392 properties for sale in Estepona and the western Costa del Sol · € 170,000 to € 9,000,000 · median € 4,239/m²
Townhouses for sale in Estepona and along this coast carry the cheapest built square metre of any kind of home: € 4,239, against € 5,267 for an apartment and € 6,238 for a detached villa. There are 392 of them, from € 170,000 to € 9,000,000, with the middle of the list at € 690,000, an average of 190 square metres of house and 104 square metres of private outside space.
Why townhouses for sale in Estepona cost the least per metre
Not because they are the least desirable. Buyers arrive on this coast with two words in mind — apartment or villa — and a townhouse is neither, so it attracts a fraction of the searches. The price follows the attention rather than the merits, and the figures at the head of this page are the result. It is the clearest mispricing on the western Costa del Sol and it has been there for years.
What the word is doing to the category
In English, townhouse suggests a terrace in a city. Here it means something quite different: a house of two or three floors in a gated garden scheme, with a garage below, living space opening onto a patio, bedrooms above and very often a roof terrace on top. Nobody would call that a compromise if it had a different name, and buyers who walk into one for the first time usually say so out loud.
What you actually get
Your own front door and no lobby. Rooms on separate floors, which separates living from sleeping in a way no flat of the same area manages. A garage that belongs to the house. Outside space at both ends — a patio at the back and frequently a terrace on the roof. A share of pools and gardens somebody else maintains. And in three cases out of four on this page, a pool you can walk to in a dressing gown.
And what you give up
Two shared walls instead of one or none, and stairs. That is the list. Everything else about living in a well-run scheme on this coast is identical to the villa up the road, and you will have paid roughly half.
Which walls are shared, and why it decides the house
The mid-terrace house
Neighbours on both sides, windows at the front and the back only. Whether that matters depends entirely on what sits against those walls: a garage, a stairwell or a bathroom on both sides and you will rarely think about it. A bedroom against somebody's sitting room and you will think about it every evening. Ask for the floor plans of both neighbours, and if they are not forthcoming, assume the least convenient arrangement.
The end-of-terrace house
One shared wall, windows on three sides, and usually a larger patch of garden wrapping the corner. These carry a clear premium over the houses in the middle of the same row and they are worth seeking out, because the extra light and the extra ground are permanent while the premium is a one-off. They are also the first to sell when a scheme turns over.
Sound, honestly assessed
Spanish houses of this vintage are tiled throughout with little soft furnishing, and noise carries through blockwork. Visit when the neighbours are at home rather than at ten on a February morning, stand in the room against each shared wall and listen. A television audible today will be audible in five years. This is the single most useful twenty minutes of a viewing.
The stairs, which decide who should buy one
Who they suit
Families, overwhelmingly: children upstairs, adults downstairs, guests on a floor of their own, and somewhere for bicycles and wet towels that is not the hall. Also anybody working from home who wants a room with a door at the far end of the house. The separation is the thing a flat of the same floor area cannot give you at any price.
Who they do not
Anybody with a mobility question now or in prospect. Three floors with a bedroom at the top and a garage at the bottom is a great deal of stair climbing, and unlike a flat there is no lift to install. Be honest about the next fifteen years rather than the next five; buyers who were not are the reason a steady supply of these houses comes back onto the market.
The compromise worth knowing about
A good number of schemes on this coast include houses with a bedroom and a bathroom on the entry level. If stairs are a concern but a house is still what you want, that layout exists and it is worth asking for specifically rather than hoping to stumble on it — agents will not think to mention it.
How a townhouse compares with the alternatives
Against an apartment
More floor area for the money, your own front door, outside space that belongs to you, a garage, and nobody overhead. Against that: stairs, two shared walls, and a building you are responsible for from the roof down rather than one the community handles entirely. For most families the comparison is not close. See apartments and, if a garden flat would do, ground floor apartments.
Against a semi-detached house
One wall fewer on the semi, a larger garden, often a private pool — and a price per square metre a little higher. The two bands sit closer together than most buyers realise, and it is worth looking at both lists on the same day. See semi-detached houses.
Against a detached villa
The villa gives you four free walls, a plot measured in thousands of square metres and a pool of your own. It also gives you a gardener's contract, a pool service, a roof that is yours alone and a property that needs watching while you are not in it — and it costs around half again per square metre. The honest question is how many weeks a year you will be here. See detached villas.
