Property for sale on the Golden Mile

We hold 27 properties for sale on the Golden Mile, from € 420,000 to € 6,400,000, with the middle of the list at € 1,400,000 and a median of € 7,857 per square metre. One figure separates this address from the beach urbanisations further west: more than a third of these homes are tagged as a town setting, against roughly one in six across everything we list.

That is the most useful thing to know before you start looking here. This is a city address with a beach attached, not a resort with a town nearby, and almost every difference in how it lives, lets and costs follows from it. Each of these homes is on this page because somebody read the listing and assigned it here: the data we draw from carries no field for the name, only the text.

What the property for sale on the Golden Mile is

A single stretch of avenue and the ground on both sides of it.

One road, two halves

The Golden Mile runs west from Marbella town towards Puerto Banús, and everything about buying here depends on which side of the avenue a home sits. South of it the ground falls to the sea, with front-line complexes and the beach promenade. North of it the land climbs into Nagüeles and the hillside above, where the houses sit on plots and the views run back over the rooftops to the water.

The hotels gave it the name

This was the stretch where the resorts arrived first, and their names still function as addresses: residents give directions by the hotels rather than by street numbers. That history is why the avenue carries a tennis club, a marina, beach clubs and a run of restaurants that stay open all year, and why the word for the area has survived sixty years of rebuilding around it.

Flats mostly, and a small number of houses

About seven in ten of what we handle here is apartments and penthouses in gated complexes; the rest is townhouses and detached villas, chiefly on the inland side. There is almost no land left — plots appear perhaps once a year and sell on the permitted build rather than the area. The two markets are at apartments on the Golden Mile and houses on the Golden Mile.

Where property for sale on the Golden Mile sits in Marbella

Between the two things everybody comes to Marbella for.

The town one way, the harbour the other

Marbella's old quarter, its parks and its working centre are at the eastern end; Puerto Banús with its marina and shopping is at the western. Both are a few minutes by car and a long but genuine walk along the promenade. Living here means using both, and almost nobody here chooses one. Their pages are Marbella and Puerto Banús.

Beach side and mountain side

The coastal side buys you steps to the water, a promenade at the gate and the highest rates on the avenue. The inland side buys you a plot, a garden, a view over the town to the sea and the mountain behind — La Concha stands directly above. They are different products at similar money and the choice is temperamental rather than financial.

And what is not the Golden Mile

Worth stating, because the term gets stretched in advertising. Nueva Andalucía behind Puerto Banús is not on it. Neither is the stretch west of Estepona that borrowed the name, which has its own page at New Golden Mile. Hillside enclaves such as Cascada de Camoján sit above it rather than on it. If a listing claims the address, the registry extract settles it.

What property for sale on the Golden Mile costs

The upper tier of this coast, with a spread inside it that surprises people.

Where it sits

The avenue carries some of the highest rates per square metre in Spain, and it also carries flats in older blocks at figures a long way below them. A modest apartment set back from the water on a street that has not been rebuilt can be bought for a fraction of what a front-line penthouse asks a few hundred metres away. Both are the same address on paper.

What actually moves a figure

Which side of the avenue, first. Then distance to the water in steps rather than metres. Then the age and standard of the building, because this stretch has been rebuilt in waves and a nineteen-seventies block and a scheme finished last year sit side by side. Then the complex itself — whether it has a reception, what it maintains, how it has aged.

And why the rate per metre is so wide

Because on this avenue you are buying a position and a building in the same transaction, and the two vary independently. A tired flat in a front-line complex and an immaculate one two streets back can show the same rate and be entirely different assets. Read the position first, then the building, then the figure.

Why this is an urban address and not a resort

The clearest finding in our own data on this page, and it has practical consequences.

Town settings and reception desks

The proportion of homes here tagged as a town setting runs at more than twice the rate across everything we list, and a similar multiple applies to buildings with a staffed reception. Those two numbers together describe the place exactly: apartment buildings with somebody at the desk, on a street with shops and restaurants, rather than gated schemes behind a barrier on an empty road.

Step-free access is unusually common

More than a quarter of the flats here are tagged as accessible for people with reduced mobility, against about one in nine across our whole stock. That is a consequence of urban buildings with lifts and level entrances rather than a deliberate policy, and it makes this one of the few addresses on the coast worth looking at for a buyer who cannot manage stairs.

