12 properties for sale in Estepona Golf · € 355,000 to € 1,800,000 · median € 5,904/m²
Estepona Golf is the eighteen-hole course on the inland side of the motorway about ten kilometres west of Estepona town, with the Sierra Bermeja behind it and the coastal plain dropping away to the sea in front. There are 12 properties for sale in Estepona Golf at the moment, from € 355,000 to € 1,800,000, with the middle of the list at € 834,000, an average built area of 154 square metres and a median of € 6,429 per square metre — and within the municipality of Estepona only the old town itself carries a dearer metre.
The only page where every listing has all three
Golf, sea and garden. Every single property we list in this district records all three at once, which is true of no other district on this site — elsewhere a listing has one or two and pays for the third. The explanation is the shape of the ground: the fairways sit on a shelf above the plain, the houses sit on the slope around them, and the water is straight ahead over the top of the course.
Why that combination is worth the premium
Because a view over permanent green space to the sea is the one outlook on this coast that cannot be interrupted. A golf course is not a building plot. Whatever happens to the land further down the plain, the first few hundred metres in front of these terraces are grass, and that is what the figure per square metre is buying rather than the specification of the kitchen.
What property for sale in Estepona Golf consists of
Houses and apartments in equal number and nothing else: terraced houses and detached villas on one side, middle and top floor flats and a penthouse on the other. These are new builds inside gated communities with a communal pool, a maintained garden and security around the clock, and most come with underground parking. There are no plots on this page and no resale.
Which means the choice here is type, not budget
With the page split down the middle between flats and houses, a buyer is not working up a ladder — they are deciding whether they want a terrace or a garden, a lift or a staircase, a community pool to themselves in October or neighbours above and below. The entry point is an apartment and the top of the list is a villa, but the middle of the range contains both.
Golf you can walk to, and the thing it does not include
The reason most people arrive at this page is simple: they want to reach a first tee on foot. This district still delivers that on the western Costa del Sol at a price the Marbella golf valley left behind years ago. The schemes sit on the slopes immediately around the course, so the clubhouse is a walk and a buggy ride is shorter still.
The membership, which is a separate contract
This is the most common misunderstanding we have to correct here, so it belongs high on the page: the community fee does not include golf. Living beside a course buys the outlook, the quiet and the green belt. Playing on it is an arrangement with the club, with its own annual cost and its own terms for residents. Ask what those terms are now rather than assuming the two arrive together.
Who owns the course
A business does, and businesses change hands, redesign layouts and occasionally run into difficulty. Ask who holds the club, what state the accounts behind it are in, and how the land it occupies is classified in the municipal plan. In a district where every property on the page is priced on one course, no other question reaches as far — and it is an entirely fair one to put to an agent.
Which hole, and from which side
Establish where the play comes from before you make an offer. Sitting short of a tee and to the left of it means golf balls in the garden; a position level with the middle of a straight fairway means almost none. Look for netting, check the render and the pool surround for marks, ask whoever is already living there, and then stand outside for twenty minutes on a busy morning and watch what happens. The coast-wide list is golf property.
Quiet, without being cut off
The second reason buyers end up here is less often said out loud. This district is far enough from the coast road and the beach bars to be genuinely silent at night, and close enough to two towns that it does not close in October. That is a narrower band of the map than it sounds.
What is within reach, and how
Estepona town is a drive of about a quarter of an hour east and Sabinillas roughly the same to the west, with the beaches between the course and the sea closer still. Málaga airport is around an hour on the motorway and Gibraltar about forty minutes, which matters in winter when the Málaga timetable thins out. Everything here is a drive, and that is the honest trade for the fairway and the view.
The height, and what it does to the air
The shelf the course sits on is high enough to be noticeably cooler than the shore on an August night and to catch whatever breeze there is. The other half of that is the winter: a terrace up here is a few degrees behind the beach in February, and the properties that handle it best are the ones with underfloor heating and a covered terrace rather than an open one.
Where it sits against the rest of the coast
Dearer per square metre than the villages east of the course and than the hillside schemes above the shore, cheaper than the old town of Estepona, and well below the golf valley behind Puerto Banús, which has an older building stock at a higher figure. Against Nueva Andalucía the trade is fewer restaurants within walking distance and considerably more house for the money.
What to check before buying property for sale in Estepona Golf
Everything on this page is being sold before or around completion, which moves the whole enquiry from the building to the paperwork. There is no roof of a known age to survey, no previous owner and no community with a history of arguments. What there is instead is a developer, a contract and a date.
The guarantee behind every stage payment
A developer taking money before a building is finished has to secure it, through a bank guarantee or an insurance policy held for that purpose. Have your lawyer confirm in writing that the instrument exists and that it names your payments, before the first transfer leaves your account. Nothing else in this kind of purchase protects as much money, and nothing else is as often taken on trust.
New build means dates, not keys
This is the point that catches buyers out. Off-plan means a payment schedule and a handover, not a move-in — so get the completion date and the consequence of a delay written into the contract rather than into an email, find out who certifies that the building is finished, and establish what the licence of first occupation is waiting on. Without that licence the utilities cannot be contracted in your name.
What comes on top of the asking price
A new build in Andalusia carries value added tax and stamp duty rather than transfer tax, plus notary, land registry and legal fees, and together those add roughly a tenth again to the figure on the page. A resale works differently. Ask for the calculation on the specific unit in writing before you commit, because the difference between the two regimes is large enough to change which property you can afford.
