Recalculated each morning from the houses we hold here: a midpoint of 6,348 € the square metre over 199 comparable homes, where the figure for the municipality entire is 5,255 €.
One figure, three markets
A townhouse, a semi-detached house and a villa are priced by different things — the first by its scheme, the last by its plot. The table alongside keeps them apart, and nowhere else in this municipality does that matter as much.
How to read it
What is advertised today rather than what has already sold, and a middle value with as many homes over it as under. It places a house in the valley; it does not price one.
| Type | Typical | Range | Listings |
|---|---|---|---|
| Detached Villa | 5,862 € | 4,276 – 8,009 € | 184 |
| Semi-Detached House | 4,745 € | 3,750 – 7,615 € | 33 |
| Townhouse | 4,340 € | 3,341 – 5,588 € | 62 |
Why houses for sale in Nueva Andalucía sit on more land than the coast
The houses for sale in Nueva Andalucía are not one market but three, and reading them as one is the mistake that costs buyers the most time. A townhouse in a 1980s scheme beside Aloha, a semi-detached house on the edge of the same urbanisation, and a rebuilt villa on its own plot two streets up share a postcode and almost nothing else. Once you know which of the three you are actually looking for, the valley becomes easy to search. Before that, it looks like chaos with a wide price range.
What all three share is the ground they sit on. This is the valley that opens behind Puerto Banús and climbs towards the mountains, laid out from the late 1960s around three golf courses, with the port at the bottom and the beach five minutes beyond it. Land here was divided late and divided generously — and that is the single thing the coast cannot offer at any price.
Marbella built along the sea first. The beachside plots were carved up as the town grew, and what is left there is narrow, expensive and finished. The valley came afterwards, and it was planned around fairways rather than around a promenade — wide streets, low density, generous parcels.
What that buys you in practice
Privacy on three or four sides instead of one. Room for a pool that is not a plunge pool. A garden that takes a mature tree. And the thing nobody mentions in a listing: distance from your neighbour's terrace when both of you are outside in August.
The sea becomes a drive rather than a walk
The water is a few minutes down the hill by car and not a stroll from the gate. For most buyers that is the trade that makes the whole valley work. For some buyers that is the end of the conversation; for most it is the trade that makes the whole valley work. If the water has to be at the gate, the honest answer is that you want Puerto Banús or the first line, not this hillside.
Why the density has not changed since
The plan that laid out these streets fixed how many houses a hectare could carry, and the courses took the land that would otherwise have absorbed more. A district that is already built out cannot be made denser without taking something down first, and in this valley what comes down is replaced one house at a time rather than by a block. Fifty years on, the street widths and the gaps between the houses are the ones drawn at the beginning.
The three kinds of houses for sale in Nueva Andalucía
Townhouses, the way into the valley
Built alongside the golf courses from the seventies onwards: two or three floors, a patio or small garden, a share in a communal pool, and a community that looks after the gardens and the gate. The townhouses are the most affordable route to a Nueva Andalucía address, and in a valley where the address is most of the value, that matters more than the square metres. The same type across the municipality is townhouses in Marbella.
Semi-detached houses, the quiet middle
One shared wall instead of two, usually more garden, often on the outer edge of a scheme where the plots run wider. Semi-detached houses come to market least often of the three, which is exactly why they are worth setting an alert for rather than hunting for. Across the municipality: semi-detached houses in Marbella.
Villas, where the valley shows off
Detached, on their own land, and responsible for the top of every price range on this page. Some are original houses from the seventies and eighties on the largest parcels; others are rebuilds of the last fifteen years on the same plots. They have a list of their own under villas in Nueva Andalucía, because comparing them against a townhouse helps nobody.
Where to look for houses for sale in Nueva Andalucía
Las Brisas and Aloha
Golf on the doorstep, mature gardens, and the quietest streets in the valley. The houses here were built for people who play and have been owned by them ever since, which shows in how they are kept.
Los Naranjos and La Cerquilla
The centre of the valley, more of the newer stock, more gated schemes, and the addresses most likely to have security at the entrance.
