Property for sale in Selwo

112 properties for sale in Selwo · € 180,000 to € 4,600,000 · median € 4,444/m²

Selwo is the hillside in the western half of Estepona, on the slopes above the coast road between the town and the Casares boundary, named after the wildlife park at its foot. There are 112 properties for sale in Selwo at the moment, from € 180,000 to € 4,600,000, with the middle of the list at € 649,000, an average built area of 188 square metres, an average plot of 1,074 square metres and a median of € 4,446 per square metre — a hillside built in many schemes rather than one, which is why the spread is so wide.

The district people reach by accident

Almost nobody starts a search here. They start on the beach strip, work out what the front line costs, and then somebody points up the hill. What they find is the largest single list of property in Estepona at the lowest figure per square metre of any sizeable district in it — only one district in the municipality is cheaper by that measure, and it is a fifth of this one in size.

Why the hill is cheaper than the shore

Because land away from the water cost less when these schemes were drawn, and because a slope is harder to build on than a flat field, so the developers who took it on had to price the result keenly. None of that shows in the buildings. It shows in the floor plans: wider terraces, more storage, a second bathroom as standard rather than as an upgrade, and generally one more bedroom for the same money than the beach strip offers.

And what the hill gives you instead of frontage

Height, and the view that comes with it. Among the resale stock on this page, which is about two thirds of it, a little over half record a sea view — and that share is structural rather than lucky: the slope lifts each terrace over the one in front of it. A ground-floor flat on the beach strip looks at a hedge. A middle floor here looks at the water.

The honest trade, stated plainly

Exactly one of the properties on this page records being close to a town. One, out of all of them. There is no walking to a restaurant from most of Selwo, no strolling to the beach with a towel, no bakery around the corner. For a holiday home that is often beside the point; for a permanent move it is the single question to be certain about before anything else, and it is the reason this district is cheap.

What the property for sale in Selwo consists of

Apartments, mostly, and then everything else in smaller numbers: houses on the upper streets and a genuine supply of building land, which on this coast is rare. Roughly half of what is here has never been lived in and the other half is resale, so a buyer can compare a brand-new scheme against a fifteen-year-old one on the same hillside in an afternoon — a comparison worth making deliberately rather than by accident.

The flats

Middle floors dominate, then ground floors, with penthouses and duplexes under the roof above them. They sit in gated urbanisations of three or four storeys with communal pools, maintained gardens and underground parking, and a good share of the blocks have a lift. Anybody searching here should expect to be choosing between schemes rather than between individual buildings. The flats on this hill have their own page at apartments in Selwo, and the coast-wide segments are middle floor apartments and penthouses.

The houses

Detached villas on the higher streets, with townhouses and a pair of semi-detached houses below them. They are the minority here and they are where the top of the list sits, on plots that are generous without being enormous and with the view as the main event. They have a page of their own at houses in Selwo, and they sit in the wider lists under houses, detached villas and townhouses.

The land, which is the surprise

A real supply of serviced parcels and a piece of open ground, in a municipality where most districts have none at all. The hillside was never bought out in a single cycle, so gaps remain between the schemes, and what reaches the market is usually a plot somebody has held for years. The parcels on this hill have a list of their own at plots in Selwo, and the coast-wide categories are residential plots and land.

Where the floor changes the price

More than most buyers expect, and on a terraced hillside that is not a matter of taste. A ground floor flat in a stepped scheme often looks straight at the block in front of it; one storey up, it looks over it to the water. Before comparing two asking prices in the same urbanisation, establish what each one actually sees — the difference between those two flats is the whole of the premium.

Living on the slope

Three things about this hillside decide whether a particular scheme suits a particular household, and none of them appears on a floor plan. All three can be settled in one afternoon on the ground, and all three are awkward to discover after completion.

Which way the terrace faces

Most of this district faces south or within a point of it, which is what people come to this coast for — but on a slope the hill behind takes the low winter sun away earlier than it would on flat ground. A terrace facing south-west holds the afternoon into the winter; one tucked under the slope can lose it by mid-afternoon in December. Stand on it in the cold months if you can.

