33 properties for sale in Cancelada · € 251,000 to € 990,000 · median € 4,920/m²
There are 33 apartments for sale in Cancelada on our books, from € 251,000 to € 990,000, with the middle of the list at € 540,000, an average interior of 108 square metres, an average terrace of 39 square metres and a median of € 4,920 per square metre. There is something this page has that no other apartment list on the site has: every single flat on it has either two bedrooms or three.
No studios, no one-bedroom flats, nothing at four. Interiors run from the middle seventies to a hundred and fifty square metres and stop. That is the tightest band of any apartment market we cover, and it is the most useful thing to know before you start comparing.
Why the apartments for sale in Cancelada come in only two sizes
Because almost all of them were built in the same two decades for the same buyer, and the market that built them had decided what that buyer wanted.
The district is young
Cancelada sits on the flat ground between the golf country and the coast road at the eastern edge of Estepona, and most of it was farmland within living memory. When it was developed the coast had already worked out that the sellable flat was two bedrooms for a couple and three for a family, and so that is what went up.
What a narrow band does for a buyer
It makes the comparison honest. On a page where the homes are all roughly the same size, price differences come from position, floor, terrace and condition rather than from square metres, which means you can actually judge value. On a list that runs from a studio to a penthouse the rate per square metre tells you almost nothing.
And what it costs you
Choice at the edges. If you want a small holiday base or a large family flat, this district has neither and the honest answer is to look at a mature district with a longer building history. The municipal list, every Estepona district together, is apartments for sale in Estepona.
A fifth of the apartments for sale in Cancelada are new building
This is the highest proportion of new stock in any of the district lists on this part of the coast, and a further large group describes its condition as new construction although it is being sold second-hand.
Why the new building came here
Land. The golf valleys west of Marbella were built out decades ago, and the coast strip has nothing left at any sensible figure. Cancelada had flat, serviced, buildable ground within a few minutes of both, and that is the whole explanation. A district gets new apartments because it has space, not because it has charm.
What buying new here gets you
Current construction: insulation that works, double glazing, modern wiring, lifts that are not forty years old, and a ten-year structural guarantee. It also gets you a community that has never had an argument, which is pleasant for a year or two and means nobody yet knows what the building costs to run.
What buying the resale next door gets you instead
A known quota, a community with a history and a price that does not include a developer's margin. Several of the best-value homes on this page are completed new builds coming to market second-hand — the building is new, the transaction is not, and the premium has already been paid by somebody else. Everything genuinely new on this coast is on new developments.
Twice as many of the apartments for sale in Cancelada have a gym as the coast average
Across the thousands of properties we list, a gym appears on about a fifth of them. On this page it is closer to two fifths, and that is a direct consequence of the age of the stock.
What a new scheme comes with now
A gym, a covered pool, sometimes a spa and a co-working room. These are the features that sell a plan from a hoarding, because a plan cannot offer mature trees or a settled community, so it offers facilities instead. The newer a district, the more of them it has.
Whether they are worth the quota
Only if you use them, and the honest answer for most owners is that they use the pool and not much else. A heated or indoor pool genuinely extends the usable year, and several schemes here have one. A gym is a monthly cost you are paying whether or not you walk into the room, so count it as a cost rather than a feature when you compare quotas.
And what they do to letting
They help, measurably, in the long-stay winter market that this coast has developed. A scheme with a covered pool and a gym lets to people who stay for months rather than nights, which is the quieter and generally better business. Rental services sets out the licensing and the practicalities.
More than half of the apartments for sale in Cancelada see the sea
For a district on the inland side of the coast road that is a high proportion, and it is worth understanding how it happens.
Why flat land here still gives a view
Because the ground lifts gently away from the coast and because the schemes are tall enough. From the third floor upwards, on the right side of the right building, the roofline in front drops below the horizon and the Mediterranean appears as a band across the top of the terrace. A ground-floor flat in the same block sees a garden.
Which means the floor matters more here than anywhere
On a hillside, almost everything has a view. On flat ground, the difference between the second floor and the fourth is the difference between a wall and the sea, and the price gap between them in the same building is accordingly wide. If the view is what you are buying, buy the floor rather than the postcode.
And why the sand is still a drive
Close to the sea and walking to it are different claims. Two thirds of this list records the first; the coast road sits between the district and the beach, and crossing it on foot is possible rather than pleasant. The beachfront list, where the sand really is at the door, is beachfront property.
How much outdoor space the apartments for sale in Cancelada actually have
The average terrace on this page runs to roughly a quarter of the interior, and the largest is bigger than the flat it belongs to. Between those two facts sits most of the price variation on the page.
The standard terrace, and what it is for
Thirty square metres or so, covered at one end, wide enough for a table of six and a pair of loungers but not for both at once. That is the modern coastal balcony: an outdoor room rather than a ledge, and it is where you will spend the evenings from April to October. It is also the first thing to measure with your own feet rather than trusting a floor plan, because the usable width matters far more than the area.
The exceptions at the top
Penthouse duplexes with roof terraces that run the whole length of the flat, and in one case well beyond it. Those homes are the dearest on the page and they look dear by every rate per square metre, because the rate counts only what is under a roof. Add the terrace to the interior before you compare one of them with a flat three floors down, and the arithmetic changes completely.
