50 properties for sale in Benamara · € 265,000 to € 4,600,000 · median € 5,279/m²
Benamara is the beachside strip of the New Golden Mile in eastern Estepona, running from the coast road down to the sand below Atalaya and El Paraíso. There are 50 properties for sale in Benamara at the moment, from € 265,000 to € 4,600,000, with the middle of the list at € 1,200,000 and an average built area of 275 square metres — and 43 of the 50 are new build rather than resale, which is what makes this page unlike any other beachside district in the municipality.
The thing to understand first
Benamara reads in the guidebooks as an established beachside address: low-rise schemes from the nineteen-eighties, wide communal gardens, mature planting, a layout that assumed people would walk to the sea. All of that is true of the district. It is not true of what is currently for sale in it.
What is actually on the market
The great majority of the listings on this page are new construction, in schemes being completed on the last pieces of land between the old urbanisations and the water. The established stock barely trades: a handful of resales, and they are the only way into this strip below half a million. Everything above that figure is new.
Why that matters more than the district's reputation
Because it changes every practical question. You are not reading forty-year-old community minutes, you are reading a projected quota. You are not asking when the roof was last renewed, you are asking whether the bank guarantee covers your deposits. And you are not negotiating with an owner who has lived there since the eighties, you are buying from a developer with a price list. A buyer who arrives expecting the first conversation and gets the second has prepared for the wrong purchase.
And why the strip is being built now
Because this is where the land was left. The beachside strip of the New Golden Mile was developed in pieces from the nineteen-eighties onwards and never finished; the gaps between the older schemes stayed empty through two property cycles and are being filled in this one. There is a fixed amount of that ground and no more of it is being made, which is the single strongest argument anybody can make for buying on this particular stretch.
Where the property for sale in Benamara sits
Below the road, which is the whole point
Every property on this page is on the seaward side of the coast road. The practical meaning is that the beach is a walk rather than a drive — and on this coast that distinction is worth more per square metre than any fitting, any view and any finish. Walk the actual route from the gate to the sand before you judge a price, because within the district the walk ranges from a minute to a quarter of an hour.
The neighbours above
Immediately inland, across the road, the golf districts begin: Atalaya and El Paraíso, with Bel Air beside them. Those addresses trade the walk to the water for flat walkable streets, mature planting and a golf premium, and they cost less per square metre than this strip does. Anyone looking here should look there on the same morning, because the two answers are genuinely different rather than better and worse.
The neighbours along the shore
West along the same strip is Costalita, which carries the highest apartment figure per square metre in Estepona and is the obvious comparison. Beyond it the coast runs on through Costa Natura toward the town. The coast-wide front line is gathered at beachfront property.
Getting anywhere
Benavista and its shops are a few minutes up the road, Estepona old town is about ten minutes west and Puerto Banús a quarter of an hour east, with the motorway junction immediately above the district. Málaga airport is a drive of about three quarters of an hour, most of it on the motorway. For a holiday home that geography is as convenient as this coast gets.
The commercial centre, and the bus
Day-to-day life here leans on Benavista, just inland: supermarkets, pharmacies, bars and a medical practice, all of it a short walk or a two-minute drive depending on where in the district you start. The coast road carries a frequent bus in both directions, which matters more than buyers expect — it is the difference between a second car and no second car for a couple spending half the year here. Check where the nearest stop is and which side of the dual carriageway it sits on, because crossing that road on foot is not possible everywhere along the strip.
What the property for sale in Benamara consists of
Flats and houses in close to equal measure
Apartments hold a slight majority and houses the rest, which is unusual on a beachside strip — most of them are overwhelmingly flats. It means a buyer can compare a garden apartment, a townhouse and a detached villa within the same few streets and decide on the kind of home rather than on the postcode.
The houses
Detached villas are the commonest kind here and almost all of them are new. These are the properties at the top of the range, on modest plots by inland standards — the ground here is too valuable to be generous with — but with private pools and a position below the road that no villa on the hill can offer. They are gathered on their own page at houses in Benamara.
