What property for sale in Guadalmina Baja costs in November 2026
Counted from our own listings every morning. Houses in Guadalmina Baja run at a median of 6,881 € per square metre across 26 comparable listings — among the highest district figures in Marbella — while apartments run at 4,776 €. Marbella as a whole sits at 5,255 € and 5,911 €.
Baja and Alta: the same villa price
Detached villas here run at 6,989 € per square metre; on the inland side of the road, in Guadalmina Alta, they run at 7,166 €. The district medians differ sharply, but that is a function of what is for sale in each half, not of what a villa costs.
How to read the tables
They compare the districts of Marbella with one another, both halves of Guadalmina among them — apartments first, houses below. They cover all apartments and all houses in each district rather than one type each, because a split by district and type together would leave most rows too thin to publish. Use them for the address premium, then the filters at the top of this page for the property itself.

A district of land, not of buildings
Guadalmina Baja is the seaward half of Guadalmina: the part south of the coast road, between the golf course and the beach, immediately west of San Pedro de Alcántara. There are 45 properties for sale in Guadalmina Baja at the moment, from € 334,000 to € 23,000,000, with the middle of the list at € 3,000,000, an average built area of 506 square metres and an average plot of 2,900 square metres, which is several times what the apartment districts along this coast show and more than three times the inland half of Guadalmina across the road.
That is the way to understand this address. Guadalmina Baja was laid out when plots on this coast were measured in thousands of square metres rather than hundreds, and it has stayed that way. What changes hands here is ground: flat, walled, planted and within a walk of the sea, in quantities that could not be assembled again at any price. The houses standing on it are the second thing you are buying, and sometimes not even that.
Here the ground outprices the architecture
The dearest thing in Guadalmina Baja is regularly not a house at all but a piece of land: several thousand square metres close to the sea with nothing standing on it. Bare ground here asks what finished villas ask a few streets inland, and the reason is that the district was laid out once, on the flat between the golf and the sand, and no more of it is being made. A building can be replaced; the plot cannot. Buyers who have looked at the harbour flats above Puerto Banús recognise the pattern from the other direction — there you pay for the position, here you pay for the ground under it.
Which is why a fifth of it needs work
An unusual number of the properties on this page are openly described as needing renovation or restoration, in a district where the middle of the list runs into the millions. That is not a sign of neglect. It is what happens when the plot is worth more than the building: owners stop spending on a house the next buyer will take down, and the market prices the parcel rather than the roof.
What that means for a buyer
Here the land leads and the house follows — size, shape, aspect, frontage, how far the gate is from the sand. A fine villa on an awkward parcel is worth less in this district than a tired one on a good parcel, which is the reverse of how almost every other address on this coast reads.
What the property for sale in Guadalmina Baja consists of
Villas, first and foremost
Detached houses are the largest group here by a clear margin: substantial buildings on large walled plots with private pools and gardens that have had decades to mature. The average built area here is around twice that of a coastal apartment, and at the upper end it is several times more. They have a list of their own at houses in Guadalmina Baja, and the wider bands are houses, detached villas and pure luxury in Marbella.
The surprise in the apartment stock
There are flats here — a handful of gated schemes — and the striking thing is what kind. Middle floors and penthouse duplexes make up nearly all of them in roughly equal number, which is a far higher share of duplexes under the roof than any ordinary apartment district carries. Where land is the commodity, the schemes put their value upstairs in roof terraces. They have a list of their own at apartments in Guadalmina Baja; coast-wide, see apartments and penthouses.
The cheapest way into the district
A middle floor flat, and the gap is extraordinary: the entry price on this page is a small fraction of the middle of it. For a buyer who wants this address, these beaches, this golf and this school catchment without a villa budget, that is the one route in — and it is a genuinely different proposition from buying the same flat two kilometres inland.
And the plots
A few parcels and pieces of land, which in a district this established almost always means a site where the building is worth less than the ground. They are the purest version of what this district sells. See residential plots and land.
Where the price comes from
The walk to the sand
This is one of the very few addresses in Marbella where you can walk from a villa gate to the beach without crossing a main road. Most of the listings here record a beachside position, and that is the attribute the whole district is priced on. A gate on the beach lane and a gate up by the coast road are two different addresses, even inside one urbanisation.