The woodland above

A number of the properties here record woodland on the boundary, and the Sierra Bermeja rises behind. That is shade, cooler nights and birds — and it is also a clearance obligation where a plot adjoins the trees, which after a dry spring is a serious matter rather than a formality. Ask how it has been handled and put the annual cost in the budget.

The road, and the two cars

The approaches are steep and in places narrow, which makes a removal dearer and a delivery slower, and a wet winter is hard on the surface. Drive the last stretch yourself before you decide. Then count the drivers in the household honestly, because on this hillside a teenager without a car is a teenager who needs driving.

What to check before buying property for sale in Selwo

The community budget, which is not a flat-ground budget

A scheme on a slope spends money that one on level land never spends: access roads that carry construction traffic and then winter rain, retaining walls that need inspecting, and pumps to lift water to the upper terraces. Ask for the quota, the reserve fund and the last two sets of minutes, and ask specifically about the walls and the pumps — those arrive as levies rather than as line items.

On a resale, the installations

Half this district is second-hand and the schemes span two decades. The costly items are the roof, the rising mains, the electrical board, the drainage and the pool plant, and not one of them is what gets photographed. Ask when each was last renewed, ask for the invoices, and commission a survey rather than accepting an impression.

On a new build, the contract

Where a property here is still being finished, the examination moves to paperwork: the bank guarantee or insurance policy securing every stage payment, confirmed in writing before the first transfer; the completion date and the consequence if it slips, written into the contract; and what the licence of first occupation is waiting on, because without it the utilities cannot be contracted in your name.

On a plot, what it permits

Get the planning parameters from the town hall in writing before you offer: permitted floor area, number of storeys, setbacks from each boundary, and how much of the ground may be covered. On a slope the usable part of a parcel can be a fraction of what it measures, and a plot is worth exactly what it allows you to build rather than what the deed says it contains.

The register against the building

Put the land registry entry next to the property you actually saw and read the two against each other. Glazed terraces, converted storerooms, added bathrooms and pools that arrived after the house are all common in stock of this age, and anything undeclared has to be legalised before a sale completes cleanly. Our agents in Estepona will obtain the register entry, the parameters and the community accounts before you travel.

Who buys property for sale in Selwo

Buyers who did the arithmetic on the beach strip

The largest group by far, and the reason this district has the longest list in Estepona. People who wanted the sea in front of them, found what the front line costs, and realised that moving a kilometre inland and a hundred metres up buys the same view and an extra bedroom. It is not a compromise so much as a different reading of the same map.

Families, which the numbers show

Close to half the listings here record being close to schools, and the schemes are built for households rather than for fortnights: communal pools with a children's pool beside them, gardens, parking underground. The streets are lived in through the year, which is not true of every address on this coast.

People who want to build

A rarer case and a real opportunity. There are few districts in Estepona where a serviced parcel comes up with any regularity at a figure that leaves room for a house, and the gaps in this hillside are finite. If that is the plan, this page and Cancelada are where the search genuinely starts.

And who should look at the coast instead

Anybody who intends to live without a car, anybody who wants to walk to dinner, and anybody whose idea of the morning is a towel and a hundred metres. For that, the shore itself: Punta Plata, Costa Natura and Playa Bahía Dorada, or Las Mesas if the point is a town at the bottom of the road.

Owning and letting on this hillside

What it costs to hold

Estepona council tax, which on a comparable property is meaningfully below what Marbella charges, plus insurance, utilities and the community quota — and in a gated hillside scheme that quota is the figure to establish first, because it carries the gardens, the pool, the gate and, on this ground, the walls and the pumps. On a villa add a pool service and a gardener.

Letting

A sea view and a communal pool let well through the summer, and the golf a few minutes away carries part of the spring and the autumn. The honest qualification is the car: guests have to drive to everything, which narrows the market to people who expect to. A tourist licence is required and some schemes restrict short stays in their statutes, so settle both in writing. Our rental service takes the licence, the arrivals and the filings and quotes what the owner keeps.

