Property for sale in El Paraíso

111 properties for sale in El Paraíso · € 249,000 to € 15,000,000 · median € 4,699/m²

El Paraíso is the eastern end of Estepona, the last district before the municipal boundary runs up into Benahavís and on toward San Pedro de Alcántara, laid out around an eighteen-hole course designed by Gary Player and played since the early nineteen-seventies. There are 111 properties for sale in El Paraíso at the moment — one of the two largest district lists in the municipality — from € 249,000 to € 15,000,000, with the middle of the list at € 829,000, an average built area of 311 square metres and an average plot of 1,223 square metres.

A district that was finished fifty years ago

This is the first thing to understand about buying here, and it separates El Paraíso from most of what is being sold on this coast. It is not a district waiting to be completed. The streets are wide, the gardens are half a century old, the trees are tall, and the plots were drawn when land here was still cheap enough to be generous with. What you are buying into exists already and can be walked around.

What fifty years of planting is worth

More than any fitting in the house. A garden here has shade in August, mature trees, and hedges tall enough that the neighbours are a sound rather than a view. Nothing built this decade will offer that for another forty years, and it is the half of the appeal that never appears in a listing because it cannot be photographed convincingly.

And what it costs

Age, in the buildings. A district laid out in the seventies has stock that has taken fifty summers, and a good share of what we list has been renovated once already. That is not a problem to avoid but a question to ask precisely: when, by whom, and with what paperwork.

What the property for sale in El Paraíso consists of

Both halves of the market, in strength

Most districts on this coast are one thing or the other — apartment schemes near the beach, villas on the hill. El Paraíso is the rare one that carries a real villa market and a real apartment market at the same time, in close to equal number. For a buyer that is unusually useful: you can compare a flat, a townhouse and a detached house in the same streets on the same morning and decide on the type of home rather than on the address.

The villas

Detached houses are the single largest group on this page by a clear margin, sitting on the slopes above and around the course on plots that are generous by any current standard. Nearly all of them have a private pool and a mature garden. This is where the top of the district is, and the range runs from a comfortable family house to the most expensive property in the municipality. The houses of this district have a list of their own at houses in El Paraíso, and the coast-wide segments are detached villas and pure luxury.

The flats

Ground floors with gardens lead the apartment stock, then middle floors, with top floors, penthouses and duplexes above them. The schemes sit lower down, nearer the coast road and the commercial centre, in gardens with communal pools and parking. They are the affordable way into a district whose villa prices put it out of reach for most buyers. The flats are gathered on their own page at apartments in El Paraíso; coast-wide, see apartments and ground floor apartments.

The townhouses, and the plots

Terraced rows sit between the two, built in the schemes laid out after the original villa plots were sold, and they are the most practical family purchase in the district — a house with a garden at an apartment-plus price. Plots come up occasionally and go quickly, almost always to somebody who intends to demolish what is standing. See townhouses and residential plots.

Where the price comes from

The course, and the eleven that face it

A small number of the properties here front the fairways directly, and that is the attribute the district is built around. A golf frontage cannot be created: the course was laid out once, the plots beside it were sold once, and no more of them will appear. Everything else in the district is priced by its distance from that line.

Houses above flats, which is the normal order

Here the detached houses cost more per square metre than the apartments, which is what you would expect — and it is worth noting because the beachside strip below does the exact reverse. Down there the flats are on the front line and the houses sit behind them, so the flats are the dearer metre. Up here the houses hold the best ground. Two districts, ten minutes apart, with the logic inverted: see Costalita for the other version.

The width of the range

From a modest flat to an eight-figure villa on a plot of several thousand square metres. That spread is the widest of any district in Estepona and it means the headline figures describe nothing in particular. The middle of this list is a good house or a very good flat, and that middle is the honest answer to what El Paraíso costs.

Where the district sits

On the right side of a boundary

El Paraíso is in Estepona, which matters for the local property tax, but it is a few minutes from Puerto Banús and San Pedro and shares the character of the districts around them. For a buyer that combination — Marbella's end of the coast, Estepona's rates — is one of the better arrangements on this stretch.