The golf behind
The course runs along the inland edge of the district, and a number of properties front it directly. Between the fairways on one side and the sea on the other, the ground here is enclosed by two things that cannot be built on — which is why the character of the district has barely changed in forty years.
What the houses cost per square metre
Among the highest figures in the municipality, and well above anything in Estepona. That figure is not a statement about build quality but the land showing through. A buyer comparing this district with the inland half across the road is comparing two different mixtures of property rather than two levels of the same address — the other side has its own page at Guadalmina Alta, where the apartment figure is the lowest in Marbella.
The thing almost nobody here has
A sea view. Only a handful of these properties record one, despite most of them being within a walk of the water, and the reason is the geography: the ground is flat and the planting is tall, so you reach the beach on foot without ever seeing it from the terrace. A walk to the water and a view of it are two different purchases here, and only one of them is on offer.
How the property for sale in Guadalmina Baja is laid out
A handful of avenues, none of them going anywhere
The district is a short set of wide streets running down from the coast road to the shore, with cross-streets between them and no route through to anywhere else. No through traffic reaches these streets at all, because there is nothing on the far side of them but sand, and that single fact about the layout explains most of what the address is worth.
The river mouth at the western end
The Guadalmina reaches the sea at the far end of the district, and beyond its mouth the coast passes into the beachside enclaves on the municipal boundary. On the Marbella side of the water the ground is flat to the shore; the riverbank itself is left open, which is why the western streets have a strip of nothing beside them rather than a neighbour. The bed is dry for most of the year and runs hard for a few days of it, and the trees along it are the oldest planting in the district.
Paths to the sand between the gardens
Between the walled plots a series of narrow public accesses run down to the beach, so the walk from a gate is a few hundred metres of lane rather than a trip by car. The distance from a gate to the sand varies from two minutes to ten inside one district, and in a place priced on that walk the difference is a great deal of money.
The houses, by decade
The first villas went up in the nineteen-sixties and seventies, long and low on one or two floors with tiled roofs, white walls and deep shaded loggias. A second wave of larger houses came through the nineties, and the current cycle has brought flat-roofed rebuilds in glass and stone onto the oldest parcels. Three generations of villa stand on streets laid out only once, and the ground under all of them is the same ground.
And the eastern edge, where San Pedro begins
Eastward the walled streets give way to the beachside blocks at the end of San Pedro de Alcántara, and the promenade carries on from one into the other without a break. That is the practical reason families manage here without much driving: the shops, the market and the schools of a working town sit a few minutes away along the front rather than up on the main road.
Who buys property for sale in Guadalmina Baja
People buying land in Marbella
The clearest case, and the one the district is built for: a buyer who wants a large flat walled plot near the sea and intends either to rebuild on it or to keep it as it is. There are very few places left in the municipality where that is possible at all.
Families who want the beach on foot
Most of the listings record being close to schools as well as the sea, and San Pedro's shops and high street are a few minutes east. For a family living here all year rather than visiting, a walled garden, a short walk to the sand and a town five minutes away is close to ideal.
And buyers who should take the flat
Anybody who wants this address and does not want a villa. The apartment schemes here are the pragmatic answer: the same walk to the beach, the same golf behind, a roof terrace if you take a duplex, and none of the gardening. It is the most under-considered purchase in the district.
Who should look elsewhere
Buyers who want a view, a new building or a quantity of comparable properties to choose from. For the view, the hillsides: La Quinta above or Nueva Andalucía behind Puerto Banús. For new construction, new developments, since nothing on this page is new.
Living behind a wall
What a walled plot actually gives you
Privacy of a kind that no apartment and no hillside villa can match. On ground this flat, a wall and forty years of planting mean the neighbours are inaudible and invisible, and a garden here is somewhere you can be without being seen — which on a coast this densely built is the rarest commodity there is. It is also the reason so few of these properties record a view: the same screen that keeps the world out keeps the horizon out with it.
Gatehouses, and streets with one way in
Most of the district sits inside urbanisations that organised their own entrances long ago, so a street here typically has a barrier or a gatehouse at the top of it and nothing at the bottom but the beach lane. A street with one entrance behaves differently from a gated block of flats: the houses keep their own walls, their own gates and their own staff, and what the urbanisation supplies is the road and whoever watches it.