The slopes towards Benahavís
Higher, quieter, bigger plots and longer views, at the cost of a few more minutes to everything. If land is the point, this is where the valley gives most of it — and where it meets houses in Benahavís over the municipal line.
How the townhouse schemes of Nueva Andalucía are put together
Two thirds of the house market here sits inside a scheme rather than on an open street, and the scheme is as much of the purchase as the house. They were built to a handful of recognisable patterns.
Rows set along the fairways
The classic layout of the seventies and eighties: a terrace of six or eight houses turned sideways to the course so that each house gets a strip of garden facing the grass, with the parking and the front doors on the other side. A row turned sideways gives every house the same view and the same amount of garden, which is why resale prices inside these schemes sit remarkably close together and why condition decides nearly all of the difference.
The patio at the bottom, the roof terrace at the top
Most of these houses stack their outside space rather than spreading it: an enclosed patio off the kitchen for the shade, a living-room terrace at the middle level, and a roof terrace above the bedrooms with the long view. It is a plan that works on a slope and it means stairs between every part of an afternoon. Walk all three levels before you decide which one you would actually use in July.
The shared gardens and the pool between the rows
What distinguishes one scheme from the next is the ground between the buildings: lawns, specimen trees, a pool set away from the houses, sometimes a tennis court, sometimes a gate and a guard. The ground between the buildings is what you are really choosing between two similar houses, and it is visible in ten minutes on foot.
What a house in this valley is actually like to live in
The orientation decides the summer
The valley runs roughly north from the coast, which means two houses on the same street can have completely different days. A south or south-west terrace is usable from April to October and warm into the evening; a north-facing one is pleasant in August and cold by October. A photograph taken at noon tells you the opposite of the truth — stand on the terrace at four in the afternoon before you decide anything else.
The slope decides the view — and the stairs
Almost every plot here sits on a gradient. That is where the views come from, and it is also why so many houses in the valley have three levels and an outdoor staircase between the garden and the pool. The house that feels dramatic at fifty-five can feel like work at eighty, which is worth a thought if you are buying for a long retirement rather than a decade.
The car is not optional
This is not a town, it is a valley of urbanisations. There is a supermarket here, a handful of restaurants there, the shops of San Pedro ten minutes down the hill and Puerto Banús five minutes the other way. Families manage it easily, but anyone imagining a walk to the bakery should look at San Pedro de Alcántara or Puerto Banús instead, where that life exists.
How houses for sale in Nueva Andalucía compare with the alternatives
Against the beachside of Marbella
The same budget buys markedly more land here than on the first line, and a garden instead of a terrace. What you give up is the walk to the water. For a family that uses a pool far more often than the sea, the valley wins on every count except the postcard.
Against Benahavís inland
Over the municipal line the plots get larger again and the prices per square metre fall, at the cost of ten to fifteen more minutes to everything. If land is the priority and the port is not, houses in Benahavís deserve a look before you commit here.
Against Estepona to the west
The New Golden Mile offers newer stock and noticeably lower prices for comparable space, with the trade being distance from Puerto Banús and from the golf density of this valley. Houses in Estepona is the list to hold against this one if the budget is the binding constraint.
Who buys houses for sale in Nueva Andalucía
Three kinds of buyer keep this valley liquid, and it is worth knowing which one you are competing with on any given house.
The player
Three courses in one bowl of land, a clubhouse within minutes of every address, and a season that runs from autumn to late spring. Golfers buy here and then stay, which is why the houses beside the fairways change hands less often than the rest.
The family that stopped renting
International schools within a short drive, supermarkets and clinics in San Pedro, and streets a child can cycle on. The valley was laid out for cars but it was not laid out for traffic, and families notice that within a day of arriving.
The owner who lets
Golfers in spring and autumn, families in summer, long stays through winter. A house that suits all three can be let for most of the year, and plenty of owners here do exactly that between their own visits — our rental service runs that side for owners who do not want to.
What houses for sale in Nueva Andalucía are near, and how long it takes
The valley has no centre of its own, so everything a household uses is somewhere on one of three routes out of it. All three are short, and none is a walk with shopping in both hands.