The neighbours worth seeing on the same day

Immediately downhill is Atalaya, flatter and more walkable, with its own two courses and the highest house figure per metre in the municipality. Below that the beachside strips: Benamara and Costalita. Westward the golf country continues through Cancelada and Bel Air, at lower figures throughout.

And above

The municipal boundary runs up into the mountains, where Benahavís holds the largest houses in southern Spain and La Quinta sits on the slope opposite. A buyer looking at villas here should look there too — the money buys more land and a longer view, and gives up the walk to the shops.

What is within reach on foot

A commercial centre with shops, bars and services sits inside the district, and a good share of the listings record being close to shops and schools. On this coast that is rarer than it should be, and it is why El Paraíso works as a place to live rather than only to visit.

What to check before buying property for sale in El Paraíso

Which hole, and from which direction

On a plot beside a fairway, establish where the play comes from before anything else. A garden short and left of a tee collects golf balls; one halfway down a straight hole collects almost none. Look for netting, check the render and the pool surround for marks, ask the neighbours, then stand on the terrace for twenty minutes on a busy morning and watch what happens.

Who owns the course

The permanent green space in front of a house belongs to a business, and a business can change hands, change its layout or fall into difficulty. Find out who holds the club today, whether the accounts behind it look healthy and what the land it occupies is zoned as. In a district whose entire premium rests on a single course, nothing else you check has a longer reach, and any agent worth using will expect the question rather than resent it.

The trees, and who is allowed to cut them

In a district where the planting is the asset, the trees come with rules. Some are protected by the town hall and cannot be felled or heavily pruned without permission, and a mature pine standing close to a building is both the shade you are buying and a root system under the terrace. Establish which specimens on the plot are protected, ask whether any has caused damage to walls, paving or drains, and have the larger ones looked at properly. A tree surgeon's opinion before the offer costs very little against the alternative, and a seller who has already had the work done will have the paperwork to show it.

What was renovated, and whether it was declared

A quarter of what we list here has been renovated or refurbished recently, which is good news and a document trail to verify. Ask for the works licence and the invoices, and set the land registry description against what is standing: added rooms, enclosed porches, converted garages and pools built later are common in stock of this age. Anything undeclared is a cost and a delay rather than a free extra.

The installations, not the kitchen

In a fifty-year-old house the expensive items are the ones nobody shows you: the roof, the rising mains, the electrical board, the drainage and the pool plant. A new kitchen over old pipes is a decoration. Ask when each was last replaced and get a survey rather than an opinion.

The community, or the street

Apartments and most terraced rows sit inside a community: ask what the quota is, what the reserve holds and what the last two general meetings decided, with particular attention to façades, roofs and lifts. Where a villa stands alone, establish who maintains the road, the lighting and the street drainage, because somebody does and it is sometimes the owners. Our office in Estepona will obtain the papers, the statutes and the accounts before you travel.

Who buys property for sale in El Paraíso

Families who want a neighbourhood

Shops and schools within reach, quiet streets, gardens with grass in them, and residents who are here all year. The district is lived in rather than let out, which is why the commercial centre functions in January and why the mix of people on the streets looks like a town rather than a resort.

Golfers

A course at the end of the road and half a dozen more within fifteen minutes, with a season that runs through the autumn and spring rather than only the summer. The coast-wide list is golf property, and the local one is Estepona Golf a little further west.

And buyers at the top of the market

The most expensive properties in Estepona are in this district, on plots that could not be assembled again at any price. For that buyer the argument is scarcity: the original villa plots were drawn once, and what comes to the market is whatever a family decides to sell in a given year.

Owning and letting in El Paraíso

What it costs to hold

Estepona council tax, which on a comparable property is meaningfully lower than Marbella's across a decade. Then insurance, utilities, the community quota where one applies, and on a villa the pool service and a gardener — and in a district with gardens this mature, the gardener is not a token line in the budget.

Letting

The golf fills spring and autumn, which is exactly the half of the year that beach rentals lose, and a villa with a private pool takes the top of the summer market. Between them occupancy here stretches across more of the year than the coastal strip manages. A tourist licence is required and not every community permits short stays. Our rental service carries the licence, the calendar and the filings, and quotes net.

