lawns, mature palms, pines with decades of growth, and a pool sized for a scheme rather than for a tower. Shade of that age is the one thing a new building cannot deliver.
And where they stand in the district
Towards the eastern side, near the river and the commercial parade by the road, rather than on the quiet lanes behind the course, which are villas from end to end. The flats sit around the edges of Baja and the houses hold the middle, so a walk from one of these blocks runs along somebody else's wall for most of its length. Everything in the district together is property for sale in Guadalmina Baja; the inland half is apartments in Guadalmina Alta, our property alarm writes the morning something new appears in a market this small, and our agents in Estepona cover this end of Marbella.
Questions about apartments for sale in Guadalmina Baja
Are the apartments for sale in Guadalmina Baja cheaper than the houses?
Considerably, and that is the whole argument for the page: the median rate per square metre on the apartments for sale in Guadalmina Baja is roughly two thirds of the rate on the houses in the same district, which is the dearest house market on this site. Same streets, same beach, same golf club, same school catchment. What the discount is for is the land — a house here stands on a plot averaging well over two thousand square metres, a flat on a share of a communal garden. See houses in Guadalmina Baja.
Why are half the apartments for sale in Guadalmina Baja penthouse duplexes?
Because the buyers here have always been house buyers, and a developer putting flats into a district of large villas aims at the household that wants the address without the gardener and the pool plant. That household wants space: these are two-level top-floor homes with roof terraces, interiors from the high two hundreds of square metres and four or five bedrooms — bigger than the median house in several districts we cover. No rate per square metre counts a roof terrace, so add it before comparing. See penthouses.
Is it true that some need renovating?
About a third of the apartments for sale in Guadalmina Baja, which at this price level is the most interesting line in the data. Large flats bought in the nineteen-eighties as summer bases, used three weeks a year and never updated, come to market exactly as they were left — the community maintains the building and nobody maintains the inside of the front door. The reworked ones here follow a pattern: the marble lifted, the kitchen opened into the dining room, the bathrooms made fewer and larger. See property for sale in Guadalmina Baja.
Can you see the sea from the apartments for sale in Guadalmina Baja?
From about a quarter of the apartments for sale in Guadalmina Baja, against three quarters recording a beachside or coastal position — and that gap catches buyers out. The district sits on the coastal plain either side of the river, as flat as anywhere on this stretch, so the building in front blocks the water after one row. What you get is access rather than outlook: a walk through quiet streets to a broad, unbuilt beach. What the flats look at instead is decades-old communal gardens. The front line is beachfront in Marbella.
What is the difference between this and Guadalmina Alta?
A road, a hillside and a large amount of money. Baja is the flat beachside half, with the large plots and the dearest houses on this site; Alta is the rising ground inland around the golf, and it carries the cheapest apartment rate we measure. They share a name and a club and little else, and particulars routinely say only Guadalmina — Baja lies below the coast road, Alta above it.
