22 properties for sale in Benamara · € 275,000 to € 2,100,000 · median € 5,214/m²
There are 22 apartments for sale in Benamara on our books, from € 275,000 to € 2,100,000, with the middle of the list at € 825,000, an average interior of 147 square metres, an average terrace of 61 square metres and a median of € 5,214 per square metre. One number here is unlike anything else on the site: almost the whole page is new building, and the handful of older flats underneath it cost about a quarter of what the new ones ask.
No other apartment market we cover is dominated by new construction to this degree. What you are looking at is not really a district list at all — it is the current output of the New Golden Mile, with three survivors of the old coast sitting underneath it.
Why almost all the apartments for sale in Benamara are new
The stretch of coast between Estepona and San Pedro acquired a name — the New Golden Mile — because it was the last part of this shore with land left on it. Benamara is in the middle of that stretch.
The land ran out everywhere else first
Marbella was built out by the nineteen-nineties and the old Golden Mile long before that. The coast west of it was farmland and scrub into this century, serviced late, and it is where every developer who wanted beachside land has been building since. That is the whole explanation for this page.
What new building on the shore actually means
Low blocks set in landscaped gardens, underground parking, a communal pool, a gated entrance and usually a security presence. It also means current construction: insulation, double glazing, underfloor heating on a good share of the page, and a ten-year structural guarantee. How much of that a particular scheme has is a question for its specification document rather than for a listing field — see the section below on why.
And what it means for the price
That you are paying a developer's margin as well as a beachside premium. The median per square metre here is well above the golf districts a few minutes inland, and the dearest home on the page is nearly three times the median rate. Everything being built between Marbella and Gibraltar is on new developments.
The apartments for sale in Benamara stand on a strip, not in a district
Benamara is a band of land between the coast road and the beach, a few hundred metres deep. That shape, not any figure we can count, is what the page is about.
Why there is no inland half
Because there is no room for one. A district that is nothing but shore has no back streets, no hinterland and no cheap end away from the water — which is why the price range here is set by the age of the building rather than by how far inland it stands. Every other district on this coast has both halves; this one has only the front.
What close to the sea means on this stretch
A walk of a few minutes down a path or across a landscaped garden to the promenade, and from there a continuous walkway running for kilometres in both directions. That promenade is the real amenity of the New Golden Mile and it is why this strip prices as it does. The coast-wide front line is beachfront property.
And the golf behind it
More than half of this page also records a position close to golf and a similar number record a golf view, because the courses start immediately on the other side of the road. Sea in front, fairway behind, from the same balcony — that combination is rare and it is the second half of the argument for this district. See golf property.
Close to the sea is not the same as beachfront
Here is the distinction that costs buyers the most money on this coast. Walking distance to the water is the ordinary condition on this strip. A front-line position — nothing at all between the building and the sand — is recorded on exactly one property on this page.
The three claims and what they mean
Close to the sea means you can walk there. Beachside means the scheme is on the seaward side of the coast road. Front line means nothing stands between the building and the sand. Those are three different properties at three different prices, and the listings on this coast use the first term loosely and the third one precisely.
Why the difference is worth so much
Because only the third one is permanent. A flat that is a four-minute walk from the promenade today is a four-minute walk from it forever, which is excellent — but a flat on the front line owns a view that nobody can build in front of, and that is a different asset. Among the apartments for sale in Benamara the front-line home is the exception rather than the rule, and the premium on it is real rather than marketing.
How to check it in ten seconds
Look at the scheme on a satellite map and count what is between it and the water. If the answer is a road, another block or a car park, it is a walk and not a front line, whatever the description says. That one check will save you more disappointment than any other on this coast, and it costs nothing.
And where the gardens come in
Most of the apartments for sale in Benamara record a landscaped communal garden, which on this strip is doing a job that is easy to miss: it is the thing between the block and the promenade. A scheme with a deep planted garden on its seaward side has privacy, a buffer against the noise of the beach in August and a walk to the sand that feels like a garden path rather than a pavement. It is also why so many of these homes record a garden view alongside the sea view, and why the ground-floor flats here are not the poor relation they are in a tower.
The three oldest of the apartments for sale in Benamara are a different market
Three resale flats sit at the bottom of this page, and the gap between them and everything above is wider than the gap across most whole districts.
What they are
Modest two and one bedroom flats in older blocks, interiors from the middle fifties to the high eighties of square metres, priced at a fraction of the new schemes. They are the cheapest way to own anything at all within walking distance of this beach, and they exist because a little of the old coast survived the rebuilding.
Why the jump above them is so abrupt
Because there is no middle. The new schemes start at well over twice the price of the dearest resale and run from there to the top of the page. A buyer whose budget falls in that gap has nothing to look at here and should look inland, where the same money buys considerably more floor area.
What that means if you want value
Those three flats are the value on this page, with the usual caveat: an older block beside a row of new ones is competing on position alone, so read the community accounts carefully — the quota, the reserve fund and any work voted and not yet paid for. The cheaper inland alternatives are apartments in Bel Air and apartments in Cancelada.
The terraces on the apartments for sale in Benamara are the point
Average terrace area here runs to roughly a third of the interior, and on the dearest home on the page the terrace is larger than the flat behind it.
Why new building on this coast gives so much outdoor space
Because buyers finally asked for it. The blocks built here in the last decade treat the terrace as a room — deep enough for a table and loungers at the same time, usually covered at one end, often wrapping two sides of the flat. That is a change from the balconies of the nineteen-eighties and it is the single most visible difference between new and old stock on this coast.