Resale

The district has held its premium through two full property cycles, which is the most useful thing anybody can say about an address. The supply of golf-side plots is fixed and the mature planting cannot be hurried, so the attributes to buy are the ones the next buyer will also want: the frontage, the aspect, the trees — rather than the finish, which is replaceable.

Property for sale in El Paraíso — where to go next

The neighbours, best seen in one morning: Atalaya below, Cancelada and Bel Air westward, the beachside strips at Benamara and Costalita, and the mountain above at La Quinta.

The golf-tagged stock of this valley has a page of its own at golf property in El Paraíso. By type across the whole coast: apartments, houses, detached villas and townhouses, with golf property and beachfront for the two positions that hold value best. Anything still being built is on new developments, and because the best plots here change hands rarely, the property alarm is the sensible way to watch the district.

Questions about property in El Paraíso

What kind of property for sale in El Paraíso can I expect to find?

Villas and apartments in near-equal number, which almost no other district in Estepona manages. The villas sit on the slopes around and above the golf course, on plots drawn when land here was still cheap to be generous with; the apartment schemes sit lower, towards the coast road and the commercial centre. Between the two sit townhouses, and they are the part most buyers forget to look at. Plots come up rarely, and usually go to someone who intends to demolish what is standing on them. Every property for sale in El Paraíso we hold is in the list above; the same types across the whole municipality are under houses and villas in Estepona and apartments in Estepona.

Why are the houses here expensive and the apartments cheap?

Because the two are not selling the same thing. A villa price in El Paraíso carries the plot, an established street and the golf frontage, none of which can be built again anywhere. An apartment price carries the distance to the beach, and there is no walk to the beach from here. That is why detached villas in this district run above the Estepona average per square metre while the apartments run below it — the same geography, pulling in opposite directions. If the house side is what you are after, detached villas and golf residences cover that stock across the coast; if it is the apartment value, compare against the municipal apartment list.

Is property for sale in El Paraíso in Estepona or in Marbella?

In Estepona. The district lies at the eastern edge of the municipality, which is why property for sale in El Paraíso is so often advertised with a Marbella address — Puerto Banús is ten minutes away. The town hall, the local taxes and the planning file are Estepona's, and those are what you deal with as an owner. A handful of listings on the northern edge fall into Benahavís instead, and they show up under houses in Benahavís. The district immediately west is Atalaya, the other golf address on this stretch and the only one in the municipality with a higher house price per square metre.

What do El Paraíso Alto, Medio and Bajo mean for the price?

They are the three tiers of the district by height, and nobody draws the boundaries between them the same way. Alto is highest: the biggest plots, the open sea views, and ten minutes of driving added to every errand. Bajo is nearest the coast road, the commercial centre and the beach, and more often looks at the neighbours than at the water. Medio lies between, and that is where most of the apartment schemes sit. Ask where a specific property actually stands rather than reading anything into the name in the advert — those three words move the price more than the floor plan does. Homes beside a course along the whole coast are collected under golf residences.

Can I buy property for sale in El Paraíso to knock down and rebuild?

It happens constantly here, and it is a large part of what drives the top of the market: a 1970s villa on a generous plot is often worth more as land than as a house, and a good share of the newest property for sale in El Paraíso began as exactly that. What you may build is set by the plot ratio in the municipal plan, not by what a neighbour managed ten years ago, so have it checked before you make an offer rather than after. Budget for demolition, a fresh licence and a build period measured in years rather than months. Bare land, when it reaches the market, is on our residential plots page, and the property alarm will mail you when either a plot or a rebuild candidate turns up here.

What property for sale in El Paraíso costs in November 2026

Counted from our own listings every morning. Houses in El Paraíso run at a median of 4,752 € per square metre across 46 comparable listings, apartments at 4,291 € across 46. The municipality as a whole sits at 4,457 € and 4,835 €.

Two markets, pointing in opposite directions

The houses here are among the most expensive per square metre in Estepona and the apartments are among the cheapest. That is not a contradiction: the villa price carries the plot and the street, the apartment price carries the distance to the beach.

How to read the tables

Both tables compare the districts of Estepona with one another, El Paraíso among them — houses first, apartments below. They cover all houses and all apartments in each district rather than one type each, because a split by district and type together would leave most rows too thin to publish. Use them for the address premium, then the filters at the top of this page for the property itself.