The flats
Middle floors in the main, with ground floors, a few top floors and a small number of penthouses. Nearly everything sits in a scheme with communal gardens, a communal pool and underground parking, behind a gate. The flats of this strip have a list of their own at apartments in Benamara, and the coast-wide bands are at apartments, with ground floor apartments for the ones with gardens and penthouses for the roof terraces.
What is not here
Land. The strip has effectively no plots left, which is the same fact as the new-build boom seen from the other end: the last parcels went to developers rather than to private buyers. If building your own house near the sea is the requirement, it has to be a knock-down elsewhere, and residential plots is where to start.
What it costs and why
The figure per square metre
High for Estepona, and it is the walk to the beach being priced rather than the buildings. Beachside ground on this coast is finite and the premium attached to it has survived every downturn of the last three decades. What it buys is not a better flat than one inland; it is a flat you can leave on foot with a towel.
The middle of the list, and why it sits where it does
Around a million euros, which is a long way above the municipal middle — and that is an artefact of the new build rather than a statement about the address. New construction prices above resale everywhere, and when new construction is most of a page it lifts the middle figure with it. The few resales on this page start at barely a quarter of that.
The honest consequence
If your budget is at the lower end, this page will show you very little and the answer is to look at the resale strips either side or at the golf districts above. If your budget is in the middle of it, you are choosing between a new flat here and a considerably larger resale one inland. Both are reasonable; only one of them has the sea at the end of the street.
What to check before buying property for sale in Benamara
The guarantee on your deposits
The first document, on anything not yet finished. Spanish law requires the money you pay before completion to be covered by a bank guarantee or an insurance policy and held in a dedicated account. Ask to see the policy, have your lawyer confirm it names your payments specifically, and transfer nothing on an assurance that it is being arranged.
The licence, and what stage it is at
A building licence granted is not the same as a first occupation certificate issued, and the second is what lets you live there and connect the utilities. Establish which exist today rather than which are expected, and take the quoted handover date as an intention. On this coast they move, and a buyer who has planned for that is in a far better position than one who has given notice on a tenancy.
Who built it before this
The structural guarantee that comes with a new building is worth exactly as much as the company standing behind it. Ask what else the developer has completed between Marbella and the Gibraltar border, then go and look at one of those schemes a few years on: the render, the communal pool, the lifts and the state of the gardens tell you more about what you are buying than any brochure.
The projected community charge
On a new scheme there are no accounts and no minutes to read, so what you have is a projection — and projections are routinely optimistic. Look at what is being built rather than at the figure: landscaped grounds, a gym, a gatehouse and a heated pool all arrive as a monthly charge, and the first real budget, voted once owners move in, is usually higher than the sales office number.
On a resale, the age of everything
For the handful of established properties here the questions invert. Ask when the roof membrane, the façade and the rising mains were last renewed; read the last two general meetings for anything deferred; and set the land registry description against what is standing, because enclosed terraces and converted garages are common in stock of this period. Our office in Estepona will obtain the papers and the accounts before you travel.
Living with a beachside position
What the salt does
Everything metal within sight of the water corrodes faster than it would a kilometre inland: railings, window frames, air conditioning units, pool equipment, gate motors. A well-run beachside community budgets for that and its quota reflects it; a cheap quota on a front-line scheme usually means the bill is being postponed rather than avoided. Look at the railings on the older block next door to see what a decade of neglect looks like.
August, and the rest of the year
A beachside strip is busy in summer and quiet from November, and the practical questions are parking and noise. Find out whether your space is genuinely yours and where visitors are supposed to leave a car, and if you intend to live here year-round, ask how many of the neighbours do — on a strip with this much new build the answer is often fewer than you would like.
Letting
A walk to the beach is the single strongest line in a holiday listing and it fills July and August at the top of the market without any effort. A tourist licence is required, and on a new scheme the community may vote to restrict short stays once owners are in — so a projected rental yield from a sales office is worth checking against the statutes. Our rental service gives figures net of management and handles the licence and the quarterly returns.