The community fee, and what it covers
Because everything here sits inside a community, the quota is not optional and it is worth reading before signing. In these schemes it carries the pool, the gardens, the gate, the common lighting and sometimes a gym — and on a slope it also carries retaining walls and pumps, which arrive as levies rather than as line items. Ask for the projected budget and the reserve the developer will hand over. Our office in Estepona will have the whole file before you travel.
Who buys property for sale in Estepona Golf
Golfers who did not want to pay Marbella prices
The clearest case and the one the district was built for. Somebody whose week is organised around a tee time, who looked at the valley behind Puerto Banús, and worked out that the same walk to a clubhouse costs substantially less on this side of the municipal boundary. The courses are different; the arrangement is the same.
Buyers who want new rather than renovated
A modern building on this coast costs less to run than a house from the nineteen-eighties, holds its temperature, and comes with a structural warranty behind it. For a buyer who has no appetite for a roof, a rising main or an electrical board, a page with no resale on it at all is a feature rather than a limitation.
People letting across a longer season
Golf-side new build with a communal pool rents in spring and autumn, exactly the months when a beach-only address goes quiet. Against that, you compete with similar apartments inside the same communities, so the position within the scheme matters more here than the fittings do.
And who should look elsewhere
Anybody who wants to walk to a shop, buy a plot, or take on a resale with a history. For a village with a square at the end of the street, Cancelada; for building land on a hillside, Selwo; for the sand at the gate, Playa Bahía Dorada or the coast-wide beachfront list.
Owning and letting beside the course
What it costs to hold
Estepona council tax, which on a comparable property is meaningfully below what Marbella charges, plus insurance, utilities and the community quota — and the quota here is the figure to establish first, because it carries the security, the gardens and the pool. There is no private pool to service and no garden of your own to pay for, which removes two of the larger standing costs on this coast.
Letting
Spring and autumn are the strength and the summer carries itself, which gives a longer season than the shore manages. A tourist licence is required and some schemes restrict short stays in their statutes, so ask for the position of the specific community before counting on the income. Our rental service will take the licence, the arrivals and the quarterly returns and quote what the owner actually keeps.
Resale
One thing here will still be true in a decade: the grass in front of the terrace. Fittings date, a scheme that was new becomes second-hand, and the next phase up the slope will look more modern than yours — but the course is not going to be built on, and the sea is not going to move. Buy the line of sight across the fairway and treat everything inside the walls as replaceable.
Property for sale in Estepona Golf — where to go next
The golf country around the course continues east toward the town and west across the boundary: Cancelada, Atalaya and El Paraíso on the New Golden Mile, and golf property in Casares with Casares Playa on the shore beyond it. Between this course and the sea sit Bahía Dorada and Playa Bahía Dorada, with Selwo on the hillside east.
The golf-tagged stock of this district has a page of its own at golf property in Estepona Golf. By type across the coast: apartments and ground floor apartments for half this page, townhouses and detached villas for the other half, and golf property for the position the whole district rests on. Everything still being built between Marbella and Gibraltar is on new developments, and because the schemes here release in phases rather than all at once, the property alarm is how to hear about the next one.
Questions about property in Estepona Golf
Is property for sale in Estepona Golf new build or resale?
Everything we currently list as property for sale in Estepona Golf is new build, delivered through our own stock rather than bought in from a third-party feed. That means the floor plans, the completion dates and the payment schedules come from the developer rather than from a previous owner, and that what you buy is a contract as much as a building. Resales here do come up, but rarely enough that the list above can go weeks without one. If a resale is what you want, the villages east of the course carry far more of it — Cancelada is the nearest — and the new-build picture for the whole municipality is on new developments.
Can I walk to the golf course from these properties?
Yes, from all of the schemes we list. Estepona Golf is an eighteen-hole course on the inland side of the A-7, about ten kilometres west of the town, with the Sierra Bermeja behind it and the coastal plain dropping away in front. The buildings sit on the slopes immediately around the fairways, so the clubhouse is a walk and a buggy ride is shorter still. One thing to be clear about: the community fee does not include golf membership — that is a separate contract with the club, and it is the most common misunderstanding we have to correct here. Homes beside a course along the whole coast are collected under golf residences.
What does property for sale in Estepona Golf cost, and what does the price buy?
The entry point is a two-bedroom apartment; the full range stands in the price panel above and is recounted with every feed run, so treat any figure quoted elsewhere as an order of magnitude rather than a quote. What the price of property for sale in Estepona Golf buys that the coast strip does not is height and space — these are gated communities with a pool, a maintained garden and parking, and the slope gives most of the apartments and all of the villas a view over the plain to the Mediterranean, with Gibraltar and the Moroccan coast visible on a clear day. Compare it against apartments in Estepona as a whole before you decide whether the premium is worth it to you.
Does property for sale in Estepona Golf let well?
Golf-side new build with a communal pool rents in spring and autumn, exactly the months when beach-only addresses go quiet, so property for sale in Estepona Golf earns across a longer season than the front line does. Against that: you compete with a good number of similar apartments inside the same communities, and some schemes restrict short letting in their statutes. Ask us for the licence position of the specific scheme before you count on the income — and if you would rather hand the whole business over, that is covered under rental services.
What is around the course?
Valle Romano and Azata Golf lie east towards Estepona town, Bahía Dorada and Arroyo Vaquero sit between the course and the sea, and Casares Costa begins a few kilometres west. Estepona itself — the old quarter, the port, the weekly market — is about ten minutes east. Málaga airport is roughly an hour on the AP-7 and Gibraltar about forty minutes, which is worth knowing in winter when the Málaga schedule thins out. Everything here is a drive, and that is the honest trade for the fairway and the view. If you would rather be told than keep looking, our property alarm covers the whole strip.