What it does to the price per square metre
It wrecks it as a comparison tool. Every rate on this page divides the price by interior area and counts no terrace at all, so the homes with the best outdoor space show the worst rates. Measure the terrace and add it to the interior before you compare two flats, particularly at the top of the page.
The penthouses, where it goes furthest
The top of this list is penthouses with roof terraces running to the whole footprint of the home and beyond. They are the dearest homes here by a margin and they are not the dearest per usable square metre — which is an argument for them rather than against. See penthouses.
Why the feature lists on the apartments for sale in Benamara look short
If you compare a listing here with one in a mature district you will notice something odd: the new homes record far fewer features. That is a quirk of where the data comes from, not of the buildings.
Developer feeds describe differently
A resale agent fills in every box — wardrobes, marble, double glazing, storage, lift — because each one is a selling point for a particular flat. A developer describes a scheme and its specification instead, and the per-property feature list stays thin. The flat has a lift; the feed does not always say so.
What to do about it
Ask for the specification document rather than reading the bullet list. On a new scheme it exists, it is binding, and it tells you the brand of the kitchen, the kind of glazing, the heating system and what is included in the price. That is a better source than any listing field.
And why we leave it as it is
Because filling the gaps with assumptions would make the figures on this page prettier and wrong. Everything counted above is counted from what the feeds actually say, and where a feed says nothing we count nothing. The whole district with every property type together is property for sale in Benamara.
What the apartments for sale in Benamara are like to own
Three practical consequences of buying into a new beachside scheme.
The quota will not be small
Landscaped communal gardens, a pool, underground parking, a gate and a security presence all cost money every month, and on this page nine in ten homes have all of them. Ask for the budget before you commit, and in a scheme recently handed over ask whether the community has been formally constituted or whether the developer is still running it.
Three bedrooms is the standard unit
Over half of this page has three bedrooms and most of the rest has two, with interiors well above the coastal average. These are not holiday studios; they are family-sized homes on a beach strip, which is what the current market asks for and what the schemes were designed to supply.
And letting works here better than almost anywhere
A new three-bedroom flat a few minutes from a promenade, in a scheme with a pool and a gate, is close to the ideal letting asset on this coast — summer by the week, spring and autumn by the month. Rental services sets out the licence you need and what managing it involves.
Before you offer on apartments for sale in Benamara
Two comparisons and three checks.
Compare along the shore
East along the same strip is apartments in Costalita, older, almost entirely resale, and with the highest proportion of genuine beachfront of any apartment market we list. Read the two pages together: they are the same beach and opposite kinds of stock. The municipal flat list is apartments for sale in Estepona.
Compare with the houses in the same district
The house market here is almost as new as the flat market and sits in the same schemes: houses in Benamara. If a private garden matters more than a lift, that is the page.
And the three checks
Get the specification document and the community budget in writing. Measure the terrace. And if the right flat is not on the page today, set the criteria once and our property alarm writes the morning a match arrives, which on a strip releasing new phases happens often. Our agents in Estepona know which schemes here have been handed over and which are still with the developer, and will have the licence and the guarantee position before a viewing trip.
Questions about apartments for sale in Benamara
Why are nearly all the apartments for sale in Benamara new building?
Because this is where the land was. The coast between Estepona and San Pedro acquired the name New Golden Mile precisely because it was the last part of this shore with buildable ground on it — Marbella was finished by the nineteen-nineties and the old Golden Mile long before. Benamara sits in the middle of that stretch, and almost all the apartments for sale in Benamara are the current output of it, with three older flats underneath at a fraction of the price. Everything under construction on this coast is on new developments.
How close to the sea are the apartments for sale in Benamara?
Walking distance, and the reason is the shape of the district rather than anything particular to a scheme: Benamara is a band of land a few hundred metres deep between the coast road and the beach, so it has no inland half. In practice the walk from any of the apartments for sale in Benamara is a few minutes down a path or across a garden to the promenade, which runs for kilometres in both directions. Walking distance is not the same as front line, though — exactly one property on this page records a position with nothing between the building and the sand. The coast-wide front line is beachfront property.
What are the three cheapest apartments for sale in Benamara?
Older resales — modest one and two bedroom flats in blocks that survived the rebuilding of this strip, at roughly a quarter of what the new schemes ask. They are the cheapest way to own anything within walking distance of this beach, and the gap above them is abrupt rather than gradual: the new homes start at well over twice the dearest resale. A budget that falls in that gap has nothing to look at here and buys far more floor area inland, at apartments in Bel Air for instance.
Why do the new listings show so few features?
Because a developer feed describes a scheme and its specification rather than ticking boxes for each home, while a resale agent fills in every field because each one sells a particular flat. So a new apartment here may well have a lift, storage and double glazing without the listing saying so. There is a sharper version of the same problem: the feed our new-build listings come from writes close to sea, sea view, luxury, gated and round-the-clock security onto every property it sends us, whether or not they apply — so we do not count those five fields on this page at all, and neither should you. Ask for the specification document instead; on a new scheme it exists and it is binding. See property for sale in Benamara.
How big are the terraces?
Generous, and deliberately so: the average terrace among the apartments for sale in Benamara runs to roughly a third of the interior, and on the dearest home on the page the terrace is larger than the flat behind it. New blocks on this coast treat the terrace as a room rather than a balcony. One consequence is that the rate per square metre is close to useless here, since it counts interior area only — so measure the outdoor space and add it before comparing. See penthouses.
