15 properties for sale in Valle Romano · € 269,000 to € 520,000 · median € 3,579/m²
We list 15 apartments for sale in Valle Romano, from € 269,000 to € 520,000, with the middle of the list at € 315,000, an average interior of 100 square metres, an average terrace of 32 square metres and a median of € 3,579 per square metre. The striking figure on this page is not a price: all but one of these flats carries a golf tag, against roughly a quarter across everything we list.
Almost nowhere else on this coast combines that with figures at this level. Golf addresses normally charge for the privilege; this one does not, and the rest of this page explains why — and what a buyer should check because of it.
Why the apartments for sale in Valle Romano cost what they do
Three reasons, and none of them is a problem with the buildings.
The resort is west, not east
Everything on this coast is priced partly by its distance from Puerto Banús, and this valley sits on the far side of Estepona from it. The golf is a full championship layout with a second course alongside, the clubhouse is real and the greens are the same grass — what you give up is twenty minutes of motorway, and the market charges a great deal for those twenty minutes.
The plan was never filled
More plots were drawn here than were taken up, so the resort still has gaps in it. That holds prices down in two ways: there is no scarcity premium, and a buyer can see unbuilt ground from some terraces. It also means land is still available, which almost no finished golf address on this coast can say. The plots are at residential plots.
And the stock is modest in size
Interiors here average close to a hundred square metres and terraces around a quarter of that, which is a sensible two-bedroom flat rather than a trophy. The page contains no six-figure-per-year running costs and no staff quarters. For a buyer who wants golf and a terrace without a mortgage to match, that is the point.
What the apartments for sale in Valle Romano actually are
Four products across a small number of communities.
Ground floors with a garden strip
A third of the page, and the ones families reach for: direct access to the lawns and pool, no stairs, and a private terrace that works as an outdoor room. On a golf address the ground floor also puts you level with the fairway rather than above it. Those are at ground floor apartments.
Middle floors, which is the other third
Above the gardens, with the view over the course and in several cases a strip of sea beyond it. These are the most straightforward homes on the page and generally the best value per square metre on it. See middle floor apartments.
Top floors and penthouses
Fewer, and worth understanding: the penthouses here carry terraces several times the size of a middle floor's, with solariums above. On a page where the interiors are modest, that outdoor space is what separates the top of the list from the middle of it. See penthouses.
And a genuinely wide spread of condition
Some of these flats have been renovated and furnished to a current standard; others are presented as they were handed over, with a kitchen that is partially fitted and a bathroom of its decade. Both appear at similar figures, which makes reading the listing properly unusually profitable here A fifth of the page carries a tag that marks it as cheap or a bargain, which on our books is an unusual concentration and generally means a flat that needs work rather than a mispriced one. Treat those tags as an invitation to look rather than as a verdict, and take a builder on the second viewing.
Living on a championship course
Pleasant, and not identical to living near one.
A fairway is a permanent view
Grass cannot be built on, which makes a front-line golf outlook the most durable view available short of the sea, and it carries a premium that holds through a weak market. Ask which part of the course a flat faces, because a tee and a landing area are different neighbours.
The sprinklers run before dawn
Courses are watered and then cut early, and both carry to a terrace above them. Most residents stop hearing it within a fortnight; anybody who sleeps lightly and has never lived beside a course should spend one night nearby, because it is the commonest complaint and the simplest thing to test.
And the clubhouse is a separate contract
Living here gives you nothing at the club by itself. Resident rates and any community arrangement are priced annually by whoever runs the course and can be changed. Ask for this year's figure and whether it is written down. Our whole golf-side list is gathered at golf residences.
What owning one costs
Three recurring items, and the second is specific to a half-built resort.
The quota is modest, and worth reading anyway
Gardens, pools, lifts and lighting divided among a reasonable number of owners produces a service charge well below the coast's premium addresses. A low quota is good news when it reflects modest facilities and bad news when it reflects deferred work, and only the accounts distinguish the two.
Unbuilt plots change the arithmetic
Where a community or a resort was sized for more households than currently exist, those in place carry a larger share of the shared costs. Ask how many homes the facilities were planned for and how many are paying today, because the answer moves the quota and nobody volunteers it.
And the buildings are of the boom
Glazing, insulation and pipework here are of their decade whatever the kitchen looks like. A survey past the finishes, including the terrace waterproofing and the electrics, costs a fraction of the first thing it finds.
Letting apartments for sale in Valle Romano
One of the better propositions at this price level on the coast.
Golfers fill the months the beach cannot
Spring and autumn are the playing season here, which gives a flat beside a course a shoulder period a seafront apartment does not have, and a steady winter trade from players escaping a northern one. Lower peak rates, more weeks occupied.
The licence is worth paying for
Short letting in Andalusia requires a registration and each community decides whether it is permitted. Several flats here already carry one, and because obtaining a licence is neither quick nor certain, an existing one is worth real money over an identical neighbour without. Our part in running a let is at rental services.
And families need a children's pool
More than a quarter of these communities list one, well above the usual rate, which matters more to a holiday booking than any amount of marble. If letting to families is the plan, that detail does more for the calendar than a renovated kitchen.
How the apartments for sale in Valle Romano compare
Three comparisons buyers actually make on this page, with the answers stated plainly.
