6 properties for sale in Valle Romano · € 370,000 to € 1,700,000 · median € 3,007/m²
We hold 31 properties for sale in Valle Romano, from € 249,000 to € 2,500,000, with the middle of the list at € 449,000 and a median of € 3,611 per square metre.
A handful of those carry the name in the data we draw from; the rest are on this page because somebody read each listing and assigned it here. Ten further homes that mention the name were deliberately left off, because they only list it among the courses in the neighbourhood rather than sitting in it. What follows explains what the resort is, why it still has land to sell, and what building on a plot here actually involves.
What the property for sale in Valle Romano is
A golf resort that was laid out generously and never entirely filled, which is the most interesting thing about it.
A resort with land left in it
Most golf addresses on this coast were built out in the boom and now trade only in resales. Here the plan included more plots than were taken up, and a number of them are still for sale, serviced, with roads and neighbours already in place. That makes this one of the few addresses in the municipality where a buyer can choose between buying a finished home and building their own on the same afternoon.
Eighteen holes, and another course next door
The course is a full championship layout with a clubhouse and restaurant, and a second eighteen-hole course sits immediately alongside, so residents have two of them within a few minutes. For a golfer that is a material difference from a single nine-hole club, and it is the reason this address draws buyers who play several times a week rather than several times a year.
Flats, villas and plots in one place
Apartments and penthouses in gated complexes, semi-detached and detached houses, newly built villas on the fairway, and serviced building plots. Very few single addresses on this coast hold all four, and for a buyer who has not yet decided what to buy that breadth is worth a visit on its own. Those four markets are at apartments, detached villas and residential plots.
Where property for sale in Valle Romano sits in Estepona
Inland and to the west, on the rising ground behind the town.
Above the town rather than beside it
The resort occupies a valley in the hills north-west of Estepona, close enough that the town is a short drive and far enough that nothing of it reaches the fairways. From the upper parts there are views over the course to the sea; from the lower ones the outlook is green and enclosed. Both are quiet in a way the coastal strip never manages.
Minutes from Estepona, not from Marbella
This is the western half of the municipality, so the town, its port, its hospital and the sheltered bay of Playa del Cristo are all within a few minutes, while Puerto Banús and Marbella are a proper drive away. Buyers who want the Marbella orbit should be looking east; buyers whose interest is Estepona itself are better served here and pay less for it. The town's own pages are Estepona Old Town and Seghers.
Nature on three sides
Beyond the course the ground rises into forest and open country, which is why the air is cooler here in August than it is at sea level and why the resort is noticeably full of birds. It also means a longer drive to a supermarket than most of the coastal addresses require, and a car for everything The compensation is a kind of quiet that is genuinely hard to buy on this coast: no coast road, no flight path, no promenade crowd, and in winter almost no traffic at all. People who move here from the seafront mention the silence before they mention the golf.
What property for sale in Valle Romano costs
The value end of championship golf on this coast, and the figures show it plainly.
Below the eastern golf addresses
An apartment beside this course asks a good deal less than an equivalent flat beside a course on the New Golden Mile, and what you give up is proximity to Puerto Banús rather than quality of golf. The same pattern holds at the villa end. For a buyer indifferent to the Marbella postcode, this is among the better arithmetic in the municipality.
What actually moves a figure
Whether the home is on the fairway, because an open green outlook that cannot be built on is the product here. Then whether the sea appears over the course, which some positions have and many do not. Then which community, since the gated complexes differ in age, upkeep and what they maintain. Then condition, where the newer villas and the boom-era flats are two separate markets.
And what a plot here is really worth
Not its area but its permitted build. Every parcel carries a percentage set by the municipal plan, and that figure, together with the number of storeys allowed, decides what can stand on the ground. A larger plot with a tighter allowance can be worth less than a smaller one beside it, and the listing is not where to learn which is which.
Buying a plot and building on it
The most interesting option here, and the one with the most ways to go wrong.
The buildable percentage is the whole number
Get it from the town hall in writing, along with the permitted storeys, the setbacks and anything the resort's own rules add on top. Roughly a quarter of the plot area is a common allowance in urbanisations of this kind, but common is not the same as confirmed, and the difference between two neighbouring parcels can be the difference between a comfortable house and a compromised one.
The licence and the timetable
A building licence here requires a project drawn by an architect, carries its own taxes and fees, and takes time that nobody can shorten. Anybody budgeting a build should budget the paperwork and the waiting alongside the construction, and should assume the first estimate of both is optimistic.
