Property for sale in Punta Plata

12 properties for sale in Punta Plata · € 490,000 to € 1,600,000 · median € 5,281/m²

Punta Plata is a point on the coast a few minutes west of Estepona town, where low-rise schemes sit between the old coast road and the beach with the seafront walkway running past them. There are 12 properties for sale in Punta Plata at the moment, from € 490,000 to € 1,600,000, with the middle of the list at € 965,000, an average built area of 178 square metres and a median of € 5,736 per square metre.

Where the value sits at the top of the list

Read any ordinary price list on this coast and the cheapest square metre is at the bottom of it. Here the arrangement is reversed: floor area and the rate per square metre move in opposite directions, so the roomiest homes work out cheapest by the metre and the compact ones dearest, right through the scheme. A buyer who starts at the cheapest asking price and works upward will be paying the most for every metre they get.

Why the figures run that way

Because the scheme was priced on position and outdoor space before floor area, and because the large units carry terraces that the per-metre sum does not count. One of the homes here has an outdoor area very nearly as large as the rooms behind it. Divide a price like that by built area alone and the result flatters the small flats and penalises the big ones, which is an arithmetic effect rather than a bargain.

How to compare two properties here properly

Add the terrace to the floor area before you divide. Then look at which direction each one faces and how much of the outdoor space is covered, because on this stretch a deep covered terrace is a room for most of the year and an open one is a sun trap for part of it. Doing those two things in order will rank the properties on this page quite differently from the way the asking prices do.

What property for sale in Punta Plata consists of

Apartments and nothing else, newly built: ground floors with gardens, middle floors, top floors and a penthouse, in gated grounds with communal pools, landscaped gardens, underground parking and security round the clock. Not a single house and not one parcel of ground appear anywhere in this district. See apartments, ground floor apartments and penthouses and top floors.

Large flats with very few bedrooms

This is the second thing that marks the district out, and it is clearer in the numbers than in any photograph. Nothing here has more than three bedrooms, yet several of the homes run to two or three hundred square metres of floor area and one of them is larger than most detached villas on this coast. The space went into living rooms, kitchens and terraces rather than into more rooms.

Who that actually suits

Couples, and people whose children have grown up. A household that needs four or five bedrooms will not find them on this page at any price, and should look at the villa addresses inland or on the hillside above the coast. A couple who want one generous floor, no stairs and no garden to maintain will find very little on this coast drawn as well for them.

Underfloor heating, which tells you something

Three quarters of the homes here have it, and on a coast built almost entirely for the summer that is a deliberate signal. Underfloor heating is an expense a developer only carries if the buildings are meant to be lived in through the winter, and it changes how a flat feels in January far more than any amount of insulation marketing. Ask what the system runs on and what a cold month actually costs to heat.

The ground floors, and their gardens

A third of this page is a ground floor flat with its own outdoor space, which in a low-rise scheme close to the sand is the closest thing to a small house that the district offers. Establish whether the garden is attached to the title or merely allocated by the community, because the two are not the same thing when you come to sell.

The coast here, and the walkway along it

Estepona has spent years building a continuous path along its shoreline, and this stretch of coast is one of the places where the result is most obvious. A seafront walkway outside a gated scheme changes the daily use of a home more than almost any specification inside it: the beach becomes a route rather than a destination, and the town becomes reachable on foot or by bicycle in a way it was not before.

What is within reach, and what is not

The town centre is a few minutes by car and a longer but genuine walk or ride along the shore. There is no bakery at the gate and no chemist, so the weekly shop is a drive. What this position does give you is the beach immediately and the old town without the parking problem, which is a combination the schemes further west cannot offer.

Why the point itself matters

A headland changes the water in front of it. The beaches on either side of a point shelve differently, collect sand differently and face slightly different directions, which is why one of them can be calm on a day the other is rough and why the swimming is better on one side in the morning than the other. Nobody writes this into a set of particulars and every local knows it. Walk both beaches on the same day before deciding which side of the point you want to be on, and ask what the sea does here when the easterly sets in for a week.

The old coast road behind

The original carriageway runs along the back of these schemes, and the properties nearest it hear traffic. This is the single most common reason a buyer who liked the particulars does not like the viewing, and it is entirely checkable in advance: find the building on a map, count what stands between it and the road, and listen from the terrace with the doors open.

Where the district sits on price

Between the hill above the old town and the quieter stretches further west. The figure per square metre here is above the beachside schemes toward the Casares border and below the apartments on the hill behind the centre of Estepona, which puts it in the middle of the municipality — paying for the beach and the walkway rather than for a town at the bottom of the road.

What to check before buying property for sale in Punta Plata

Everything on this page is new build, so the examination is of paperwork rather than of plumbing. There is no roof of a known age, no previous owner and no community with a history of arguments. In their place there is a developer, a contract and a date, and each of those carries a question that deserves an answer in writing.

The guarantee behind the money you pay early

A developer selling before completion has to secure the deposits it takes, with a bank guarantee or an insurance policy held for the purpose. Ask your lawyer to confirm the instrument exists and names your payments before the first transfer leaves your account. It protects more money than any other document in the file and it is the one most often taken on trust.

The plot between the building and the beach

The price on this page rests on the outlook, which makes the ground in front of the scheme the thing to investigate. Find out what it is zoned as, what height it would permit, and how far the coastal law reaches inland from the water. On a flat stretch of shore that answer is the whole protection of the view you are paying for.

The quota, before the community exists

Security round the clock, lifts, landscaped grounds and a pool are real recurring costs, and in a new scheme the first budget is a projection rather than a record. Ask what the quota is estimated at, what reserve the developer will hand over, when the owners take control of the administration, and what the statutes will say about short lets — because that is decided at the start and is hard to change later.