Against a golf flat on the New Golden Mile
East of Estepona the same size of apartment beside a course asks appreciably more, and what the extra money buys is a shorter run to Puerto Banús, a denser choice of courses and a far larger resale pool. What it does not buy is better golf or a better building. For a buyer who plays locally and flies from Málaga rather than commuting to Marbella, the saving here is real money for nothing much given up. That comparison starts at New Golden Mile.
Against a flat near the beach in Estepona
For the same figure a buyer could be within walking distance of the sand on the western side of the town, with a promenade and a town instead of a fairway and a clubhouse. That is a genuinely different life rather than a lesser one, and households split fairly evenly when they see both. The coastal alternative is at Guadalobón.
And against buying a plot here instead
Serviced plots in this same resort sell for less than the dearer flats on this page, which raises an obvious question. The honest answer is that building adds a project, a licence queue, an architect and eighteen months at best, and the finished house costs a multiple of the plot. For buyers who want that, the land is genuinely available; for everybody else, a finished flat is the shorter road.
What the figures on this page do not show
Two things worth knowing before a viewing trip, neither of which appears in a listing.
The valley is cooler and darker than the coast
Inland and slightly higher, the nights here are noticeably cooler in August, which residents count as the main benefit of the address. The same geography means cloud sits in the valley on some winter mornings and the sun leaves the lower terraces earlier than it leaves the seafront. Orientation therefore matters more here than it does at sea level, and almost half of these flats face south-east, which takes the morning rather than the evening.
And everything is a drive
A supermarket, a chemist, a school run and a restaurant are all short drives rather than walks. That is the ordinary condition of a golf resort and it is the single thing buyers most often underestimate, particularly those intending to live here all year rather than visit. Drive the routes you would actually use before you decide the location works.
Who the apartments for sale in Valle Romano suit
Two buyers very clearly, and one who will be frustrated.
The golfer who would rather play than be seen
Two championship courses within minutes, green fees that are not Marbella's, and a flat that costs what a flat should cost. For somebody who plays several times a week the arithmetic here is simply better than on the eastern side of the municipality, and the game is the same game.
The buyer looking for a sensible second home
A two-bedroom flat with a terrace, a pool, a garage and a view of grass, at a figure that leaves money for the furniture. This page is one of the few places on this coast where that sentence is still true.
Not the buyer who wants to walk out to dinner
The valley is quiet, green and entirely car-dependent: no promenade, no square, no row of restaurants. Buyers who want life at the end of the street should be reading Estepona Old Town.
Before you offer
Four checks, and the first two follow from the resort being unfinished.
Find out what the empty ground beside you is
An unbuilt parcel is a building site at some point. What is zoned there, and what has been granted, is public information at the town hall — and a green outlook across undeveloped land is a different asset from one across a fairway.
Ask how many owners are paying
How many homes the shared facilities were designed for, and how many are contributing today. Where phases remain unbuilt, the existing owners carry the gap, and that is the commonest unpleasant surprise in a scheme of this kind.
Confirm the golf arrangement in writing
What residents of that specific community pay this year, what it includes, and whether it is contractual or merely current practice. The course is most of why the address exists, so its terms belong in the purchase file.
And read the condition rather than the photographs
Kitchens here are sometimes described as partially fitted and furniture is sometimes included, both of which change what you are actually buying at a given figure. Ask for the specification in writing and the inventory as a list. Our office will have the accounts, the statutes and the planning position ready before a trip: our estate agents in Estepona. New listings arrive through the property alarm.
Questions about apartments for sale in Valle Romano
Why are the apartments for sale in Valle Romano cheaper than other golf addresses?
Three reasons, and none is a fault in the buildings. The valley sits on the far side of Estepona from Puerto Banús, and this coast charges heavily for those twenty minutes of motorway. The resort was drawn with more plots than were taken up, so there is no scarcity premium and some terraces look at unbuilt ground. And the stock is modest in size — sensible two-bedroom flats rather than trophies. The area page is Valle Romano.
How much golf comes with apartments for sale in Valle Romano?
A full championship eighteen-hole course with a clubhouse and restaurant, and a second eighteen-hole layout immediately alongside. Almost all of the apartments for sale in Valle Romano carry a golf tag, against roughly a quarter across the coast, which is what a district built around two courses looks like. Living here gives you nothing at the club by itself, though — resident rates are set annually and can change. Golf-side stock across the four municipalities sits at golf residences.
What kinds of apartments for sale in Valle Romano are on this page?
Roughly a third of the apartments for sale in Valle Romano are ground floors with a garden strip and direct access to the lawns and pool, which also puts you level with the fairway rather than above it. Another third are middle floors, generally the best value per square metre here. The rest are top floors and penthouses, whose terraces run several times the size of a middle floor's. See ground floor apartments.
Is it a good place to let?
One of the better propositions at this price level, because golfers fill spring and autumn and a steady winter trade comes from players escaping a northern one — a shoulder season a seafront flat does not have. Several apartments for sale in Valle Romano already carry a tourist licence, and since obtaining one is neither quick nor certain, an existing licence is worth real money. Our part is at rental services.
What should I check before buying apartments for sale in Valle Romano?
Four things. What the empty ground beside you is zoned for, from the town hall, because an unbuilt parcel becomes a building site and a view across it is not a view across a fairway. How many homes the shared facilities were designed for against how many owners are paying today, since unbuilt phases leave the gap with the existing owners. The golf arrangement in writing, with this year's figure. And the condition in writing rather than from photographs — kitchens here are sometimes only partially fitted. Our part is our estate agents in Estepona.