Houses drawn for a plot rather than a floor plan
Built on this much ground, the villas spread sideways instead of upward: a single main floor, a separate guest pavilion or staff wing, a long drive in from the gate, garages set away from the house, and the pool placed where the sun lands in the afternoon rather than where it fits. Rooms on one level with a garden at every door are what the large plots bought, and no flat on this coast reproduces it.
The district through the year
Summer on flat, planted ground
Being level and a few hundred metres from the water, the district takes the sea breeze that the hillsides above it lose by mid-afternoon, and the old planting does the rest. Sixty years of trees are the air conditioning of this district, which is why the gardens are usable in August at an hour when an open terrace higher up is not. The trade is the shade in December, when a low sun barely reaches a sheltered garden.
Letting
A large house with a private pool a walk from the beach is at the very top of the summer market, and the golf extends the season on either side. In a district of individual houses the practical limits are parking and neighbours rather than anything decided at a meeting. Our rental service handles the changeovers, the paperwork and the filings and quotes after management rather than before.
Resale
The supply of large beachside plots in Marbella only ever shrinks, and this district holds a disproportionate share of what remains. That is the whole investment case and it does not depend on fashion. What holds value is the parcel: its size, its shape, its frontage and its distance from the sand — all of which the next buyer will measure exactly as you should.
Property for sale in Guadalmina Baja — where to go next
The other half of the name and the neighbours: Guadalmina Alta across the coast road, San Pedro de Alcántara east, then Nueva Andalucía and Puerto Banús, with La Quinta on the hillside above. The municipal list, every district and every type together, is Marbella.
The golf-tagged stock here has a page of its own at the course-side houses of this district. By type: detached villas and pure luxury for the villas, residential plots and land for the ground itself, apartments and penthouses for the practical way in, and beachfront and golf property for the two positions that enclose this district. Because the plots here come up a few a year, the property alarm is the only sensible way to watch for one.
Questions about property in Guadalmina Baja
What kind of property for sale in Guadalmina Baja is there?
Detached villas, first and foremost, on plots that were drawn when land on this coast was measured in thousands of square metres. A smaller number of apartments sit in a handful of gated schemes, and plots appear occasionally — which in a district this established usually means a house worth less than the land under it. Every property for sale in Guadalmina Baja we hold is in the list above; the villa stock across the municipality is under detached villas in Marbella.
What is the difference between Guadalmina Baja and Guadalmina Alta?
The coast road. Property for sale in Guadalmina Baja means the seaward half, between the golf course and the beach, and it is almost entirely villas on large plots. Alta is inland, with a wider mix of villas, apartments and townhouses. The two district medians are far apart — yet a detached house works out at much the same rate per metre whichever side of the road it stands on. What separates the districts is the mixture of homes on offer, not the worth of a villa in either.
Can I walk to the beach from property for sale in Guadalmina Baja?
From most of it, yes, and without crossing a main road — which is unusual in Marbella and is a large part of what the address is worth. The golf club is a walk as well; the nearest town centre on foot is San Pedro de Alcántara, two minutes by car. Everything else is a drive: San Pedro de Alcántara is two minutes, Puerto Banús seven, Marbella town fifteen.
Is buying to rebuild realistic here?
It is a large share of what happens here, because in property for sale in Guadalmina Baja the plot and the position are the asset while the house is often from the 1970s or 1980s. Two things shape how it turns out: what the municipal plan allows on a given parcel, which varies from street to street, and the fact that many of the standing houses are larger than today's rules would permit, so a replacement is often smaller than what came down. That is also why several of the newer houses here sit lower on their plots than their neighbours. Bare land is under plots in Marbella.
How are the streets of property for sale in Guadalmina Baja laid out?
As a handful of broad avenues that leave the coast road and end at the beach, joined by cross-streets and leading nowhere beyond themselves. Nobody drives in who is not visiting one of the houses, since every street finishes at sand. Narrow public lanes thread down between the walled plots to the shore, so a gate can be two minutes from the water or ten while standing in the same district — and on an address valued by that walk, those eight minutes are worth a great deal of money. To the west the Guadalmina river closes the district off; to the east the beachside blocks at the end of San Pedro take over, with the promenade running on from one into the other without a break. That eastern edge is why households here drive so little for ordinary things: a market, shops and schools lie a few minutes away along the front. The town itself is San Pedro de Alcántara.