Where the townhouses for sale in Estepona are
Estepona and the western municipalities
The deepest supply at the lowest prices, in established urbanisations either side of the town and further west in Casares and Manilva. Built when land was cheap, so the patios are generous and the communal gardens have had decades to grow. See houses in Casares and Manilva.
Marbella
The dearest and the most varied, from modest rows in San Pedro to substantial houses in the eastern estates and the golf valley. In that municipality this category is the practical answer for a family priced out of everything else. See townhouses in Marbella.
Benahavís
A small band that sells quickly, because on a hillside a townhouse roof terrace sees what the villas above are paying for. The cheapest built metre in that municipality by a wide margin. See townhouses in Benahavís.
Beside the golf and near the beach
Both exist here and both are worth seeking out. A row backing onto a fairway borrows open green space that will never be built on; a house a few minutes from the sand gives a family the walk without the flat. See golf property and beachfront.
What a budget buys among townhouses for sale in Estepona
At the entry level
A three-bedroom house with a patio, a garage and a communal pool, in the western municipalities or inland in Estepona. At this figure nothing else on this coast gives a family a house with its own front door, and these are the most liquid properties on the page because the budget that reaches them is the commonest in the market.
Around the middle
A larger house, an end-of-terrace position, a roof terrace with a sea view, or a scheme within walking distance of a beach. The deepest band here and where most buyers should be looking. At this level the decisions are about which walls are shared and which way the patio faces rather than about affordability.
At the upper end
Substantial houses in the Marbella estates and on the golf hillsides, some with private pools and gardens that would not disgrace a villa. The top of this page overlaps with the bottom of the detached market, and at that crossover the townhouse is usually the better-built and better-placed of the two.
What to check before buying townhouses for sale in Estepona
The roof terrace and what is under it
Where there is one, it sits on a membrane, and that membrane is the only thing between the weather and the bedroom below. Ask when it was last renewed and whether any leak appears in the minutes. On a townhouse the roof is usually yours rather than communal, which means the bill is yours alone — the opposite of the position in an apartment block.
How much light the patio gets
A patio enclosed by two party walls and a neighbour behind can be in shade for most of the day, and in winter for all of it. Visit in the late afternoon as well as the morning, look at which way it faces and how high the surrounding walls are. This is the defect that makes owners sell again, and no photograph will show it.
The garage, measured
Many of these were built when cars were smaller. Check the door width and the internal length against the car you actually drive, and establish whether the space is deeded to the house or merely allocated by the community — the two are not the same thing at resale.
The community and the quota
These houses sit inside a scheme responsible for roads, lighting, gates, gardens and the pool, with a charge that does not pause in winter. Ask what the quota is, what the reserve fund holds and what the last two general meetings decided, then read the statutes, since some schemes restrict short-term letting.
The register entry and anything added
Confirm the land registry describes what you are standing in, with attention to enclosed patios, glazed roof terraces, converted garages and added rooms — all common in this category and frequently undeclared. Our agents here will obtain the register entry, the statutes and the accounts before you travel.
Owning and letting one
What it costs to keep
Council tax, rubbish, insurance, utilities and the community quota — and then almost nothing. There is no private pool to service, no large garden to irrigate and no boundary to maintain. A townhouse is the cheapest house on this coast to hold, which is the half of the argument that only becomes obvious in the second year.
Letting
Families book houses, and they book them for longer than couples book flats. A tourist licence is required and not every community permits short stays, so settle both before a rental figure shapes your offer. The licence, the calendar, the changeovers and the quarterly returns are what our rental service takes on.
Resale, and the honest view
This band sells steadily rather than quickly, because the pool of buyers who understand it is smaller than the pool who type villa into a search. That works in your favour on the way in and against you on the way out. Buy the end-of-terrace position, the sunny patio and the renewed roof rather than the cheapest house going, and the slower market stops being a problem.
Townhouses for sale in Estepona — where to go next
The neighbouring categories, in order of what they add: semi-detached houses for one wall fewer and a larger garden, detached villas for four free walls and the premium that goes with them, and houses for all of it at once.
