What property for sale in Los Monteros costs in November 2026

Counted from our own listings every morning. Apartments in Los Monteros run at a median of 12,082 € per square metre across 10 comparable listings — the highest district figure in Marbella. The municipality as a whole sits at 5,911 € and 5,255 €.

Read it as a ceiling, not an average

The figure rests on a small number of listings and is pulled upwards by the front-line schemes. A second-line flat in the same district is a different market at a different price. Where a sample is thin we say so rather than letting the headline stand on its own.

How to read the tables

They compare the districts of Marbella with one another, Los Monteros among them — apartments first, houses below. They cover all apartments and all houses in each district rather than one type each, because a split by district and type together would leave most rows too thin to publish. Use them for the address premium, then the filters at the top of this page for the property itself.

The district where the metre costs more in a flat than in a house

Los Monteros is the beachside district immediately east of Marbella town, a strip of walled urbanisations between the coast road and a long run of sand, with the ground behind the road rising toward the pine slopes. We currently hold 25 properties for sale in Los Monteros, asking from € 495,000 up to € 12,000,000 with the midpoint at € 2,000,000; they average 343 square metres of building and € 9,629 the square metre — a rate set by the position of the strip rather than by the buildings on it.

That sentence is the whole of Los Monteros, and it is the reverse of how this coast normally works. Almost everywhere else a detached house on its own plot carries a higher rate per square metre than an apartment in a scheme. Here the apartment schemes carry the dearest metre and the villas follow behind them, and nothing about construction explains it. Geography does.

Why the order is upside down here

Because the apartment schemes hold the front row. They were built on the sand side of the road, in gated complexes whose gardens finish where the beach begins, and the villas sit behind them on the second and third lines. What is being priced here is the distance to the water, and in this district the flats own that distance. A buyer who assumes a house must be the better value per metre will pay more for less position.

What the rows look like from the terrace

Between a terrace and the sand there is either nothing, or a garden, or another building, and the difference between those three is most of the price. In the front row the view is water and the sound is water. One row back the view is a roofline with the sea above it, and the walk lengthens by the width of somebody else's garden. Two rows back the sea is a glimpse and the road is audible instead.

And where the value sits instead

Behind the road. The second and third lines give a villa on a real plot at a lower rate per metre than a front-line flat, with a garden, a private pool and a short walk or a two-minute drive to the same sand. For a household that will use a garden more than a beach, the back rows are the better ground — and they are the part of this district most buyers drive past.

The beach, which is the entire argument

This is one of the few stretches east of Marbella where a wide sandy beach runs uninterrupted behind a line of low walled complexes rather than a promenade of bars, and where a hotel and a beach club have held the middle of it for decades. Most of the resale stock here records a sea view, and a large share of it is on the front line itself.

What front line actually means on this coast

That nothing stands between the complex and the sand — no road, no second row, no plot belonging to somebody else. Front line is an attribute that cannot be created afterwards, because the row was built once and the parcels behind the sand were sold once. In a district where a large share of the stock has it, that scarcity is the reason the figure per square metre sits where it does.

How much beach there is in February

The sand along this coast moves. Winter storms take a slice off the beach and the council puts much of it back before the season, so the strip you walk on in August is wider than the one left after a bad spell of easterly weather. The beach is a managed thing rather than a fixed one, and it matters more here than in most districts because several of these complexes sit directly behind it, with their own steps and sea walls at the edge of the sand.

The sea itself, and what it does to a building

Salt air is hard on anything metal. Railings, window frames, lift machinery, pool plant and garage doors all wear faster on the front line than two streets inland, which is why the best-kept complexes on this stretch are painting and replacing on a cycle rather than waiting for a reason. It is the reason a façade here is a bigger undertaking than the same façade behind the road.

Security, which is nearly universal here

Almost every property we list in this district sits behind a gate, and the great majority have round-the-clock cover rather than a camera and an entry phone. Staffed gates are why owners who leave a property empty for nine months choose this district, and they are the most visible difference between these schemes and an ordinary coastal urbanisation.