Down the hill to the port and the beach
From the middle of the valley the drop to Puerto Banús is five minutes and the beach a few minutes beyond it, with the coast road in between. The valley sits close enough to the water to use it and far enough from it to be quiet in August, which is the trade the whole district is built on. In high summer the last part of that run can take as long as the rest of it.
West to San Pedro and the coast road
Ten minutes down and west brings you to San Pedro de Alcántara, which is where the valley does its ordinary business: the market, the pharmacies, the builders' merchants, the schools and the shops that stay open in January. It is also the point where the motorway and the old coast road both run, so it is the way to the airport and to Gibraltar.
Up the hill to the mountain
North the streets climb until the housing stops and the pine and limestone of Sierra Blanca begin, with La Concha above. The upper edge of the valley is mountain rather than more building, which is why the view from the highest roads will not be taken away. Over the ridge to the west the road drops into Benahavís in a quarter of an hour.
Houses for sale in Nueva Andalucía — and what sits beside them
Three more lists in the same valley
Every type of the district in one place is property for sale in Nueva Andalucía. If a scheme suits you better than a plot, the flats are under apartments in Nueva Andalucía; if the course is the reason you are here, the golf-side stock is collected under golf property; and if you would rather build than buy, the sites are under plots.
The same type elsewhere
Across the municipality the same type is houses for sale in Marbella, from the beachside terraces to the villa districts east of the town. West along the coast, where the same budget buys noticeably more, the list is houses in Estepona. Two of those seen on one day settle the question faster than any amount of reading.
If nothing fits today
Semi-detached houses and good townhouses in the older schemes come up a few times a year rather than a few times a month. Say which of the three markets you are in, name the scheme or the street if you have one, and our property alarm mails you the morning something matches.
Answers about houses in Nueva Andalucía
What do houses for sale in Nueva Andalucía cost?
A townhouse opens the range at € 235,000 and a detached villa closes it at € 12,000,000, with € 2,800,000 in the middle — and that span covers three markets rather than one. Of the 213 houses for sale in Nueva Andalucía, 131 are detached villas priced on their ground and 61 are townhouses priced on their scheme. Holding the two against each other helps nobody. For the municipal picture, see houses in Marbella.
Townhouse or villa among the houses for sale in Nueva Andalucía?
It is the question this district forces: both sit in the same valley and often on the same street. Among the houses for sale in Nueva Andalucía a townhouse gives you 179 square metres on average and a share in a communal pool, with the middle of that group at € 780,000. A villa gives you 550 square metres on 1,320 of plot, at € 4,200,000. The villas have their own list under villas in Nueva Andalucía.
How big are the plots?
Larger than on the coast, and that is the point of the valley: the houses for sale in Nueva Andalucía average 1,072 square metres of ground, where the beachside plots of Marbella were divided long ago. Across the municipality the villa list averages 1,490 square metres. If the land itself is what you are buying, the building sites are under plots in Nueva Andalucía.
Can you walk anywhere from houses for sale in Nueva Andalucía?
To a clubhouse, usually. To a supermarket, sometimes. To a town centre, no. The houses for sale in Nueva Andalucía stand in a valley of urbanisations rather than in a village, and the plan that drew it gave the roads width instead of footways. A household here needs a car, and a child here gets a road quiet enough to cycle on. Ordinary shopping happens in San Pedro de Alcántara, roughly ten minutes down the hill, and the bullring draws a weekly street market on Saturday mornings, which is as much of a town square as this district ever acquires. If a walk to a baker matters more than a garden, look at San Pedro de Alcántara instead.
How old are the houses for sale in Nueva Andalucía?
Most were built between the nineteen-seventies and the end of the nineties, which is when the valley filled in around its three courses. The townhouse schemes came first, low and white with patios and shared gardens; the detached houses followed on the wider parcels; and a steady run of rebuilds has replaced individual houses on their own ground over the last fifteen years. Four decades of building stand in the same streets here, so two houses of similar size and price can be a generation apart in insulation, ceiling height and the depth of a terrace. The detached end of the houses for sale in Nueva Andalucía has a list of its own under villas in Nueva Andalucía.