Resale

Two things hold value on this hillside and both are fixed: the outlook from the terrace and the row the building stands in. Specifications date, kitchens get replaced and a scheme that was new becomes a resale, but nothing is going to be built in front of a terrace that already looks over the roofs below it. Buy the line of sight and accept the finish.

Property for sale in Selwo — where to go next

Down the hill and along the shore: Playa Bahía Dorada, the villa hillside at Bahía Dorada, Costa Natura and Punta Plata toward the town, with Las Mesas on the hill behind the old centre. Inland the golf country runs through Estepona Golf and eastward through Cancelada to Atalaya and El Paraíso.

The golf-tagged stock of this hill has a page of its own at golf property in Selwo, with the honest caveat that on this slope the tag is a category rather than a position. By type across the coast: apartments and ground floor apartments for most of this page, detached villas for the upper streets, residential plots for the gaps in the hillside, and golf property and beachfront for the two positions people compare this district against. Everything still under construction is on new developments, and in a district this busy the property alarm is the only practical way to see a new arrival first.

Questions about property in Selwo

What kind of property for sale in Selwo is there?

Apartments, mostly. The slope was built out from the 2000s onwards in gated urbanisations — three or four storeys, a communal pool, maintained gardens, underground parking — and that is what the great majority of our listings here are. Villas and plots exist but are the minority, so expect to be choosing between schemes rather than between individual houses, and to be comparing community fees as much as floor plans. Every property for sale in Selwo we hold is in the list above; the municipality as a whole is under apartments in Estepona and houses and villas.

Why is property for sale in Selwo cheaper than on the coast strip?

Because it is not on the beach. The land cost less when these schemes were drawn, the price per square metre still carries that difference, and it is why property for sale in Selwo sits below the Estepona average. What you get in exchange is height: a view over the water that no ground-floor terrace on the front line can match, wider terraces, more storage and, as a rule, one more bedroom for the same money. What you give up is the walk to the sand — beachfront property shows what the front line actually costs.

Do I need a car in Selwo?

Yes, and it is the question to settle before you buy rather than after. There is no useful walking distance from most of Selwo to a shop, a bakery or a restaurant, and none at all to the beach; everything is a short drive down the hill. For a holiday home that rarely matters, because you will have a hire car anyway and the drive is five minutes. For a permanent move it decides whether the address works for you at all — and if it does not, the village-centred alternative on this side of the municipality is Cancelada, where daily life happens on foot.

Why do middle floor apartments cost more than ground floor ones here?

Because on a terraced hillside the floor is the view. A ground floor flat in a stepped scheme often looks at the block in front; one floor up, it looks over it. On flat ground the ground floor usually carries a garden premium and sells for more — here it does the opposite, and the gap between the two is one of the clearest in the municipality. Compare middle floor apartments against ground floor apartments across Estepona and you will see how unusual that reversal is.

What should I check before buying property for sale in Selwo?

Three things, in this order. The view and what may be built in front of it — on a slope the outlook is most of the price, and it is protected by the planning file rather than by goodwill, so have a lawyer read it. The community fee and the minutes of the last two general meetings, because hillside schemes maintain retaining walls, access roads and pumps that flat ones do not, and that is where a coming special levy shows itself first. And the access road: ask who maintains it, the community or the town hall, and get the answer in writing. If nothing on the list fits today, our property alarm mails you as soon as a property for sale in Selwo matches what you are after.

How to read the table

The table beside compares the districts of Estepona with one another, Selwo among them. It covers all apartments in each district rather than one type, because a split by district and type together would leave most rows too thin to publish. Use it for the address premium, then the filters at the top of this page for the property itself.

The floor matters here

On a terraced hillside the floor is the view. A middle floor apartment in Selwo runs at 4,675 € per square metre, a ground floor one at 3,860 € — the difference is what you see from the terrace, not what you get inside it.