By municipality: Marbella and Benahavís. If stairs are the obstacle, the closest equivalent without them is ground floor apartments with their own gardens, and the whole flat market is on apartments. New schemes, where the insulation is current and the garage fits a modern car, are on new developments, and the property alarm will tell you when a good end-of-terrace house appears.
Answers about townhouses in Estepona
What do townhouses for sale in Estepona cost?
From € 170,000 to € 9,000,000, with the middle of the list at € 690,000 for 190 square metres built on roughly 104 square metres of plot. 392 are with us at a time, 41 of them new build. It is the cheapest way into a house here: the same money buys a townhouse where a detached villa would be out of reach, and the figures per square metre in the table above are counted fresh each morning. The townhouses for sale in Estepona in the list above are rebuilt with every feed run, so a house that sold yesterday is gone today.
Townhouse or apartment — which is the better buy?
They are closer than they look. A townhouse gives you 190 square metres on average against 133 for a flat, over two or three floors, with a small garden and usually a roof terrace; the quota is similar because both sit in a scheme with a pool and gardens. What you take on is the stairs and the upkeep of your own roof and walls. What you gain is the front door on the ground and no neighbour above you. The comparison is on apartments in Estepona.
Where are the townhouses for sale in Estepona?
118 in Estepona itself, mostly in the schemes behind the paseo and up towards Las Mesas. Then El Paraíso with fourteen, Cancelada with twelve, Atalaya with nine, and a handful each in Benamara, Selwo and Bel Air. 286 of the 392 are in a scheme with a communal pool — in a townhouse that is usually the pool you use, since a private one needs a plot that these do not have.
What should I check before buying townhouses for sale in Estepona?
Three things specific to a terrace of houses. The party walls: noise travels, and whether the neighbour's stairs are against your bedroom wall is something you only hear on a viewing, not in a plan. The roof: on a townhouse it is yours, not the community's, so ask when it was last sealed. And what is registered — a closed-in porch or a converted basement without papers is the buyer's problem. Our agents on the ground will get the register entry and the community minutes before you offer. We do it on any of the townhouses for sale in Estepona you shortlist.
What comes on top of the asking price of townhouses for sale in Estepona?
On townhouses for sale in Estepona, between 10 and 13 per cent for transfer tax, notary, registry and legal fees, reckoned on the price you agree. Then the quota, IBI and rubbish, and your own roof and façade on top of the quota. For the same type elsewhere, see townhouses in Marbella or Benahavís; if nothing fits yet, our property alarm will mail you when it does.

The figures in this section are counted from our own listings every morning, so they move with the market rather than with the date this page was written. Townhouses for sale in Estepona run at a median of 3,911 € per square metre across 144 comparable listings — the largest sample of the three municipalities we cover closely, which makes it the most reliable of the three figures.
Where the townhouses actually are
Around three quarters of our Estepona townhouse listings sit in and around the town itself, averaging close to 900,000 euros — a figure pulled up by the beachfront rows rather than typical of the whole. The golf corridor towards San Pedro follows: El Paraiso, Cancelada and Atalaya average between 600,000 and 710,000, below the town figure. Costalita near the sea averages above a million; Bel Air and Selwo inland stay under 700,000.
How Estepona compares with Marbella and Benahavís
Townhouses in Marbella run at 4,321 € per square metre, above the Estepona rate, for a smaller supply and the Marbella address. In Benahavís they run at 3,252 €, the cheapest rate on this coast — but inland, in a municipality with no beach at all. If walking to the sea matters, Estepona is the answer of the three.
| Area | Typical | Range | Listings |
|---|---|---|---|
| Atalaya | 5,203 € | 4,029 – 6,191 € | 38 |
| Costalita | 4,778 € | 4,028 – 5,665 € | 10 |
| El Paraíso | 4,773 € | 3,796 – 5,928 € | 44 |
| Estepona | 4,359 € | 3,396 – 5,969 € | 291 |
| Cancelada | 3,813 € | 3,049 – 5,000 € | 21 |
The table covers all house types in each district, because splitting by district and subtype would leave most rows with three or four listings. Districts with fewer than ten comparable listings are left out rather than shown as a number nobody should rely on. These are asking prices, not achieved sale prices.