And why ground-floor gardens are scarce here
Only about half of this list records a garden of any kind, and almost all of those are communal. On flat, serviced land a developer builds upwards and keeps the footprint tight, so there are fewer garden-level homes than in the older hillside districts where the blocks step down a slope. If a private patch of grass outside your own door is the requirement, the mature districts inland have far more of them and this one has very few.
What the cheapest of the apartments for sale in Cancelada tells you
The least expensive flat on this page has three bedrooms. On most lists on this coast the cheapest home is the smallest one, and the fact that it is not here says something precise about the district.
Space is not what is priced here
Position, floor, terrace and condition are. A three-bedroom flat on a low floor in an older block at the back of the district costs less than a two-bedroom flat high up in a new scheme with a view, and both are on this page. For a buyer who needs rooms rather than a vista, that is the clearest opportunity on the coast.
Where the top of the list goes
Into penthouses, and particularly into penthouse duplexes with roof terraces running to most of the size of the flat beneath. The dearest home on this page is one of them. Terrace area is never counted in the rate per square metre, which is why those homes always look dear by the rate and frequently are not. See penthouses.
And how to read the middle
The middle of this list is the district: a two or three bedroom flat in a gated scheme with a communal pool, underground parking and a terrace of around thirty square metres, somewhere between the golf and the coast road. That is the product, and most of the page is a variation on it. The whole district with every property type is property for sale in Cancelada.
Where the apartments for sale in Cancelada sit on the coast
This is the eastern edge of the Estepona municipality, and the districts around it are all within a few minutes.
West along the road
Immediately west is Benamara, older, closer to the sand and dearer per square metre, and beyond it Costalita, which carries one of the highest rates on this side of the coast because you can walk to the beach. The further east you go from Estepona town, the more you pay for the same distance from the water.
Inland and up the hill
Behind this district the land rises into the golf valleys: apartments in El Paraíso is the nearest of them, bigger, older and cheaper per square metre, with gardens instead of gyms. The other large modern flat market in the municipality is apartments in Selwo, which is the one district where new and resale stock sit side by side in quantity.
And what that makes this district
The newest apartment market in the eastern half of Estepona, on the flattest land, with the most facilities and the narrowest range of sizes. Whether that is what you want is a straightforward question, and it is a better one than asking which district is nicest.
Before you offer on apartments for sale in Cancelada
Three things, and the first two take a morning.
Get the quota in writing and ask what it covers
In a district with this many facilities the monthly figure varies far more between schemes than the asking prices do, and a gym, a heated pool and a concierge are all paid for monthly by you. Ask for the budget, the reserve fund and the minutes of the last two general meetings. In a new community, ask whether it has been formally constituted and handed over by the developer.
Stand on the terrace and count the floors
On flat ground the view is made by height and nothing else, so the same flat two storeys down is a different property. Go up, go down, and look at what is in front of each. Then do it again in the late afternoon, because a west-facing terrace here is hot from two o'clock.
And if the right flat is not listed today
A young district turns over quickly and new phases arrive. Set the criteria once — floor, aspect, bedrooms, new or resale — and our property alarm writes to you the morning a match appears. Our agents in Estepona know which of these schemes have been handed over properly and which still have snagging outstanding, and will have the statutes and the budget before a viewing trip.
Questions about apartments for sale in Cancelada
Why do the apartments for sale in Cancelada only come with two or three bedrooms?
Because almost all of the apartments for sale in Cancelada were built in the same two decades for the same buyer. This is a young district on what was farmland within living memory, and by the time it was developed the coast had settled on two bedrooms for a couple and three for a family — so that is what went up. No studios, nothing at four, and interiors that run from the middle seventies to a hundred and fifty square metres and stop. It makes comparison honest, because price differences here come from floor, terrace and condition rather than size. The municipal list is apartments for sale in Estepona.
Is it worth buying new here, or buying a recent resale?
Both are on this page and the resale often wins. A fifth of the apartments for sale in Cancelada are new building and a further large group describes its condition as new construction while being sold second-hand — the building is new, the transaction is not, and a developer's margin has already been paid by somebody else. New gets you a ten-year structural guarantee and a community with no history; recent resale gets you a known quota and a community that has already learned what it costs to run. See new developments.
Why do so many of the apartments for sale in Cancelada have a gym?
Because they are new, and a plan sold from a hoarding cannot offer mature trees or a settled community, so it offers facilities instead. Close to two fifths of this page records a gym against roughly a fifth across everything we list. Treat it as a monthly cost rather than a feature: you pay for it through the quota whether you use it or not. The heated and indoor pools in the same schemes are the facility that genuinely earns its keep, because they extend the usable year. See property for sale in Cancelada.
Can you see the sea from the apartments for sale in Cancelada?
From more than half of the apartments for sale in Cancelada, which is high for a district on the inland side of the coast road. The ground lifts gently away from the shore and the schemes are tall enough that from the third floor upwards the roofline in front drops below the horizon. The consequence is that the floor matters here more than almost anywhere: on a hillside everything has a view, but on flat ground the difference between the second floor and the fourth is the difference between a wall and the Mediterranean. The real front line is beachfront property.
Can you walk to the beach?
Possible rather than pleasant. Two thirds of this list records a position close to the sea, but the coast road lies between the district and the sand and crossing it on foot is not something you will choose to do twice a day with children. In practice the beach is a very short drive. If walking to the water is the requirement, the districts west along the road — Benamara and Costalita — are closer to it and price accordingly.