The handover, and the licence that follows it

Dates slip. What matters is the wording: what the contract says happens if the building is late, who certifies that it is complete, and what the licence of first occupation is waiting on, because without that licence the utilities cannot be contracted in your name. Our office in Estepona is a few minutes east of here and will have the whole file before you make the trip.

Who buys property for sale in Punta Plata

People downsizing without giving anything up

The clearest case on this page. A couple selling a large house somewhere on this coast, tired of the gardener and the pool man, who want the same amount of living space on one floor with the sea in front of it. The large flats here are drawn for exactly that and there is very little competition for the brief.

Buyers who will be here in the winter

The heating, the walkway and the short distance to a town that functions in February all point the same way. This is not a summer-only address, and the specification says so more plainly than any brochure does. For somebody planning three or four months a year rather than three weeks, that matters.

And who should look elsewhere

Families needing four bedrooms, anybody who wants a plot or a private pool, and anybody who wants a choice of comparable homes — there are very few properties on this page at any one time. For houses with gardens on the same coast, Playa Bahía Dorada and Bahía Dorada above it; for a plot, the golf country inland at Selwo.

Owning and letting here

What it costs to hold

Estepona council tax, which on a comparable property is meaningfully below what Marbella charges, plus insurance, utilities and the community quota. In a gated scheme with staffed security and landscaped grounds the quota is the figure to pin down first; against that, there is no private pool and no garden of your own to pay for, which removes two of the larger standing costs on this coast.

Letting

A large flat with a deep terrace and the beach at the gate takes the high summer easily, and the walkway and the town give it a genuine spring and autumn as well. A tourist licence is required and a new community may restrict short stays from the first general meeting, so settle both before you commit. Our rental service handles the licence, the bookings and the returns and quotes the figure you actually keep.

Resale

Two things here will still be true in a decade: the row the building stands in, and the walkway outside it. Specifications date and kitchens get replaced, but nothing is going to be built between these schemes and the water, and the path along the shore only gets longer. Buy the position and the terrace.

Property for sale in Punta Plata — where to go next

East toward the town: Las Mesas on the hill behind the old centre. West along the same shore: Costa Natura, Playa Bahía Dorada, the villa hillside at Bahía Dorada, and then Casares Playa across the municipal boundary. Inland the golf country runs through Selwo and Estepona Golf.

The flats of this strip, which are the whole of it, have a page of their own at apartments in Punta Plata. By type across the coast: apartments, middle floor apartments and penthouses, with houses for anything on its own plot. Beachfront property is the front line along the whole coast and new developments is everything still being built between Marbella and Gibraltar. Since the schemes on this point release in phases rather than all at once, the property alarm is how to hear about the next release.

Questions about property in Punta Plata

What kind of property for sale in Punta Plata is there?

Apartments, and only apartments — two and three bedrooms in low-rise schemes of two or three storeys, with communal pools, gardens and parking. Because the buildings are low there are almost no lifts, and the ground floors come with gardens rather than with a view of the car park. Every property for sale in Punta Plata we hold is in the list above; for the municipality as a whole see apartments in Estepona.

Is property for sale in Punta Plata new build or resale?

All property for sale in Punta Plata is new build, from our own stock rather than bought in from a third-party feed, which means the floor plans, the completion dates and the payment schedules come from the developer rather than from a previous owner. If resale is what you are after, the established coastal districts east of the town are Costalita and Benamara, and the whole new-build picture for the municipality is on new developments.

How far is the beach, and how far is the town?

The beach is a short walk; Estepona town is five to ten minutes by car, or a longer but genuine walk along the senda litoral, the coastal path that runs past the foot of the district. Everything else — larger supermarkets, the health centre, schools — is in the town rather than here, which is the standard trade on this side of the municipality. Walk the route to the sand before you buy, because whether it crosses a road is a difference you will feel every day. The same coastal path continues east past Costa Natura into the town.

Why is property for sale in Punta Plata cheaper than on the New Golden Mile?

Distance from the busier stretch east of Estepona, and nothing else: property for sale in Punta Plata is priced for the drive rather than for the sand. The sand is no further from the door here, but every restaurant, shop and school run is a few minutes further away. The same budget therefore buys more floor area and the same beach. Whether that is a bargain or a nuisance depends on how often you intend to leave the house — compare it against the table on this page and against beachfront property along the rest of the coast.

What should I watch when buying off plan?

Two things above all. Every stage payment must be covered by a bank guarantee or an insurance policy, and your lawyer should confirm that in writing before the first transfer leaves your account. And the completion date belongs in the contract together with what happens if it slips — that is a clause, not a conversation. Beyond those, ask what the planning file permits on the land between the building and the water; our agents on the ground will go through both points with you.

What property for sale in Punta Plata costs in November 2026

The figures for Punta Plata itself — how many properties, the range of asking prices, the median per square metre — are in the band under the heading of this page and in the price section below it. They are counted from every listing we hold here and refreshed with every feed run.

Why Punta Plata has no row of its own in the table

Because everything we currently list here is new build, and the table counts resale only. Mixing the two would flatter the resale figures and understate the new-build ones. What the table shows instead is the resale market of the districts around it — the yardstick a new-build price is worth measuring against.

What the distance from town costs and buys

The districts at the top of the table are the ones nearest the beach on the busier stretch east of Estepona. This is the quiet side, and that is the whole proposition: the same money buys more floor area and the same sand, at the price of a drive to everything that is not the sea.