And a project included in the price is not a licence
Several plots are offered with drawings already done, which is genuinely useful and frequently misunderstood. A project is a design; a licence is permission. Designs expire, rules change, and a new owner usually has to apply in their own name regardless. Ask what has actually been granted, by whom and when, and get the answer from the town hall rather than the vendor.
Living beside a championship course
Pleasant, and not quite the same as living near one.
Front-line golf is a permanent outlook
A fairway cannot be built on, which makes it the most durable view available short of the sea. That is the real asset of a front-line position and the reason it carries a premium that does not fade in a weaker market. It also means golf balls and the occasional player retrieving one, so ask which part of the course a home faces.
The sprinklers and the mowers
Courses are watered before dawn and cut shortly after, and both are audible from a terrace above them. Most residents stop hearing it within a fortnight; light sleepers who have never lived beside a course should spend a night nearby before committing, because it is the commonest complaint and the easiest thing to test.
And the clubhouse is a separate arrangement
Living beside a course gives you nothing at the club by itself. Membership, resident rates and any arrangement a community has negotiated are priced annually and can change. Ask what residents of that specific community pay this year and whether it is a contract or a courtesy. Everything we hold beside a course is listed at golf residences.
Letting property for sale in Valle Romano
Steadier than the beach, for a structural reason.
Golfers fill the months the beach cannot
Spring and autumn are the playing season on this coast, which gives an apartment beside a course a shoulder period that a seafront flat does not have. Several homes here carry tourist licences and let through the winter to players escaping a northern one. Lower peak rates, more weeks occupied.
The licence and the statutes
Andalusia requires a registration for short letting and each community decides whether it is permitted at all. A home that already carries a licence is worth measurably more than an identical one without, because obtaining one is neither instant nor certain. Confirm both in writing.
And what running it takes
Cleaning, keys, maintenance and somebody answering the telephone are a percentage of the income, and the income is taxable whether or not you live in Spain. What we handle for owners is set out at rental services.
Who property for sale in Valle Romano suits
Three kinds of buyer, and one who will find it dull.
The buyer who wants to build their own house
Serviced plots inside a finished urbanisation, with roads, neighbours and services already there, are the lowest-risk way to build on this coast. There is no clearing of land, no road to put in and no uncertainty about what the surroundings will become. That is a rare offer and it is the strongest single argument for this address.
The golfer who would rather play than be seen
Two championship courses within minutes, green fees that are not Marbella's, and a clubhouse that functions as the local bar. For somebody who plays several times a week this is simply better value than the eastern addresses, and the game is identical.
Not the buyer who wants to walk out to a bar
There is no promenade, no row of restaurants and no square. The resort is quiet, green and entirely car-dependent, and anybody whose evening involves walking somewhere should be looking at the town instead, beginning at Estepona Centre.
What stands near property for sale in Valle Romano
The course next door and the town below.
Azata Golf, immediately alongside
The neighbouring eighteen-hole course has its own small urbanisation, and the two addresses share approach roads and much of their market. Its page is Azata Golf.
The town and the coast below
Downhill lie Estepona's port, old quarter and western beaches, all within a few minutes. Two of those addresses are Guadalobón and Punta Plata.
And everything else by type
Sorted by what it is rather than where it is, our books begin at houses and plots.
Before you offer on property for sale in Valle Romano
Four checks, and the first two are the ones that cost money if skipped.
Get the buildable figure from the town hall
For a plot, that figure is the purchase. For a house, it tells you whether an extension is possible later. Either way it is public information, it takes an afternoon, and it is the single most valuable piece of due diligence on this address.
Look at what is still unbuilt around you
An unfilled resort has empty parcels, and an empty parcel next door is a building site at some point. Find out what is zoned there and what has been granted, because a green outlook across undeveloped land is not the same asset as a green outlook across a fairway.
Read the community and the resort separately
Your own community's budget, reserve, arrears and minutes, and then whatever the resort charges residents for roads, security or the club. Two charges, not one, and the second is the one listings mention in passing.
And confirm the golf arrangement in writing
What residents pay this year, what it includes, and whether it is contractual. The course is most of why this address exists, so the terms on which you reach it belong in the purchase file. Before a viewing trip our people will have the extract, the accounts and the planning file in hand: our estate agents in Estepona. New arrivals come by property alarm.