Property for sale in Benamara — where to go next
Along the shore: Costalita and Costa Natura westward, with the whole front line at beachfront property. Above the road: Atalaya, El Paraíso and Bel Air, where the same money buys considerably more floor area.
The golf-tagged stock of this strip has a page of its own at golf property in Benamara. By type across the whole coast: apartments, houses and detached villas, with golf property for the courses behind. Since most of what is for sale here is still being built, new developments is the page that shows the rest of the pipeline between Marbella and Gibraltar — and the property alarm is how to hear about the resales, which are few and go quickly.
Questions about property in Benamara
Can I really walk to the beach from property for sale in Benamara?
From much of it, yes, and that is the district's main argument — it is also why property for sale in Benamara is priced above the inland districts per square metre. But not from all of it: some schemes sit on the inland side of the coast road, and crossing the A-7 on foot is not a stroll. Walk the route from the specific property before you take it for granted, in both directions and with shopping in your hands. The difference between a scheme with a beach path and one without holds its value on resale better than any interior. Front-line stock along the whole coast is collected under beachfront property.
What kind of property for sale in Benamara is on the market?
Mostly apartments in low-rise garden schemes — three or four storeys, a communal pool, mature planting — with a minority of villas and townhouses and almost no plots, because this strip was built out decades ago. What sets the apartments apart from newer beachside schemes is size: the plot ratios of the period allowed generous floor plans, and many of these flats were drawn as permanent homes rather than as holiday lets. The list above holds every property for sale in Benamara we have today; the municipality as a whole is under apartments in Estepona and houses and villas.
How old are the buildings, and what does that cost me?
Most date from the 1980s to the early 2000s. That buys solid construction and rooms larger than today's, and it brings roofs, windows, pool plant and wiring of the same age. In a community of that vintage the big items — façade, roof, pool machinery — arrive as special levies rather than out of the monthly fee, so ask for the quota, the reserve fund and the minutes of the last two general meetings before you commit, and have a surveyor look behind the paint. None of this is a reason to walk away; it is a reason to put your own figure on the work instead of the seller's. If you would rather have that legwork done with you, it is what our agents on the ground are for.
Is property for sale in Benamara dearer than in the golf districts above?
Per square metre, for apartments, usually yes — which surprises buyers who assume inland is always cheaper. A flat here is walking distance from the sea; a flat in Atalaya or El Paraíso is a drive. For houses it runs the other way: those two districts hold the highest house prices per square metre in the municipality, and nothing on this strip comes close. The other half of the picture is the ceiling, because property for sale in Benamara rarely passes three million — there is no front-line trophy market here of the kind Marbella has.
Does Benamara work as a letting investment?
A beachside address lets at summer rates the inland districts cannot reach, and that is the case for buying here. Against it: the season is shorter than the golf season up the hill, roughly June to September rather than March to November, and your competition is every other flat within walking distance of the same sand. A tourist licence is required, and some communities restrict short letting outright in their statutes, so read them before you build the income into your arithmetic. We handle the letting side as well, which is covered under rental services.

What property for sale in Benamara costs in November 2026
Benamara's own figures — how many properties, what they ask, the median per square metre — are the ones in the band under the heading of this page and in the price section below it. They are counted from every listing we hold for this district and refreshed with every feed run.
Why Benamara has no row of its own in these tables
Our district comparison counts a property under the place its listing names as the main location. Most Benamara listings name Estepona and give Benamara as the quarter within it, so they are counted inside the Estepona row rather than in a row of their own. Rather than publish a median built on the handful that are filed the other way, we show the market by property type instead.
How to read the tables
They compare property types across the whole of Estepona — apartments first, houses below — and they answer the question this district actually raises: what does a floor, a garden or a detached plot cost per square metre around here. Use them for the type premium, then the filters at the top of this page for the property itself.
