Houses for sale on the Golden Mile

8 properties for sale in Golden Mile · € 1,300,000 to € 6,000,000 · median € 7,500/m²

We list 8 houses for sale on the Golden Mile, from € 1,300,000 to € 6,000,000, with the middle of the list at € 2,700,000, an average interior of 409 square metres, an average plot of 667 square metres and a median of € 7,500 per square metre. One figure here is unlike any other house market we cover: more than half of these homes have a basement, against roughly one in eleven across everything we list.

That single number explains the whole page. Where ground is this expensive, a house cannot spread out — so it goes down instead, and what would be a garage and a store elsewhere becomes a floor with a cinema, a gym, a wine room and sometimes staff accommodation on it.

Why the houses for sale on the Golden Mile are built downwards

Three consequences follow from the price of land, and all three are visible on a viewing.

The building fills the plot

On the detached villas here the built area runs to roughly two-thirds of the plot area, a ratio that would be unthinkable in the hills behind Marbella where plots are measured in thousands of square metres. A buyer arriving from those districts should expect a large house and a modest garden rather than the reverse.

The basement is a floor, not a cellar

Because it is excavated rather than built upwards, a basement does not consume the permitted above-ground volume, which is why so many houses here have one. In practice it holds the rooms a family uses in the evening: a cinema, a games room, a gym, a bodega, and frequently a sauna. Nearly a third of these houses list a sauna, around four times the usual rate.

And the outdoor space is engineered

Pools appear on close to four in five of these homes and barbecues on more than half, both well above the coastal norm — but they sit on terraces and platforms rather than in lawns. The outdoor life here is designed and built, not planted, and it needs maintaining as a structure rather than as a garden.

What the houses for sale on the Golden Mile actually are

Three distinct products, and the difference between them is mostly the plot.

Detached villas

The largest homes on the page and the ones setting the ceiling, on plots approaching a thousand square metres with the house occupying a good share of it. These are the classic Golden Mile villas: substantial, walled, and in several cases recently taken back to the shell and rebuilt inside. The market across the municipality is at detached villas in Marbella.

Townhouses

Vertical homes in small gated rows, with interiors around two to three hundred square metres, roof terraces, and plots that barely exist as ground — a patio rather than a garden. For a buyer who wants a house on this avenue without a villa's running costs, this is the product, and it is the one that comes up most often. See townhouses.

And semi-detached homes

Fewest in number and lowest on the page, with a genuine strip of garden and a shared wall. They are the entry point to the house market on this avenue, and they sell quickly for that reason. A shared wall matters less here than buyers expect, because the neighbours are usually absent for much of the year; what matters more is which side of the pair gets the afternoon sun. Ask to see both if both are available, and stand in each at the hour you would be at home. The wider market is at semi-detached houses.

What moves the price of houses for sale on the Golden Mile

Four things, and the order surprises people arriving from the hills.

Which side of the avenue

South of it a house is a rarity and priced as one, with the beach within walking distance. North of it, in Nagüeles and above, the plots are larger, the views reach back over the town to the water, and the figures per square metre are lower for the same quality of building The practical test is where you would spend an evening: on the beach side you walk out and down to the promenade, on the inland side you get in the car. Buyers who answer that question first usually stop looking at half the list immediately.

The plot, and what may still be built on it

Where the house does not yet use the permitted volume, the remaining allowance is worth money to the next buyer, who may want to extend, excavate or replace. That figure comes from the town hall and it is frequently the difference between two apparently similar houses.

Whether the renovation has happened

About a third of these homes are tagged as recently renovated, which means the rest are not. Buying a tired house in a good position is the classic move on this avenue; it is also a project with a budget, a licence and a timetable, and on a protected stretch neither the budget nor the timetable is small.

And what is below ground

A finished basement with light, ventilation and drainage is usable space. An unfinished one, or one that was dug without a licence, is a liability. The two look similar in a photograph and are worth entirely different money, which is why this page insists on the point Light wells, a proper stair and a second means of escape are what separate a floor from a cellar, and they are either designed in or they are not. Retrofitting them into an excavated box is expensive where it is possible at all.

What owning one costs

Four recurring items, and the first two are specific to a house built into its plot.

A basement needs machinery

Below ground level, drainage runs on pumps, air needs moving mechanically, and humidity has to be managed all year. That is equipment with a service interval and a replacement cost, and it is the part of these houses that owners discover rather than budget for. Ask what is installed, how old it is and who maintains it.