Who buys property for sale in Los Monteros

Buyers who want the beach and will not compromise on it

The whole district exists for them: somebody who has decided the sand has to be at the end of the garden rather than at the end of a drive, and who has accepted what that costs per square metre. Only a handful of addresses in the municipality answer that brief, and this is the deepest of them.

Owners who are here for part of the year

A gated complex with staffed security, a communal pool and gardens maintained by somebody else is the natural shape of a second home, and it is why so much of this district is built that way. A flat here can be closed in October and opened in June with one phone call, which a villa with a garden cannot.

Families who want the garden more than the sand

They should be looking behind the road, and that is where the houses are. A villa on the second line costs less per metre than a front-line flat and still walks to the beach, with a private pool and a mature garden in between. It is the most sensible trade in the district.

And who should look at the neighbours

Anybody who wants choice, land or a lower figure. The eastern side of Marbella offers the same idea at four different prices: Río Real west beside the oldest course in the municipality, El Rosario on the slope behind, and Las Chapas and Elviria eastward, where the lists are longer and the metre is cheaper.

Property for sale in Los Monteros — where to go next

Along the eastern side in order: Río Real toward the town, then El Rosario, Las Chapas, Elviria, Artola and Cabopino around its marina. Westward sit Puerto Banús and Nueva Andalucía. Every district the municipality holds is on Marbella.

By type: apartments in Marbella and middle floor apartments for most of this page, detached villas for the houses behind the road, and the front line of the municipality or the coast-wide beachfront list for the position this district is built on. Golf a few minutes inland is under the golf-side schemes of Marbella. Since the front-line flats here come up a few times a year, the property alarm is the only reliable way to catch one.

Questions about property in Los Monteros

Why is property for sale in Los Monteros the dearest per square metre in Marbella?

Because a small number of schemes sit directly on the sand in a stretch where nothing else can be built, five minutes from the old town. That kind of scarcity does not respond to market cycles, which is why the figure has stayed at the top of the table for years. Nothing inside the apartments explains it — buyers who compare interiors across districts consistently conclude that this one is expensive, and they are right. What they are being asked to pay for is the land, and property for sale in Los Monteros has never been priced any other way. See Puerto Banús for the next step down.

Does that figure apply to every property for sale in Los Monteros?

No, and it is worth being plain about it: the figure rests on a small number of listings and is pulled upwards by the front-line schemes. A second-line apartment in the same district is a different market at a different price, often substantially lower. Use the published figure as the ceiling for property for sale in Los Monteros rather than as its average, and compare the specific building rather than the postcode — Elviria and Las Chapas further east show what the same money buys away from the front line.

What kind of property is on the market here?

Apartments mostly, in front-line and second-line schemes with large communal gardens, pools and direct access to the beach; villas are the smaller group, on the quieter streets between the strip and the hill. Plots are effectively absent — the district was built out decades ago. Front-line stock along the whole coast is collected under the front line of the municipality.

What is the beach like in front of property for sale in Los Monteros?

Wide, sandy and backed by lawns and hedges rather than by a promenade, which is unusual this close to Marbella town. A long-established hotel and its beach club hold the middle of the strip and have done for decades, so there is a restaurant on the sand and a car park behind it, and the sand in front of them fills first in July. Either side of that the beach is quieter, with gates from the complexes opening straight onto it. The sand itself moves through the year: easterly storms take a slice off it in winter and the council replaces much of it before the season. The next beach east, wider again and with less built behind it, is at Las Chapas.

What is the difference between front line and second line here?

Front line means nothing stands between the complex and the sand: no road, no second row, no plot belonging to somebody else. Second line means a private service road and somebody else's garden in between, a walk of two or three minutes instead of a gate, and a figure per square metre that is materially lower. The words are used loosely in advertising and the gap between them is the widest single price step in the district, which is why property for sale in Los Monteros is worth looking at row by row rather than by its address. Behind the coast road the third row is cheaper again — and on the slope above it, a different kind of place entirely, closer to El Rosario in character.