And the promenade does the rest

The coastal walkway runs the length of the avenue and on into both towns, so the beach clubs, the tennis club, the restaurants and the marina are all reachable on foot. For a buyer who intends to live here rather than visit, that is the single largest practical difference from the urbanisations further west.

What owning here costs

Three recurring items, and the second is particular to this stretch.

Salt, and the quota that fights it

Air this close to the water works on railings, fixings, window hardware and air-conditioning plant, and seafront buildings on this avenue spend accordingly. The complexes that have kept up with it show it in the ironwork; those that have not are carrying a bill that has not yet been divided.

A reception is a payroll

A staffed desk, security, gardeners and a maintained pool are people rather than equipment, and in a complex of moderate size that cost is divided among relatively few owners. That puts service charges here at the top of the coast, which is arithmetic and not mismanagement. What matters is whether the reserve can meet the next facade.

And the buildings are of their era

Much of this avenue was built between the nineteen-sixties and the boom, and a refitted kitchen tells you nothing about the glazing, the pipework or the terrace waterproofing behind it. A survey that looks past the finishes is the cheapest money in the transaction, and on this stretch it is routinely skipped because the address reassures people.

Letting property for sale on the Golden Mile

Strong, and decided by the building rather than by the market.

The statutes first

Short letting in Andalusia requires a registration, and each complex decides whether it is permitted at all. On an avenue with this many long-standing resident owners, a good number have voted against it. Read the current statutes before any income enters your arithmetic.

Who rents here

Couples and families who want to park once and walk for a week, and a steady trade through spring and autumn because the attraction is the town and the promenade rather than the weather alone. Rates are high and the season is long, which is a rare combination. The work we take on for owners is at rental services.

And the standard sets the rate

Guests paying these figures expect professional cleaning, a key service and maintenance on call, which is a management percentage rather than a neighbour with a spare key. The income is taxable whether or not you live in Spain.

Who property for sale on the Golden Mile suits

Two buyers very clearly, and one who should look west.

The buyer who wants to walk everywhere

Restaurants, beach clubs, a tennis club, two towns and a promenade, all on foot, with a lift in the building and somebody at the desk. For an owner who does not want to drive to dinner, this avenue has no real equivalent on the Costa del Sol.

The buyer who wants the address itself

There is no point pretending otherwise: part of what is being bought here is the name, and it holds value through cycles in a way that newer stretches have not yet proved they can. Buyers who want that are paying for liquidity as much as for location.

Not the buyer counting square metres

This is among the dearest ground in Spain and floor area is the part of it you are least paying for. Anyone whose test is space for money will do considerably better a short drive west, beginning at New Golden Mile.

What stands near property for sale on the Golden Mile

The town, the harbour and the hillside.

Marbella and Puerto Banús

At either end of the avenue, each a few minutes away and each a different evening. Those are at Marbella and Puerto Banús.

The slopes above

Behind the avenue the ground rises into gated hillside enclaves with larger plots and bigger views. Two of them are Cascada de Camoján and Alhambra del Mar.

And everything else by type

Sorted by what it is rather than where it is, our Marbella books begin at apartments in Marbella and houses in Marbella, with the top of the market at luxury property in Marbella.

Before you offer on property for sale on the Golden Mile

Four checks, and the first two are the ones the address makes people skip.

Establish that it really is this stretch

From the registry extract rather than the advertisement. The term is stretched freely in marketing, and a home described as being on the Golden Mile may be above it, behind it, or on the other side of a municipal boundary. Everything else on this list depends on getting that right.

Read the coastal boundary

Spanish law defines a public maritime zone along the shore; the line is surveyed and can be revised, and a front-line building may sit partly inside it, with consequences for what may be rebuilt or enclosed. On this avenue that record belongs in the file before an offer.

Find out what the community has actually spent

Budget, reserve, arrears, and which large items have been done rather than discussed. On a stretch where buildings are old and facades expensive, a community that has renewed its roofs and railings has spent the money; one that has deferred all of it has a levy coming, and the new owner inherits a share of it.

And decide the renovation question before you bid

A third of the houses here are tagged as recently renovated, which means two-thirds are not. Buying a tired home on a good position is the classic move on this avenue and it is a project with a budget and a timetable, not a weekend. Price it before you offer. Before a viewing trip our people will have the extract, the accounts and the coastal position in hand: our estate agents in Estepona, and new arrivals come by property alarm.