Retaining walls and platforms

Terraces, pool decks and parking platforms on sloping ground are structures holding back earth, and after a wet winter they and the drains behind them are where the money goes. A survey that looks at them as carefully as at the roof is the right survey for this avenue.

A large house is a payroll

Gardeners, pool service, somebody to open and close the house, and at this size usually more. Add salt-air maintenance near the water and the annual total is substantial on its own, quite separate from the purchase Owners who are not resident also need somebody trusted holding keys, because a closed house with a pool and a basement is not something to leave unvisited for three months. That arrangement is a cost and a relationship rather than an app.

And the community, where there is one

Townhouses and semi-detached homes here sit in small gated communities with a quota covering the gate, the road, the lighting and often a shared pool, divided among very few households. Ask for the budget, the reserve and three years of minutes; at this scale a single repair arrives as a levy.

What a buyer gives up and gets here

The honest comparison is not with another house on the coast but with a house in the hills behind it.

What the hillsides offer instead

Half an hour inland the same money buys several times the plot, a pool in a lawn rather than on a platform, a view over the whole bay and a gate with nobody beyond it. That is a genuinely better house on almost every measure a surveyor would list, and buyers who want a house above all should go and see one before deciding.

What the avenue offers that they cannot

A front door within walking distance of restaurants, a promenade, beach clubs and two town centres. Nothing in the hills has that, at any price, because the hills are where they are. Households that have tried both tend to describe the inland house as the better building and the avenue as the better life, and that is roughly the choice.

And liquidity, which nobody mentions

Houses here change hands rarely and sell reliably when they do, because the address is known to every buyer arriving on this coast and to every agent working it. A hillside villa can be an excellent house and a slow sale. For an owner who may want to move again, that difference is worth something, and it does not appear in any brochure.

Letting houses for sale on the Golden Mile

Possible and valuable, and the first question is not the market.

Statutes, then registration

Short letting in Andalusia needs a registration. Inside a gated community the statutes decide whether it is permitted at all, and in long-settled communities the owners have often decided against. On a wholly private plot the question is simpler but the registration still applies.

Who takes a whole house here

Families and groups, by the week or longer, at rates set by the position and the house rather than the bedroom count. The calendar is thinner than an apartment's and each booking is worth considerably more. The side of that we handle is at rental services.

And it needs running rather than minding

A house of this size let to guests at these figures needs professional cleaning, a key service, pool and garden maintenance on a schedule and somebody reachable by telephone. That is a management percentage, and the remainder is taxable whether or not you live in Spain.

Who the houses for sale on the Golden Mile suit

Two buyers very clearly, and one who should drive inland.

The buyer who wants a house and a town

Few addresses on this coast put a private house within walking distance of restaurants, a promenade and two town centres. That is the whole proposition here, and the reason these homes change hands so rarely.

The buyer who will use a basement

If a cinema, a gym, a bodega and a spare suite below ground are things you actually want, you are paying for excavated space rather than for garden, and this avenue is where that trade is available at scale.

Not the buyer who wants land

Plots here are modest by the standards of the hillsides, and no amount of money changes that. Buyers who want a thousand square metres of garden and a view should be looking above the avenue, beginning at Cascada de Camoján.

Before you offer

Four checks, and the basement makes two of them unavoidable.

Get the permitted volume from the town hall

What may still be built, extended or excavated on that plot. It sets the value for the next buyer as much as for you, and on a stretch where everything is being rebuilt it is the most useful number in the file.

Have the basement surveyed as a structure

Waterproofing, drainage, pumps, ventilation and any sign of water having been where it should not. This is the single most expensive thing to get wrong in a house on this avenue and the easiest to establish in advance.

Check every addition against the licence file

Excavations, enclosed terraces, guest annexes, pool houses and extra storeys are common here and were not all permitted. An unlicensed addition transfers with the house, can be ordered undone, and will surface at the next sale rather than at this one.

And price the renovation before you bid

If the house has not been done, work out what doing it costs on a protected stretch with restricted access and a licence queue, and put that number in your offer rather than in your hopes. Our office can have the extract, the volume figure and the licence history in front of you before a trip: our estate agents in Estepona. Fresh listings arrive through the property alarm.
